I purchased a brand-new home in the Stone's Throw community, and I genuinely wish someone had warned me before I made this decision. Buying a new home should bring peace of mind. Instead, it has been months of frustration, warranty claims, and excuses. My biggest disappointment isn't that defects exist--every new home can have issues. It's how Holt Homes treats homeowners after closing. Once they have your signature and your money, the attitude changes. Instead of fixing problems, they repeatedly explain why they don't have to. Here are just some of the issues I have experienced: * Poor front porch design. The porch sits on a 20-24 inch concrete foundation, and when a vehicle is parked in the driveway there is only 12-16 inches left to squeeze between the car and the porch to reach the entrance. The concrete is so high that vehicle doors can hit it. The sharp edges have repeatedly injured my child and scratched our vehicles. Holt Homes' solution was to give me the phone number of a contractor so I could pay to fix their design myself. * The interior stairs have squeaked since day one. A brand-new home should not sound like an old house every time someone walks upstairs. * Four large tree stumps were hidden under bark dust and gravel in my backyard. I only discovered them after beginning site preparation for a concrete project. Holt Homes refused to remove them, claiming they had been cut to final grade, even though they still protrude above the ground and interfere with normal use of my property. * The sliding patio door is defective. Parr Lumber inspected it and confirmed the frame is bent. The door requires excessive force to open, yet the issue remains unresolved. * Fence posts started leaning within the first month, and I was told this wasn't covered under warranty. * Poor insulation workmanship and HVAC design problems. Rooms with raised ceilings don't receive enough airflow, and the proposed solution was simply to close vents in other rooms instead of correcting the system. * No emergency backup heat was installed with the heat pump, leaving the home without a secondary heating source if the heat pump fails. * The hot-water recirculation system creates a loud water hammer every morning, waking my entire family. Construction also continued with very little respect for residents already living in the neighborhood. Heavy equipment created massive dust clouds that covered nearby homes, vehicles, and yards. I spent more than 1.5 hours cleaning construction dust from my own property after one day of work. My advice to anyone considering Holt Homes: hire your own inspectors, verify everything yourself, and don't assume problems will be resolved after closing. Test every door, every window, every system, and inspect every inch of your property before signing the final paperwork. If I could go back in time, I would choose a different builder. Based on my experience, I cannot recommend Holt Homes.

Always being assured that this would stop. There is another builder also building in the same area, and they have always started after the 7:00 legal start time. Legally, they have from 7:00 a.m. to 10:00 p.m., so I don't understand why they think it is appropriate to start hammering and being as loud as possible at 6:00 a.m. Based on their extreme lack of respect, I would NEVER buy a house they have built or refer a friend to them. The quality of the workmanship is spectacular and the street appeal of the house is amazing. To potential buyers in the Vancouver, WA area I would encourage you to take a look at the Kingston products. Water is pooling and standing in the yard, creating a major concern for us as homeowners. What has been most frustrating is Pacific Lifestyle Homes' response. Rather than working with us to find a solution, they have continued to give us different reasons as to why the problem is supposedly not their responsibility. First, we were told that something we planted had changed the grading of the yard. We addressed that concern. Then we were told that we were watering the yard too much, so we reduced the amount of watering. Unfortunately, neither of these things resolved the problem. We also discovered that water from the neighbor's yard is flowing into ours, which is contributing to the issue. We were essentially told that we should just ask the neighbor not to water as much. That doesn't seem like a reasonable or permanent solution to a drainage problem affecting our property. We are now looking at potentially spending more than $5,000 out of our own pocket to install a French drain and dry creek bed to try to redirect the water to the existing drains. We purchased a brand-new home expecting the property to be properly graded and drained. We understand that landscaping and neighboring properties can affect drainage, but we are disappointed that Pacific Lifestyle Homes seems more focused on finding reasons to avoid addressing the problem than helping us determine the actual cause and finding a reasonable solution. For anyone considering purchasing a home from Pacific Lifestyle Homes, I strongly recommend asking detailed questions about yard grading, drainage, and what is covered under the builder's warranty before purchasing. Our experience so far has been extremely frustrating and disappointing.

As a result, I have now lived in my home on the River for over a year and couldn't be happier in this development. They run a clean job so even with other houses being built around me, it doesn't feel like I'm in a construction zone. My year warranty was handled quickly and effectively. Billy did a great job with it and scheduled everything around my work needs since I work out of the home. My home is gorgeous and exactly what I wanted.

Heavy sales pressure to sign a construction contract and put down money without answering questions. Couldn't get around the sales woman to somebody above her to get answers. If you're dealing with this builder, make sure you go to Clackamas County and talk to the survey department, engineering department, land-use planning department and building department about the property/lot you might be interested in to see if it's actually what Garrette says it is. We met the Quail Homes owner, who seemed crude and unprofessional, the project manager who's work ethic gave us pause, and some of the workers that appeared questionable.
