    Predatory billing and lack of transparency…read more I own a townhouse in a community managed by Emerald Management & Consulting, and my recent experience raised serious concerns about their billing practices and transparency. We experienced water intrusion into our unit through an exterior door off our second-story balcony. I immediately notified Emerald Management because I reasonably assumed that exterior structural issues would fall under HOA responsibility. Emerald contacted a mitigation company, 24ResTech, which came out and addressed the interior moisture over the following week or two. At no point during this process were we informed that we would be personally responsible for any project management or administrative fees. No estimate, hourly rate, or discussion of costs was ever provided. During this time we were told we would need to hire a contractor to make repairs to prevent the issue from recurring. The contractor who inspected the door identified several installation problems: * The head flashing was improperly installed * The door had insufficient weather stripping * The threshold had been installed backwards, sloping inward toward the unit I have no knowledge of any work done by previous owners on this door, and one would assume that any prior work would be documented in HOA or management records. Later we received an invoice from 24ResTech for roughly $1,500 for mitigation work that included removing about one square foot of carpet and running fans for a total of about eight hours. On top of that, Emerald Management charged us $907 in "administrative/project management fees." These charges were never disclosed ahead of time and appeared only after the other invoices had already been paid. When I asked what the charges were for, I was simply told they were administrative costs for overseeing the project. This was shocking considering we already pay over $1,000 per month in HOA dues. Being charged additional administrative fees that were never disclosed and never requested felt unreasonable. Emerald told us we could dispute the charges with the HOA Board and encouraged us to attend the meeting. My husband and I presented our concerns to the board, but a representative from Emerald Management was also present and recommended that the board keep the fees in place because the bylaws allow them. That situation felt like a clear conflict of interest. The management company that issued the charges was effectively advising the board on whether those charges should stand. The entire experience was extremely disappointing. The lack of upfront disclosure, vague invoices, and unexpected administrative fees raise serious questions about transparency and fairness in their billing practices. Homeowners deserve to know what they are agreeing to financially before work begins.

    A Warning to Homeowners: Predatory Practices at Emerald Management…read more I urge all current and prospective condo owners to steer clear of Emerald Management. My recent experience with them revealed a pattern of predatory billing, a lack of transparency, and an alarming fee structure. Following a water tank leak in my unit, Emerald, my HOA's management company, assigned themselves to oversee the repairs. Only after the project was underway was I informed of a "special project management fee." There was no prior disclosure of this cost and no opportunity to decline their services, which I had reasonably assumed were covered by our HOA's existing contract. Emerald defines this fee as covering "administrative time and coordination efforts with the vendors." To minimize these charges, I personally handled nearly all vendor communication, scheduling, and on-site supervision. Despite my efforts, Emerald's billing was excessive and unethical. Their invoices included charges for: -Answering my questions about the fee itself, including billing me for the time it took an employee to state they didn't know the cost. -The time they spent responding to my official dispute of the first invoice. -Correcting their own billing error after I pointed out they had charged me for a contractor invoice that my insurance had already paid. Disputing these charges is futile. Emerald is paid by the HOA, which then bills the owner. Any dispute is with your own HOA, not Emerald, who faces no financial risk for their billing practices. Ultimately, their "management fee" totaled nearly $1500--over 20% of the entire repair cost--for a project they barely touched beyond securing initial bids. These practices are designed to siphon money from homeowners who are left with little recourse. Avoid this company at all costs. Just an example of how ridiculous some of the fees are. I've attached two photos of showing me telling Emerald that I will have my insurance the vendors directly. They paid the vendor and invoiced me anyway. I told Emerald that it has already been paid (and I called the vendor for them to let Emerald know). It took Emerald multiple calls to finally correct the invoice, and they charged me $120 for correcting their own invoice mistake.

I…read morewould recommend these to anyone looking to live near public transportation or needing a cheap(er) place to live. The property manager was responsive, and the staff was almost always friendly. The only issue we had with staff happened about a month and a half into living in our apartment when we discovered under our sink was leaking. At first it was just a bit of water so we both assumed the other had been spilling, but it grew and grew until under the kitchen sink was essentially flooded. The day we realized what had been happening we went into the management office and told them. They said they would send someone to look at it the next day, which never happened (which is okay, with this many units you expect some miscommunication from even the best), so a few days later we sent in a work order. All three of us are young college students so wanting to be polite, we submitted a work order that said something along the lines of "Not urgent, just whenever you can get to it!". This might have been a mistake, but again we are all young and trying to be polite. We received a notification that they would be coming on Friday morning, and the maintenance guy did. My fiance and I were at the grocery store when our roommate called us, sounding a bit freaked out, and asked us to come home. The maintenance guy had (and I was not there so I do not know exact quotes) said something along the lines of "since you didn't report this when you first knew, you might have to pay for the repair and it might be thousands of dollars". I know he said something like this because he discussed it again when we got home, and I mentioned that we had come in person and nobody had come, and the "extensive mold" he had pointed out couldn't have formed so quickly. We did end up not getting charged for it (at least so far, our lease is not technically up for a few more weeks although we are moved out), which is good since we definitely should not have been, and things were otherwise fine. Residents would leave trash all over the place and management had it picked up frequently which was great (although gross of the other residents to do that). Overall, I like to cut people the benefit of the doubt and assume that the guy we talked to was just having a bad day and not trying to intimidate us because of our age, and the one other time we talked to him he was quite nice, so 4/5 stars. We also had a bit of mold in our apartment but that is common in the area and it was only in the windowsills during the winter. It definitely isn't the fanciest place in the world but for the price I would absolutely recommend it. (My yelp is under a fake name, not designed to hide anything but because in the past I had a business owner track me down on Facebook based on my review. I'm sure the property manager would know who this is based on the details and I am fine with that!)

When we toured the unit, she was very knowledgeable about the property and its history, and answered all my questions regarding the rental terms and application process. Katie was extremely kind, personable, and professional, and gave me the strong sense that she and the company she represents are trustworthy and sincere. The townhome was great, but unfortunately, another applicant applied for the unit the night before we met, so the timing didn't work out. After we toured the property, Katie was kind enough to show me another home nearby, and went above and beyond, by searching for other properties in the area managed by Maple Leaf. I decided to not move at this time, but am grateful for all of Katie's help and hope to work with her and Maple Leaf Property Management in the future.

When I moved in I told them there was a hole in the outside wall, near the kitchen window. For the next 1.5 years I told them and they had their own inspectors take pictures of it. Despite this, they only made a move to fix it once I reported them to the city. The whole time I lived there I was told that all of my things molding was my fault (including 2 beds!). I was told to leave my cupboard doors and drawers open to prevent mildew in the kitchen. The dehumidifier I requested would fill up at the end of each day. When they finally opened the wall to fix the hole, there was black/wet insulation and they had to replace half of the kitchen's 2x4's, and the workers found another hole with earth worms living in the kitchen under the dishwasher. Despite having 5 different workers out to deal with the hole and earth worms, this was never fixed by the time I moved out. And then, 2 weeks before I moved out there was water dripping out of the bathroom ceiling fan. They opened it up to find a leak that had to be going on for at least a year because the insulation was again black and the wood was moldy. They did not fix this before I moved out. I just had to live with a hole in the ceiling above the shower... Then they illegally withheld $750 from my deposit. They didn't follow the law by detailing the reasons for withholding this amount. They simply printed out a screenshot of text messages with their handyman giving an estimate on two projects. Thankfully I was able to recover the deposit since they do not know the law or how to do their jobs. There is so much more, but this should suffice as a warning. Lastly, their own employees bad mouth each other. Highly unprofessional and shows the do not even follow basic respect standards. Disgusting, gaslighting, lying, and incompetent company. Steer clear!

She also provided information about each neighborhood, which was incredibly helpful since I was moving from out of state. The day I arrived in my new city, our other agent, Kristi, picked us up and gave us a six-hour tour of the places we had selected. Additionally, she was an advocate for us throughout the process. She asked the tough questions of the leasing agents on our behalf to help ensure we got the apartment we wanted. She asked questions we hadn't even thought of, so it truly felt like she was on our side rather than pressuring us to choose a place. She was amazing. Even before I signed my lease, I had additional questions, and Kristi was there to answer those as well. Both Bree and Kristi were fantastic. They even handled turning down the apartments we decided not to select, which was one less thing for us to worry about during a major move. Great service all around! They made relocating to Seattle and finding an apartment so much easier.

    I had concerns about pet waste in our neighborhood, especially in a specific area that had repeated…read morewaste issues. However, in 2026, when I circled back expressing my concerns, Ezekiel and Carmel helped make my request for a pet waste station to be installed happen. They sent me updates throughout the process and I was pleasantly surprised last week to see a pet waste station installed in the problem area of my neighborhood. I'm thankful Ezekiel and Carmel took the time to not only hear me out; they found a solution, remained communicative, and saw it through.
