DO NOT use this lender. I worked with them back at the end of 2020 to refinance my mortgage. They promised certain things, such as the loan closing within a reasonable amount of time. Many months later, I was still waiting to close the loan. A notary, without warning, was eventually sent around midnight on a working day. I was told that I had to close with this person or I would lose my guaranteed interest rate. How shady. After I raised this complaint on numerous occasions, the lender finally said they would try to make this right. I was given a few options, but every time I told them that I was willing to accept one option after the other, they reneged and came up with some excuse. These were the options they presented to me! I have had no issues with lakeview until recently. We had attained our mortgage through a smaller company which we loved and then our loan was transferred to lakeview. Up until now, My biggest complaint was usually that their customer service menu is terrible and it takes forever to get to a real agent. It also was a pain changing my name on the mortgage once I got married. Besides that, everything was fine. However, we recently were presented with the opportunity to do the streamline refinance program to get a lower rate. We were bombarded with emails and letters and calls until we decided to pursue it. Why not right? The process has literally been embarrassing, disorganized, and frustrating. First- I noticed my maiden name was on all of the docs but it was spelled incorrectly. Laziness. I emailed the loan officer several times asking to change it to my married name or at least correct spelling of my maiden name. We had to sign about 100 e consent forms blah blah blah which all said the wrong last name. Then I received email from the processor who I asked to fix my name on the docs. She didn't email back for two or three weeks then finally heard back and kept calling and emailing to set up closing when we hadn't heard from them in 3 weeks! I spoke with her over the phone and she assured me that she understood my frustration and that she went back and forth with the title company on making sure my name was right. I confirmed it would say my correct married legal name and she said yes. Then the notary came out for the appointment and low and behold the first document- the title form, was my maiden name spelled wrong again! We instantly said NO and refused to sign and the notary completely agreed with our frustration. She was dumbfounded herself. She assured that she would tell lakeview that we do not want to refinance. Then, three days later, I get two emails and a voicemail scheduling and confirming our closing for another date!! To top things off, one of the emails was STILL saying my maiden name incorrectly spelled. Do NOT finance with them. They cannot even make sure their current customers are treated with respect. If I could give them 0 stars I would. They placed a late on my credit when thier system crashed. We have complained for over a year. We own over 30% of our home and they will not remove the PMI. They are simply not following the rules set in place by the government. Now we are going to file complaints with the government, real estate agencies and whom ever can get them to follow the law. First, the entire process to refinance with Lakeview Loan Servicing LLC was incredibly slow. Second, when the loan closed in late 2020 the escrow account was not funded. As of March 2021 none of the prepaid items, nor the initial escrow payment have been deposited. Thousands of dollars are unaccounted for. Third, Lakeview Loan Servicing LLC customer service is horrible. They have failed to respond to multiple emails and phone calls regarding my concerns. My mortgage was sold to them which ended being okay, but when I engaged them about refinancing after they sent me soooo many solicitations, I had a terrible time trying to even get in the front door so-to-speak. I started with a Tyler Lanctot who proceeded to miss a scheduled call and not reply to emails for 3 to 4 days on multiple occasions. So I decided maybe it was just this one guy and reached out to John Vearling. I explained the situation, and requested prompt responses given my initial interaction. I suggested a meeting time for the next day and got NO REPLY. So at this point, I reached out to a manager, Andrea Antolino, concerning both individuals. She never replied back to me but obviously followed up on her end because I got a prompt call from John. But he was very defensive and obviously not happy. Had he been a little consolatory I would have moved on, but obviously I did not move forward with them after the last interaction. High level summary: 1. Missed scheduled call 2. Slow response from multiple individuals 3. Inappropriate (or no) response from multiple individuals. All their competitors that I engaged concerning this were much more friendly and forthcoming with information and service. read more

Absolutely the WORST WORST mortgage service provider I ever had. My mortgage was just transferred to them and I get 404-Not Found message for two days when I try to sign up on their website. Then I finally sign up after multiple attempts, and they have a wrong phone number on my profile so I try to update this and I get the error message. So I try calling them and you have to listen to automated bullshit for 5 minutes before you get to select for any options. Then, my call gets fucking transferred to a fucking voice mail so I have to try this shit all over again. Now I just tried again after ignoring my need to HAVE to contact them and I get a rude ass rep just pissing me off. How can I get my mortgage to be with some other decent provider?? read more

**REVIEW UPDATED BELOW ON 08/29/2020** When we first got assigned this lender against our will, we didn't have too many issues. Until this month. I have been trying to pay my August mortgage payment since the 30th of July. Each time we've tried to pay our bill, we get a notice saying the account we have with our lender cannot receive transactions. I've called 4 different times, been told 4 different things, and because it takes close to a week for anything to process, this issue has been drawn out for almost the entire month because I don't get informed whether there's a problem unless it's from my bank, not Lakeview. Heck, I even called my bank to ensure everything on my end was in good standing, which it is. I've attempted to make 2 payments online and 2 over the phone, all have since failed. I've called Lakeview time and time again with no resolution, and the email I was given for a "quick and timely response" is almost an oxymoron because I've received nothingEvery person I've spoken to at Lakeview cannot resolve my problem, and at this point I'm concerned what they are doing will affect me long term. Given the reviews I've read, this isn't anything new for them to do to their customers, and to be honest, I am terrified. To top it off, suddenly my online account doesn't work anymore. I've reset my password twice, called Lakeview, and was told to expect an email with a link to reset my account. It never came. So now I can't even access my information. I implore anyone with this lender to refinance with another company as soon as humanly possible. I also recommend anyone with serious issues that are not being resolved to file a report with a BBB or the CFPB, which is what I will be doing assuming my 5th time calling Lakeview goes as south as the other 4, and I don't have my hopes up. **UPDATE** After literally a month of hassle, I was able to finally find someone to correct the issue (his name was Peter and he was wonderful) including any late fees, payment processing issues, and my online account. Based on my experience, here is what I recommend based on what I've learned: -The best time I've found to call is in the morning, between 8am-10am ET. I was able to get through to a representative rather quickly this way. Peter apologized for the hassle I experienced the entire month, and properly rectified every problem. -The email that is posted on every bad review will not warrant a response in a punctual manner, likely in the time you need an issue rectified. -You basically have to keep calling until you find a representative that's educated in these issues well enough to help you. It's unfortunate, but it took me 5 phone calls in the course of a month to find the right one. -If all else fails, and no form of communication with LoanCare is fixing your issue, file a report with the CFPB. Thankfully I didn't have to do this, but I almost had to, and will if I run into an issue in the future that isn't rectified through normal communication with LoanCare. My review will still stand given that I should not have had to go through this for an entire month. Had I found a representative who was competent from the beginning, I wouldn't have had to make a review in the first place. Their current system is failing their customers, and it needs to be changed to ensure that representatives are trained properly to catch mistakes, taxes and insurance payments are paid on time on the customers behalf, and communication from customer to lender is user friendly and punctual. read more

Absolutely Horrible service. Was advised 4 times I would get a call back after they review my package for refinance. Nobody stays in touch. Was advised the application was in a pending status and to keep calling back in, i guess nobody looks at those........... I let the application process get past 30 days and then I sent an email. I have waited about a week and have not received any response via the email on the website or from Chris Cracium the rep who called me and started the process initially. Looking into refinancing with another lender. Worst service I have experienced so far, I am not new to Real Estate I have been dealing with Realtors / Lenders / Underwriters on a professional level for years. Once it has gone to underwriting, it should be no more than 72 hours and at the latest one week for feedback. Unfortunately they bought my loan from my current lender which happens all the time. Although reaching out and advising I can refinance, then never contacting me back after I signed electronic docs etc... I was also told to hold off on a house payment. I am not dumb since it was not agreed on paper yet so I made the payment anyways.... NOTE FOR OTHERS: Understand that both your old and new servicers must notify you about the transfer of your servicing rights no less than 15 days before the effective date of transfer. If you never received the servicing transfer notice, you can also file a complaint with the CFPB online. You should also consult an attorney. read more

I would not give this company any stars but this is the minimum requirement. We are taking our loan to another company as of yesterday! We ended up with them after our original lender sold out and so on. We are at 4 percent current rate and in August decided to refinance for a lower rate. We applied with local bank and all was going well. We received a letter in the mail from them with a little lower rate so decided to let them keep our account and figured it would be simple since we were with them already. What a HUGE MISTAKE!! We sent in all requested paperwork and info and waited. We had to reach out to them to check status. They requested additional info. Done . Waited again. We were told we would close end of September. Well, time passed and nothing. Reached out to them again and were transferred to a lady Mary Ruiz and she is useless! She requested everything we already sent in back in August. We contacted our original guy Joseph Struczynski and he apologized and sent her the paperwork we already sent. She requested additional. We sent that to her. Signed all the paperwork she sent to us. We got our estimate on closing etc. waited. Then in October she's asking for most current stuff. We send her that. Now the hold up is our electric bill which I've had for many many many years has a mailing address to my P.O. Box and our home as the service address. Ok they requested I must update addresses to match. Okay, I called the City and they did this for me. I do not receive a paper bill because I do it electronically. You'd think he could send me an updated utility bill with my updated info but no we must wait for next billing cycle. Okay, well just send an email confirming that I updated. City did this. Well well well it's not acceptable! I sent this lady other mail with our home address on it and it must be the utility bill. Our lock in rate ends first of November. We don't even have a week. They waited this long to pull this mess. And the closing cost cost out of pocket and fees have changed and gone up since our first set of papers. Joseph said he'd adjust and send us updated info last week and we've heard nothing. Mary again is useless because all she keeps responding is we need original utility bill with matching address. Over and over. I have screenshots of everything. So yesterday we decided to go with another company and the ball is rolling. We don't want to give Lakeview another dime of our money!! Absolutely horrendous. They do not do what they say and they take forever. You'll be chasing them down continuously to find out what is going on with a simple file. Everytime you contact them it will be nothing but excuses. I'm a Real Estate professional and would NOT recommend them at all. My experience has been with Olivier Phliponeau, Faith McCray and James Haney. 90 days later after at least 15 follow ups nothing done on my refinance. Excuses, runaround and weeks to return an email. Deplorable. Report them to the CFPB, FTC, Attorney General and NMLS for incompetence. A class action lawsuit will happen with them. read more

1. Payments are made online, but a fee is charged for this "service". 2. The phone tree is circular, i.e. press 2 to speak to mortgage services, press 1 to speak to mortgage services, please enter the last 4 of your social. The wait time is over 30 minutes, please stay on the line and your call will be handled shortly, press 2 to speak to mortgage services... It repeats and repeats, never allowing you to get ahold of anyone and, if you do not continue to enter the numbers, it hangs up on you. 3. The escrow is supposed to make insurance payments, tried to refinance and the Lakeview loan officer asked for declarations page. Called insurance, told me that my policy was cancelled for non-payment. Then look online and see that Lakeview said it was paid over two weeks from the date I tried to get it, the escrow funds were still sitting in escrow so the website was lying about payments being made. 4. They sent my FHA Streamline Refinance to a 3rd party without notifying me, so I get random emails and phone calls from people not associated with Lakeview asking for all my personal information (after I already sent it and did the paperwork with the Lakeview person). Nope, not doing it again... especially with all the scams going on. 5. Back to the phone, I wanted to verify and I cannot even get the loan office to return my calls. Gave them all our paperwork, no hiccups, and it's taken them 4 months to complete a 30 to 60 day process. They have rescheduled our closing twice, once without even telling us, and can't even tell us why. This is costing us time and money, and now we're not even getting the lower rates we were quoted in the beginning because they have taken their sweet time. They don't respond to emails. I started my refinancing process since the end of August 2020 and I am not getting any updates from our loan processor on where our refinancing stands. I have reached out multiple times via phone/voicemail and email and all attempts are not responded back to. When the loan processor finally responded back to me on October 21 after I had submitted a complaint via the Complaint Department, the loan processor said the refinancing is still in progress and had asked for updated documentation because the documents I submitted was outdated. As another month has passed, my concern is that the loan processor will continue wasting my time and effort (along with Lakeview's resources) in obtaining updated documentation without any conclusion to my refinancing request. If I wasn't far into the refinancing processing, I would have went with another company. This should have been an easy process because they current handle my current mortgage. This experience has left a bad impression of the company to the both of us and we are very disappointed in the customer service. read more

Shortly after my husband and I bought our home, Lakeview took over our loan servicing. They offered us a streamline refi option (great... or so we thought!). Initially, they were very helpful and responsive. After nearly 8 weeks of back and forth... including incorrect loan information in the proposed documents that went to underwriting, and erroneous claims that our escrow account would be thousands of dollars short, we are at a stand-still and the company and our loan origination offer have become COMPLETELY unresponsive. I started the process in the beginning of May and still have no idea when they plan to close 4 months later. I have also been told they never received my divorce decree or quit claim deed from 2 years ago, even though I have tracking numbers and confirmed numerous times they did! After having undercollected on my escrow for two years and putting it in the negative a few thousand dollars I decided to refinance through them. Was told the process takes about 30-40 days. I started the process back in late June or early July, and here we are in almost mid October and the process is STILL going. Its almost impossible to get a response from anyone. On more than one occasion I emailed the person I've speaking with for my refi on a Monday and would get a response MAYBE Friday at 5 and wouldn't be able to hear anything till the following Monday if I had questions. It's been nothing but a hassle for over 3 months. However, when and if I'm able to get in contact with someone they are very kind. Just getting a hold of anyone can be a pain. read more

We are now going on month 7 of our "streamlined refinance" and we are still waiting to close. I sent a complaint to CFPB, Consumer Finance Protection Bureau in September and they had Lakeview send me a response. After Lakeview apologized for the inexcusable delay and lack of communication, I was promised an expedited process to close. Our Loan Processor, Darian Green assured us several times in October that we would close before November. Today is November 13 and we still don't have a confirmed date to close. This process has been by far the absolute WORST experience with under delivered promises, not to mention the frustration and stress it has caused. From advise from a CFPB rep, I filed a second complaint. Not sure what else to do but perhaps seek and pursue legal actions. 7 months!!! read more

I have attempted to call the company 3 times today. The first call I was hung up on before getting to speak with someone. When I called back I sat on hold for over 45 minutes, when it said the wait time would be ONE minute, and then the phone went silent. I assumed someone was about to come onto the phone. I kept saying hello and nothing. After waiting in silence for 3 minutes, I was hung up on again! This is ridiculous and I am a very upset customer who wants a response by phone! Update: After my fourth attempt to contact customer service, (pressed random buttons) and ended up getting a nice lady in the insurance department, who volunteered to stay on the phone with me until she could get me in contact with the mortgage department. I got all my questions answered in less than 5 minutes. With that being said, why is it so hard for them to answer a phone call? I am not the only person who has has this issue. I have seen people being on hold for multiple hours. So until I see a change in their customer service department the review will stay as one star. read more

Clearly you don't get to choose your mortgage company when your loan is sold. This company uses SIX different third party vendors and does none of it in-house. That means you have no person to speak to at any point and they have access to your bank and escrow accounts. Automatic payments on your behalf made at 8 pm on a Saturday incorrectly and unauthorized are met with automated messaging, redirection to online services that don't work and email addresses that are "no longer being monitored." If you have a choice, don't choose this company. If you don't have a choice, best of luck and my hopes that BBB reporting deters more people. read more

Aweful! I am now on day 87 of a refi that was supposed to be 45. I was told I would be funded today and now I'm being told that it could be Monday or Tuesday. Infuriating. I had Steve Seeple as my loan officer who totally dropped the ball and didn't do jack shit for 3 weeks. I emailed an called over and over and over again to no avail. I finally got him to order the appraisal and then i requested a new loan officer. Everything has been fine with the new one except for some communication misunderstandings. Steven didn't submit paperwork I submitted and I had to resubmit a lot of it. He apparently had a family emergency and so he couldn't take care of my file. Well that's when you tell someone that you can't fulfill your job and pass the file onto someone else. So we will see when I will be funded now. This is madening. read more

Worst mortgage company I have ever dealt with. My new home mortgage was sold to them by the builder. OMG...idiots. I have been approved by my county tax office for a homestead and over 65 exemption. I have sent them official documents showing both were approved. I have spent hours....literally...on the phone being transferred from on incompetent person to the next. No one there seems to understand that in Texas, taxes are paid on arrears, so instead of my mortgage payment going DOWN with my exemptions, my payment has gone UP. They refuse to pick up the phone and verify the approvals and numbers needed to adjust my payment, but want me to wait until October when tax forms are mailed out. Fine, but they are going to owe me a big refund at that time. Avoid this company at all costs. read more

Good luck if you get stuck with this company. I've come to the conclusion that they hate people. Covid-19 outbreak and all they can offer to people is a forbearance period in which at the end of the period (3-6 months) you have to pay 3-6 months worth of mortgage payments immediately and if you don't there goes your credit score and here comes interest. You think if I'm unable to pay month to month that I'll magically have 6 months of mortgage payments saved up? It's just setting up people to fail. I just tried calling to make a payment as there is a glitch on the website that has been there for months and they have now introduced a $12 service charge for phone payments. Heartless. This was not the case then I made a payment over the phone last month. Been emailing and calling for assistance and even put my phone number on a call back list and I've heard nothing in days. read more
