UPDATE [April 2025]: Correcting management's claims: I sued the property owner (Prism Arenas Road, LP), NOT the collection agency, and WON (Case #SCPS2400951, Palm Springs Courthouse, Dept PS4). The judgment remains UNPAID. You didn't "correct" my move-out statement - you based calculations on the wrong deposit amount ($750 vs $1050) and charged unallowable fees under California Civil Code 1950.5 for cleaning ($280), carpet cleaning ($175), and touch-up paint ($90), along with many other errors. You stonewalled me for months then sent me to collections. The debt STILL remains on my credit report despite my court victory. If you truly "wish me the best," contact National Credit Systems to remove this false debt you are responsible for. They won't, despite having received my judgment. Your claim of being "eager to help" is contradicted by your actions - ignoring my communications for months and not showing up to court to defend your charges. I've filed a complaint with the CFPB and continue fighting to clear my credit. It shouldn't take over a year of court proceedings to clear my name for debt I never owed. The treatment from this property is not only scandalous, it's shameful. Consider how many former tenants don't have the time to write reviews or the resources to fight back and simply accept the financial loss. If their claim against me hadn't been SO outrageous, I might have done just that, just to be done with it. But why should they get away with illegal charges and false calculations? Hmm,,,,, Thinking of moving from FL to P Springs. Asked Mgr does property provide 1) thermo/argon insulated windows, 2) carports, 3) what are avg utilities/mo, 4) is carport included? ... My experience, in FL few apts charge extra for trash/water. Here's reply from Mgr = 'Thank you for your interest in Latitude 33 Apartments in Downtown Palm Springs. In answer to your questions: Our lease terms are 12 months in length and our residents are responsible for all of their own utilities. The ....... Water/sewer/trash utility bills usually average around $50 per month and the electric bill usually averages about $50-$200 monthly, depending on usage and the time of year. Our apartments are all electric, so our residents do not have to pay a gas bill. Our apartments all come with a parking space and we do not have carports. Our apartment windows all come with blinds, but the windows are not thermal or contain argon gas. We do allow our residents to have window reflection material installed, if they would like (at renter's expense.)... ' HMM,, seems to me this is SU-par. For a 'newly updated' complex,,, I'd think they'd improve insullation/heat resistance,, and covered car-ports.... I'll continue looking !HMMM...... read more

I would not have given this place a good review before I moved in six or seven months ago and my air conditioner repeatedly failed but I have to say there's a brand new manager and with one email describing my frustrations Joe, the new manager got me a new air conditioner so I'm hoping that with the new management that things will look up... He seems extremely organized and he even worked on a weekend to get my apartment it's new air conditioner... The area is great and it's quiet. read more

Maintiness is overwhelmed currently have no pool, even when it was open it was questionably cleaned. maintiness super slow to fix our door, when its 100° boyfriend called a week ago and it took 8 days for a response. We are within walking distance of nice places, but everyone I ask agrees the park 500feet away is unsafe after dark. read more

Moved out at the end of our lease and left a forwarding address. Went weeks without hearing anything from Latitude 33 and continuously called the manager, Chuck, who reassured us (we have it on audio recording) that we are getting a full refund. 6 months later we receive a collection opened on our credit report from Latitude 33. Called and Chuck had no answers. Spoke to the regional manager who said we moved out late and that's why there was a charge - we didn't. Further, you have our email address, forwarding address, and phone number. Why would you not contact us about an outstanding balance? Even when we called numerous times, why would you not tell us we OWE money instead of assuring us that you are reaching out to accounting for our refund? We had numerous issues while living here and Chuck, the manager, avoids confrontation like the plague. To the point where he claims that his system does not let him respond to emails. For a whole year. The management here is absolutely ridiculous as it's nonexistent. Would avoid at all costs! read more

I was considering moving and looked at this apartment complex. The staff was super friendly and accommodating. I was so close to moving in but ultimately decided to stay where I am. My girlfriend and Want to move to Palm Springs as soon as possible. We found this place because of the location. It's right in front of downtown and shopping/dining area. We did a walk in to check out the apartment. I'm Mexican and my girlfriend is Vietnamese. We spoke to the lady that works there. As soon as the lady that works there saw us her facial expressions look like she did not want to help us. She was trying to hurry us up and rush the tour. Another young white couple came in to check out the apartments and she jump right to them and told them to take there time to tour the available room. I told her we were interested and wanted to get the right transfer papers from my work. She was like " No problem I would need your e-mail so I can send you the information to apply online". She never send me nothing. The whole time she was rushing us out. ( by the way she took her mask off while she was talking to us during this pandemic times.) a day later we called the office an ask if the apartment was still available. Lady recognize who I was and ask for my number to check and see if it's still available and she told me they will call me back. I been trying to call for a week now and All they do is hang up before they can answers my call. It seems like they don't want any kind of business with me. My experience there felt as a racial thing. My girlfriend and I felt very uncomfortable in our experience there. I will rate it a zero star if I can. read more

I've been at Latitude 33 for a year now, and I'm really happy I chose the place. The location is PERFECT and within walking distance to everything downtown. The property is very well maintained and I love my apartment. Chuck and Tina, who manage the property, are very professional and attentive to any questions or requests. The maintenance requests are always handled promptly, sometimes within the hour, by Juan, who does an excellent job keeping everything looking great and working properly. Received a noticed saying I owe $900. I moved out April 28th and chuck sent to management I moved out the 5th. I got prorated charges. I'll change my review once I get this fixed. Supposedly I was going to get part of my deposit back. But now I owe $400. I tried to call but no answer. Be careful when moving out and pay attention to the date they have on your move out date. read more

Perfect location! You can walk to so many different places. It's not the biggest apartments around but it is about the location! Chuck is great and is always ready to help if you need something! A MOUSE couldn't live comfortably in these TINY apts! The price sounds good until you actually see how very Small they are. I couldn't live here. Where would I put all my belongings? Storage too??? The prices are very high for what you actually get! Even the 2 bedroom is small. Compare it to a standard size apt and you will see what a RIP OFF these apts are. Before they renovated.......these were drug dens. Heroin...Crystal Meth and a slew of other hard drugs. No one wanted to buy these Apts. One would step over syringes and needles on the ground!!! A slap of paint....and now you have Latitude 33. The smallest apts in Palm Springs! read more

Just wanted to come on here to give Juan, the maintenance man, the recognition he deserves. There was a leak in my bathroom due to a broken toilet ring a few weeks ago which resulted in a leak on the first floor. Juan came that same day and fixed the toilet as well as drained the pocket that had filled over the kitchen sink. He proceeded to tell me it would take a few days for the moisture to dry so that he can patch up the damage that had occurred. I really appreciate the attention to detail as I'm sure there would've been more damage had he tried to rush the job and complete it that same day. I was out for the weekend and we gave him permission to come and go as he pleased and sure enough by the time I was back it was as if nothing happened. Our pool has been closed since March despite record heat. When I called to ask why it was still closed despite a May 7th order saying all pools could reopen, I was told they would forward it to their legal department. I called 2 weeks after that and was lied to. The regional manager told me that the state is not allowing pools to be open. When I challenged that saying I already called the state, the story changed and now I was told actually it's the town. I contacted the town and they told me they rescinding all pool restrictions in early May. When I told the regional manager this I was told, I'll forward this to our legal team. Nobody gives us straight answers and several apartments have moved out in the past 2 weeks because they were tired of being lied to by management and that they were done paying for amenities we haven't had access to for months. The laundry room remains open which is a breeding ground for germs, but yet the pool which is chlorinated and the virus dies in water remains closed. Additionally they are refusing any rent relief despite several amenities being closed for months. I was told we will only give rent relief if the state mandates it. This place has tried to reclaim itself but is doing a piss poor job. I wouldn't send my worst enemy to live here and we can't wait to move out... read more

DO NOT RENT HERE! The management must be on crack at these towers. I rented here for a year and had minimal issues with the exception of my 2 bikes being stolen and the pool being closed for months. My real issue is after I moved out. Nearly a month after leaving, I received a letter from Cannon Management stating that I owed them $14 because my security deposit did not cover the cost of damage. When I looked at the itemized list of damages and charges, I noticed it was for another apartment. Then I noticed the utility bill they were claiming I never paid was also for a different apartment. I also left the apartment cleaner than I received it, spending two days cleaning from top to bottom. I even turned my keys in early so they could have extra time preparing it for the next tenants. I called the office and it took them about a week to get back to me. They emailed me an updated itemized list with the similar charges but they had changed the apartment number on the form to match mine and reduced one fee by 3 dollars, so now I only owed them $11. After talking to "Rose" at the management company, they agreed to not charge me the paint fee after finding out from the current tenants that they painted the apartment in error. They are still holding over $500 of my deposit for made up charges. Recently, I reached out to two other tenants that moved out before and after me and both had similar experiences, not getting their security back, being charged for other apartments, and made up charges. I also am in contact with a former employee of Canon Management who has outlined their illegal practices. They left the company after a short time because of these practices. I am in the process of organizing a class action suit against the complex and the management company for their illegal practices. If anyone has a similar story and would like to join the lawsuit, please send me a message and I will be in contact.
