These people were supposed to do an inspection of a condo I was considering buying. The guy who came Daryl Hartshhorne who did not spend very long "inspecting" and when he supposedly was finished he announced that he would not be checking the air-conditioning system. He offered no alternatives. He just said he can't do that in the winter time. However, there was no prior notice of that and it was included in the price for the inspection and I never would have used this company if I had known that they were not going to inspect the air-conditioning system which is a key component of an inspection of a property. I immediately wrote to the owners of this shoddy company and there were other problems as well like they never released their report, etc. I told them all the problems. The owner or two owners never bothered to respond to me despite several emails that I wrote. Nevertheless they are harassing me for money despite their fraud. I have filed a complaint against them with the Department of State. read more

Liberty cane through for me as I was (am) in the process of buying a home. Vincent took longer tob examine the house than I'd experienced before in my last place - and that's a good thing! In my last place inspectors would just flip through their findings on their on their iPad before they left, and I usually had to ask to see problem items in person. Vincent gave me an extensive walkthrough of everything, and sent the report later that night. Which is the fastest turnaround I've ever gotten. Another plus is that they'll do the big three inspections all at the same time - building, termite, and radon - so you don't have to hire a bunch if people and coordinate multiple appointments. They provide a thorough report and are happy to clarify any meanings if you have follow up questions. It is understood that with any home inspection if an area is impossible to view (such as a finished basement) there is are heavy limitation in what they can adequately provide data on, but they also make it clear in their report that they could not provide as solid data because of those restrictions. Disclaimer - the actual inspectors (more below) and booking team are 5/5 stars all day. The only reason I didn't go 5 stars is that they third party source the repair cost estimate which takes and additional 48 hours post inspection report release (and additional cost where some others include or at least embed in cost). Considering these transactions typically run on a tight timeline this is a bit inconvenient. Additionally, it's nice to have a direct line of communication with whoever is doing the pricing. Now to the inspectors, we unfortunately had our first house fall through (partly in thanks to James identifying critical defects) so we worked with two different inspectors total, James and Adam on second house. Both of these guys are highly reviewed on Yelp and for good reason. They're very thorough and walked us through the whole process and answered our many questions (first time homebuyers). Additionally, Adam went above and beyond to clarify a few items on the report and provide additional guidance when we were in a pinch. Their response time via email is phenomenal especially considering they're out doing inspections during the day. Turnaround time to get the inspection report is fantastic as well ( less than 24 hours). Lastly as noted by many, they get there ahead of time and have a lot of info gathered upon arrival which is nice.
