I have left you multiple secure messages with no response. I have called your customer support number and waited for 3 hours with no response. I tried the voicemail option after 3 hours and even the voicemail is full!!!! It won't even let me go back to waiting... so I waited 3 hours for nothing. The only one who responds is here on yelp and they just gave me the same customer device number and a drafted response. Edit: The trick is their email! Horrible company. The 4th mortage company we've dealt with and they are absolutely trash. We are refinancing to get a new loan just because we cant stand to use this company. They bought our mortgage from our previous company. They sent us 2 late notices telling us we were gonna be charged a late fee and it would hit our credit before we even received the documents with the loan information. When I called them they were incredibly rude and acted like I was stupid because they wont charge a late fee within 60 days of the transfer. Dont send those letters then??? They also charge a fee for paying after the 5th. Cannot imagine how that is legal when the payment isn't late when its within the grace period. They're charging a late fee and calling it a processing fee. Horrible horrible trash company. read more

The worst refinance experience ever! It took 4 months to complete refinance process. I would rate them as a zero if possible. The loan processor changed 3 times and each time I was not notified that the person had left the company or that I had been passed off to someone else. The loan processor who is working on my refi, continually dropped the ball in terms of follow-up and communication despite me being very responsive and always sending what was requested of me (most of the time within minutes or hours of the request). I continually had to follow up and was always told that it was in the queue. I sent over ID documents and after a couple weeks the loan processor claimed she never received them and tried putting the blame on me. Near the end I was told that the only thing left to do was for the Loan Processor to send it over to QC and that she expected to receive the pay off within 2 hours but that never happened. She then proceeded to tell me I had to send an explanation letter for why my driver's license didn't match the property address. This should have been asked for up front when she received the documents. I sent this letter this Tuesday morning and have yet to receive an email confirming receipt or letting me know what are the next steps. The only way I was able to get my loan closed was by contacting the CEO on LinkedIn. Even after all of this the incorrect loan ID is mapped to my account and doesn't match my loan documents. I attempted to contact customer support to get my account number so that I can register online for payments however I could not get anyone to answer. I got stuck in an endless loop of automated system responses and can't get in touch with a real human. I have also attempted emailing and calling you the loan processor's manager and my loan originator and have not received a response from either of them. Worst mortgage broker ever! read more

If you are shopping for a Mortgage DO NOT EVEN CONSIDER THIS COMPANY!!!! If they buy your mortgage you should refinance immediately!!!!! My mortgage was sold to this company and they are the worst mortgage company to handle my loan thus far. They will find every way possible to charge you a fee. If you do not pay your mortgage within 4 days of it's due date there is a 5 dollar service fee. This is not a "late" fee! If you don't pay within 10 days the fee goes to 10 dollars. Of course if you go beyond 15 days then there is a late fee added to the servicing fee. Just like the previous reviewer stated Ive never had an issue with escrow until this mortgage takes it. All of a sudden my escrow is underpaid and they increased my mortgage to cover it. All previous years I received escrow back with maybe a fluctuating mortgage payment sometimes less sometimes more. read more

This is very unprofessional and not knowledgeable staff and company. I close my loann on nov 2019 . My original lender transfer loan to lake view loan service. I recieved supplement tax bill from my city for 2019. WhIch I have not lived there for entire year. I reached out to my seller. My seller told me they have given credit of that supplemental tax amount. Told me to reach out lakeview loan service (current lender). I called customer care . They told me to put ticket on 1/17/2020. Ticket response time is two business days. I didn't receive any response from them till 1/23/2020 . I called them on1/23/2020. Spoke to customer care agent. They were not aware about process and they don't know status , I spoKe to supervisor. Supervisor pretend like they understand issue and I explain them credit is given by my seller and you can find it in closing loan estimate. See checke and say yes she can see that and promise me to escalate this ticket to higher because payment due by 1/31/2020 and suggested me she noted everything and she will give me a call back in two daYS, I have not received called or any response from them 1/30/2020. 1/30/2020 : I called again to find out wether they have paid those amount. Customer agent doesn't know anything about it. Told me they will take Decisions on 2/3/2020. So basically. Payment due on 1/31/2020. And if I don't pay , city will charge my 4%. Per day . So I asked to speak with supervisor- supervisor came on phone and told me this is supplemental tax and our company doesn't pay . I told if this is the case why I didn't recieve any response and I explain earlier I spoke to one of the supervisor and she didn't return call. This supervisor told me there is no notes or any updates. She is lier and told me they don't pay supplement tax. They should have informed me earlier so I have paid it my self. 1/30/30 I paid the supplement tax . Now I called back agaiin to update on ticket. According to them Agent :59125 has cancelled my ticket completely and noted I have paid this. I asked them so now does this credit amount goes to my escrow account. She didn't know anything about it. She does not have any knowledge about supplement tax. I requested again to speak wIth supervisor. It has been 40 minutes on hold. No one has responded yet. They are very unprofessional and unknowable. It does not take 15 days to respond any ticket even after I have guided them where they can look into too find that credit. I have repeatedly mentioned those information during placing ticket and also during call with customer care. I wouldn't recommend any one to this company for any sort of business with them. They don't know what they are doiing or their staff is incompetent. Hired smart , not jerks. I am unfortunate my original lender has transferred my loan to you guys. They are only helpful with collecting mortgages but when it comes to help or answer customer questions very poor performance. I am going to cOmpain in BBB as well. My original lender sold my loan to Lakeview not even a month after I closed. I put two tickets online (the 17th and 30th) to get my escrow lowered due to a tax exemption and both went ignored. When I called them on the 1st to ensure my next monthly payment (scheduled for auto pay on the 2nd) would be reduced they told me it was not possible because it takes 3 business days to adjust. Then they blamed ME for not calling earlier! Sadly, sometimes you can't control who your lender is. read more

Absolutely the worst loan servicing company out there. I would caution lenders if they want to sell their loans to this servicing company. If I could give 0 star, I would do it. My wife's client came in to ask her for help. There were $600 missing from her escrow account. The manager at Lakeview put them on hold for hours. She came back, argued that all of the money was accounted for. My wife's client showed proof that the money was missing through a screenshot. Lakeview then placed them on hold again. After an hour, the phone hanged up by itself. Does any other Yelp Elites have any recommendation on how to deal with this company. I am thinking of reporting them to CFPB. THE WORST COMPANY I have ever worked with!! Stay away. I have been trying to get an issue resolved for 2.5 months. Nobody returns my calls or emails, I've been hung up on multiple times. Doesn't seem like anyone knows what they are doing. I can't even refinance because they are sending Fanny Mae a code that says I had a credit enhancement so I'm getting denied. Multiple people have said there was never an enhancement but don't know how to get it off. They sent it over to the credit bureau but it is not an issue with my credit report- it is an issue directly from them. So now I'm losing money because I can't refinance and nobody will help me. Banks are a disgrace. Started my mortgage with USAA. USAA sold my account to Mr. Cooper. Mr. Cooper to Lakeview. My experience has been horrible. Lakeview somehow increased my tax and escrow from $2,500 to $5,500 bumping my monthly payments by $400+ a month. I contacted them, they said I needed to contact my town. I contacted my town and was informed Lakeview must have the incorrect information - that Lakeview was sent the correct tax changes. I contact Lakeview again - then they say they need to do an escrow analysis. Escrow analysis shows I have a $300+ surplus and my monthly payments need to go back to normal. My mortgage amount goes back to normal. Today, a month after having to solve the previous situation, I go to make my monthly mortgage payment and guess what! My mortgage was showing that I needed to pay $400+ extra on my mortgage. Here we went again to deal with "customer service" over a chat because they do not answer their phones. "Spoke" to someone who said she could see the problem and was going to have my account reflect the correct amount which was about $26 a month higher due to the increase in taxes and escrow. The person said it would take 3-5 business days to reflect. A few hours later I contact them again to make sure there is a "ticket" placed to make sure my account is corrected. This person can see the problem, but an escrow analysis needs to be done and it could take 7-10 business days. How do we go from 3-5 business days to an escrow analysis that will take 7-10 business days? At this point my account could be late if it actually takes 7-10 days - that's a late fee of $42+ dollars. All this changed within a few hours. The issue with this is they had a month to correct this the right way once and for all. They did not. You don't play with people's mortgages. If I wasn't proactive I would have ended up paying an unjustified amount of money a month because of their mistake. You be the judge! I don't have a choice than to suck it up because companies like USAA sell their portfolios and now I am stuck with Lameview mortgage. Stay away from Lameview, USAA, and Mr. Cooper. read more

Lakeview is terrible. They did not mail my insurance payment until 4 days until my policy ended. Next thing you know I'm getting calls from my insurance company that my home is uninsured. I had to pay the insurance out of pocket for the whole year, and then wait for a refund once the payment from loancare clears. The kicker is loancare then sends me a letter that I don't have home owners insurance and they are going to charge me a butt load of money for their insurance. I tried to contact them to prove that I do have insurance but the number they provided me for the local office is not even their phone number and I can't talk to a customer service rep on their 1800 number because I dont think they even have real people there. I don't really want to refinance but it may be worth it to get out from this lender. read more

Legitimately the worst refinance experience - EVER. Streamline should have been 45 days took 120. All this bc they outsourced the loan processing to an inept 3rd party vendor, same for their Title Agency! In the end both companies ended up giving me concessions so - against my gut, I signed at the closing. I had the worst feelings of regret in anticipation of problems. And I was RIGHT! Awful post-close experience with their servicer LoanCare. They are as bad or worse than the 3rd party vendor they used to process the loan. And of course you cannot get a hold of anyone at Lakeview and if I could - evidence shows they wouldn't care anyways. Worst mistake I've made in a while. Trying to buy my time and suffer through it before I do a refi to get rid of them! The closing costs will be worth the headache of having to interact with them! This letter I sent to the "supervisor" I have been dealing with explains my situation. I will be contacting EVERY SINGLE person who has ever complained about this company personally and filing suit if I do not have my situation resolved TODAY. Jesse, I have been trying to straighten out my escrow/ taxes and missing funds since November; we are now in the middle of January. I have not seen any changes, gotten any updates or heard from the escrow department. I have now opened a complaint with the BBB, The Consumer Financial Protective Bureau and The Texas Department of Savings and Mortgage Lending. Once they reopen, I will be contacting HUD and the FTC. I have complaint and case numbers handy if needed. The investigator from the SML has sent a letter with a suspense date of 23 January; if a response is not received by then with a resolution, there will be action taken on LoanCare's license. With each filing I requested a resolution of- My 100% disabled veteran Texas property tax exemption to be reflected on my account. My payment that is now in a "suspense" to be applied to my principal and interest. The $1,000 that is missing from my escrow account to be returned to my account. The escrow overage of $2400 to be returned to me. Additionally, if I am not contacted by yourself and your manager today, I will be contacting my attorney. From the research I have done, this is not the first time your company has participated in unethical practices, and If necessary I will take the necessary steps to file class action. This has been dragging on with zero results for much too long. I hope that you will take this letter seriously and proceed as requested; with a case as simple as mine, this should not have gone this far and could be easily corrected. We purchased a DR Horton home, through DHI Mortgage. DHI Mortgage quickly sold our loan to Lakeview Loan Servicing. And from there, the lies began. In the month of January 2019 (the second month they owned our loan), they took our loan payment out of my wife's account, as they were supposed to. However, they took out another customers loan from her account, too. We immediately let them know of the error. Their response was, "We can get your money back to you by the 11th of the month." First of all, this was their mistake, NOT ours. But we have to suffer with having almost $2000 less for the month because they screwed up? Are you kidding me? Anyway, my wife has been calling them every day for the past 10 days to get things sped up. But she never got yo talk to the same person and the story changed each time she spoke to them. Finally, she was informed on January 11 that the check had been mailed to her, overnight. Liars! It is January 13 and there is nothing here. On the 11th she asked for a reference number for the overnight mailing...nothing. We waited around all day on the 12 and 13...nothing. These morons made a huge mistake of taking someone else's loan payment out of her account and they can't seem to get our money back to us in a timely manner. My sister has worked in the banking industry for over 20 years. She says if they (her bank) makes a mistake, they correct it immediately. So,why don't these idiots at Lakeview Loan Servicing give a crap? Because they don't have to. Do NOT...I repeat...DO NOT use these folks for any reason, at anytime, under any circumstances. Current situation I need heart surgery going to be out of work for 10-12 weeks .. they have nothing to help with this? They did a great job of keeping me informed of the process through the approval and closing.

We've had numerous issues with Lakeview Loan Servicing. A few examples: home insurance not being paid through escrow, nearly late payments for property taxes, and bounced payments (error on their end) without any notification. Our home insurance increased, because Lakeview stopped paying without any notification and it lapsed. This is still a current issue. Every time we call, they say they will take care of it. It's been about a year, and it's still not taken care of. Every time property taxes are due, we get a few notifications it has not been paid until the very due date. Luckily, it's been paid one time. We do our payments online. The past several times, they have tried to process the payment with the routing number entered twice; despite the fact that the information was entered correctly for payment. We received late payment notices in the mail AFTER foreclosure warnings (imagine the panic attack). We never received email notices about any of this either. My husband is the primary, and I'm the secondary on the loan. Zero information was sent to me personally about the state of the loan. Every time we call customer service (at least once a month), they act extremely helpful and nice, but nothing is ever taken care of. read more

Ignored our request to process a pay off amount in which we were given 24-48 hrs time frame. We were refinancing with another mortgage company when earlier in the refinancing phase it wasn't a problem.. we were given so many different excuses that really made no sense given the fact that earlier in our refi phase it took literally no time at all and wasn't a problem THEN. We called numerous times speaking to so many reps and finally oh my gosh finally and luckily we managed to speak to a very caring rep who mind you was able to send us the payoff with in minutes!.. this review isn't a reflection of this only one caring individual but of the MANY others who neglected to process our request. Shame on them for lying and telling us unbelievable excuses. So glad to be rid of this company. read more

The worst mortgage company ever. My loan was sold to this company and I'm not happy about it at all. I was requested to pay $2k for my escrow account. I sent in the payment in July and they applied it to the principal. I called and explained that the payment was for escrow and it was moved to the principal again in December. I called again and they claimed they fixed the issue. Now they're sending the request for the $2k payment again in February. Since they keep applying my payment to the principal, my mortgage went up $200. I'm disgusted with their practices. read more

Completely irresponsible for not prioritizing the privacy of their customers. My data was taken and they had identified me as a victim on 1/31/22, and only notified me on 3/29/22. A ransom demand was posted on Tor and the payment was due in early March. Lakeview was aware and let everyone's data be posted publicly by not complying with the ransom demand. read more
