I have lived here a few years. The manager, Monica, is very attentive to maintenance repairs and requests. Most of my requests have been handled between a few hours to days from the time of request depending on severity. Common areas are well kept. All staff are hospitable and greet tenants inside and outside the building. The building is secure and feels safe. Living in front of a school has its perks. Many people in our neighborhood take long walks around the school during early mornings and evenings. Usually street parking around apartments in the valley are a hassel when having guests over, but we have plenty of parking space nearby during non-school hours. 7 months later, management has changed again, thankfully since the last management was the WORST I have ever had. New management is much better than the last but with every bill, the management company is trying to charge extra on as many items as they can until they make up all the money that was lost during the pandemic. This place is the worst. I was scammed out of my deposit because they told me I had to pay for the shelf life of the paint of the apartment. OUT OF MY DEPOSIT. I left the apartment (including my walls- never hung a single thing up) in perfect condition (still have photos and videos to prove it). When I tried to dispute it, Monica became the rudest person I've ever had the misfortune of speaking to in my entire life. Aside from this bad experience, someone was always using the 2 exercise machines in the "gym" so I never had the chance to use it and I would wake up to hearing helicopters going directly over my apartment every night. The only reason this review is two stars is due to the fact that the rent is less than most out there. And also the building is in good condition. Other than that, the management is horrible here. Me and my wife has lived here for two years and our roomie a few years longer. We both agree that the management for this building sucks. There have been many instances where we were ignored and have been treated rudely. It takes a very long time to get your apartment serviced and have things repaired. Even after getting repaired, the same problems would happen again. For example my air conditioning went out during summer. For a week we had to endure sleeping and living at home in hot temperatures. Imagine waking up to your child sweating out a puddle of sweat during night. Simply sitting at a desk and sweating from typing on a computer. Yet the building manager tells us that it's not important. How rude. Also the air conditioning needed to be repaired for the same things three times recently. Also there's a reoccurring balance of 25$ that was said to be resolved. I don't want that on my records for her to say that I have to pay a late fees but hey if it's ok on her end then that's fine right. Needed to get the fan vent for the bathroom fixed and it took over a month to get someone to look at it. By that time there was mold growing on the ceiling. The dish washer has never been repaired. Literally came in and looked at it and said it works. Yet it never turns on and the door on it is crooked. The washers that we use are literally stealing our money. Almost every other week I use the app that connects to the machine, yet it will switch through other machines while your doing the transaction and have you pay for another persons load. Also you pay for the load your washing/drying and it occasionally steals your money. It processes a transaction and afterwards the washer is not ready and theres two less dollars in my wallet. Like how a vending machine steals your last dollar. I try to dispute the charge on the app but is says that I don't have an email even though it takes an email to set up your account. The neighbors upstairs have a balcony on top of ours but no drain. So the neighbors decide it's best to wash and sweep their dog water of piss and excrement onto our items bellow. As you can guess that also took a while to resolve. Also many times you come across homeless people a lot here. Digging in the garbage right in front of the gate to the garage. And also on the side ally. Had a crazy lady screaming and shacking the back gate. Also sometimes people unleash their dogs in the hallway. Almost got attacked 3 times. Once by a small dog and twice by a big one. My son almost got attacked as well. What have we done to deserve this rude, lack of management. Nothing really. Maybe now because we've finally gotten fed up with how badly where being treated. read more

One day there was a huge fire in this building it was all over the news. We literally had to run out the building. Days later another fire alarm goes off at night, so I took my daughter and walked to the front of the building to see if anyone one knew what was going on, as things appeared to be ok me and my daughter made our way back to the apartment. [[HIGHLIGHT]]As we were returning she started questioning who I was, did I pull the alarm, and told me numerous times that I don't live here. I was appalled and felt extremely disrespected, and she threatened to call the police.[[ENDHIGHLIGHT]] I looked at her and replied you were there when I signed the least, it seemed a bit racial profiling as we were 1 of the very few black people that lived in the building. In another incident (Today) she bangs on the door with the key, seconds later as I'm opening the door she's opening the door for inspection literally as my hand is broken n the handle. As she did that I'm on the phone with my Wife, & I'm telling my wife the situation "She didn't even give me a chance to respond to the knock", immediately she responds as if I'm talking to her, which I wasn't. [[HIGHLIGHT]]She responds "Idc u knew there was in inspections, I respond yes I knew & I wasn't talking to you, she responds well I was talking to you, I'm like your weird, grow up, your the manager. She then proceeds to argue , name calling, disrespecting me, this literally goes on throughout the whole 5 min inspection with my wife on the phone.[[ENDHIGHLIGHT]] This lady is a young Hispanic female maybe between 33-36. She is extremely annoying & disrespectful. You would've thought we dated the way she was disrespectful without self control. I will be contacting corporate. Last time I contacted them she humbled her self & tried to apologize while calling a meeting. Her name is Monica & she is a disgusting person toward black people. She needs to be fired. One day she's going to talk to the wrong person & things won't end well for her. We live in L.A County a very dangerous unpredictable place. I can only pray that she does better. & as far as the building goes we started off paying 1600 a month for 1 bedroom , now it's $2,000 + a month including trash that falls out of the incinerator that no one cleans up. The community is pretty private, you don't see a lot of people walking around which is a good thing, but rent is too high, very few amenity's, small gym, no weights, old treadmills that you get from Amazon, strict pool policy kids can't even enjoy, + a nasty disgusting manager that has no respect when she talks to others. I been in this apartment complex three years now . I recently moved to a unit in the first floor and I love it .. Monica is great she's very fast in getting back to you on any concerns or if anything needs repair etc .. she's awesome .. the complex itself it's very quite you hardly hear the neighbors. Pool area is great . Laundry rooms are good enough for me I'm not expecting a full laundry mat . Everything is gated . Schools are across the street , all major stores very close too . FIRST-- be VERY WARY of any "positive" reviews on this dump. Did I mention VERY WARY? No matter what any "shills" post about this place...check out my 50+ photos of this dump. OK...let's get to it.... We moved out. It looked like a relatively good deal at first. Decent price compared to other apartment complexes around the valley. NOT the best neighborhood, to be sure, but at this point in our lives, the price was too good to pass up. But...then we moved in. The manager at that time, Angel, proved to be a complete waste of time. Although VERY friendly and attentive while trying to get new tenants to move in, it became a mystery why this incompetent oaf was still on Greystone's payroll. By the time we moved, his blatant obnoxious level of arrogance and condescension caught up with him and he was removed from that particular office. Hopefully from the payroll altogether. Next issue: TRASH! Expect it to be accumulating. In abundance. Do NOT expect it to be removed on any timely basis. I will attempt to post numerous photos which are self-explanatory. In spite of the price, the trash issue ALONE was reason enough to vacate this dump. Too many other "tenants' live like pigs in this complex. Nothing but pigs. Trash bags left outside their apartment doors. Trash accumulated near the trash chutes with NO attempt at proper disposal. And there's NO reason for this. So there's no WONDER why mice, rats, vermin and roaches all decide to move in. It's only 2 stories. No elevators. So WHY does Apt. 217 have a SHOPPING CART outside their door? WHY? They had to literally CARRY the cart UP the stairs. No other way for it to get UP there. Did the manager's office do anything? NOPE. The tenants in 217 left it outside their door for DAYS. And then instead of removing it altogether, they pushed it 100' down the hallway and left it by the trash chute. A shopping cart ON THE 2nd FLOOR. IDIOTS! Then we moved. We paid $1,000 security deposit. But they only refunded $200!!! WHAT? We literally cleaned that apartment to the point it was SPOTLESS. WE TOOK PHOTOS which I will also try to post. We walked thru with the NEW rocket scientist occupying the manager's office, Arron, who fully admitted the apartment was spotless. But Greystone took the liberty of overcharging for every single item they could FABRICATE, thereby retaining WAY too much money for an apartment in which they had to do precious little to ready for rental. I am a carpenter, so I even speckled and sanded the nail holes where pictures hung. The carpeting did NOT have to be replaced. It was only 1 year old when we moved IN! So this was an unconscionable move on Greystone's part to keep money they were not morally entitled to keep. I will post as many pics as I can. There are many! Photos we took day and night. Photos that show trash and garbage that sat there for days on end, with tenants throwing additional trash on top of old. And management let it all build up before correcting the unsanitary conditions that were rampant. Live here at your own peril. And expect to get screwed on your Security Deposit, not matter HOW clean you leave the apartment. And then there were the cars sneaking into the "secured" underground parking...and parking in areas that aren't even specific "spaces"...and again the office did nothing. This is just like every typical apt in Van Nuys. Over crowded BUT unlike the others it is 5x the usual price because it's a "community". Except the management is ridiculous. They're never there and don't do anything when stuff breaks. The WHOLE complex has roaches because of the two dumpers they have for the whole place isn't even CLOSE TO ENOUGH. Look at all the pictures the trash over flows like that every week and it's all covered with roaches. If you live next to the trash room forget about thinking you won't have roaches. They have 4 laundry room but only 2 washers for the whole complex. They said they were replacing them but NEVER did. DONT WASTE YOUR MONEY HERE!! Your rent goes up right after your lease is up and if you want to do month to month it goes up an extra $170 a month!! This place is all around ridiculous. PLUS YOU HAVE TO PAY FOR PARKING some people have 4 spaces and others have to wait for an open spot. There isn't much street parking and if you do find a space on the street be aware that drunk drivers hit parked cars all the time. My balcony faces the street and I've lived here for 2 years and I see it at least once a month!!! read more

Honestly they deserve zero stars! This Apartment complex is run by complete slumlords and the property FILLED WITH COCKROACHES. They do not care about their tenants at all which is shown in the fact that they are doing nothing to permanently fix the situation. And guess what it never will be fixed because THEY ONLY CLEAN/POWERWASH THE TRASH CHUTES ONCE A MONTH. Meanwhile other apartment complexes in the area clean their trash chutes and/OR rooms 1-3 times per week. Its so awful, that there is a tenant who smartly brings her bug spray whenever she goes to the trash chutes to spray before she throws her garbage away and there are anywhere from 5-10 cockroaches in the trash chute near my unit on a weekly basis. I will be buying 4 cans of Raid today so that I am ready at all times and will never ever again go to any of their filthy trash chutes without it. The good reviews here are all a bogus bunch of lies that may have been planted by friends of Greystone and/or Greystone Associates. You have been warned do not move here. Its not worth your time, energy and money and pay no attention to the pictures that they put up recently of their platinum units. There are only about 5 of those overpriced units in the community and it still does not take away from the fact that the building has a massive disgusting Cockroach infestation which is a health hazard! You should see how ecstatic people are when they move out. I know that I will have that same exact feeling. Counting down the days until I get out of this dump! I have lived here over 20 years. The management company has done a good job with maintenance and up keep of the property. The jacuzzi was replaced last year and the pool deck is currently being replaced. Maintenance is responsive in a timely manner with the online orders. The location is easily accessible to schools, freeways, stores, churches, and entertainment. The neighborhood is diverse, international, quiet, and neighbors are respectful. She told my friend that lives here she told him "If you bring your other friend back over here I'm calling the police" which he is a guest he is a nice person and doesn't do anything. We've been living in this complex for around 10 years already. Ive seen many managers come and go, along with many promises. My fam and I were considering to move, but along came Monica, the new apt building manager. She is by far the #1 reason we are no longer considering to move. Every promise she has made, she has kept. When we first came, the building complex was awesome, Kay was the manager, she was an amazing person and manager. She then got fired and everything went down hill from there...from the laundry, to the gym, to parking and even the "garbage shoot" EVERYTHING was a complete mess. Now everything, I mean everything is amazing! New gym room, new laundry, clean garage...everything is awesome. After the last two managers, I thought this place would never be like when we first moved in, but now with Monica, its even better than before. Saticoy Gardens is now an amazing place to live again! Its safe for my family and its just an amazing place to live. If you're looking for an amazing (cant stop using "amazing") place to live with an amazing manager, this is the place for you. After living here for almost 12 years i can assure you, YOU DO NOT WANNA LIVE HERE. It was a very nice apartment for the first 5-7 years. The managers name was "kay" and while moody she really cared about the community you lived in. Long story short 3 managers later. they do not care about you or the area you live in. DIRTY, very dirty i have my own pictures but they are about the same as the other real review on here (the other 2 are clearly not real). The rent and amount of fees at this building are a complete joke. They will raise you rent 100+ every year while the building is infested with cockroaches and the pool is green from improper filtering. The manager is never and i really mean NEVER there.. when u go down to talk or pay your rent it will most certainly be locked. when i moved out i went atleast 5 times to do a walk through. Ended up having to deposit my keys in the rent drop box. Took 2 months to get my deposit back (900 dollars and they gave me back 168) i changed apartments (in the same building) 2 years ago and i left it in pretty good shape. I've lived in apartments for 21 years never have i had such outrageous charges. 220 for 2 year old carpet? 230 dollars for "touch up painting" 120 for "general cleaning (what is that, pretty vague). Then they charged me for a late fee and i most definetly paid my rent on time.. rents due on the first and they allow a grace period of 5 days. I moved out on the 12th and nothing was said to me.. then 2 months later i see they kept 90 dollars for a late fee. Crooks. I'll be taking them to smalls claims court because they are just flat out thieves. Seriously do yourself a favor AND DO NOT MOVE IN HERE. read more
