Place is now under new management. (Hummingbird Cabins) Sharon helped me through out the hole time. Gave me room keys, etc. Very helpful.

Let me tell you something. This place was perfect for us! The places were nice just not 4 star resort units. But that's not why we came here. The grounds are absolutely beautiful. You have great views of the snow covered mountains and it is surrounded by tree-lined rolling hills with horses scattered about. We saw Elk, Deer and a couple Foxes. It was very serene and quiet. The dogs LOVED it! I have a Border Collie and a Border Aussie so they like to play and explore. This was the perfect place for them. They could run and chase after the ball and other people had dogs as well so we didn't feel out of place. The units had rustic tile floors and a fireplace. The kitchen was well stocked and the water was hot. The internet was unbelievable. I had to work while the wife, kids and grandkids went out to explore and I was getting 30 mps consistently. The grandkids enjoyed the playground and although it was closed for the season, the pool looked very nice. There is also a tennis court. Most importantly, the owners Jose and Maria were wonderful. They are so nice and are obviously dog lovers because they kept asking me questions about my pups. I will stay here again and let the kids stay at the crown point everyday of the week. I loved it!

Beautiful views, spacious quiet sites, and every amenity you could hope for (including spotless bathrooms/showers/laundry facilities). Full hook-ups, propane fire rings, rocking chairs are standard, and their outdoor covered patio and grill are a nice touch ... as is the occasional musical entertainment provided by very talented local musicians. It's set in the mountains, yet close enough to Ruidoso, Lincoln, Cloudcroft, and Capitan to make dining, shopping, and site-seeing simple and easy. This is one of our "Must Go To" RV resorts every year, and our favorite times to visit are "Beat the Heat" mid-summer (especially 4th of July) and autumn during the change of seasons.

Not 10 minutes away is the city of Ruidoso, where deer feeders are illegal, but at RMR, "Click, click, click," another feeder goes off, and another deer barely responsive to the nearness of man. I was one of the guests who was present on the 250th anniversary where our forefathers declared our Independence. Excited, among family and friends, for the RMR set the tone with a bbq lunch at mid-day... and a day full of glee laid ahead. We gathered outside our RV spot at the provided chairs circling the fire pit and placed in the blistering heat, no shade or cover present above. No issue did we take heed, for we were born blessed, and kissed by the sun. The RV was set, and the TV, soccer-Paraguay vs France, barely audible, as we root for the US of A. Soon after, the owner and self- appointed Marshall in a dilapidated Mustang-inspired golf cart, with the ego to match, came circling by, round and round.. 10 minutes go by. .. 20 minutes go by.... still circling looking for any indiscretion... "Eeeek!" A score of minutes later, a child's glee to a present deer was the catalyst that had the Marshall finally stop. He confronted my friend to tell him he had "just" received a noise complaint. We took note, not another guest in sight, hiding in their RV fearful of the sun... "click, click, click," another deer feeder goes off. An hour or so later, another guest comes out, we say hello. Talk about their day, invite them over for a cocktail and to embrace this great 250th Independence Day! The guest departs, smile cracked, having made our acquaintance. Later we see them packing up and inquire about it, he reported, we are moving to a shaded spot away from the sun. Soon after, my friend and his 3 year old son, depart to the dumpster with a trash bag filled. Another deer seen, a child with a gleeful "Eeek!" Suddenly the Marshall (Owner) and his backup (wife) in a 57 Chevy-inspired Golf cart, gas pedal touching the floor, approached with much haste. Surrounded, my friend is told, we have received another noise complaint, and we hear you offered a patron a drink... A child unsure why his father was upset, as our group packed our things to comply with the departure request. We scrambled for another site to hook up the RV, all others fully booked, RMR - unsurpringly plenty availability to be seen... The RMR website reads "A place of unpretentious luxury," surely written as an oxyMoron...

Unfortunately the cons are all things that are advertised and this location failed at OR has advertised and never actually offered. These people seem very nice but will try smooth talk you while stabbing you in the back. Some of the most two-faced property owners I have ever met. Con- 1. Wifi did not work at all (very important to have when you are somewhere new, in the mountains, and can't figure how to get anywhere) 2. There was no TV in the room and when they brought one up, they expected my wife and I to set it up to their network and update it. 3. The Hottub, in out bathroom, did not work and had not been properly chem serviced or had its filter replaced, in quite some time. It was absolute chaos for the maintenance man that didn't know what he was doing to begin with. 4. We were there for a 1 night stay and maintenance was in our room for 4 hours trying to fix that damn hottub. 5. The room temp was in the 90's throughout the night and there was no temp control at all. Even with the windows open... IN DECEMBER... wasn't enough to bring the temp down. Despite the room being so hot, the bathroom stayed in the 50's throughout the night due to the hottub chilling the surrounding air. 6. Our room was connected to the main section of the house so you can hear everything that goes on in the building at all hours. We could hear the owners conversation on the floor below us! 7. No advertised Spa treatments 8. If you have any issues, the owners WILL screen your calls and will refuse to answer. 9. The owner "offered" us a free night in the larger cabin, which he has now revoked. 10. Owner will talk about offering you a refund but it will never actually occur. We got home and Travelocity told us he had refused a partial refund that there was nothing they can do. Pro- 1. Wild Horses that roam the grounds in the mornings. 2. Breakfast served in the shared kitchen If you want to be miserable and lose your hard earned money, stay at this hell-hole. Hope this helps someone have a better stay in Ruidoso than we did.

None of the 7 beds downstairs had any bedding. We had chosen this particular cabin - Little Bear Lodge - because all 12 of us would have beds and because of the dog toilet room we had to double up, 40 year old men had to crawl on to the top bunks and mates weren't with mates. The swimming pool and hot tub were a big draw as they were advertised as heated. The heater did not work. They charged us a $400 cleaning fee but expect us to clean before we leave AND haul trash ourselves! Do not go there. If you have to choose sleeping in your car or this, choose your car. It won't be as big an aggravation.

The home was advertised as a premium property, but what we walked into felt more like someone's neglected second home -- furnished with mismatched items, poorly maintained, and nowhere near worth the price we paid. Here are some of the issues we experienced during our stay: * The oven broke on the first morning, and despite calling at 9:30 AM, no one came until after a second call that evening. * Mattresses were old and uncomfortable * The master bed is not suitable for anyone under 5'4" because it is too high to access safely and no step is provided. The nightstand next to it was about 12" too short to be usable. * Fixtures were grimy and coated in calcium and gunk. * Bath towels were threadbare, closer to dish towels in quality. * Only two thin hot pads in the kitchen -- I actually burned myself using them. * The kitchen was poorly stocked, and many items felt dirty or greasy. There was only one mixing bowl, and we found a bag of rotting avocados in the pantry. * The dishwasher didn't clean, and the instructions said to use vinegar -- which wasn't provided -- so we had to hand-wash everything. * The refrigerator made loud noises one night and kept us awake. * Worst of all, the dryer had no lint trap, with visible internal buildup -- a major fire hazard. * No coffee or side tables in the living room, making it impractical to relax with a drink or play games. * The house was dark and poorly lit, not at all like the bright, welcoming listing photos. * We were not allowed to use the patio heaters, even though they were advertised. When we asked how to turn them on, we got a generic text saying they weren't allowed -- with no explanation. * The yard was completely overgrown and unusable. We had hoped to enjoy the outdoor space but couldn't. We attempted to resolve this directly with Hummingbird Cabins, but their staff told us management could only be contacted by email and offered no timeline or assurance of follow-up. We never received a response to our email. That is not how a professional rental company should operate. We paid for a premium experience and got a substandard one. Until this property is properly cleaned, updated, and made safe, we cannot recommend it -- and we hope the company takes our feedback seriously.
