The water has been shut off for a week right through Thanksgiving and we are being charged $750 for a tiny lot.

This seems to be a place for long term renters, not someone looking to camp for the weekend.... I cannot recommend this place. It does not look like the kind of place you would want to bring your trailer and boat to for a vacation! read more

Otherworldly nice folks here. My son and I pulled in haggard from the road in a small RV. There was a woman cradling a baby and a man with a PA system calling out trivia questions. The manager took a look at us and said "it's trivia night join us and take whatever spot you want and pay us in the morning". But the really truly next level part was Deeana the housekeeper. I asked where the coin machine was for the laundry and she said "you look tired I've got to do all this laundry anyway" She ran my son and I's laundry and delivered them back to our campsite folded. I haven't been treated this well anywhere. Not even Canada. Ontop of it the pool is clean, the restaurant and bar are nice and there is even a free pool table. I love that this place and these people exist in this crazy world. It gives me hope for humanity read more

We had camped overnight Saturday below Redding. Sunday, 4/16/2023, we expected to be in Oregon. About two miles before Shasta Village my tire monitor told me that the inside right-rear tire had lost air. The closest place to stop was Lakeshore Villa RV Park. That was very good luck for us. There was an available pull-through site near the entrance and Michael guided us into it. I explained to Michael our problem and that our tire and wheel warranty company wanted to not repair on-site but on Monday wanted to tow our 2020 diesel pusher back to Redding to an RV repair company. Michael called around locally without luck but contacted Les Schwab in Redding. As was true of everyone around Shasta and Redding, no one worked on Sunday. A tire tech from Les Schwab arrived at the campsite Monday morning with a new tire, just in case. After dismounting the two wheels it was found that the metal valve extender had rubbed against the wheel until it perforated. After airing up the tire with no extender, no leaks. After remounting the wheels we were only one day late for our appointment. Michael was a champion and saved us at least an entire day. As for the park, it was obvious that he had been working on it, made worse by record snowfall that had broken branches and even entire trees in all mountain areas of the state. My wife and I drove our car around the park and did see a few RVs and vehicles that had seen better days. I know what it is like to live under penurious circumstances and was glad that these people had a place to stay. We felt safe there and was not aware of anyone creating any kind of disturbance. I suspect some of the adverse reviews were written by people who want and can afford upscale RV resorts. I respect the average working people and those who have aged out and may have nothing more than Social Security for income; unlike many of the more affluent people in the retirement community where we live. Thank you, Michael, for your exceptional service to us. I am looking forward to staying at your park again some day. read more

Minus 10 actually. I moved there in August of 2020. A place to feel comfortable and safe during the huge COVID 19 Crisis to be exact. It was very serene. I obtained one of the few years around spaces. It was sold soon after then I Dailey watched it become more and more of a complete NIGHTMARE.I moved out with giving 2 months prior heads up that there needed to be significant change in how the people that were attempting to live there peacefully were regarded. It became the worst place in my eyes a traveler could pull into with hopes of a peaceful stop in a small town on their trip. And the worst place an individual would want to find themselves living while attempting to move in an upward and positive direction. read more

I've learned to not take yelp reviews with a grain of salt especially the negative ones regarding RV campgrounds. Some of the complaints on here are just rediculous. I've been to this Park about 3 times in 2 years with rather large groups and always stayed within the rules of noise and general campground rules and I will tell you first hand this campground and everything about it is awesome. The camp host is wonderful and always accommodating. Always making sure he can work with the amount of RVs we have and putting us as close as possible regardless how busy they are. When him and his lady stroll by, always a warm smile and greeting Everytime. The restrooms are clean and maintained. You can tell they have a great relationship with their guest. The lake has two paths to the lake and is only a 5 minute walk to the lake. You see 40 ft trailers and you see 15 ft trailers so you know they cator to all sizes and don't discriminate. We once had a dog run off and the camp hosts went out of their way to post on the local online groups and helped look for the dog as well. I've only been there 3 times, but i have a trip on labor day with a group of RVs and also on July 4th 2021 cause we love this place so much. Cheers to Lakeshore RV Villa. read more

Great place to come too it's a blast with the water near by with great fishing holes nearby the owner has set crews of people that work around the park and will leave you with a smile it's a very quiet park with a few loud people but doesn't bother my family when we stay here the one that kept it together and is a pleasure to talk to was Michelle she knows the park and can get you what you need to accommodate the park the park owner is a very kind hearted person he doesn't run a homeless camp he is helping people that are disabled and low income families that puts him high on my pedestal he's explained why he does it and people spread the wrong things about him and the park I see him as an angel of God because of how big of a heart he's got and no one but spoiled people that have been given stuff on a silver plater will never know or ever experience in their life because they have everything we are people that live as a community and d people judge us by the cover when you never want to judge a book by it's cover you never knows what a person will turn out to be we all work together to try and make the park better so please come and experience the park and come and have a great time you won't regret it God bless you all and have a good rest of the year read more

It used to be so much fun to stay there my kids came up last weekend it was terrible there's so many people living there it's Slumsville I don't know who's running it but it's run terrible they didn't get to sleep at night people were yelling and fighting and screaming come on this is Lakehead this is a place to come and relax and have fun kids screaming and yelling there's adults yelling and screaming profanity don't stay there if you want to have a relaxing weekend or a week it's not the same place since they have all these people living there are used to be kept so nice and now it looks like the slums sorry read more

I have to give a star but feel like this is too much for this place. We were here on an extended stay before moving and although the manager and part owner and his fiancé were amazing people the park is run by an owner who just doesn't care. We ended up moving our trailer as the police presence, domestic disputes and constant cussing by people kids were a problem, not to mention vandalism and theft. The owner has allowed the drug users and squatters in and the park looks like a run down tent city with tarp covered trailers and trash everywhere. I don't recommend staying here at all. My wife was hit on by the maintenance guy, we were always being yelled at and accused of stuff we didn't do and the owner didn't do anything about it. This could be a wonderful camp area if someone would clean it up. read more

Great park for lake fun, rather you are boating, fishing or just hanging out at the lake! The park and bathrooms are super clean! Owner is very professional and polite and accommodating. Free WiFi and all the rvers were quiet by 11pm. Spaces are tight but long. No complaints from us! read more

We will never stay there again. When I called for reservations I was told it was $28.00 per day, when we arrived and checked in they charged us 45.00. She told us something about PG&E rates going up. Friday after listening to a leaf blower for 2 hours. I called the manager and asked her to give us s break from the noise. She said she would call me back and she did, she told me kid had tasks he had to get done for the owner and that quiet time is 10-6. I told her she doesn't really care about her quests and hung up. No pool, no hot tub. Down the street there's a pool, bar, and restaurant $37.00 per night. read more

Worst place ever to camp at!! I walked in and told him I had a reservation, and they kicked me out because of what one of my other family members had said on here! If she's gonna let a little comment interfere with her life and her business, she really doesn't need to be working there, she just lost all of my family's business with them, I'd be happy to go elsewhere! The woman that "owns" the places lets her YOUNG kids run around all over the place acting like wild animals and come into your camp site WITHOUT permission and ask you things, laugh at you and are rude! And if you have kids, he careful if they play together because her kids will blame your kids for something that they did just so they don't get in trouble.... great management? More like BAD management!! This woman really DOESNOT know how to run a camp ground!! NEEDS A NEW MANAGER/OWNER!! read more

We were on our way back to central California driving from Oregon. We stopped in for the night. The resident Managers Dave & Jennifer took great care of us offering firewood or anything we might have needed. They have large pull through sites so our 42' Diesel Pusher and tow car fit just fine. Beautiful area with pines trees all around. We'll definitely return! read more

We come to Shasta annually with about 20 people each year. This was our first visit to Lakeshore Villa RV Park for dinner (we did not stay here). Things were not going so well when several items on the menu were not available after multiple attempts at ordering our meals. We were ready to pull out and bail on this place and head down the road for our dinner. HOWEVER, the hospitality and the unrelenting staff at "making it right" for us convinced us to stay. Amanda, our waitress, who was young, but very sweet and accommodating, took very good care of us and even put up with bad jokes from some of us. After all was said and done, our meals were great!! The NY steaks were actually outstanding (we are very picky San Diego "we don't eat NY steaks" people) as well as the shrimp scampi. Be sure to order the beer battered anything...it was all good. Sandy, the manager, was really wonderful. It went from a comical fiasco to a really good dinner...we were pleasantly surprised (it is an RV park) and it was a good meal. Keep that in mind and you won't be disappointed. Oh, and the margaritas were AWESOME! Good and strong!! Thanks to the staff at the Lakeshore Villa RV Park...we will return! I WOULD NOT RECOMMEND THIS PLACE TO ANYONE!!!!! My family and I decided to try this camp ground out. Beginning of June, my parents rent a spot in the back shaded with beautiful trees.With TV and wifi. After setting up their 5th wheel trailer, the TV and wifi didnt work. so they were put in a smelly site next to the toilets for 2 weeks. They decided to give it one more try since they were promised TV and wifi would be working, they reserved and paid for a site in the back under the great trees for the month of Aug. 2016. They were there for 2 weeks then told there was a mistake and the site they were in was already reserved. It was double booked. They were moved to the spot next to it. 4 days later they are told to move again because that spot was reserved. in fact all the spots in the back under the trees were reserved. They demanded their money back and go some where else. But no refunds. So the incompetent managers solution was to put this huge 5th wheel trailer in a spot that is to small for the trailer size in the middle of the parking lot in the hot ass 112* weather. On top of everything else, The manager yelled and blamed my son for things her own kids did. When there is an issue that needs to be dealt with, she runs and hides in her house. The grounds are messy and un-kept. At night the older folks kick every one out of the "Common play room" that has a TV and pool table and laundry room, they lock the doors and wont let anyone in till they leave, hours later. I mean what I say. You will be sorry if you stay here. Worst place EVER!!!! read more

I made a summer reservation 3 months inadvance and had no problems, I needed to cancel my reservation 3 weeks prior to my arrival to due a family emergency with my mother who lives on the East Coast. My Family and I were upset to have to cancel, but what do you do. Anyway, I spoke with the reservastion person (She had broken English, so it was hard to understand her) She said very rudely No refunds. I ask to apply my deposit to next year because we were going to rebook. She said No. I then spoke with the owner, he was even more rude and very unpleasant. He said I could not rebook for next year and called me a lyer. BTW, the reservation person is the owners wife. Well, I have never been treaded so poorly, you could not get me to stay at there park if you paid me to. For what they call a family park, I would hate to bring my kids there and have to see how rude the owners are. I do not understand how any business could operate this way or treat customers they way they did. read more
