Overall, we are happy with the finished project. The fire pit and planting area turned out beautifully, and the lawn looks great. There were a few dead spots in the new grass, but the team returned and repaired them. There were a couple of details that did not fully meet our expectations. We had a propane box installed to supply the fire pit, and we were disappointed with the cover, which was made from only two large standard tiles and does not look as finished as we had hoped. We were also surprised that much of the irrigation system was installed using flexible tubing rather than Schedule 40 pipe that was trenched and buried. Since much of the tubing is covered only by bark, we are concerned it could be damaged as people walk through the area. That said, Nick did a good job helping us plan the project and was very responsive whenever we had questions or concerns. Despite a few areas that could have been handled differently, we are pleased with the overall outcome.

The finished backyard looks excellent and the quality of the construction appears high. Vanessa specifically provided excellent, white-glove service throughout the entirety of the project and was super responsive to all of our communication. We did have a number of issues arise with the crew (mainly excessive dust seeping into our house and trash being left behind on the neighbor's property line), as well as the accounting department (an accidental attempt at overcharging us), but Vanessa always did an excellent job of troubleshooting these issues and helping to guide everybody towards a resolution. She also worked diligently on our backyard design and expertly guided us through several iterations and unexpected construction issues. I highly recommend working with Vanessa and Black Diamond Pavers.

I have mixed feelings about the work that was done. We hired him to put in concrete in the backyard…read moreof our new build and was relying on his expertise as to what would be the best set up. He came by and took initial measurements and said he would provide drawings of what he would do. I never received the drawings. I don't know why he decided to move the drains out to the sides instead of leaving them in the middle. As you can see in the pictures, now there's areas where water pools where if there was a drain there wouldn't be an issue. I'm also surprised he didn't put a drain where the pipe for the water tank comes out, which is causing discoloration. These are things that I expected an expert to know about and to provide upfront. Now that the concrete is put in it's too late to have the drains installed in the middle. Btw moving the drains to the sides was an extra $1k. We also added the concrete path to the front of the house, and when he did that he cut the water pipe so now there's a dead patch. He didn't consult with us prior and that was not something that was agreed upon. Now comes the payments. He asks for payments in installments up front. Reason being that he said he needs to pay for the materials and his workers. I have always heard that you should never pay and should wait until work is done, but he seemed trustworthy and it was in installments so I didn't have too much of a problem with that. These were paid via checks. When it came time to pour the concrete, I was told it would be a certain amount and I provided payment directly to the concrete company. Later on after it was done, I was overcharged and I asked him to call them to verify and ask why the difference. He never followed up with them. Luckily this was through my credit card so I was able to submit a dispute. When we gave him the final check, there were some remaining items that he still had to take care of before the project was completed. I had to keep texting him to ask when he would be back to finish the job. It took weeks since he kept pushing his schedule out. My overall sentiment is that this was just an OK result. I do appreciate that him and his team worked during the summer through the 100 degree weather to get this done. But at the same time, I'm not too happy with the drainage system that they did.

We just wrapped up a huge overhaul of our backyard with Jeff and Courtney from TriValley…read moreLandscaping and we truly could not be happier. We originally called Jeff to talk about fixing our drainage issues - our yard would flood every time it rained, and pool near the patio and foundation. Jeff was so thorough and explained where all our pain points were and how we could most effectively fix them. We decided to install French drains and pumps on both sides of the house to get water moving the right direction. Once we started digging, Jeff and his team realized we could make the drainage work without pumps by grading the yard differently - saving us tons of money! Naturally, we got excited and decided to increase the scope of work to include more landscaping, a few footpaths, small seating area, a bunch of sod for a new lawn, irrigation and a ton of new plants and trees. Jeff and Courtney checked in with us about budget throughout the whole project, making sure to send us new estimates when I got excited about adding something else to the revamp. The team onsite were great - personable, on time, respectful, and they also seemed to really enjoy working with each other, which we felt was a good sign. I absolutely adore my new outdoor space and we anticipate enjoying it with our family for many years to come. If we ever need more work done, I'm calling TriValley!

I reached out to Geoff and as always, he was very responsive and offered to repair these items. Geoff and his team stand by their workmanship and products. They were recommended by my swim spa dealer, Turbo Spas in Dublin. The crew was easy to work with, professional and followed my instructions to the letter. I just want to give some feedback from what I have learned since because this will help others avoid the same mistake I made. After waiting 28 days for the concrete to cure I set my 12' swim spa and 8' hot tub on the pad. 6 months later my swim spa cracked on the bottom. I am not sure about this but I believe the spa cracked because of the control lines running underneath the spa because that is where the spa shell cracked. Lessons learned is never add control lines where a swim spa will be set. This was no fault of Swanson's, It was my fault for recommending control line locations. All is well now because my swim spa was repaired and I have the spa floating on 3" of crushed rock and a spa pad. The spa pad and rock sit on top of 6" steel reinforced concrete.

But they came back with exactly the same estimate, were able to start the project in a week, and finish in only four days. Just so you know, I have a very long uphill driveway in Oakland hills. The first day the cru arrived with machinery. I could not believe that my old driveway was gone by noon. Everybody who worked on site was knowledgeable, professional and hard working. Apart from the lunch break, I didn't see anyone slaking off. Nelson was on site daily confirming the design with me and overseeing the quality. Basically, they knew what they were doing and executed beautifully. Even the transition to the road was done better than I expected. I highly recommend Mr. Pavers!

Mr Pavers were great until we had a an issue....a big issue!…read moreMr Pavers did a great job on front walkways in October of 2021 and we had no big issues. Now time to redo our pool deck and back patio, we went back to Mr Pavers for the job using the same BELGARD pavers. We agreed to a few suggestions that added to our job including; using pavers for a walkway that we were originally not going to do (note-walkway has a big tree above it); upgrading a drain cover to match the pavers, etc. Glaystone, Owner of Mr Pavers, noticed the salesman had failed to see a drain and he needed to add $300 to our already signed contract for that. We did not object and accepted the additional charge without complaining. We had a whole lot of pavers left from our front walkway project that we have stored on the side of our house. We asked John (the salesman) if we could save a few $ and use them for the backyard. He said no because the color would no longer match and more importantly, as a result we would need to treat those pavers with a sealer every 1-2 years going forward and he said " no one wants that expense!!! " He said we could just get rid of those pavers or use them in a place that we wouldn't care if they didn't match. We got off to a bumpy start with minor issues for example-the salesman John told us they could easily get the forklift by our pool equipment on the side of the house to get to the back. Well-not even close-and we needed to have our equipment moved. Glaystone told us John had simply measured wrong. We loved our new pavers when they were done until 5 DAYS later. After a windy night my husband went out early the next morning to clean up the leaves that fell. That's when we discovered the patio and pool deck were heavily stained. So we sent a video to Glaystone and asked that he call us. First, he said the stains must have come from our barbecue. After telling him we have not used it, he said he was out of town and we agreed to contact him when he got back. Glaystone surprised us (back from vacation early?) and showed up to look at the damage and immediately said he wasn't responsible because he can't control nature. The leaves from our trees had caused the stains. He told us the pavers were perfect when he finished the project 5 days earlier and he was done. We were stunned to say the least. Our basic expectation was that he had surely experienced this before and would help with the solution since it had only been 5 DAYS! But instead Glaystone said it was our choice not to seal the pavers because we were so "budget conscious"! But there had been no suggestion that we seal the pavers ever and in the years we have had the same trees and pavers in our front yard we had not one single stain. So we were "budget conscious" because we didn't want to cover half of our backyard with pavers as he kept pushing us to do? If he had EVER brought up the fact that having a lot of trees in our yard could cause a problem with stains we would have either chosen a different product or treated it. In regards to us being "budget conscious "....Was a 20k job too small for him (which was our 2nd project using him)? So we said at the very least, who do you use for an issue like this and he called his "friend". His friend arrived less than an hour later and gave us a quote of $1600 to clean our pavers and then $1100 to seal them, so $2700 total. If we go forward with this it would now need to be repeated every 2-3 years. There is absolutely no guarantee that the stains will be removed! Has BELGARD done something to change their pavers? Did Mr Pavers do something different? But the bottom line is after the completion of the second major project with Mr Pavers we expected better from them. Our expectation was that with damage to the pavers after 5 DAYS they would have them cleaned and the stains removed. See pictures attached.
