Everytime I have been frustrated with the process, Nicks has taken care of that frustration quickly and without drama! He has been proficient in his communication, an been nothing but helpful when needed. I've owned 6 new houses, they are always going to have issues, it's how the rep from the builder handles the claim and the fairness and respect that is shown. Our experience began with a friendly sales process (our representative is Nate D) but quickly turned into a disaster once construction began. It has become evident that Lennar lacks meaningful quality control. Issues that should be identified and resolved are often ignored unless the buyer is relentlessly vigilant. Lennar appears to rush buyers toward closing, prioritizing sales quotas over quality. Without constant oversight, you're likely to inherit serious defects the moment you close. We are currently scheduled to close soon and will continue documenting what happens next. One of our current concerns before closing involves one of the AC units. Since its installation weeks ago, it has produced loud banging noises and visibly deformed the exterior casing. Despite the ongoing issue, the installer ignored it and allowed it to run this way for weeks. The unit is now permanently warped and likely has internal damage. Receiving an AC unit that already had major issues in a brand-new home is unacceptable, yet Lennar still won't confirm whether it will be replaced. Other serious issues we've encountered during the build include: A major structural crack in the staircase framing, initially missed by Lennar and "repaired" using a mold-infested scrap block. It was only replaced after we escalated the issue. Plumbing and electrical work was moved after the county's inspection, and Lennar failed to report the changes. When we inquired, they falsely claimed no reinspection was necessary. After we independently contacted the county, they said a reinspection is absolutely necessary and a stop-work order was issued by the county. Tubs and shower fixtures filled with construction debris ready to be sent down the pipes, which then the construction manager falsely claimed had been cleaned--he even physically attempted to block us from verifying it. Construction trash and urine-filled bottles left inside the home, along with repeated lockouts from our own build site--likely to prevent us from seeing substandard work in progress. Nate, our sales rep, became evasive and dismissive once problems emerged, and has refused to conduct a walkthrough with us despite not having done one in over two months. Craig, a Lennar leadership representative, acknowledged the mishandling and assured us improvements would be made--but nothing improved, and he promptly ghosted us since. We remain extremely concerned about the lack of accountability and oversight. Lennar continues pushing toward closing without resolving serious issues. We will continue to document and share updates as we approach closing.

Extremely low HOA or POA monthly dues without any golf course to keep cost low. The community is amenity rich with Pool, Jacuzzi, Sauna Tennis and Pickle , billiards and also ping pong. Community has HOTWIRE and Its a great deal.. I now have the best internet of my lifetime. The DVR records every channel all the time... You never need to program a recording. When I purchased my home I inherited a leak in the sprinkler system. The very next day the community fixed the leak. The current board of directors has focused on major improvements like curtailing rentals. This community offers everything im looking for and more. Its a great value and investment. John R

We went to the office and asked them to fix the light in the parking lot where we park our bike in the morning; months have passed and other than promises, they didn't fix anything. Problems with thefts, not enough security and overall a really bad place to stay. Our MAJOR problem is internet. It's so bad you can't even use it to watch a video without stopping every 5 seconds. I pay for 20 mb and the maximum I get is 4. They made a contact with this stupid HotWire Communications which is the WORST company in the worl, and they don't be let you change company whatsoever. We fell like we are in a cage, we are not free to do anything, we are not happy at all. The houses are not good quality houses, they have a lot of mistakes and imperfections made when building. When you ask lennar to fix these, they don't care, you already bought their house, so why should they worry right? NO, this is unacceptable. There is a bug infestation, and they can't do nothing about it of course. Buyers, be very careful when you buy a house in Lennar Gran Paradiso. I wouldn't raccomend this to my worst enemy. I dealt with the CEO of Lennar builders, Stuart Miller, his staff member Gus Sparatus, and the sales representative at Orange Blossom, Jordan Escourt. I got nowhere. I cancelled and lost my $51,700 under protest. Do yourself a favor and stay away from Lennar Builders. The materials are Home Depot quality and the workmanship is poor at best. Their properties are inexpensive for a reason. Do your research and don't make the same mistake I made!

Our home builder's customer service reps told us the 1 year home warranty period had lapsed and they would not pay for any repairs. We've had 5 total individual breakers go bad and we paid to replace them, for a total of $1500 payouts. We consider the breakers tripping to be a fire hazard, and yet Lennar still refused to help us. The electrical system in our home is a major, most important system, and we believe that Lennar did not honor its valued customer commitment. This is a trait of an unprofessional home builder. One of many hidden fees is that you are forced to spend the minimum of $200 in the Sunsets Restaurant each and every year or you will be fined $200 per year if you don't eat the food there. On top of that the purchases you have to make doesn't include alcohol, only food. If you pay with a credit or debit card and forget to give the restaurant your 'member number' (why should you have to), every time then it won't be registered and you are still expected to pay this $200 + fee. When you receive the fine and you don't pay it (because you can't prove that you have eaten there and spent over the required amount), the HOA at Arborwood Preserve will threaten you with late fees and then legal costs if you don't pay this $200 fine. Just a heads up, read the small print in fine detail and be aware of what they are not telling you.
