Despite multiple attempts to contact them and request a simple review of the lease and identification used, I've been met with complete silence. No returned calls, no assistance, no resolution. I've also contacted the credit reporting agency, but they refuse to help unless I can somehow "prove" I don't owe a debt for a place I've never been. How does one prove they haven't lived somewhere they've never visited? All I've asked is for Cortland to verify the original lease agreement--surely the ID used will show it's not me. The lack of accountability and willingness to fix what is clearly a case of mistaken identity--or possibly fraud--is appalling. I would strongly caution anyone against doing business with this company. If they're this careless with sensitive personal information, imagine how they treat actual residents.

Awful experience on move in. Mediocre experience while we lived there. Terrible experience on move…read moreout. This is not a local Texas apartment--it's owned by greedy corporate companies that don't care about you at all. Move in: we got into our unit and found a roach infestation. See photos for proof. It took weeks for the apartment to properly address it. They didn't want to address it until we threatened to break the lease for giving us an apartment that was unlivable. During: prepare for constant bug infestations. The apartments are old and have a lot of little cracks for ants, roaches, and other critters to get in. They don't do much to address it. Furthermore, they nickel and dime you for everything. Have too much garbage that you left for trash valet? They will charge you for trash valet but won't collect your garbage. Leave your can out after trash valet picks up your trash? $25 fine. I've seen cars randomly being towed out of the parking lot even though there are a million spaces open. If you have maintenance issues, it takes a while and multiple times before they address things properly. Oh, and they will randomly change your electricity provider for the entire complex without telling you, leaving you with a huge electricity termination bill from your previous provider. Since the apartments are old and not well insulated, prepare to pay $200/month for electricity and still have an 80 degree apartment. Move out: did you know you'll get a bill for almost $1000 when you move out? That's right--they'll not charge you for your current new electricity until AFTER you've moved out and will accumulate all your electricity for months, to be paid when you leave! (And that was only for maybe 2-3 months of electricity! Imagine that!) And they won't give you any notice they're not charging your electricity! And they'll charge you for utilities you already paid for! Best of all, there is a clause in your contract saying you waive rights to participate in a class action lawsuit by signing with them! I've lived in multiple apartments but this one takes the cake in how awfully they treat you, especially on move out. If you ask them to explain what the heck the charges are about, they ignore you! This place is not doing well. They have apartments that just aren't getting filled and have changed management companies. Towards the end of our lease, we were getting multiple emails asking us to refer people to their complex for a little money off your rent. They also use annoying Henry the AI assistant who doesn't do anything, and decreased their office hours "to better assist our community" by being less available. Save yourself the money and don't come here--if you need a 2 bedroom place and are a high quality renter who always pays rent on time and doesn't have any credit issues, do yourselves a favor and rent from a nice, local Texas house owner who will treat you well. Avoid this place at all costs because they will NOT treat you well.

The quality of the units are poor, many cracks in the bathrooms. What pushed this experience completely over the edge was management changing our electricity plan without properly asking us for permission, which ended up causing us to get hit with a termination fee from the existing provider. Communication overall was terrible. Emails and calls would go unanswered for days or weeks, and it constantly felt like tenants were treated as inconveniences instead of people. The entire experience was stressful, exhausting, and honestly made me never want to live in an apartment complex again. I would absolutely not recommend this place to anyone looking for a well-managed or respectful living environment. Go for a single family home instead. The extra cost will be worth the peace of mind.

Our A/C also went out last summer and it took about a week in the middle of summer to get it fixed. This year our dryer doesn't want to work and it has taken maintenance roughly a month to try to fix the dryer. It's been a pain having to dry clothes in the apartment especially since we will get fined if we line dry it on our patio. The apartments also decided to charge for the pool which is ridiculous in my opinion. It's only a dollar, but after living here for 2 years and having to go through rent increases then this. It's just not ideal. We also got an email from the complex telling us that we were parked in a reserved spot (even-though we were not) that is not reserved for anyone but that we could park there for $25 a month if we wanted...it's not a covered spot either. It just says reserved. They try to do events and stuff and honestly this place could be worse but I have not been very excited to live here this passed year. Then when moving out, we had them walk through the apartment to let us know what was wrong with the place. They said everything looked good and that we shouldn't be charged for anything. Then after moving out we got charged hundreds of dollars for the old carpet that they hadn't even had cleaned before we moved in. Very shady business and they try to undermine you and get you at every turn. Do not recommend them if you can avoid it.

Pros: Great…read morelocation. Reasonable rent. Covered parking. Window in the bathroom. Great water pressure (at least in my apartment, don't know about the others). Relatively quiet, compared to other places. Cons: Residents are treated more like nuisance than clients. While I rarely contact the on-site office and always pay my rent on time, I don't feel welcome when dealing with the office staff. Don't bother leaving your number/message with a staff member or a recording - you won't get a call back. Keep trying to reach them. Office workers consistently don't keep their word about big and small issues. You will hear "I'll call you" a lot. They won't. Your carpet will not be replaced or cleaned unless it's in an absolutely awful condition. At least twice they promised to clean my carpet ("I'll call you"), but it turned out to be yet another empty promise. I did see a carpet cleaning team on premises recently, but my apartment was overlooked. No balconies on the 2nd floor, just walkways. You will hear the neighbors passing by your apartment, some thumping, some talking loudly, some both. Paper-thin walls. Get ready to be informed about your neighbors' lives. You're in the hands of fate in terms of who your neighbors are and what they consider the norm for communal living. My previous neighbor had a child that threw temper tantrums and liked to bang on the walls. There is a roach infestation problem. When you take showers, prepare for the water temperature to abruptly change if your neighbor decides to turn on his water at that time. My toilet doesn't flush properly. Trying to repair it won't help, because the toilet is beyond repair due to its wear-and-tear (quite possibly it was installed in the 60's, back when the complex was built), but they won't replace it. They just keep sending maintenance. My referral did not get his money for referring me. I wouldn't hold my breath trying to contact the central office. Last time I left several messages for the owner's rep and never got a call back. I guess this avoiding/ignoring strategy is for the resident to eventually give up and go away. Pretty sure that's not what the owner hired them to do. Which partially explains why many units are vacant. Conclusion: Despite the many cons, this is a bearable place to hold you over if you're in an in-between stage. You don't want to live here for years. I don't plan to renew my lease.

They were let go, then temp workers were hired. Maintenance was very slow and took many times with office staff to get fixed. Apartment because roached infested, Gates were brokened for more than a year. They took 6 months+ fixing fence from tornado storm. Often you hear a lot of residents yelling and arguing with work staff. My place was close to the office, it could hear it. They damaged my car with paint they half did and never finished. I am still dealing with them to the present. Took more than 30 days to fix my a/c. Pro: cheaper than surrounding area of rent. Not worth the headache Con: Staff is not friendly. Maintenance slow/non existent. No accountability. Community washer/dryer
