We stayed for two nights and got the lake side view. It is a nice and quiet place to stay and the receptionist is very nice and friendly. The only problem we had is that the spa wasn't working and the pool was dirty you can tell they don't do maintenance regularly like they should. What a great find! If your idea of camping trends toward a well manicured concrete pad with ample trees and a golf clubhouse for dinner and drinks, then this is your place! When we booked our spot, we also had a free round of golf included at the adjacent course. We hadn't planned on golfing, so we didn't have time during our stay to take advantage, but met a few families who come regularly just for that reason. The campsite was clean and quiet, and even though we had a spot (#4) that was adjacent to the main road that the Lakes is off of, we didn't have any issues with noise as I've seen some reviews mention. The staff was wonderful, from the lady over the phone that took our reservations to the young man working the front desk during our stay. I had the opportunity to stay here going north, and coming back down south, around the Thanksgiving Holiday, 2024. Unfortunately because they were 300 & 400 mile days, I came in late, so didn't really get to use any amenities, but from what I did see, I was appreciative. (The staff was very accommodating for the late check-in) The fact that it was gated was an added level of safety that I appreciated. It was a beautiful property, and next time I'm traveling at a more leisurely pace, I will certainly make a point to get in earlier, and stay for a few days. read more

Gated RV park where guests are assigned with remote fob for entry. It's a mix of transients and full time residents. Areas are kept clean from each individual site and reflects on to the neighborhood streets. It attracts guests who are considerate of others. There were no loud conversations or anything of an annoyance. Whether it's full time or for just a few nights, I highly recommend. If I had the need to work in this area, I could see myself living here if need be. In my case, I just needed a place to rest just for a night and it was perfect. read more

Looks good when you drive up. Overall ok needs to be deep cleaned. Locked front gates that need a 'clicker" to enter the area but painful that you also need it to open bathroom and laundry . The Perk of daily golf is about as good as it gets, had no issue getting a tee time. However you have to pay for a golf cart. Course is pretty good, fairways and greens in good shape. Site: No shade and no table or chairs at the RV site was painful. Most sites are "owned" - supposedly. No grass at our site or at most sites. Ants everywhere - get your Raid. Never went to the pool bc geese hung out too close to it. Bathrooms are not clean. Someone may replace the toilet paper but that's not guaranteed especially in Men's Bathroom. Men's Bathroom needs to be power washed or sand blasted. Gross! That being said it's the "best" option if you need to be in that area. Not another option closer to Fresno. Go figure!! read more

I used to rate this RV resort 5* but this year I was very put off by the negative signage that has appeared. No trespassing. Private Property. Do Dogs. Be respectful. And then the added 1 ft high fencing over their 4 x 4 patch of grass. Ridiculous!!! The Resort provides a very nice dog park so I can't see dogs pooping on your precious grass and even if that might happen, dog owners are armed with their doggie poop bags. Just feels so uncomfortable. On a more positive side, The Lakes is very clean. The laundry room is spotless providing a small ironing board, a folding table, a rod to hang clothes, garbage can and broom and dust pan. Only 2 washers and 2 dryers. Great golf!! read more

Well for starters our bikes got stolen while we were asleep and this should feel like a safe place. Also since we saw others last time we went, so we brought our rc boats but when I accidentally got it stuck we tried asking the lady at the front desk and she was very rude to me and family so I would not recommend if your with family or by yourself. Rv Resorts offer a lot more amenities/services than the Lakes has to offer. Such as friendly staff, accommodating check in hours, gym, clean amenities, and more. You will be lucky if you even get to use the pool & hot tub as it remains closed majority of the time. Want to put your trash on the curb for pick up Friday? It'll be there when you check out Sunday. If you're torn with stopping or continuing on I would suggest you continue on. Speaking of friendly office staff. One of the office staff members is minimally friendly and the other one is very rude. You would assume those staff members are paying you to stay at the park. Surprisingly enough the guests and owners PAY THEM. Considering buying a lot? Don't. Many contradictions between the bylaws and CC&Rs. You would be better off owning a lot on the side of the highway. Less headache for sure. If you go to look at the resort and make an offer get all promises and things stated in writing. Thinking of putting your lot in the rental pool? Don't. It will only benefit one person and that person won't be you. read more

We used to go here often, but a few years ago it started going down hill. The staff changed and no longer seemed to care. A burglar alarm was going off at the RV sales next door, so I went to the Lakes office to let them know and that they might want to call the police. The ladies response was, "that's not our property, so what do you expect me to do about it?". She refused to make the call, so I made the call myself. I just figured that since they are neighbors they would take care of each other. The staff were rude and seemed unconcerned about their customers. I am now online looking at reviews to see if perhaps things have improved, but it looks like nothing has changed. Too bad, because we really like the sites around the pond. If the owner hired better staff, we would consider trying it out again. Last time we were there, one of the site owners told us that they are having problems with thieves. Strange, considering the park is gated. read more

Paid for lakeside, but it was covered in goose poop and annoying barking dog that was vocal the entire time we were there. Came here to lounge and swim in pool, but it had large turds of goose crap in the pool and all around it. The guy who checked us in said pool is currently closed until that afternoon..... yup it's still closed 1 days later. I feel like they should have discounted our stay as amenities were not available. Also, there is a cat with a mangled leg in the office lobby that hobbles around. The office area was filthy( very bad) with torn up couches from that cat using them as its bed AND tons of cat hair everywhere. Really, this place will make you sick. Ants are bad here as well. We loved this resort. Came for two nights on our way north, and liked it so much scheduled out for another full week! it is a very quiet spot. The birds are amazing. We had a great time just watching them. It is spring, so there's lots of activity. Only negative is that the Canadian Geese and other ducks would get into the pool. They need something to deter them. Because of Covid-19 we did not have access to any of the amenities so I can't comment on that, but we didn't care. We were fine with just practicing our social distancing at our site. We will absolutely come back on any future trips through this area! read more

Not accommodating at all if you have a bigger sized RV. Ours is a 39ft fifth wheel and it was a very tight fit. The site we got had mud all along the door side so when we are walking down our stairs we have to jumped off the side of our stairs to avoid the mud. On top of all of that there was no room for us to park our trucks. We were told to park them across the park on the complete opposite side and that we would have to walk back and forth any time we come and go. Which is a bit inconvenient having 3 young children. I went to the office to ask for a bigger space or even a space closer to the parking lot but they said nothing was open even tho 80% of the spots were empty and they weren't friendly about it at all. Will not come here again and would not recommend. Staff is extremely rude and not welcoming. UPDATE: our lot was #5 (right next to the road) and it was noisy all night. Cars racing down the street what seemed like every 20 mins. Woke me up all hours and that was with the heat and a small fan going. If you decide to stay here, make them take you to the lot before paying. That way you may be able to avoid some of these problems. read more

When we arrived we thought this would be a nice place, sites are well set up and we had a pretty spot next to the pond. Here is why we are giving a one star rating: 1) Quiet hours are supposed to be 10pm to 8am, but here we are waking up to construction racket at 7am on a Saturday. This follows 10 hours of concrete hammering and work yesterday. 2) They have a known problem with ants but, if you have an infestation, it's your own problem because they have a sign in the office warning the resort is plagued by ants. 3) Their garden service takes over five hours to complete trimming a bush on your site and uses 2-stroke motors for the work, which are noisy and horribly polluting. The premium spot we paid for by the water was largely unusable because the noise and pollution made it extremely unpleasant to sit outside. Definitely will NOT be back. read more

I would like to give them a higher rating. The concrete pads are nice and level. The place is clean. But there are just too many little details.... For instance, husband and friend had hard time making tee times (free golf with stay! But you then cannot use any Good Sam or other discounts) because, according to the Pro Shop, the RV resort was suppose to send a pamphlet explaining how and when to make tee times. Not sure how they would do that since they took no contact information whatsoever when we made reservations. Our stay started May 15, and when we got home we found a voicemail dated May 15 at 2 PM, telling us to call them so they could explain all the details on how and where to check in.....trouble is, we checked in at 1 PM. One side of our site was dirt - no grass, nothing. And twice in our 2 days there were surprise sprinklers going off which turned this dirt into a mud lake - so much fun when trying to hook up and leave to have to try and dodge the mud, slipping in it, etc. Also - Chowchilla. Hot weather right? Miniscule swimming pool and teacup sized spa. And from Saturday when we arrived until yesterday both were disgustingly filthy. They cleaned them and applied chemicals, but even so the spa was out of order all day....So if you dont play golf or tennis, or have family or friends in the area, the only thing to do all day long there is...nothing.... Again, the cleanliness of everything else was impressive. Oh, and if you do not have transportation - there is not even any type of store on site in case you run out of items. I really got the feeling that their focus was on sales on the sites, not temporary camping (but really, not a decent sized pool?????). Also, do not expect to get all the TV channels they say you will get....none of the big channels, no ABC, CBS, NBC for example. Must say the price was not bad for California standards...BTW NO PICNIC TABLES unless you own a site.... read more

Customer service--- What's that??? Most of the cable channels were not working. Did they tell us that when we checked in? NO. After expending the time and energy to hook up our cable line, we found this out when we went to the office to ask about it. Do you have to share one key fob among family members to get into the restrooms? NO. Did they tell us this? NO. Again, another trip to the office to find out you can take the path around the pool that does not require a key fob, and the restrooms are unlocked all day. We've been visiting this resort for years, but next year will be staying somewhere else. Very pricey for very little service. read more

We have stayed here before and it was very nice but this time our experience was different. This resort is an example of a decision made to have a lush resort in the desert. Sure it can be done, but it takes a dedicated grounds crew. They pulled it off when this place first opened, and for a while afterwards, but this place has really gone downhill. What ground cover they have is mostly weeds now with big patches of no vegetation that just become a muddy mess when the sprinkler's go off at night. We were put into spot #61 and it was covered in goose crap--and I mean covered--it was everywhere. No one bothered to even rinse off the pad. And when we disconnected yesterday I noticed a stream of small ants going up the power cord and water hose and so now we are dealing with an ant infestation in our coach. The dog park has 6-8" weeds and some grass that have tons of biting insects in the grass and like a million flies flying around the dog poop receptacle because clearly it is not being dumped or cleaned daily. Our rating could be summed up in one word--Gross. We won't ever be back. read more

This park continues to get high marks but if you need internet connectivity stay some where else! We pulled in mid afternoon to a fairly full park. After getting set up, I spent hours, and I mean hours, not being able to connect to the internet! I could configure my PC to their gateway but could not get room on their router to get out to the internet. I hold a Bachelors in Computer Science from the University of California at Davis, so I know what I'm talking about. I finally broke down and called the office only to be told, "Yeah, we know we have a problem when we're full." My comment in a nut shell was - If you're aware you don't have a robust pipe to the internet, then get a beefier service! They charge first class rates but provide fourth class service! As I said before, if you need to connect to the internet - Stay somewhere else! read more

This is one of the nicest RV parks in the area. They have recently invested in wifi upgrades and now the internet access is as fast as ever! If you are a golfer, the stay is basically free as they include two rounds of golf (at a spectacular course) per night of stay. This was a horrible experience. 14 adults and 12 children, 5 spots is what we reserved. Some us arrived a day early, and enjoyed some time together, along with some other RV'ers. Nothing seemed out of line and we enjoyed the first night. The remainder of our group arrived the next day, the guys went and golfed and the wives and children remained at the RV park. As far as "free" golf, they failed to mention you must pay a cart fee. Soon after our departure to the golf course, the onsite camper in charge and the staffer on duty, decided it would be a good idea to threaten our wives with the possibility of removal from the park, for our kids doing what kids do.. Fishing, riding bikes and tricycles, ect. They made a huge mistake assuming the wives would be easier to bully or intimidate. They also stated that there were complaints from the previous evening, and told them, it would not be tolerated and we would be asked to leave. Even stating that they had not long ago, made a camper leave at 12:30 at night. They waited until everyone arrived, I am assuming to get all the money they could out of us, before mentioning anything about the night previous, our any of the kid problems. Take into consideration, it was New Years eve... Upon returning from the golf course, we decided to depart, some after only being there for only 4 hours. We thought if they removed us later in the evening after consuming adult beveregages, like they threatened, would be both a huge liability on their part and put our families in a unique position, because no one drinks and drives..Thus, why we checked into the RV park in the first place. We get together often and our children are very well behaved. We have never been treated this disrespectful, our ever been accused of causing any problems. They stated that quite time is 10 pm, what they mean is silent time. We had mild conversion at our campsite, not loud or out of line. I believe all were in their trailers NLT 10:30 The RV site is flanked by houses on one side and the dogs barked all night long...More irritating that mild conversation. read more

This is a great resort on 99. You can get a back in site for only $40 and with each nights stay you get a free 18 hole round of golf at the adjacent course. There are pull thrus for $50 and fancy on the lake sites for $60. One downside....there are not picnic tables at the lower priced sites only at the $60 sites. If you want a cart for golf there is an additional fee of $15 per person. It is a very long course and the greens are in great shape...very fast. We were here early November. The pool and hot tub area are really nice. Friendly staff...curbside trash and recycle pick up. The wifi worked great....but the park was not crowded at all. Maybe that is why it was so good. We will definitely come back here....what a deal! read more

True glamping experience! Winter, Spring, Summer and Fall. Relaxing and very peaceful atmosphere. The Lakes is located in East Chowchilla (right off Hwy 99) in a newer housing development adjacent to Pheasant Run Golf Course. Included with your stay is 2 rounds of golf after 11:00. My husband pays to play ($55 with a cart) in the morning and returns to play in the late afternoon with a voucher. You can bring the golf cart to your site!
