You are expected to pay $250 just to have your application reviewed in addition to $75.00 for submitting the application itself.     I'm writing this review from an OWNER who is having the agency MANAGE our rental. This place has no…read morebusiness handling owner rentals or renting the house out to tenants. We purchased this home in 2019 for my brother. In 2021, my brother had to move out of state, and we decided to keep the house, and rent it out as an investment property. This company has completely destroyed our home. In THREE years, we have had no less than FOUR evictions. After reading through the reviews, I see that they require a portal to pay rent, and that portal rarely functions...hence the constant evictions. This house is in a nice neighborhood, and every single time they have evicted a tenant, we have had "squatters" more or less move in and destroy this house. We are then billed for THOUSANDS of dollars to repair walls, fix/clean/replace carpets, etc. THIS MANAGEMENT AGENCY WILL NOT VALUE OR CARE FOR YOUR PROPERTY. They literally do not care about the owners of their home nor apparently their tenants. I read one review below where the young lady mentioned the home owners coming by to look. I 100% understand WHY, and can and will tell you!!! Because the owners of the houses are also getting scammed!!! We are being fined by the HOA constantly because this management company is not maintaining the properties! We have also gone by our property to see WTF is going on. When you rent out your investment property, you understand that you are going to get an occasional eviction, but this many evictions in such a short amount of time is complete and total NONSENSE! We were notified in late February that they had approved and moved in new tenants. TODAY, April 12th, we just received notification that they are starting ANOTHER eviction process. To EVERYONE looking for rental property, LOOK ELSEWHERE. This place is not legit. They are shady, and if this is how they treat the properties they are maintaining and the owners of those properties...they don't give a crap about you, as a renter. To anyone who may be considering using this management company to manage your rental - DO NOT EVEN TNINK ABOUT IT!!! They have completely devalued our investment property, and they have charged us, the OWNERS OF THAT PROPERTY, thousands and thousands and thousands (we're talking about $20K+) of dollars to do so (and it seems they are doing their same to our tenants!!!) You'd be better served to rent a crane and a wrecking ball and just destroy your own investment. Or, simply pile your money up, toss a match on it, and warm your hands by the fire. There is NOTNING legitimate about this agency. Honestly, I would bet that even "Michael's" picture is fraudulent and fake. If I could rate this company with negative stars, best believe, I would do just that. READ THESE ONE STAR REVIEWS!!!!! READ THEM YALL!!! DO NOT USE THIS COMPANY TO MANAGE YOUR INVESTMENT OR TO RENT YOU A PROPERTY. When the ONLY positive reviews a place has is from their "employees", that says A LOT. What's even worse is that even some of the fake employee reviews can't even give this grimy company a five star review. RIDICULOUS!! Also, heads up...they changed their name to "PURE"...it's the SAME people, same freaking company, same BS. RUN FAST!!!

    Last week, Compass Maintenance provided my personal phone number--which is not associated with any…read morebusiness--to an unknown woman, who then sent two men to my home to assess why my air conditioner was not blowing cold air. These individuals arrived without identification or professional documentation and proceeded to walk through my home while only my teenage son was present. They represented themselves as qualified technicians and informed me that the condenser was broken, instructing me not to turn the air conditioner back on. They also stated they would contact me once a replacement was approved. I received no follow-up from Compass for four days, during which temperatures in my home exceeded 80 degrees. Out of concern, I contacted a licensed HVAC professional. They advised me to reset the thermostat. After doing so, the temperature immediately began to drop--clearly indicating a defective thermostat, not a broken condenser. This experience leads me to believe that the individuals Compass sent were either unqualified or attempting to recommend unnecessary work.

Every time I contacted the company for repairs, it took weeks to get a response, and when they did send someone, the work was either poorly done or made the problem worse. The management team was consistently rude, unprofessional, and inflexible in communication--always taking a "their way or the highway" approach. There was no sense of care or urgency in how they handled tenant concerns. After four years, I was given just two months' notice to vacate so they could sell the property. This was a deeply disappointing experience.

Chris has done an outstanding job improving the overall appearance of our neighborhood by working closely with homeowners to uphold and follow community guidelines. His approach is collaborative and respectful, which has made a real difference in getting everyone on board and taking pride in where we live. He's also been excellent when it comes to managing the community's finances, keeping the budget on track while still delivering meaningful upgrades. Under his leadership, several major projects have been completed, including pressure washing the entire community and staining the fence along the main road--both of which have significantly enhanced our curb appeal. What really sets Chris apart is his ability to think creatively and solve problems effectively. A great example is his solution for preventing cars from cutting through a no-drive zone by placing a large dirt barrier in a wooded area--simple, effective, and smart. Beyond his accomplishments, Chris is just a great person to work with. He's diligent, kind, responsive, and detail-oriented. It's clear he genuinely cares about the community, and that shows in everything he does. Parkway Station is in a much better place today thanks to his efforts, and we truly appreciate the positive impact he continues to make.

Reeny, told me to contact the roof company to request a claim. I proposed that given I did not hire the company, Riverside should facilitate the conversation. Only then did they attempt to assist a resident whatsoever. The roofing company provided better service! Second, since I purchased my home, I have been requesting that a crushed downspout be repaired. I have been told on over 3 occasions by Reeny that this would be addressed right away. Here we are, crushed downspout still existent. I have a foundation specialist scheduled to visit and evaluate the damage caused by their lack of action. Third, I provided feedback that our new lawn crew does not do nearly as good a job as our previous. The grass remains tall, bushes in trimmed. Reeny responded saying they can't always mow because It is sometimes too slippery after rain, therefore, I need to manage my expectations. Any client paying for a service would rightfully expect the service to be completed or refunded. I do, however,disagree with the former reviewer. Reeny is not helpful. She is condescending, patronizing and on every occasion has told a paying resident to manage the expectations. While I am aware I appear to be an outlier who only has negative things to say, the reason is because I have very low tolerance for poor customer service. I work in the customer service field and cannot imagine behaving as if I am doing the customer a favor by allowing them to pay me for a service. It is supposed to be a respectful and mutually beneficial relationship.
