This company has so many hidden fees in their 20 page lease. There are many addendums to justify…read moretheir added costs. One instance is their offer of a valet service. It is not an offer with an option to opt out. It is a mandatory $30 monthly fee, whether you use the service or not. If you do use the service and work beyond the time you need to move your garbage can back indoors, you will get a violation fee. Likely $50-100. They require you to use their business apps to pay rent, utilities, package service, etc. These total more than $20 per month. All in all you will pay nearly $1k per year extra on top of the high rent. The water treatment stench is horrible. Don't get a unit in the vicinity of that because YOU WILL experience the stench daily. Only upside to this place is its location. Also it is not senior or kid friendly. No accommodations for seniors as in access to upper floors or grab bars for safety in bathrooms. Tub/shower is very high to step into and is an accident waiting to happen. Keep track of your deposit, they are required by law to send an itemized statement via certified mail to inform of any claim to deduct a portion of your security deposit. They don't. Be aware of that. Also pet deposit is $500 per pet and $40 pet rent fee. Buyer beware. I am sure I will get a response from the leasing office saying I am a disgruntled former tenant. I am. They harassed us endlessly and accused us of smoking in the unit without giving us any factual evidence of the accusation. Walk around the property, there are cig butts everywhere including near the leasing office. Not a positive atmosphere IMO.

I even offered to PAY for a professional cleaning if needed, but they assured me it would be "thoroughly cleaned". It wasn't, and instead of apologies or solutions, the cleaning lady (apparently there is only 1) went home sick, they refused to get us a hotel overnight so they could clean it the next day, and Ashley was rude, condescending, and told me they wouldn't do anything because it was "habitable". (FYI: After recent surgery, getting an infection from dirty surfaces is a major medical issue) So, we spent all week cleaning. We didn't get a call from someone until after 4 pm 8/9, and by then we'd done half the cleaning already. I asked if they could get someone to steam clean the carpets as they hadn't been vacuumed or steam cleaned, and they said they didn't have anyone available. So, I said we'd try and get a rental at Walmart. Apparently, Walmart stopped doing those, so we purchased one for $187.00 instead of having Stanley Steemer do it for over $300.00. We scrubbed the counters, the sinks, all the cabinets inside and out and top to bottom, the fridge, had to scrub out the washing machine, all of their fancy trim throughout the apt had thick ledges overflowing w/hair and dust, the floors were filthy, etc...just nuts. They were supposed to compensate us for the time/work put into the cleaning, and instead only reimbursed us for the steam cleaner which I told them they could have since we only bought it due to Walmart not renting them, and Venue not having anyone available. They lied to us going into this place telling us they've never seen roaches, and then putting in an email they have seen roaches even up on the 4th floor. They lied about cleaning the apartments in between renters. Took them several days to give us keys to the gym and pool. I thought their Regional manager, Ms. Hasty, would actually DO something, but she didn't. If you want to rent in Destin, FL, do it anywhere else. This place is poorly managed, dirty, lousy pest control, and contains extremely rude staff.

Where is the customer service or accountability, this is unacceptable and I believe it's a scam. I find it interesting they warn you that you need to patch nail holes but even when you do as is expected they still charge $200. I think we had a total of 6 in the entire space all were taken care of as instructed, refer to photos below, this unit looks move in ready versus damaged and needed extensive repair! An active duty military person lived here that was gone 2 weeks out of every month with no pets and he owes $600? Maybe they aren't calling back because they can't explain why?! The buildings are so dirty, windows, siding, sidewalks, stairwell and halls smell like garbage. The pool is closed often, the gym was closed for a month, mult machines are broken and not safe, a piece broke off and hit him on the face, no one cares! The unit itself was immaculate and the décor gave off big time beach vibes. The condos are located right off 98 with easy access to all the restaurants and stores nearby. It is also walking distance to their own beach access which was awesome and we used it daily. Unfortunately, the weather was a little chilly so we didn't brave the big, cool pool. We did take advantage of the smaller pool next to the beach. Overall, this was a great stay for us and I would come back again!

The parking attendant told us we could only stay if my parent remained on site the entire time -- including through the night -- and even warned they could perform unannounced checks at any hour. This was humiliating, stressful, and nothing like what was advertised. This was unreasonable, threatening, and made it impossible to continue the stay safely or comfortably. As a result, we were forced to leave the property immediately and secure alternative accommodations at our own expense, despite having paid in full. The host then delayed canceling the reservation until our last booked night, which meant the unit sat empty instead of being rebooked and left us with no refund. Communication was slow and dismissive throughout the process. This experience completely ruined our trip and cost us time, energy, and money for nothing. It is heartbreaking to save, plan, and look forward to a vacation only to be turned away at the door. I would never want anyone else to go through what we did. The elevators were also a bit sketchy, with no lights or indicators to show where they are. There are signs saying upgrades are in progress, so hopefully that improves soon. On the positive side, the staff were very friendly and pleasant, which made the experience better. The resort has three pools, but I really wish there was an adults-only area to relax without the noise. Beach access is a great perk, and the location is solid, but the resort could use some updates to match its surroundings. With a few key improvements, it could be a fantastic place to stay.

The condo places two beach chairs and an umbrella on the sand for you each morning. The office staff is helpful and friendly. Our unit was 226. We had one bedroom with a set of twin bunk beds in the hallway that were perfect for our kids, 10 & 13. The kitchen was equipped with all items needed to cook. I wish they would provided coffee filters. I bought a 200 pack and left it. The balcony was our favorite part. The beach was beautiful. You can walk to a few places, including a shopping center with a Barnes and Noble and a restaurant.

The unit we stayed in, this year, was gorgeous - I wish (since we stayed 2 weeks) that they gave us more than one roll of toilet paper and were more generous with starter supplies. ;) My only complaint about Coral Reef is that the walls and floors are paper thin - you can hear everyone, at all times, doing everything. If you have noisy neighbors, you're in for a long week! However, everyone in the office is awesome and so willing to make your stay enjoyable!
