    13825 NE 107th Street, Lot 30 Heartwood Neighborhood (New Development) by Holt Homes BUYERS BEWARE;…read moreTHIS PROPERTY HAS IMPROPER LAND GRADING AND WATER RETENTION ISSUES! I was in the process of purchasing this property, when I noticed that water was accumulating in several spots, after running sprinklers 2x daily, and not being absorbed by the soil fast enough. The east side of the house is adjacent to the water retention pond, and there is a valley/trench between the properties along the wire fence, trapping water between the properties. On the west side of the property's backyard, along the wooden fence, the ground is uneven, with a big dip on the far end close to the perpendicular wire fence. There is no proper way for the water to drain into the back water retention channel. Finally, on the west side of the front yard, there is also a big dip in the sod area next to the sidewalk, again creating a water accumulation issue with no proper drainage or absorption, with potential to overflow and spill over on to the sidewalk and the street. When I noticed the issue with the water, I brought it up to the sales agent Jennifer Brown. She dismissed the issue and tried to assure me that the 1-year warranty would cover any potential flooding issues for the first year. I informed Jennifer that the issue already exists and needs to be dealt with now, rather than through warranty. I also informed her that if the builder does not solve this issue, I would back out of the purchase contract. I had an independent inspector perform a property inspection, and they noted this issue in the inspection report. After that, my real estate agent suggested to the builder to install a French drain. At first Jennifer was hesitant and tried to convince me that this would not be an issue and if it becomes one, I could address it to their warranty department after I take possession of the house. I reiterated that if this issue is not solved now, I would not buy the property. Jennifer then agreed to have the drain installed. I requested to be present during the installation, and that it had to be written in an addendum to the purchase contract. My agent and I listed the installation request on an addendum, signed it and sent it over to Holt Homes for their signature. When I arrived at the property for my orientation, I met with TJ Kinison and Curtis Barber, both Superintendents for Holt Homes. TJ told me that Holt doesn't sign any addendums related to inspection reports, but they are willing to fix some of the interior and exterior issues of the house that were addressed in the inspection report. I found that odd, but proceeded with the orientation, as I was primarily concerned with the French drain. Then TJ told me that the French drain was installed this morning. I'm no expert on French drains, but that really seemed odd for the installation to have been completed that quickly, since my orientation appointment was at 10 am that morning. That also made me question why it was not documented in an addendum prior to the work being done. After my orientation meeting, I went over everything with my agent. I informed her that the French drain was installed this morning, and she immediately responded by saying that Jennifer told her that the installation was the previous day. I knew then that something was off and told Jennifer that I will have an attorney get involved if they don't provide an addendum. My agent and I went over to the property to check if there is a French drain in place, dug up the gravel on the side of the fence, but could not see any piping in place. All we saw was a narrow, shallow ditch that was dug up from the edge of the fence into the water retention canal behind the property. I was very upset and told my agent and Jennifer that I feel like I'm being deceived. I asked for pictures and written proof that the installation took place. At this point, Jennifer agreed to provide an addendum, and to have her superintendent meet me at the property Monday morning to show me the installed drain. On Monday, Jennifer sent us a picture of the drain asking to accept it as proof, instead. I declined and asked to have the drain inspected by a drainage/landscaping professional for functionality and efficacy. The inspector concluded that the drain was installed improperly and is not functional. He identified two other areas with issues and noted the need of 2 more French drains along the opposite side of the property, as well as a 50-gallon drywell. I decided to back out of the purchase and asked for my earnest money deposit back. Holt is not willing to, and since it is not beneficial for me to litigate this matter legally (cost/time), I essentially lost $5K to disingenuous, dishonest company that compromises quality, lacks integrity, moral compass, and only cares about profit. I believe that I was deceived, misled and given a non-functional solution. This is my 2nd distasteful experience with Holt, and will never deal with them again!

She goes above and beyond to ensure a positive customer experience. When bumps in the construction road became bumpy (as they always do in any construction project), she ran out ahead and removed the bumps. She is true to her word and gets things done. The huge design center has so many options, it can be overwhelming. But the designers there (I worked with Karen), were kind, patient and very helpful in helping to design my dream home. As a result, I have now lived in my home on the River for over a year and couldn't be happier in this development. They run a clean job so even with other houses being built around me, it doesn't feel like I'm in a construction zone. My year warranty was handled quickly and effectively. Billy did a great job with it and scheduled everything around my work needs since I work out of the home. My home is gorgeous and exactly what I wanted.

On 10/30/21, my spouse and I get a response back from Melina Eshinski, Garret representative, who quickly judged our request for information on Harber Inlet saying, "... based on our previous work together, I am unsure if they will fulfill your needs in a new home." Not clearly knowing what we intend to do in 2022, not even discussing what our plans are involving our next home, a Garrett representative made a decision call for us inappropriately. Seriously! Garrett you are operating from this approach - no one needs to be investing in your product. Buyers stay away from this builder or you will have someone passing judgement on your investment. BAD FORUM GARRETT TO HAVE A REPRESENTATIVE SAYING THINGS LIME THIS TO A BUYER.
