Worst inspection company around. Use at your own risk. We recently purchased a home and our real estate agent had a relationship with Larocca and suggested them. BIG mistake. First of all, we used them to inspect the house we were selling, just so we could take care of any minor repairs when we went to sell it and the buyers inspector showed up. The inspection went well, however, comparing the report we got from Larocca vs. the report the eventual buyers inspector generated, night and day. The buyers inspector was much more thorough, much more professional, and found much more about the property than Larocca ever did. Moving on.... The house we purchased. Some MAJOR issues the Larocca inspector missed. Stan Tabor was his name, remember it, don't ever use him, and don't ever use Larocca. Among the problems we found after living in the house...major electrical problems, including subpanels that were improperly wired and only half functioning. Major roof leaks and holes, (we could see daylight coming through cracks and holes in the garage roof), major plumbing problems ($18,000.00 in plumbing work). We have a room where NONE of the electrical outlets work (not on the report). Foundation damage. Improper drainage on the property. Damaged raingutters not functioning properly. I could go on but you get the idea. These guys are the McDonalds of home inspection. Go out and get yourself someone who isn't watching the clock, and has some pride in his work....because Larocca doesn't. You've been warned. read more

I know that this is one of the largest inspection companies in los angeles. I am shocked because I have talked with several people who have had bad inspections from them and/or spoke with the attorneys that ultimately represented those homeowners. I also know first hand that if they do not do a good inspection on your home and something bad happens, like you have massive water damage, they not only do not fairly evaluate or acknowledge their responsibilities in why the damage happened, but they send out a bull dog lunatic of an attorney to drag you through litigation and often (at least my experience) they seem to derive pleasure out of your frustrations and hope you will drop the case. I think they are a horrible company and now that I have learned about inspections, I think they did a horrible inspection on my house. We have met with many experts and numerous licensed professional contractors who ultimately came to our house and have declared that they could not believe LaRocca missed so many "red flags." Beware. I was not happy with the inspection report I was provided. After I moved in I found that the wiring had cloth insulation. This is a $7,000 repair job and was not noted by the inspector. Conversely I was told that the converted garage was structurally unsafe. I consulted a civil engineer after moving in only to be told it was fine. I asked the inspector specific questions and he had uninformed answers. I emailed the company after I moved in to register my dissatisfaction and my email was ignored. Not only is Stan Tabor on the top of my list of inspectors that I recommend to my clients (I am a real estate agent with Sotheby's in Los Feliz) but he is also who I used as an inspector when I purchased my own house. He is extremely smart and thorough. Not only that but he is extremely professional, upbeat and calm. He is a problem solver who will help you think of alternative solutions to problems. I also really like using Rory Foley for chimney inspections. I regret not using him for my own chimney inspection as he is my favorite chimney inspector! Recently scheduled and had an inspection with LaRocca. We had requested Steve Ellsworth, but at the last minute, the company called us and advised that Steve was no longer available and that they would be sending Lou Fossessca. Lou was in and out within an hour and 20 minutes. Came in to tell us that "everything looked good" and had no intention or design to walk us through his findings, as should be the case. When we asked him for further details, he appeared to either not know, not have looked or declared that this was outside of his scope and the scope of the inspection. When we told him that we were disappointed in his service, he defensively declared that "we hadn't even seen his report". The report that followed listed nearly everything, as either "Needs Attention" or "Not acceptable". This was astonishingly surprising given that he had previously declared that "everything looked good". The report citing all of these inadequacies failed to have photographic evidence of the claims in most cases. We called LaRocca and appreciate the outstanding customer service. They agreed to send Steve Ellsworth out for a second inspection at no additional cost. Steve was organized, professional thorough and exceptionally detail-oriented. He took his time walking us through the details of his findings - which in most cases were contradictory to the report filed by Lou Fossessca. For instance, Lou cited that the crawlspace had debris and infestations, with no photographs. Steve pointed out that the crawlspace was pleasantly clean and had multiple photographs to support this. Lou cited that the plumbing was all copper - Steve pointed out and photographed evidence of both copper and galvanized pipe. Lou said that the main electrical panel needed to be replaced (it was replaced 6 years ago), Steve thoroughly inspected and confirmed that this was unnecessary (tho he did recommend considering increasing the amperage, a point with which I agree). Perhaps the only thing on which they both agreed was the need for some GFCI protection on some electrical outlets. Ultimately, it was clear that Lou had failed to do a thorough or accurate inspection and submitted a report with more focus on protecting himself than informing and educating us. It was incredibly disappointing. Steve Ellsworth, on the other hand, could not have been more thorough, generous, informative, professional or helpful. I am so grateful for his time and expertise, guidance and advice, and I highly recommend that the management of LaRocca thoroughly review and compare their reports and address the performance issues of Lou. In summary: I would avoid the services of Lou Fossessca. I HIGHLY Recommend LaRocca and STEVE ELLSWORTH. read more

My experience with La Rocca was very professional. I've hired Mold Check with John Mattoon and Chimney Check with Ian Millsap. Both of these licensed professional inspectors provided impeccable reports and in some cases lab test results for mold and a webcam video of inside of my chimneys. They're an inspection company who provides a suggested list of professionals who can repair or replace issues within your home and meet California (Los Angeles) code(s). I very highly recommend LaRocca Inspections. I had a home inspection performed by them on a house we were looking at purchasing. The scheduling was quick and easy and they were out there the next day. The inspector, Steve Ellsworth and his assistant, were thorough and delivered a beautiful report and briefed me on their findings following the inspection. Given that I'm not a professional in the home construction or code arena I don't know all the terminology or requirements, but the inspectors gave me that information in easy to understand communication and were so friendly and kind. Our escrow inspection neglected to find countless items that were a normal part of the inspection. Be VERY CAREFUL relying on the reviews for this company. They are somehow censoring bad reviews, which is very unfortunate and reflects poorly on Yelp as an allegedly unbiased feedback forum for consumers and businesses. LaRocca has an attorney on retainer who threatens legal action to those who leave negative feedback or request remediation. My wife and I used this inspection company on a house we were renting in Sunland. We were considering possibly buying it, as we heard it was going on the market.. First off, I want to say that the inspectors were very thorough, they checked in the attic and in the crawlspace underneath the house. They were also very helpful and answered all of our questions. I am very happy how thorough they were, as the inspections turned up toxic mold in the walls, vermin in the attic and water damage to the foundation. The house looked cosmetically in decent condition, so I am glad I got the inspections. This company, quite possibly saved me a lot of time and money as I was highly considering buying this house. I purchased a home several months ago and used this company, at the request of my real estate agent, for a home inspection. At first I though they did a great job. The man who came to the house told me everything he found and walked me through it. But since moving into the home we have had MANY expensive problems that the inspector said nothing about! We had to fully replace the water heater and the gas line to the water heater after the water heater stopped working one evening. The person who installed our new water heater discovered a gas leak where the water heater attaches to a gas line. Something that is EXTREMELY dangerous and was not noted in the inspection report. This property has a pool that is quite old. Upon moving in we scheduled to have the pool drained and cleaned. At this time the pool company told us that the light in the pool is not up to code and could kill someone! Somehow the inspector missed that the pool light was so old and incorrectly wired that anyone who swam could be electrocuted! We've also had several small but pricy plumbing issues that were not included in the inspection report. I don't know why my real estate agent trusted this company. Don't use them unless you wanna end up paying for a bunch of unforeseen repairs once you buy a property. read more

My fiance and I used LaRocca back in October 2015 to inspect our townhouse before buying. At the time, we liked our inspector, Dennis. On our report, he pointed out the age of certain appliances in the house (including the HVAC), noted a couple small things not up to code, but nothing major. Flash forward to now, we need our entire HVAC unit (which is located on our roof) replaced because it's covered in obviously visible mold & rust. We've had the unit inspected by 2 different HVAC companies. Both HVAC companies said this has been there for well, well over 3 years (probably at least 5), which means LaRocca completely missed it. The HVAC companies said as a result we've been breathing in toxic air through our AC system for the last 3 years we've lived here. We need everything replaced which is going to cost well over $10k. LaRocca should have caught this. There was obvious damage to the outside of the HVAC unit. They noted the age of the HVAC and said we may only get a few more years out of it, but they did not note the hazards to our health or the obvious visible damage/rust/mold. LaRocca should have told us. Don't end up in our position. Find a more thorough inspection company that actually looks in and around your HVAC and doesn't pretend to. It's on our roof so we have no idea whether the inspector actually looked at it in any detail. Find a company that goes into these details and doesn't just tell you some of your units are older. Trust me if you find a better inspection company upfront, you'll save yourself tons of money down the road. read more

I just bought and moved into my first home. I used LaRocca as my agent has used them for over 20 years and they were recommended by a couple of friends as well. The only negative comment I have about my Inspection is that my Inspector was an hour late showing up, leaving my agent sitting the blazing heat, waiting for him. However, given how thorough he was, I can understand why he was late coming from his prior appointment. Other than that, the inspection went very well. Our Inspector was very thorough and took his time going through every inch of my home. I received my full report that same night. All points covered in the report were taken care of by the Seller and because of this report I'm now living in a wonderful, problem free home! Given the depth and thorough report I received, the cost of the inspection was well worth it and I believe their rates are comparable. I definitely recommend this inspection company. read more

We used LaRocca for THREE inspections. The first two were really helpful because we needed to cancel the transactions due to the many problems identified in our inspection reports. They seemed to be fairly thorough and the process was straightforward. The inspectors were all very experienced and had standard processes to evaluate the condition of the home. I did find their report a bit too protective of their own business interests. They do refer you to specialists at every opportunity -- just covering themselves. I'd have preferred more candid feedback, but I suppose our society is too litigious. Paid between $375 and $425 for each credit card. Checks and Credit Cards accepted. Thanks to your inspector's expertise, even though our heart was set on that home, We truly believe we made the right decision to walk away from the property my family and I were going to purchase!! Moving from the IE to the San Fernando Valley is a big move for our Family, homes there cost so much more that We needed to make sure the property was not going to become a huge money pit... I am a customer service Manager for a large financial institution and service is very important for me!! Service was excellent, he was punctual and most importantly the report was turned in to our real estate agent within 24 hours of inspection being completed. Recommending a specialist to take a look at the moisture issue in the master bedroom uncovered a much bigger issue, Which could have most definitely cost us extra money that we do not have!!! I will never hire this company again!!!! The house I bought had an incredible amount of black mold and that was never uncovered during the La Rocca home inspection (this was not an​ AS IS Property). I hired a specialist (after escrow closed​) and they said the outside of my house told the story of why I have black mold everywhere in my home. The exterior stucco patches should have alerted La Rocca to moisture in the walls. This has cost me hundreds of thousands because they didn't do their job! read more

For two professional roofers to say that the inspector missed egregious issues that weren't mentioned at all in the inspections shows the quality of your company's work. I would never recommend this company to anyone to use!!! The inspection itself was fine. The inspector was on time and courteous but post inspection and after purchasing the house, I had significant roofing issues that were not noted. Two professional roofers indicated there were horrible mistakes that the general inspector missed. The developer didn't you any nails or staples to hold the roof in place and this was not even mentioned on the inspection. Within 6 months my roof is sliding off. When I notified LaRocca about this I was basically given the legal reasons why it was not their liability. Despite having two professionals say their inspector did a horrible job on the roof inspection, there was zero accountability on their end. The developer states that he is also not at fault because it wasn't mentioned during the inspections. Once again, this was my experience and there are a lot of great reviews of this company but I'm guessing those reviewers didn't have problems that could have been missed. read more

I had an excellent experience with this company overall (they do sewer and chimney inspections as well through their sister companies), but I especially wanted to single out home inspector Dave Short. Dave is extremely thorough and knowledgeable as well as being a nice guy. He tells you the real story about a house... which is the whole point. Maybe it's not exactly what you want to hear, but it's what you need to hear. Also, he takes his time when verbally explaining what he's found out about a house to you the day of the inspection. He is very patient. It is really helpful to hear it from him right then and there and not just read about a day later. (Though his written reports are excellent, too). Do not use this company!! I had my townhouse inspected prior to buying it and was told the air condition unit was in good condition. Several months after it closed, I was having trouble with the unit and called two different air conditioning repair people for estimates and they both took one look at the unit and told me that the clearly visible duct work was to small for the actual unit (causing it to blow out) and I had to spend several thousands of dollars to fix it. Had I been told this prior to closing I could have and would have asked for a credit. As a first time home buyer I relied on the expertise of a recommended inspector- I've learned my lesson - thanks LaRocca for teaching me what to look out for!
