We began working with Roley during our closing process and looked to him to answer multiple building structural and management questions. Roley forthrightly responded in a timely and friendly manner. More recently he has been helping us with acquiring our entry keys and put us on the correct path to make this happen. He has consistently responded to all my inquiries in a very timely manner. Managing a large residential building comes with constant moving parts, and their team has consistently been responsive, organized, and professional. A special thank you to Gina, who has been incredibly helpful, patient, and communicative throughout the process. She has gone above and beyond coordinating logistics, answering questions, and helping navigate building procedures in a calm and professional manner. Her responsiveness and follow-through have made a stressful renovation process much smoother. What stands out most is the balance between maintaining building standards while still treating residents with respect and professionalism. Communication has been clear, expectations are well organized, and issues are handled promptly. Chicagoland works for the condo association and not individual condo owners. I own and have lived in WaterFord, a Chicagoland managed building, for 26 years. Since Chicagoland was brought in a number of years ago, the on site manager (Sheri Kirk) has always done a great job and is responsive and professional. Sheri has an incredibly difficult job because she acts as the "go to" between residents and the board of directors. In a building with 252 different owners there are always diverse opinions, wants and perceived needs. I think Sheri acts as a manager but more often as a diplomat trying to make everyone happy. Chicagoland is a MANAGEMENT company and does NOT determine assessments or policies nor do they set any fees - all those things are done by the condo Board of Directors. WaterFord is a well managed building and has significant reserves and works hard to maintain the property values for owners. A previous reviewer states that Chicagoland manages reserves and spends money redecorating. WRONG AND INCORRECT! The Board of Directors determines how reserves are managed and how assessment fees are set. Perhaps residents of condo buildings should attend regular Board meetings to learn what is really happening. Better yet, if you want things to change, be a part of the process and run for a board seat or get on a committee. Chicagoland does a great job!

She does nothing to resolve issues in the building, disregards doing the most basic management tasks (like scheduling topics to be discussed during board meetings) and is unprofessional. She is absolutely unfit to be a property manager and should be removed ASAP. Also, exec members of the board of my building buy up vacant units in the building, rent them out to unruly tenants, and then won't levy fines or give discipline to those noisy tenants, because it's their OWN renters. That's the reason why so many people in my building have issues with loud tenants and nothing ever gets done. It's borderline corruption. When I try to call CCM to submit a complaint about her, they never answer the phone half the time nor do they take it seriously. A property management company should be much easier to contact and should prioritize issues with on-site property managers much more than this company does. Do not hire them to manage your property, as they are simply there to get a check.

The people before me lived in their establishment for yeaarrrsss and the people before them yearrsssss. 6 months ago some GentreHOE moved into one of the beloved freshly painted home and is trying to push me out for MEDICAL reasons i'm coming to find out TODAY! After they gave MEEEEE!!!!! a 60 day vacate notice because they "switched brands". Ha. Did they know it was a medical reason? I don't care. I have proof the neighbor knows. So, either I'm suing somebody....or I'm staying. WITH my deposit back. The skinny white bitch can go.

    Honestly, I think it's ridiculous that I even have to give them one star to give the world a fair…read morewarning of how incompetent this company is. I would avoid them at all cost, especially if you are a renter as it is evident that they do not see the importance of maintaining people's housing, a basic human right. I called GSBM more than a week ago to let them know that we were having draining issues in kitchen, specifically the kitchen sink not draining and the dishwasher draining into the kitchen sink. CLEARLY NOT CORRECT. Upon calling they informed me as a renter, it is their policy to not communicate with renters, even though we are the ones experiencing and dealing with the problem. I don't know in what world that makes sense but clearly GSBM is not operating here on Earth!! Thankfully the owner of our unit is very responsive and immediately called to report the problem officially (using the exact same steps that I had just taken, but that is besides the point). On Monday this week, after more than 5 days with no response, we called a plumber on our own. After paying $1300 for the plumber to snake the drains and say the problem is beyond our unit, we called GSBM back. Alas, they still do nothing a fail to return calls for days. At the advice of our plumber, we are not using the kitchen sink or dishwasher, yet each day it fills with dirty water from the units above and GSBM does nothing. They won't even help us contact the units above so that the water will quit coming in until the water is fixed. I've spent probably an hour to an hour and a half of the past 11 days draining water from our kitchen sink and dishwasher with a measuring cup while they continue to drag their feet and show their inability to be even 1% helpful. If you are doing anything with GSBM I would seriously reconsider unless you want to be treated like complete trash and reminded that you actually don't matter one bit. Amid rising assessments at the property you thought things would maybe improve, but it seems they are just funneling that money straight into the pockets of whoever can be the least helpful, biggest jackass of the month. -5 stars

I had never heard of GSBM before and I am so happy and pleased to say these folks are fabulous, responsive, great portal system and they actually answer the phone and personally respond to emails. Highly recommend them!
