This Escrow company is not good, I'm trying to refinance my house but with this company are making it my fault that I had liens for child support that was taken care of in 2015 then purchase my house back in 2018 but now trying to refinance my house. I sign documents back in middle of February 2021 my lady that is doing the refinance also contacted my previous escrow company to get these documents that they needed. Previous escrow had no problems when we closed escrow but this one nothing but issues and they are not owning any of it. Loan company funded the loan and it sitting in the escrow company as I write this. I contacted the new loan company to let then know that I still paying on my old loan and that they didn't get the previous house loan PAID. Very upset about this because they didn't even lock in the percentage 2.5% When I talked to Lawyers Title they were basically directly saying it was my fault. LIENS PAID BACK 2015 with no issues but they made a big issues even when my refinance realtor contacted my old escrow company and got the information but Lawyers Title wanted to wait even with the Covid Pandemic. If your financing or refinancing PLEASE GO FIND A NEW ESCROW COMPANY, they will not work with you or your realtor, my realtor been working with them over 20years. WOW! read more

I would not recommend this company to anyone and wouldn't even give them a star. Please avoid using them for anything. Just like Ralph's previous review I agree with him 100%. Beware if you have a judgement, we were told " I'm sorry we can't trust your word that you don't owe any child support unfortunately there are a lot of dead beat dads in Southern California and we have been burned serval times and if you may owe we can't release your funds until the judgement is cleared! We had nothing that was owed and funds were still held and there was no sense of urgency on there part to resolve and myself and escrow had to prove we didn't owe anything. They worked for the system not the customer and felt so judged. I have used many title companies and this one is the worst. Good luck if you get Peggy she is so rude and not helpful at all, try calling her and she just answers with no desire for customer service and had rude comments . Horrendous customer service. DO NOT use under any circumstance. A client of mine recently purchased a Fannie Mae property and used Lawyers Title at the Seller's request. It's been over a week since "closing" now, and the deed has yet to be recorded in my client's name. His money was paid to Seller and he does not have title to the property! Nothing but excuses from the escrow officer all the way up the line. Pay the extra $$ (if necessary) and use someone else!!!!! read more

Unfortunately this is who Fannie Mae has chosen as their preferred title company. To entice buyers into using this company Fannie will pay for both owners and lenders policies. Nice huh? yeah no. Don't do it!! agents for your own sanity tell your buyers you'll pick up the lenders policy for them if you do not have to use this very poor excuse for a title company don't. 12 years a realtor and yes they are the worst. I ended up doing 30% of the paper work, they mixed up my buyers file with someone else's. Then never gave a confirmation of recording after numerous emails requesting confirmation. The listing agent had to call before I got something in writing. I was lied too on more then one occasion. So many other great companies to choose from just pass on this one. read more

Carolyn Lamascus and her team are amazing! We have used Lawyers Title for some time now and have never been disappointed. We recently had a very difficult closing and Carolyn saved the day when at the last minute we were told the borrower had to come in with an additional $200.00. Having the borrower wire the money over would have resulted in the loan not closing on time, so Carolyn waived the additional fee. Carolyn saved our relationship with our client which is priceless. We were in the process of buying a condo in the Valley area of Los Angeles for our family who are moving from outside the United States. The seller was insisting on using this Escrow Company though we are in Los Angeles. Our entire experience has been horrible. Do yourself a favor and use a more reputable company. Due to unprofessional service we are receiving especially of Debbie L Strickland, Escrow officer, we have had to deal with delays, extra expenses and having to rent hotels for up to two weeks because we now don't have a place to house our family due to to the unprofessional and shoddy work this Escrow Company has afforded us. This company was unable to send us documents electronically because there system was down on multiple days. Then they send a notary service to Los Angeles who arrives at 5PM. Then the notary tells us she will not deliver it to them on the same day and will scan and email it to them. Next day she tells us she can't as their system is not working. She then mails it. Then we are told that the 9A report that Debbie Strickland and Lawyers Title were supposed to get and complete immediately was never done. They were reminded of this multiple times by our realtor and by our loan agent but they didnt get. Now we are told it will take 2 weeks for this. Furthermore, they told us to wire them the amount needed. We verified this. We had to go to the bank during out work hours and eventually took care of this. Then we get called again that they made a mistake and that we need to wire them an additional amount. We again had to go back to the bank, lose 3 hours of work, and pay another fee to send them additional funds. The lack of integrity of Lawyers Title and Debbie Strickland is unbelievable. We now at 5PM on a Friday have to go around and look for hotel rooms for up to two weeks because Lawyers Title has not done its job. Be aware of this and don't risk losing your investment in a property you are trying to acquire or don't risk stress, extra expenses etc. If you have questions let me know. I will update this later with more information. I expect this company to pay for the hotel if they don't I will also advise you.
