I have lived in this building many years on the UES and they do the minimal to maintain the buildings on my block that they manage. They do nothing to stop the rats and roaches that live in the walls of my building. At night time it's like the rats are having a party. Take a look at the picture of one that was caught. I've called 311, and then HPD came by, but nothing was done. I have been in court with them for the past 2 years and have gotten nowhere. They keep the buildings unclean. Not even deserving of 1 star. Pure fucking trash. Landlord is Gerald Musano. Google him to see his past stint in jail. He owns 28 buildings within Manhattan, mostly concentrated on the Upper East Side. Lived in one of his buildings for 3 years. Rent was below market rate and my actual apartment layout wasn't bad. It was spacious. The kitchen was small with crappy appliances but that is expected. The building is HORRIBLY managed and maintained. Maintained isn't even appropriate here. Tenants are left like animals without basic utilities like heat and hot water for days/weeks at a time. I lived here and experienced no heat for two weeks and no hot water for a week. When we had no heat, they gave us shitty $20 Home Depot space heaters that didn't even help. Calls to 311 don't do anything and the landlord knows this, so they are in absolutely no rush to fix anything. They are too cheap to hire a porter on weekends and holidays so trash piles up during those times and stinks up the entire building. I recall one long weekend when the trash was literally coming up the basement stairs because there was so much of it. The front door of the building had a broken lock for a week and could be opened by anyone. Totally safe. Management took their sweet ass time getting around to fixing it. Anything that requires attention in the building, even important things are not treated with any kind of urgency. They simply don't care and they will get to it when they feel like it. The basement is filled with rats and mice because all of the trash sits down there. I was coming home one day and literally, a giant rat passed by me on the staircase and ran down to the basement. The basement stairs have mice and rat shit all over it. Management doesn't give a shit, pun intended. As far as I know, I only had a mouse in my apartment once towards the end of my time here. I killed it with a trap myself and hired my own exterminator because I know management wouldn't pay for an exterminator to do the right job (patch holes with the correct materials). I had several cockroaches skittering about over the course of my 3 years. They have an "exterminator" visit the building once a month but he is pretty useless. Given how filthy the building is overall, I am surprised more critters did not enter my apartment. No matter how well you clean, you will get mice and roaches because they do not take the proper actions against pests in the basement, etc. The people working in the management office ignore most emails and when you call the office, someone picks up maybe 1 out of every 10 times you call. Do not ask for anything and don't expect anything from them. You will get nowhere. Management is based in Westchester and does not visit the buildings. New York State Law says landlords must return security deposits within 14 days. Musano and Liberty Mgmt don't care and won't return your security deposit unless you threaten and take legal action. The law doesn't mean anything to them, clearly. They're hoping you won't fight and they can hold onto your money. Rent Manhattan (also owned by Musano) sucks too and charges you bullshit fees, ballooning the payment you need in order to rent in the first place. Stay far far away from this management, this landlord and his shithole buildings. Given how open the market is right now, you do not need to rent a cheap apartment from them out of desperation. This company and their staff are so bad that I would be doing an injustice to my fellow human beings by not writing a scathing review. Stay very far from this company. The supers take their orders from the main office, so the supers will not fix anything unless directed to. I had multiple maintenance requests that lingered for months despite my constant emails and phone calls. Raquel and Marisol in the main office are incompetent. They will ignore you for weeks, even months when you need something from them. Even if the rent looks like a good deal IT IS NOT. The apartments are bug infested and the basements have rats and mice. I remember a dead rat sitting in the basement for almost a week. Their response was "they were waiting for the exterminators to handle it." Do not rent from these people. The owner is Gerald Musano. Fast forward to October when the heat kicks on and I haven't been able to sleep in my apartment in months because banging noise happens hourly from defective pipes. MARISOL AND RAQUEL ARE INCOMPETENT. I continue to pay rent and yet I still haven't been able to sleep in the apartment. They won't answer emails and I have only received one call back in over three months. How is this allowed??! They won't fix anything, but say they are. It's a joke. Awful management company. This review is for their care of the building on east 89th street between 1st and 2nd. The buzzer/ intercom system has not been working for the building for 3 months - for some apartments, it's been since January of 2019 - and they let us know someone was coming yesterday (10/17/19) to fix it. The person never showed and the management company has not been responding to emails nor is anyone answering the phone. There is a vent in our bathroom through which debris falls. We asked them to clean this out and they "did", although there is still black something falling through it. We cannot use the AC in the bedroom at the same time as the outlet in the kitchen, otherwise the entire apartment shorts out. When maintenance came to look at this they let us know that the "landlord probably won't want to pay to fix this". They allow the garbage in the laundry room to pile up on the weekends so that by the time Sunday comes, the whole building smells like trash. The laundry machines only take quarters, and often these quarters aren't emptied out, this will prevent you from putting in the full amount of quarters for a load of laundry which means 1. you then lose any quarters you put in and 2. you can't do your laundry. At one point we lost hot water for 3 days. On the night of the first day we called the emergency line and they told us it was "too late" for someone to come out - if you look in any lease and even google laws about this in NYC, it is required that hot water is provided at all times. They kept sending people who were making "quick fixes" and not providing an actual, long-term fix to the issue which prolonged our time without hot water. I began my first NYC apartment search full of fear and trepidation, but could not have been luckier to have found liberty management. I worked specifically with real estate agent Edgar who treated me like family during this process. He was responsive and made the process stress free. His help did not end once I signed and moved in but was available, going above and beyond, even afterwards if I had any questions. I have lived in my clean and cozy apartment/building for a year now and could not be more pleased! Landlords and supers have been attentive and responsive the few times i have needed to reach out. If I could give 0 stars I would. Any positive reviews are likely fake and written by staff or friends of staff because no one in their right mind would even deem these people "ok" to deal with. I lived here for 2 years, which is my fault, but the whole time management was absolutely horrible. This is just reflective of those working in office, they are impossible to get a hold of first and foremost. They take days to respond about serious issues, they don't answer the phone, and they can be incredibly rude when you finally get ahold of them. I had a SEVERE black mold issue in my apartment that I had to email and call about multiple times before I got ahold of someone. When I finally sent that I am moving out they told me it would take 60 days to get my deposit back - New York law is 14 days. Absolutely never in my life would I recommend anyone ever ever ever rent from them. Horrible experience. Horrible office staff. They don't care about anything, are rude, and extremely unhelpful. The WORST. Avoid Rent Manhattan, while you're at it. They're the ones that list all of the Musano's apartments and I can only assume that the rest are as bad as 414 East 77th Street. "Emergency" phone line is phony. No one ever picks up and you won't hear back for days. Everything is through e-mail, unless you can get Raquel on the phone, who is horrendous anyways and you don't want to waste your time on her. My roommates and I have killed over 15 mice. The "exterminators" come after much begging and pleading, weeks later, and "patch holes." Obviously not working. We found two dead mice rotting under our stove and finally got the them to send someone to clean them up. This maintenance guy told us how he was shocked at how his boss didn't give a shit about any of his properties and how the apartments he's been sent to are the worst he's ever seen. They send people into our apartment without our permission. We usually find out they've been there by moved furniture, paints cans left, etc. One time they knocked over our Christmas tree. AND DIDNT PICK IT UP. Thanks, Liberty, thanks. Nothing like coming home to a downed tree, broken ornaments and water all over the floor. They also use shoddy supplies. They use cheap locks on the front doors. Ours got stuck once and we could not get out of our apartment. The locksmith told us our lock was old, rusty, reused and the cheapest one you could buy at Home Depot. We told Liberty, didn't even get an apology. And yes, we had to pay the $700 locksmith bill out of pocket. Needless to say, we are moving OUT as soon as our lease ends. SCUM.BAGS! SERIOUS scumbags. I would give zero, or negative stars if I could. Lived in one of their apartments for four years. Seems like a long time with someone who was so horrible, right? For the first 2 years or so, it was just minor stuff that was annoying but not enough to move....until: *The washer/dryer was broken for months and no one cared or bothered to fix/or replace it. *I continuously had no heat during the winter for 2 consecutive years and part of a 3rd. My A/C unit told me the current temperature indoors and most of the time during winter months, it lingered around 60 degrees. They didn't care and told me it was above the legal limit so I had no basis for complaint. *The super constantly entered my apartment without permission for "repairs"... Once I actually thought I had been robbed because furniture had been moved around and things were thrown about. I almost called the police. *Raquel in their main office (in WESTCHESTER! Not even in the city. What help is that?!) is SO horrifically rude, it's unfathomable. Never have I encountered someone SO unprofessional. She will not hesitate to hang up on you when you call to find out why after days/weeks/months, things aren't repaired. *They wanted to charge $500 to change the name on my lease. $500!!! *Several times I called the emergency line (i.e. once after my apartment was flooded. More to come on that later). No one EVER answered or called back. I actually was scolded once the next morning for calling multiple times. They said they saw my number 4+ times on the caller ID the next morning and I shouldn't have called so many times. MAYBE IF SOMEONE ANSWERED, I WOULD NOT CALL MORE THAN ONCE! *They installed a "heat monitor" in one of my closets to keep track of the heat issue in the building (apparently many people complained that it was freezing in the winter). They left the job incomplete for weeks (possibly more than a month) with uncovered, open ended wires in my closet, amongst all my belongings. They also entered and installed it without my permission. *I returned home from a New Years vacation on January 1st to find my apartment wet. My light fixtures were filled with water, my electric stove was filled with water, my floors were wet. I called the emergency line, no answer. I called the super (which I wasn't really even supposed to do according to Liberty): no answer. I cleaned up some of the mess myself and hoped for the best overnight. January 2 I called them first thing. I was literally SCREAMED at by Tom Benincase, the building manager. "How DARE you call with such an issue on the day back from a holiday?!?!" is the response I got. Will they come today to fix it? NO. Tomorrow? Maybe? Leak started again. All through the walls this time. Again, no answer on the emergency line. No answer from the Super. I finally get ahold of someone the next day and gave permission to enter my apartment for repair. I returned home to find many of my personal belongings damaged. Covered in paint, dirt. Upon moving out, I actually had to pull a framed photo off the wall because it had been painted down upon repair. *I sent a letter 60 days in advance giving notice I would be moving out, and according to my lease, they had to return my security deposit 60 days after moving. 60 days comes and goes, and no security deposit returned! We called and called, asking where it was. Raquel hung the phone up on us once. over this One woman told us twice it was in the mail, for the full amount. One woman said it was processing....I finally threatened legal action and only then was I sent an email that the deposit was being returned. The deposit was FINALLY returned, about 2 weeks later than was stated in the lease agreement, and they didn't even refund the entire amount! I cannot stress enough - do NOT rent from these scumbag slumlords!!!! Spread the word! LIBERTY ENTERPRISES. DO NOT RENT! read more

These are real awful people. First off, I lived in one of their apartments for a few years.....let me explain. The apartment was dirt cheap.....in a great area....at first...we put up with some of the crap. On a few occasions they would enter my apartment WITHOUT permission to enter to do repairs....even after telling them they are not allowed in without me being there. They managed to break a few things, I took photographs and showed them....they told me I was lying, they admitted to being in there without permission and acted like it was fine! This is mortifying! Had mice and ants in the apartment, they said they will pay for all the needed traps, everything. NEVER DID. Apartments are falling apart and they do not want to repair them. The washer/drier room was broken roughly 70% of the time, THEY NEVER CAME TO REPAIR IT. Seriously....having been living somewhere else for a few months now....I have no idea how I lasted there so long. Now, I hate this city and certain things about it because of having to deal with Liberty Enterprises....Raquel...and the whole staff over there are absolutely the worst. NEVER....ever......everrrrrrr rent from these people no matter what. They are awful, awful, awful people. read more

I lived in Liberty's property at 337 E. 77th Street for the last year, and as far as the rental experience in Manhattan goes, this was a pleasant surprise. Disaster have struck early on when my key didn't work on the 1st of two doors to enter when I was moving in. The super answered and was over within 20 minutes. This quick service was indicative of the treatment I received during my entire year renting at this building. Raquel and Marisol are both responsive to email, and respond quickly to any issues (i.e. my drain was clogged, and they sent the super to my apartment within 24 hours of contacting them about it). The apartment was in good condition when I moved in, so I honestly didn't face many problems. There is also a lot of closet and storage space. The apartment was comfortable and came at a fair price compared to other Upper East Side rental properties. The air conditioner and heater both worked well. I only moved out as my girlfriend is in a subsidized building, so it made sense to move in there. Otherwise I would have happily signed on for another year, and likely more. Management was understanding and helpful with the move out process. They provided an email which detailed the procedures I needed to take to receive my full security deposit, and answered all my questions. Overall, I had a very good experience, and I would recommend renting at this location. read more

I lived at 95th street building for 3 years and loved it. The apartment building is super clean, well maintained, and the management office is always super helpful. I've never seen anything weird/unclean while living here. Everyone who lives here, in my experience, has been super respectful and friendly. Our super Rigo would always respond promptly if I ever needed something it would be done that day! Our porter Jorel was wonderful and always went above and beyond to help. I was extremely satisfied with my experience with liberty management and was sad to go! I know the next person to live there will be very happy. read more

This is absolutely the most horrible management company that I have ever dealt with or heard of. Please believe me when I say that any way you think you can justify moving into one of their apartments is simply not worth it. All of the above reviews speak clearly about the kind of management you get when you live here. I literally have to call multiple times every single day for WEEKS to get ahold of anyone, and more often than not, they don't follow through with anything anyways. The gas was out of the entire building for months- literally multiple months- before they bothered to fix it. During that time, people entered my apartment on multiple occasions, leaving a complete mess. Oil was on my counter tops, my oven was pulled out of the kitchen and left there, and they even left my front door COMPLETELY OPEN. When I let them know about the incident and told them that I needed to be there for them to enter, guess what happened- I came home the next day to another huge mess. Did I ever hear back from the management company regarding this incident? Ha.... These people absolutely could not care less about their tenants. Does the landlord, Tom, even exist? Over a 1 month period I kept trying to get ahold of him- every day I would call and speak to someone new and every time they would tell me something different- "Tom is out of town." "Tom is out to lunch." "Tom is home sick." "Tom will call you back in 10 minutes." This literally happened every day for a month. Tom must be a pretty busy man... I have had a roach problem and a mouse problem on multiple occasions since moving in. The maintenance/management did absolutely nothing. I ended up having to lay out poison, traps, and fill holes all over my apartment. I've picked up about 12 dead mice by now. They tell you on moving in that laundry is in the building and that the building is set up with free wifi. What they don't tell you is that the washers and dryers don't work, nor will they ever fix them (it's been too many months to even count) or that they won't actually give you the password to the wifi. The "perks" just don't exist. These people are disgusting. Please avoid them at all cost. It's just not worth it. I'm moving as soon as I possibly can. The only thing I fear is never seeing my security deposit- not because anything in the apartment is damaged, but because I have a bad feeling that, as with every other situation that involves Liberty Mgmt, they'll try to take advantage of me. If I could give negative 5 stars I would. I moved in one of their studios in August 2015. The driers weren't working making it impossible to use the washing machines as well. They promised repeatedly that they would repair them. After 10 (TEN) months they allowed us to use the machines in the adjacent buildings, managed by them. The driers were finally repaired in August 2016 (one year later). I had 10 (TEN) leaks in my bathroom, always from the same spot, that they kept on repair poorly. This past winter the heating system was completely off for at least 4 times in one month, especially during the weekends when their office is unreachable. The floor, despite good esthetic conditions, is crooked (a spherical object will spontaneously start moving from the window to the center of the room). The super has always been difficult to contact, while, I have to say the cleaning guy has always been exemplary and nice. The apartment per se looks nice but it's certainly overpriced and not worth the nightmare. I am looking forward to moving out this summer. Raquel Conception is also the rudest person ever. I wouldn't even give 1 star if possible. Steer clear! This is the worst renting experience I have ever encountered. Management is inconsiderate and unresponsive. ZERO shits given about their tenants. They take the money and run. The maintenance staff and repair people are not to be blamed. The irresponsible and shocking disregard for tenants comes from the top--management. Good luck getting anything fixed when you ask for it unless you go direct to Maintenance. We arrived to an apartment with roaches, dead rat in bathroom, damaged light fixtures, closet that wouldn't close, leaking toilet and broken refrigerator, just to name a few. That first day set the tone for our stay. It has been one headache after another. No screens allowed on Windows, no control of heat, garbage littering halls and basement. Not to mention they allow someone in the building to rent units out to tourists so a weekly stream of suitcases and individuals who treat the building as a temporary hotel of sorts rather than a home. (Leaving front door open, not disposing of trash properly, etc) Overall feels like we've been scammed (Rent Manhattan agency included in this-be careful of what they try to sell you) and we're counting down til move out. read more

When I first moved in I didn't even have a working stove for 2 weeks!! There was no cleaning done either - bathroom and kitchen was very very dirty. They told us they will send the super to clean the apt!! THE SUPER DOES NOT DO CLEANING JOBS!! I had to expense my own cleaning person to come in. There were roaches b/c of constant construction on the street and they didn't even put up insect screen for the windows!! When you put in complaints about all the things the apt was missing they were not responsive and very unprofessional. I have never encountered a business that runs this way. I will never rent with them again and will tell everyone I know in NYC. THIS MANAGEMENT IS THE WORST. I THINK THE LOCATION IN MAMARONECK IS A FAKE TOO. ABSOLUTELY TERRIBLE! I decided to live in this apartment because as mentioned below it was cheap, large apartment in a great area. Thats the ONLY good thing i can say about this magmt company. The continued to raise the prices on application fees which made it extremely difficult for me to find someone to take over my roommates lease. $1000 non refundable application fee.,,,,,are you serious! Trying to get repairs done is a whole other issue. Make sure its not something that needs to be done asap...because it wont. It took three months for them to repair my AC unit which was leaking all over the floor. I have since moved out and on day 90 of not receiving my security check back....they keep saying its in the mail (if i can get hold of them) DO NOT DO IT! more hassle than its worth. read more

Raquel, is never at her phone, doesnt check her emails, nor does she check her voicemail. when you call them, they sound miserable and i think id get better service at the post office or dmv. I requested the simplest thing, they had zero effort to put into it. i was not able to get what i needed from them.
