NO WATER- Lived here for like 4 weeks and 3 times now they've just shut off the water for hoursss at a time. No warning, no text, no heads up, just shut it off and then sent out an email saying it would be off for an hour. 3 hours later...still no water. I understand having to shut it off for maintenance but at least give us a heads up or tell us how long it will actually be off?? Super unimpressed with the communication from management. read more

- When you first move in, VIDEO ALLL THE DAMAGES. If you don't, you will be charged for them upon moving out. They tried to charge us a collective total of over $80 for paint damages we did not cause and the communication to dispute the charges was terrible. (side note- they're charging for damages, but clearly not fixing them in between tenants) - The dryers do this cute thing where they don't dry your clothes all the way! Laundry is $4 per load, unless of course, you actually want dry clothes, you must pay extra for that luxury! - Forgetting a clean check packet will cost your apartment a total of $300. No I am not kidding. The apartment was SPOTLESS, and they still charged EACH OF US $75 and marked our clean check as a fail all bc we forgot to pick up the packet. I understand the principle here, but are we for real? $75 for a piece of paper. And mind you, we lived there 2 semesters and only failed that one time bc of the paper. I've lived in 5 different apartments throughout my college experience. I'm shocked by how greedy this place has been. I'm the kinda person that disputes charges, but I imagine there are so many other students who are just getting taken advantage of and don't realize they're paying for damages that they didn't cause. read more

DO NOT LIVE HERE. One star is too generous. I was glad I was there with my son on move in day because I saved him from living in a mold infested hole of an apartment. On move in day, one of the prior residents had still not moved their stuff out and the apartment was a foul mess. The new roommates were already pumping an air purifier because the air was so musty from the mold everywhere on the walls. I refused to allow my son to move into a moldy apartment, so management had to find a new unit and break up the friend group. The "model" apartment they ended up giving my son had holes in the walls to start (which they tried to charge from his deposit) and a lumpy, brown-stained mattress. He had to prop up the lumpiness with 2 towels under the mattress. The managment was incredibly rude to us and we didn't feel any trust in them. The maintenance requests from my son and his roommates went on and on throughout the year and problems were never solved including a front door that wouldn't lock, leaving their safety and security compromised. The first week when the roommates ran the dishwasher, sewage (including poop and toilet paper) came up through their kitchen sink. Needless to say, the boys never ran the dishwasher again and handwashed everything from then on. The plumbing got so bad that they eventually had to call the Health Department on the complex. Water and gas utilities were constantly being shut off while management had renovations take place throughout the complex. There was never any advance warning when those shut-offs would happen. You should not have to pay full-price when you're living through an apartment complex renovation project. The whole complex should be bulldozed and rebuilt because their renovations are really just lipstick on a bulldog. The amenities (basketball net, pool, etc) are always broken for extended periods of time. It's a nightmare living there. Management also uses deceptive wording in their attempts to have students sign contracts again. We kept asking our son, "Did you sign something you shouldn't have? They make it sound like you signed another contract..." Shady and unethical practices by management are going to end them up in litigation someday. Liberty on Freedom is truly the worst. Avoid any properties owned by Redstone Properties - do your research, they own a lot of Provo. For sure avoid all Liberties.... read more

This is documentation of our experience with Liberty on Freedom Provo 1) Charged us 2 application fees. 2) Paid other fees and deposit. 3) Accounting on web site of fees was very confusing and messed up 4) Due to these factors along with lack of communication as well as my daughter's roommates parents having similar experiences we both decided to go elsewhere 5) Sent cancelation notice within 72 hours per lease agreement. (Sent at 40 hours). 6) Was told I would get only $300 of my $450 back 7) Sent several emails asking for my full required refund. No response. 8) After a month or so I sent a complaint to the Better Business Bureau. 9) After a month later the BBB reported that they too did not get any response. 10) Sent another email stating that if I did not hear from them I would have to take more legal action and post my experience with the BBB and other websites. 11) No response. And no refund. That is where I am now We have no experience living in these apartments, just with management. I encourage you to look at other online reviews and decide if this is really the type of place you think would be best for you. BBB rating is C+ and there seems to be quite a few negative comments on the web. If our experience with management is any indication I would look elsewhere. read more

My son's roommate had hygiene issues and played video games until 5 am every night so we requested a transfer. They gave us a new room and we moved his stuff out only to discover that the room they gave us was fully occupied. It took them 6 weeks to find us a new room. My son slept on a friends cot while we waited for the apartment complex to sort out their mistake. We paid our rent for the entire time and they refused to credit us for the month we didn't have a room. The apartments are total shit-holes. Avoid this place like the plague. read more

I served in the least per capita income state in the developing country that I served my mission in, and the apartments down there are 4 star hotels in comparison to Liberty On Freedom. Everything from doxing everyone on the cleaning check signup list (telling everyone who lives with who and in which apartment), to the abysmal parking situation, and with all the Soviet-era housing project quality standards, you will never get what you're paying for as long as the rent is over $350 including utilities. The pool is generally closed more often than not from what I saw, and the hot tub is the same while the water is green. The only redeeming quality may be the social life and atmosphere that we, the tenants, created there. May need a visit from Chef Ramsay. read more

This is a terrible place to live in Provo. The units were probably built in the 70's with a "slap of paint" done about 2-5 years ago. When you pay your rent with your debit card, expect an extra $30 "prossesing fee". Also, don't expect to get off of the 300+ waitlist for a parking spot in the empty parking lot. Not to mention the holes in the walls and ceilings, and the outdated windows/doors that are extremely drafty. Quite frankly, a huge waste of Money. read more

There are plenty of good places to live in Provo so go and find something better than this place. The apartments are old and are constantly under renovations. Someone has had to come fix something in our bathroom every couple of weeks. They don't provide internet and the parking is absolutely terrible. If you don't get a parking pass you'll have to park 5 or 6 blocks away and they are very quick to boot your car. So basically you pay way too much for what you get. Please don't live here. read more

They charged us for cleaning fee's when we cleaned the apartment very thoroughly. They wouldn't give us details of what they did and why it cost us so much money for a lady to come vacuum for 2 minutes,they couldn't even prove she came cuz it appeared she didn't touch a thing. They aren't private rooms. We didn't have cable for the first few months and they wouldn't fix it until I had already moved out. I have been paying rent for 3 months that I haven't even lived there and I haven't complained but now I couldn't pay my rent until today and they have added $50 in late fees that "cannot be removed" stay away from liberty on freedom. read more

Honestly I had such HIGH hopes for them but hated living here. It took us 10 months on our own time and money to get a mail key. They said they would compensate and take us out to dinner or something and never did. The paint job is crap and peeling all over. The cupboards are crap and don't fit. The parking is so bad and almost impossible to find a spot. I paid my rent on time for months and months and one time I couldn't pay for it till the end of the week, i got a late fee of $50. They wouldn't cut me slack ONE time. I understand college apartments are not supposed to be the most luxurious or amazing, but for $406+ a month?!? No way. They need to take some time and money and really renovate these apartments. If they did that and got more parking it would be better! read more

Horrible experience at Liberty on Freedom. It takes months for them to fix issues, big and small. They overcharge like crazy. You may as well go live at the village which is way nicer but for the same price. Parking is TERRIBLE! Worst in Provo. Locations is okay but all around experience was horrible. read more

They show you a nice apartment and then move you into a dump. They charged a $400 deposit and my son was moved into a place that had 3 25+ year olds living in the place for over 2 years. The apartment was filthy. He never could get a working mailbox key. If packages are delivered to the office, they lose them and it will take you multiple times and a lot of pleading with the office staff to look hard enough to find where they put your package. The handrails are never cleaned. In fact they had a tenant contract COVID-19. They sent an email blast to the tenants telling them they were closing the common areas but didn't do anything else to help the tenants like offer off-site laundry credits, distribute sanitizers, tell the students which building it was (not which apartment but building) so students knew where to stay away from. All they said was a tenant went on a cruise and came back and felt symptoms and began self isolating. Tenant tested positive and had left apartments and roommates were now self isolating. There were never any updates on the matter. Its not their fault someone got sick but they did a very poor job in how they reacted to and managed the matter. They rent to a lot of non students (2 of my sons roommates had graduated college several years ago). Because the roommates had lived there so long, even when my son cleaned the entire apartment by himself using supplies he bought with his own money the roommates would bring their junk back out and put it all over the apartment right away as though they were entitled because they had lived there longer. They should not move new and young students into apartments that have existing college graduates that have lived there for years that have deteriorated the place to filth. The staff has an attitude like you are lucky to rent from them. The parking is an absolute disaster. I can't imagine a much worse place to rent from in Provo. Do yourself a favor and skip this one. read more

Definitely not worth the high price. They charge astronomical rent and tack on as many possible extra fees. The buildings are worn and outdated and they're unwilling to replace ancient equipment (like our AC, which freezes and breaks if you turn it down too fast). read more

Liberty On Freedom used to be known as University Villa before it was purchased by the owners of Liberty Square. After being closed for half a year for renovations I was excited to see what improvements were made... there were none. All that happened is the rent increased from a $285 month by month contract to a $335 year long contract, if you only get a Fall/Winter contract that price is increased to over $400! The apartments themselves are tiny. The kitchen has room enough for only one person at a time, the appliances are rusting over and the internet disappears weekly. Outlets are hanging out of the walls leaving exposed wires and some of them don't even work. If you want a parking spot you're better off going elsewhere. There is very little parking spaces and it's an extra $10 a month for a pass. That wouldn't be bad if they only sold as many passes as they have spots. Then there's the management. The powers that control the Liberty collection of apartments are dedicated to ripping you off. Cleaning checks are nigh impossible to pass no matter how much time and effort you spend cleaning costing $60 just for failing the check. Then they give another $35/hour fee for the cleaning maids to come in. Those cleaners come in with a duster, dust one counter and leave, but you're still charged the full $35, sometimes more if the maids claimed to have been there for longer than an hour. The management is slow to respond and rarely take care of anything in a timely manner. If you get a package they hold onto it, and if you are unable to come during office hours to pick it up withing two days, they throw it away. Avoid Liberty like the plague. read more
