We rented a penthouse suite through Las Vegas Suites and upon check in discovered that the unit was far less than advertised with numerous deficiencies which are documented in the photos attached. We contacted LVS right away and were told someone would be out to rectify these items and no one ever arrived. When we followed up we were given all the excuses that maintenance staff at MGM Signature Suites were too busy and Covid protocols didn't allow for certain things which other units did have and were advertised that our unit had. Our correspondence with LVS were short and unprofessional and ultimately nothing was corrected. When we escalated to Airbnb and they followed up they just quoted all their standard rules and regulations that didn't allow them to do anything. We have been pursuing this for 2 months which has been a completely dissatisfying process and we will never use them again.

This review is strictly for the Las Vegas Suites property management company and not the MGM Signature Suites hotel. Las Vegas Suites manages certain rooms in this hotel and we had the misfortune of staying in one of them on our recent trip to Vegas. Staying in a room managed by LVS is a MUCH different experience than staying in a room that's actually part of the MGM hotel. The reason we booked this stay to begin with was because we had stayed here previously and had a great experience, but we stayed in an MGM managed suite. This time, I booked the room through Expedia and didn't pay attention the small print when I paid for the room (does anyone really look at that stuff?) Big mistake on my part. Upon checking into the hotel we immediately noticed a few things that were instantly different from our last stay. First of all, when I made the room reservation, I specifically stated through Expedia that we wanted a room on a high floor away from the elevators. My wife and I are very sensitive to noise and, having travelled extensively, know that rooms near the elevators tend to be the noisiest so we wanted to be as far away as we could. The front desk person told us that not only had they booked us right next to the elevator, but we were overlooking the pool which has a dance party every day from 11am - 5pm. She didn't think it would be a big deal though as the room was still not very close to the elevator doors and you couldn't hear the music from the party with the balcony doors closed. We asked to switch our room, but she said since we had booked through LVS we had to contact them and they wouldn't be open until tomorrow. When we got into the room we instantly saw several things amiss: 1) The room features a guest bathroom with a shower stall which my kids were going to use since they were sleeping in the living room. The floor of the shower was filthy with black dirt particles left over from who knows how long ago (see picture) 2) The sofa bed mattress that my kids were going to be sleeping on had huge holes and gashes on the bottom that looked like Rats had been gnawing on (see picture) 3) The wireless phone in the living room didn't work at all 4) There were stains on the living room carpet underneath the coffee table (see picture) 5) Furniture in the unit had holes or visible signs of wear (see picture) 6) The outside balcony was filthy and looked like the glass had not been cleaned in some time (see picture) 7) Not only did they put us in a room that was overlooking the pool party, but we were directly adjacent to a construction site that started work every morning at 6am (See picture and video) Now, I understand that hotels can't predict when construction is going to be going on next to their property, but you would think that someone scheduling the rooms would look at our request and think, "hmm these people don't want to be near the elevator - they probably would like a room in the quiet part of the hotel." I seriously don't think anyone actually looks at those special room requests anyway so it was probably just wishful thinking on my part. There was also a sign in the room that was essentially a menu for cleaning services. If we want to have the room cleaned on a daily basis it would be $50, if we wanted clean towels it would $20 - yes, that's right $20 for clean towels. I considered us lucky that they granted us an extra roll of toilet paper in our unit. Who knows how much extra that would have cost? I did see in the small print on our itinerary that there would be a $50 cleaning fee based on the size of the unit, but again, I've never stayed in a "hotel" that charged for cleaning so I didn't pay any attention to it. I guess that's the last time I skip the fine print. When I tried to call LVS the next day I spoke to a fairly rude woman on the phone who told me that she was sorry, but they were fully committed and couldn't move our room and since no special requests had been made for a quiet room they couldn't make any concessions for us. I asked if her if there was anything they could do as far as maybe giving us a discount or a food and beverage credit and she flat our refused. Basically, what we learned is that when you stay in a suite that's managed by LVS you are completely on your own. We even tried calling down to the front desk for a pair of scissors one night and were told that since we were not hotel guests they couldn't provide us with one. If you are looking to stay at the Signature Suites do yourself a favor and book directly through the hotel. Las Vegas Suites is a sorry excuse for a company that only cares about their bottom line and couldn't give a rats ass what their customers think. Oh, and Annabelle R., don't bother writing a snarky response to my review as you have done with everyone else. It just makes you and your company look guilty and desperate to cover up your faults rather than trying to appease an extremely unsatisfied customer.

My first time living in an airbnb and it was just IMPRESSIVELY. My friends and I are all consultants and we stay in hotels more often than stay at home. After experiencing all top brand hotels, we were still amazed and impressed by the quality of our room at Las Vegas Suite. The rooms are exactly the same with promotion pictures online. There are two full bathrooms, which worked out perfectly for four of us. The location is literally next to the Strip and above the Crystal Mall. We parked at Aria and walked to our room everyday. So close we did not suffer with heels for the walk. The staff was very nice (cute too).

Resorted to a make shift bed to escape the bass and extremely loud pool party on Wednesday night. LSV reps had zero sympathy or remorse.

My room was on the 52nd floor of the Chelsea Tower and had the most gorgeous view of the Strip. I could see the Bellagio fountain show right from my room, which made it feel extra special. The day club and nightlife were such a bonus since we didn't have to go far to keep the night going. During the day, the pool setup is amazing and the spa and gym were actually worth using, which I do not always say about hotels. Overall it made the whole trip easy, fun, and seamless. They offered me $180 in food a beverage credit and two drinks at the chandelier bar, and suggested I come back the next morning and try to change it. That was my birthday, but I went and tried. Still no change but Yusuf gave me another $100 voucher. The room was spacious with a great shower and huge tub in the bathroom. King bed, sofa area and a decent sized balcony. It was supposed to be a strip view, but it faced the top of the Aria shopping center. If I stayed here again, I'd only do a room above the 40th floor and front facing strip view.

While we were here this time we indulged in some ice cream and really enjoyed the hand made ice cream. It really tasted handmade with bits of real strawberries in it. Last time we were here it was a special occasion and we went all out. We walked all though the strip just to get here to ride the gondola. Boy was that fun. No, it wasn't the same as the ones in Venice (I know because I've been in Venice and ridden one of their gondolas), but you know that going in. You're in Vegas so I didn't expect the same thing. I was looking forward to the Vegas version of this classic ride and I got it. Was it over priced? Yes. At the same time you get what you pay for. A fun ride around the camels in the Venetian Resort in Las Vegas. There was supposed to be an photographer taking our picture so we can buy at the end, but his camera malfunctioned so we didn't get the shot. This was a huge disappointment as I'm all about pictures and I really wanted the opportunity to see the glamorous shot the professional photographer took and if it captured the. Moment like i had I would have bought it. Fortunately we weren't totally relaying on him. We brought our own camera and took the perfect shot with the gondolier in the background and the bridge when you come out. It was perfect. You didn't have all the busyness of Vegas in the background. I'm overly thrilled with my photo, I got exactly what I paid for a fun ride and the perfect shot to frame and remember this day. And yes, I really did frame it and it sits on my piano. As long as you know what you're paying for, it's totally worth it. And now that you've seen my shot and know that it's taken at the end of the ride when you come out from under the bridge, you can get the same shot too. Have fun and enjoy Vegas and the Venetian. Maybe even walk around the quaint streets and have some ice cream after your ride.

For the Hotel/Resort: The basic rooms here are better than the majority of other strip hotels. I personally think its top 3, even a small upgrade here gets you a very spacious room. I have stayed in the regular rooms and suites at both The Venetian and The Palazzo. The venetian rooms are more updated, but the Palazzo rooms are good too. The self parking has a lot of spaces but ingress/egress is easier at The Palazzo. However the valet parking here is faster compared to other resorts. The rideshare pickup/dropoff is good too. The casino floor is bright, clean, and good gaming variety. For the slots, I like that they have both old and new machines. I like the older "top dollar" and "run for your money" machines. I also like some of the new machines like KONG . They also have a great variety of video poker, blackjack, roulette, and craps! I have yet to play at the tables here but they have a good variety. The beverage service is good, but coverage/timing could be improved. I feel like some parts of the casino floor do not get as much service. They also have a great variety of food and restaurant options for all budgets. My personal favorite here is Estiatorio Milos. A close second would be SushiSamba. However, I have never had a bad meal here. I also recommend Sugarcane, Chica, Cote, and Smith/Wollensky. I still want to try the other options here! Overall great place to stay or check out. I always leave here feeling great!

First Impressions: The hotel has one of the best scents in Vegas; if you know, you know. Whatever they're using in the vents, paired with their designated smoking areas, really keeps the air noticeably fresher than most other casino hotels. Check-In & Service: Big shoutout to Kim at the front desk for such a warm welcome. She gave us a choice between a room close to the elevator or midway down the hall, and advised going with the latter since the hotel was hosting a cheer convention (i.e., excited kids everywhere!). Her advice was spot on and her customer service was top notch. Truly a fantastic way to start our weekend. Room: Our room was gorgeous: spacious, super clean, and well maintained. We had a great pool view, loved the privacy door for the toilet, and the stone-walled shower with a bench was a nice upgrade. There was also a large soaking tub with a clear view into the bedroom, a desk, and a separate seating area with two ridiculously comfy leather chairs. Pool & Amenities: After unpacking, we went straight to the pool. The main area has two large pools separated by a walkway and cabanas, with two jacuzzis at the end near a huge outdoor screen. There's also a day club if you're looking for a party vibe, complete with its own bar, pool, cabanas, and a live DJ. We enjoyed relaxing in the sun and loved the easy access to drinks from the mid-bar or roaming servers (didn't get a chance to try the food this time, but maybe next visit!). Parking & Fees: There is plenty of parking available in the lots, which makes coming and going a breeze. A $40 or $50 daily resort fee does apply, but that's pretty typical these days and didn't feel out of the ordinary. Final Thoughts: Every detail, from the clean air to the thoughtful service and beautiful property, made this a memorable stay. M Resort is definitely a notch above most Vegas hotels. Highly recommend, and can't wait to come back!

Fontainebleau Las Vegas is technically on the Strip, but it does not feel like it at all, and that is exactly why I would absolutely stay here. It is quieter, cleaner, newer, and far less chaotic than the core Strip hotels. You do not get that constant overload of noise and traffic, and the entire property feels more controlled and elevated. It almost feels like it sits off the Strip even though it does not, which is a major advantage. The high end shops are a nice touch, although realistically most people are not walking in there to spend money, especially at places like Rick Owens. The food options, however, are surprisingly reasonable for a hotel of this level, with plenty of choices, and LIV is a strong draw since it is one of the top clubs in Las Vegas right now. This Fontainebleau does not feel anything like the Miami version, but if you are craving that energy you can always grab a slice at Miami Slice and call it a day. Room pricing is more approachable than expected, with nights ranging roughly from $120 to $300 depending on timing. Just keep in mind the resort fee runs about $62 per night, so a $120 room is really closer to $180 all in, which is still a very solid value for a newer luxury hotel in Las Vegas. The rooms are the same, amenities are the same and what we like and don't like about this place are the same. I will say, we have come to really like the staff at the front desk as we've become sort of "regulars" here. They always make checking in pleasant, even when we get there too early.

The lobby where we checked in was super dark and moody. There was a lot of seating and nice decor. It was chilly in there which felt like a nice escape from the Vegas heat. It was relatively quick for us to get checked in and receive our keys. This dark and dramatic theme is carried throughout the hotel and to the guest room areas too. We were put in Rm 30-24, which we converted into an adjoining room with Suite 30-22. Our room felt small to me. The bed takes up the majority of the room with little walking space. There is a desk, flat screen TV, sofa, and small wardrobe. The closet is pretty spacious and has some robes, slippers, and a steamer. The sofa was very stiff and honestly looked a bit dingy. There were crumbs on the seat and the pillows were incredibly old and limp. I was hesitant to sit on it! The closet felt disproportionately large for the room. I would have preferred a smaller closet to have more space in the room itself. The rooms and hallways are all so dark. There is no overhead lighting, only tiny lamps throughout the room. I am personally not a fan of this as it made the room feel even smaller and claustrophobic. I understand they are trying to make it feel ambient and moody, but the way it was presented felt more like sleeping in a cave. Inside the closet was the brightest area of the hotel! If you choose to have a conjoined room, it is impractical to keep the doors open. When the adjoining doors are open, it is impossible to use the doors facing the hallway. Everything was cramped and the doors were constantly banging against each other. The bathroom was nice with a spacious shower. The water pressure was slightly better than average, but not super strong. They provided the usual amenities: shampoo, conditioner, body lotion, shower gel, cotton swabs + cotton pads, makeup remover wipes, and a shower cap. I must say, the shampoo and conditioner were spectacular. My hair felt super soft and had no frizz when it dried. It smelled very nice too. The rest of the hotel was just okay. There is not much to do besides lay at the pool and gamble. It is pretty quiet and laid-back. That being said, the casino was pretty small. I did like that it was non-smoking though so it was not suffocating to walk through it. I enjoyed the pool area. Despite it being a hot summer day, there was plenty of seating and lounge chairs available. The music the DJ was playing was really good and the pool was super chilly. This is definitely not my first choice for a Vegas hotel but I could stay here again.

However, for those of us who come to Vegas often, staying at those hotels often means higher prices and headaches with navigating around the busy traffic. Having stayed at most of the larger hotels (The Luxor, The Bellagio, Encore at Wynn, Park MGM etc) I've had my fill of the dazzling lights and boisterous crowds. I do recommend you try these hotels at least a few times to truly soak in the bustle of Las Vegas night life. For me, I prefer to stay adjacent to, but not within, The Strip. This way, I can have some comfort in a quieter setting and can call an uber at any moment to meet friends along The Strip. This was the reason I chose Nirvana Hotel. Situated right next to The Luxor and The Mandalay Bay, it is both affordable and close to the attractions I come to Vegas for. The exterior is a bit off-putting at first. You aren't greeted with the pristine fountained welcome that you expect from Vegas--the wonderful precession of marble floors, the lush green plants, the ornate chandeliers. The main check-in station is inside the souvenir shop which resembles that of a run down gas station. Service is quick and the check-in process is painless. Their doors all use numbers so you don't have to worry about misplacing your card. Just don't get so drunk you forget! The room itself is very humble: queen bed, LG tv, two night stands, a small fridge, and a walk-in shower. Clean, organized, and arranged professionally. I will definitely stay here again. Connie was at the reception and welcomed me warmly. Parking is free. That's right. FREE. For your entire duration of stay.

This will look like to most a motel with a drive up to your room and an upstairs set of rooms. No pool . You are with in walking distance of the Four Seasons The Luxor and Mandalay Bay etc This is on Las Vegas South You can buy breakfast on site. Free coffee up in the front office with package cookies They have a mini fridge in the room. I was gone early in the morning and was back late The minus was street noise from construction and I was there on trash day so the trash truck backing up at 5:50 Am was an early morning wake up call ( I needed to be up at that time anyways) No house keeping while for my two day stay I would be happy to stay here again
