Disgusting, lazy, terrible and should not be in business. They purposely do not answer phone calls unless you press the "owner needs to speak to Joe". The moment we need a repair we get the cold shoulder, no follow up and over weeks of waiting. Today I pulled out my cutting board and there were MICE drippings all over and a hole in our roof that's they've been dragging their feet on repairing for 25 days in 30 degree or less weather with rain and snow. I wish I could give negative stars. This is the WORST landlord experience my husband and I have ever had to deal with. We have rented in different states even and have had incredibly kind, friendly landlords who are on top of their properties and their required maintenance. We have lived at our property since April of 2017. Not once have our trees/yard received their supposed yearly trimming. We have to do everything ourselves. We have roof leaks and all they have done is put a giant tarp over our roof that is a huge eye sore. We have emailed repeatedly on when it is supposed to be fixed and we get no response. It has been leaking for over 4months now, and it's been over a year since the first tarp was put up as a band aid. All the cabinets and doors are falling out of the hinges and he says it's our fault. We have black mold in a room and the carpet is wet when it rains and he told us to wipe the wall and clean it. They do nothing, and if they do anything it's the cheapest bare minimum. And then the issues come right back. They are unresponsive, rude, condescending and we wish we didn't love our neighborhood so much or we would have left years ago. We have 3 kids going to the neighborhood school and feel stuck acting like homeowners on a house that's falling apart and there's nothing we can do. From the tenant aspect of things I think this is a pretty crappy management service. While they handle property issues that have come up in a fairly decent timeframe, I have been intimidated, harassed, yelled at, not given proper or enough information when things have gone wrong, no information at times, and provided notices without the proper legal timeframe or authority in certain instances. I have gotten SOOOOOOO much pushback from not only my landlord who continues to harass me after she hired these guys but from the guy who runs this place, Mr. Secco. I am a licensed real estate broker and have been for almost 20 years and I know real estate law pretty well and these guys pretty much suck. There was also an instance where they were turning over the unit below me during the summer and some lady from this firm came out that I did not recognize. I was sitting on the lawn with a few friends at the time, didn't know who she was or why she was there, and she didn't even bother to say hi or introduce herself on her way in or out although I did introduce myself and asked if I could help her because she was a complete stranger to me and on the property. She never said hi and completely ignored me both in and out of the unit. I'd say STAY AWAY do not hire these guys. read more

THE WORST EXPERIENCE I HAVE EVER HAD WITH A LANDLORD!!! We are currently renting a property from Landlord Management. The rent is extremely high, even for our neighborhood. We stay because the neighborhood is nice and it is close to our kids school. HOWEVER the house is in disrepair and getting worse every month. Just like all property mangers, LM had cleaned the place up very nice. They told us that they would maintain the trees, but everything else was our responsibility. We have been in our house for 4 years and LM has never trimmed the trees once. Any request to do so has been completely ignored. All of our drawers and cabinet doors are falling out and LM refuses to respond to emails about that. The doors are falling out of their hinges and any emails or calls about that are met with silence. There are several leaks in the roof, one resulting in black mold. After months of emailing, LM sent out a guy to put a tarp on our roof that is an eyesore and has now been there for months. Our property Manager's name is Joe Sacco. At best, he is condescending. At worst he is verbally abusive. I have overheard him yelling at my wife before. Whenever LM finally gets around to fixing things, they send out inept repair men who refuse to call before showing up (this is a problem because i have 3 lids, one of which is an infant that takes naps and is easily woken up by loud repair men) and refuse to follow safe Covid protocol. Any fix they do is the bare minimum, with the cheapest materials and done with bad attitudes. I am a maintenance man by trade and I would be fired if I did the quality of work and customer service they do. During the winter, our underground oil tank leaked all of our oil out. It was like pulling teeth to get LM to do anything about it, despite the fact that I have 2 young kids and an infant in the house. When they finally did something, LM hired a crew to crudely instal an external tank, drilling 2 oversized holes in our garage wall and running copper lines to the furnace. In the process, the company lost $500 worth of oil from our tank. LM refused to refil the tank to its original level and never compensated us for it. All in all, I am not sure if this is true for all of Landlord Management or if it is specific to Joe Sacco, but AVOID THIS COMPANY'S PROPERTIES AT ALL COSTS! read more

The owner of Landlord Management Inc is James Sansburn. He also owns the John L. Scott Real Estate agency in West Seattle. The property management and real estate agency are in the same place. This was the worst experience I have ever had with a landlord/owner in Seattle. If I could choose negative stars as a rating I would. I rented a studio at 7119 California Ave. SW. for the longest six months. When I first saw the place it seemed nice. The carpet had just been cleaned and it seemed like a nice place to live. The studio I rented is in the basement so I asked about the neighbors that lived above me. Mr. S told me a senior woman had been living upstairs for more than 15 years. I thought this will be a great place to rent. Senior citizen long term renter (quiet, calm) r+Landlord/owner lives in the building (place taken care of/clean)+(easy communication) Unfortunately, that only added up in my mind. The upstairs senior citizen was an insomnic and stayed up all night moving furniture and watching t.v all night. I would say it began around 8:00 or 9:00 PM and lasted till 4:00-5:00 AM. I was lucky to get a full night's sleep. When I questioned Mr. S about this he said,"Yes, she does not sleep at night." He failed to mention this before I gave him a deposit, signed the lease, and moved in. When I moved in there was a strange smell. One of the movers told me that the smell was cat pee in the rug. The rug would have to be removed and a stain put on the concrete floor to get it out. He had done work like that so he knew what was going on. I did not smell it when I first saw the apartment because the rug had just been cleaned and it was dark color. AAARRRGGGHHH!! When I confronted Mr. S about it he said he could not smell it. Surprisingly, Mr. S was the only person that could not smell it. On the threat of my moving out, Mr. S got a smell removal professional to look at the rug. The rug was so bad that the a removal professional told Mr. S to buy a new rug. It would cost more money to remove the smell than buy a rug. The carpet professional removed the carpet and told me the rancid smell was so bad he could taste it in his mouth. EEEEKKKKK!! I was not able to move into the apartment until 3 days later. Was Mr. S sorry for the inconvenience. Noooo!! I was inconveniencing Mr. S and spending his money. Tax write off or not. After that point, Mr. S, this man in his 60s-70s began to avoid me like the plague. He would actually go back into his apartment when he saw me. I found this quite amusing since I had done nothing to him and his lack of immaturity was limitless. It made it challenging to get things fixed dealing with this level of immaturity. So, my advice, don't do it. You will regret. read more

If I had the option to give this company zero stars, I would. They are not good about returning phone calls or answering questions. They are not good at keeping track of paperwork. They don't cash checks in a timely manner. Worse still, I had to deal with the property owner even though there was a property management company involved and spent months being the middle man while the homeowner and Landlord Management blamed each other for the fact that much needed repair was not being done. LMI is completely spineless when it comes to dealing with an owner that doesn't want to maintain or repair the property that they're representing. I had to file a complaint with the Department of Planning and Development to finally make the owner provide heat in BOTH halves of the house because Landlord Management didn't want to argue with him when he said that heat in one side of the house was enough. I'm not even exaggerating here. It was THAT bad. There was an exterminator hired to get rid of the rats that we weren't told about (the rats or the exterminator) until I went into the kitchen and found a stranger wandering around in my back yard. The house was advertised as having gas heat when in fact it had oil heat (something I asked specifically about because it was on my "deal breaker" list. There was a lot more, but you get the picture, Bottom line, DO NOT rent from them. They are completely useless and incompetent in a way that really defies description. read more
