    If I could give them negative stars, I would. They are our current condo association management…read morecompany. Their lack of responsiveness is ridiculous. I've been waiting for TWO MONTHS for them to schedule an apt for someone to come and check out an issue in our building. To make it worse, the person assigned to our building who is representing themselves as a community manager, Joanna (aka Ioana) is not in fact a licensed community manager -- which I'm pretty sure breaks some rules and regs from the office of professional regulations. From what I understand, the "community managers" all work remotely. They do have a few people in the office, one Anna who has been helpful when I've called into the office to complain about the lack of response from Joanna. I highly recommend you check to see if the person you are working with is licensed. You can do so here: http://www.idfpr.com/profs/cam.asp At any rate, they promote their "state of the art" community management website which is OK at best. It is handy having all of our building documents in one place but the site isn't anything special. A 6th grader could build something similar during a weekend hackathon.

    Honestly, thank goodness for Ricky & Hugo. Without them this place would be nothing. They are the…read morehardest working people here. They really go above & beyond for the community. The office itself is very unfriendly & unwelcoming. I hear horror stories from my neighbors about how bad they're treated from the HOA. So far all of my correspondence with them have been a struggle. Cold, passive aggressive, & defensive are the main problems with the HOA. I had an emergency maintenance that I was able to take care of but needed them to unlock the roof. But instead of understanding & support I was met with blame & intimidation. Everytime I have to deal with the office I know I'm up for a fight. Things need to change in the office. This is a pretty big community with hundreds of residence. We need a management team that can handle the job, that appreciates the community, & that supports every single resident. A tip that can be helpful for new residents that I had to learn the hard way: - You can get a "No Parking Tow Away Zone" for your moving trucks/vehicles. You have to go through the City if Chicago or Police Department. I added a photo about that. The HOA office will not help you with move in/move out although you do have to pay a $250 fee, which I never got a clear answer as to what EXACTLY it did cover & they offered NO help whatsoever. I mean seriously, I had to pay $250 to move in to my own apartment with absolutely no assistance of any kind from the office. Just rules & regulations about it. When I asked for help on moving in the office said they don't involve themselves as in how to get a permit. Nice welcome right? So a BIG THANK YOU to Ricky & Hugo for being the shining light of this HOA. I see you making sure our buildings are kept, our trash areas are cleaned, our snow shoveled, our sidewalks cleared. You always say hello to me & I appreciate you! Stay strong over there because I too had a boss that had no respect. My advice to my fellow frustrated neighbors is to hang in there & don't let them intimidate you. You are not the only one who is dealing with the incompetence of service from this office. Don't give up on making sure you get what you deserve as a resident of this community.

    The worst. place. ever. This place makes me wish Yelp had 0 stars, or better yet....negative stars…read more I rent from an owner, and this association handles the outside of the building, but MAN, do I use "handles" loosely here. My room is on the 2nd story of a townhouse, and on 1/10/14, I noticed water STREAMING out of the light fixture in my closet...um, ok, that looks like a fire waiting to happen. I immediately called my landlord who was VERY prompt and sent a maintenance man out the next morning. He said he could not fix the light until the roof was fixed, and said a roofer would be out by Tuesday. Ok, I suppose I can listen to dripping water for a couple nights. Tuesday rolls around and Walpole didn't send a roofer. Alright, perhaps they are busy. 6 days after the leak started, nothing, so I contact my landlord again and she apologizes profusely and contacts Walpole again. 2 days later I get an email to the effect that, "Well, the roof can't get fixed because its too dangerous for the roofer...the roofer will be out as soon as the weather allows" OK...not sure what "weather allows" means as I contacted the American Roofers Association and they said there IS NO "too cold weather" to roof in. HA...so a week passes and nothing...then another. At this point my closet is useless and there is mold/burn marks coming out from my light fixture...ok, that is not good. On Feb 3rd, I contact Walpole back saying that per the lease I am giving them 14 days to fix this or I will be forced to withhold rent from my landlord. They again, just simply state its too dangerous. This is strange to me, because as I sit on my couch, I look across the street, and what do you know...A ROOFER...on my neighbors roof...ROOFING. How can this be?? That roof is pitched and mine is flat! How is a flat roof more dangerous than a slanted one?? On Feb 17th, I finally got my lawyer involved. She contacts Walpole directly, and the "boss" tells her that they need "3 days of above freezing temps AND 3 days of dry weather"....Its February in Chicago...this criteria won't happen for AWHILE. It's been 6 weeks and not a thing has changed since the leak started. Walpole contacted me today and said that since it is 40 degrees today, and nice tomorrow...they will try to clear the roof so the roofer can come out NEXT week and fix the roof. Hmmmm, wait....I thought they needed above freezing temps and dry days? There is 100% chance of rain in 2 days and then it goes back into teen temps..which, last time I checked, was WELL below freezing. As a final nail in Walpole's coffin, I have contacted multiple roofers in the area and all said there has not been any weather that would prohibit at least a temporary fix to stop the leaking so the light could be fixed. One guy even laughed when I told him that I was told weather was an issue. He said, "Check out Minnesota's Roofer's page....they get more snow than us and their busiest month is January" So, it is clear that Walpole....or at least the roofer they use, does not like to do work when its cold out. Please PLEASE stay away from Walpole if you are looking at renting from an owner that is through this association.
