Worst company ever. 14 years in a business, never seen a company this bad. Biggest deal breaker, I showed their report to 4 other professionals to compare, all 4 were shocked how bad it was. The inspector had no idea where to look for a pool drainage, didn't know how to inspect a supporting wall, and he recommends a professional to inspect it. OMG - CLOWNS. These knuckleheads are in deep with false information, shoddy inspections, errors all over the place, and all under the watchful eyes of.....NOBODY. Watch out. They will say everything is missing or not working or not to code. But in actuality, it is. Flat out big time mistakes. Anyone can plug a ground tester into a plug to see if it is grounded. Wow. Very impressive. But when they make glaring mistakes and errors on the report, that is a problem. And yet, since there is no regulatory body overseeing these clowns, they can make these mistakes all day long without any penalty. Frightening. read more

Stan Tabor came out to two properties we were considering buying in Tujunga (the first one didn't work out due to the guy cooking meth in the house behind it!). Each time we dealt with Stan was a pleasure. He was so professional and detailed. Most people tell me these inspections last about an hour or so but Stan spent almost three hours at each property! Although slightly long to sit around and wait, this is one of those things you definitely shouldn't rush through! He walked us through the property and pointed out issues he saw, explained everything to us, and then went through all the pictures and preliminary report with us. I recommend this company to anyone who is considering buying a house. Stan is incredibly knowledgable, patient, and nice. And he also gives out these great La Rocca pens!!! read more

I recently bought my first home and used LaRocca for not only the general inspection, but also my sewer, mold, and electrical inspections. First, Stan the general inspector was very nice and went through everything with me at the end of his inspection. That said, since moving in I have found major problems that he did not note. 1. There is a HOLE in my roof--which was not noted at all. 2. There is no shut off valve for my plumbing under the kitchen sink. I had a plumber come out and he started laughing at how badly the plumbing was done. The water line isn't even hooked up to the fridge b/c it's located under the house which isn't even to code. Again, not even noted by Stan. That's just to start. The electrician never showed up to the scheduled appointment. I had him come back the next day with the listing agent and he did half an inspection--never looked in the attic or under the house and agreed later he should have. The sewer check (by Jeremy) and the mold check were great. In general, it was like pulling teeth to get my report but as long as you stay on top of them, they'll get it to you in time to close on your house. Everyone was very friendly, but I wouldn't call them 5 star service--be prepared to find and pay for major problems after--Stan told me I didn't even need to have a plumber come out for a further inspection--he was certainly wrong! read more

Mark Phillips was my inspector and I cant recommend him enough. I dont have a lot to compare his work to because I am a first time buyer but he was extremely thorough and flagged all the issues with the house and did a nice job of ranking them for me in terms of what I really needed to be concerned about (i.e. Dont buy this house until the seller fixes XYZ, and then stuff to keep in mind for future repairs or possible issues, as well as stuff that was technically a problem but probably not really ever going to be much of an issue). His tone was calm, thorough, professional, and not alarmist. Clearly he's been doing this a long time. I also had La Rocca do a sewer inspection since the house I am looking at is older. Sewer inspector turned up some very valuable information too so I would suggest potential buyers spend the extra cash and find out what they are really getting into. The sewer inspection potentially saved me a $20,000 headache! read more

No inspection company is perfect. Houses are complicated, organic structures (I was an architect for 15 years). I have repeatedly used this company over many years, and, yes, there have been a few (note: "A Few! - not alot) issues along the way, however, one of the things I like best about any company, including this one, is HOW they chose to RESOLVE those issues. In every case my client has been happy with the resolution to the issue and I think that says alot. One of those clients even asked for them to return at the time of listing their house! I always request feedback from my clients after providing a recommendation and the feedback regarding La Rocca has always been positive. It's more important that my clients like them than I like them, and as long as I get positive feedback, and see my clients return to them when it's time to get another inspection, then I'll continue to recommend them. I witness between 10-20 inspections per year by different inspectors and La Rocca has consistently been the best. I could go on and on about what they offer and how bad other inspectors have been, but I'll spare the time and just conclude by noting that any experience with La Rocca will most likely be a good one, and if it's not, they will likely resolve it well. La Rocca is the worst inspection company I've ever hired When we bought our house my realtor from Sotheby's recommended them. They overlooked a very dangerous electrical issue ( ungrounded fuse boxes that were extremely dangerous to anyone that unknowingly came into contact with them ) DWP and a number of contractors and electricians were shocked (pardon the pun) the inspector overlooked an obvious situation that was not up to code. I can't recommend La Rocca in fact I find them untrustworthy as well as unqualified to perform the service they advertise. They cost me thousands of dollars and won't accept responsibility for not acknowledging their inability to identify an obvious problem. horrible horrible horrible. 6 years ago my wife and I used La Rocca for an inspection on the condo we ended up buying. 6 years have gone by, I am trying to sell my condo and am stuck paying for things the inspectors missed and did not note. I have to install a seismic gas valve, because in the inspectors report it was not marked as an area of concern, my guest bathroom needs to have GFCI outlets installed because 6 years ago no one noticed that they weren't there. I tried calling their customer service number, had a gentleman call me back who does not know anything about customer support or service. Was rude to me, did not offer any remedy, pretty much told me I am on my own. Would not even recommend this place to my worst enemies. If you are buying a property it is better to pay more and get a high quality inspection than the garbage that this company does. read more

It took more than 48 hours after the inspection to get his report. I put in four calls to find out where the report was and none of them were ever returned - including one to the owner of the company... clearly they do not care about their customers. I am a first time home buyer so the process was very scary for me. When i found my place, to me everything looked perfect. I had LaRocca do the inspection because my agent recommended them. The inspector was very professional and found things i would have never thought to look for. I was able to get a pretty good sized credit during escrow and have been using that credit to fix all the things he identified. It was also nice knowing what had to be done before i moved in so I was no surprised. All that said, you can imagine my horror when the first day in the new house i discover a very significant leak from the upstairs tub/shower into the lower level. I had no idea what to do so I just decided to call my inspector (who had left his card). He came out the next day but we were unable to determine if the leak had been present or not during the initial inspection and the sellers were not saying anything. LaRocca called some guys who came out the next day and opened up the drywall to see what was going on. They quickly found a 12 inch crack in a piece of pipe. They said they could fix it if I wanted and I of course said yes. 2 hours later, it was all fixed. I was dreading what the bill would be but to my shock, LaRocca said since they are unsure if it was there or not during the inspection, they would cover the cost because it could have been! I didn't have to pay a penny and they arranged everything. I can't tell you how much I appreciate that kind of service. I can definitely recommend LaRocca for all your home inspection needs. I called them in a hurry and they were very helpful and friendly on the phone and sent one of their experienced Inspectors around as soon as they could. Dennis Robb was super polite, efficient and very thorough in his inspection of the property. He found things we'd never have thought of and gave us a clear explanation after he'd finished his inspection to explain in detail why the things he'd found should be taken care of. Within four hours he'd also sent us a detail written report that covered all the points he'd talked us through. I would definitely recommend LaRocca if you're looking for a detailed and professional inspection of a property. I can't say how much appreciated and grateful for Patrick Gallagher---our inspector for our new home. I and my agent called LA Rocea Inspection company and mentioned we need a professional inspector. They sent Patrick to inspect our house. Patrick seemed very easy to finish his job. I even had doubted whether he finished everything until I got his report. He sent us 56 pages' inspection report within the same day. I can't believe how fast he is! His report is very professional and every detail, he checked everything every corner in our house including foundation, roof and garden. He took pictures and noticed ever detail that need repaired and upgraded. He also suggested us to find specialists to inspect some fields that not included in his general inspection. But after we hired other specialists and read their reports, I found Patrick's general report is more detail and more professional. If I know it before, I don't need spend extra money to hire other specialists, Patrick did all jobs! I am so happy we had Patrick as our inspector, he inspected a lot of things need repaired. A buyer performs a home inspection in order to get an inventory of unforeseen home issues that can cost the new home owner a substantial amount of money. Part of that process includes getting a rough estimate for cost or replacement per industry standards. I had a sewer and chimney inspection as well. The latter two gave me approximate estimates. the general inspector would not. I've had other general inspections performed where the inspector provided a rough estimate. Unfortunately, in this case, the latter did not happen. As a result, I have to ask other professionals prior to making a time sensitive decision of whether or not to purchase the home. There are cheaper companies out there that will give you a better assessment. SHOP AROUND. read more

We had the great misfortune to use La Rocca Inspection last September on the sale of a multi-family building. Their report was innaccurate to say the least. We have written 2 letters to them asking to meet on the property to discuss the report with no reply. Needless to say we won't be using them again nor recommending them to our clients. Against my better judgment I used them when I purchased my condo at the advice of agent. The day after I moved in turned on the water in the kitchen sink only to discover that it was leaking. I had 3-4 plumbing leaks in the next six months in each bathroom. Then I discovered the trash compactor was broken. As I began to plug things in, I disovered that many of the electrical outlets were cracked. One had been hanging out the wall. I asked my agent about it and he told me not to complain or it would "blow the deal"In a buyer's market I overpaid. by at least $20,000. The agent seemed to be only interested in collecting his commision with "no drama." Thank God, I had the home owner's warranty so at least some of the costs were covered. If says that this company is owned by John Larocca. There is a John Larocca that has a terrible reputation in the entertainment industry and in real estate. It is the same person, run the other way quickly. read more
