Not being from LA, I've moved from complex to complex. Of all the managers I've encountered, Tamica is the very down to earth, respectful, and helpful. 2) Located between the outskirts of ktown and the start of Mid-City, the apartment is in a prime location for your daily activities. Good Korean food is just a few blocks away. The 10 is also a convenient distance away. 3) The price is probably the best part of living here. I have a two bedroom two bath apartment for the same price as most singles around the area. The location may seem a little grungy but the neighbors are extremely friendly, and in my time staying here, completely safe. Cons: 1) The location outside of the apartment may look kind of sketch. I was skeptical at first because it was located on "Crenshaw". But the complex is not located in the heart of Mid-City and once you're through the gate, it's like you are in a different neighborhood. You can walk outside but be smart about it. Not the streets of Irvine. All in all, a great place to live. If you are looking for a bustling, loud, animated place to live, this is not the place for you. Predominantly occupied by families and working individuals, the apartment is peaceful and seldom reaches a concerning volume.

Crenshaw Townhouse used to be a safe and respectable place to live but as of the past few years…read moreit's gone to absolute bedlam. There have been several robberies as of resent. Stolen property, stolen vehicles and destroyed property. The community is no longer a safe place to reside nor raise a family. The Townhouse part should be called "HoodHouse". Truth be told the building began accepting section 8 and the climate changed from respectable to repulsive. The building reeks of mold when it's warm outside and there are leaks all over and underneath the buildings. The superannuated pipes in the ceiling of the garage leaked on my girlfriend's car and the building says it's not their responsibility even though it's their ancient ass plumping pipes. ‼DO NOT MOVE TO‼REPEAT ‼DO NOT MOVE TO‼. Building also has hidden "shadow rent" fees known as RUBS(Ratio Utility Billing System). Tenants are hit with an extra 190- 200+ fees each month no matter how little you use the utilities. There's been a resent uptick in the homeless population around the building and the general area. There are often homeless people surrounding the vast perimeter of the building. It's so sad to see this once beautiful beacon of a building has turned to a piss poor profit of mismanagement and shame. Moving away from there is the safest and smartest decision those poor souls residing there could ever make. God's speed to all.

I especially loved the layout of my studio -- it made the space feel fun and thoughtfully designed. A huge part of what made my experience so positive was the community manager, Robin. From the very first day, she made me feel so welcome. We instantly connected over a shared love of French Bulldogs, and she mentioned another one living in the building -- that small, thoughtful moment honestly sealed the deal for me. Throughout my time there, Robin was consistently responsive, kind, and on top of everything. Whether it was helping resolve a call box issue or answering questions quickly over email, she made it clear she really cares about the residents and takes pride in her role. She's a big reason why I felt so at home. I also want to mention Ana (or Anna?), who helps keep the property looking beautiful. She brought such a warm, friendly energy to the building. Seeing her always made my day better -- she'd ask about my job, we'd chat regularly, and it felt like we were neighbors, not strangers. While I did have some concerns at the end of my lease regarding my security deposit -- I want to be clear that my experience living there was overwhelmingly positive, and Robin was always a bright spot throughout. I'll be addressing those other concerns separately, but they don't change the fact that the team on-site made a big difference during my time at Villa Francisca. If you're a kind and respectful tenant, I truly think you'll enjoy living here.

Started with Andrea Lopez the Leasing Agent who was very patient with me and my wife. Showed us few appointment and was available at anytime and any questions we had, even few days after. When we finally decided to sign the leas, also all the process was online and easy. ( she was prepared perfectly to protect us from the Covid 19 and especially since my wife is in advanced pregnancy) Than when we finally sign the lease the "madness"started the building management, and especially the manger John was so kind, got us the apartment ready in less than a week. We didn't asked but they change our flooring, painted the all apartment and much more. The even was welling to re-do and paint the kitchen cabinet. We literally moved to a new apartment. However, if I was one day late on paying my bill they had no problem slapping me with at $50 late fee..... fine..... The straw the broke the camels back was when I moved out of my apparent.
