Just bought a house in Pflugerville in the new Lisso community and had to be the worst decision. This HOA company sent me a violation within 2 days of moving in because my grass was about, 2 inches. Just moved in. Meanwhile neighbors grass looks like a jungle. (Genuinely not that I even care.) Then I proceed to keep getting notices in a matter of a month for OTHER peoples properties, more violations for spots of grass that are shy of an inch tall. Then they tell you you're better off using a company they obviously partnered with to get your lawn done so it's "to standard". I just bought an almost $650k house you think I want to subscribe to your lawnkeeper services? Already looking to sell this house. Lifetime Property Management of San Antonio has managed my Homeowners Association for three years and it has been an utter disaster. I am speaking as a homeowner who's lived in communities with property management for 30 years, I've served on Home Association boards and I do have experience in the industry and I've never seen such an inadequate property management company in that time. We have had three managers in three years and the first two were completely negligent in compliance of the governing documents and laws set forth for homeowners associations. The property managers have consistently disregarded fiscal responsibility and oversight for my community and they have not met the basics of their contract or their Key Services and Community Highlights listed on their website. They are however able to track anything they do outside of their contract driving up the communities management costs. The third manager has only been on for weeks. When my concerns were brought to the Manager of the SanAntonio location I was ignored. The first Lifetime property manager our community was assigned ignored compliance regulations set forth in our documents by not announce meetings properly per our bylaws and did not take or maintain minutes for any meetings that were held in her tenure. The second manager assigned to our community did not update the financials for 4 months for the board review or the homeowners portal. She spent money without board approval on questionable expenditures and said she was using her discretionary funds that is reserved for emergency repairs and maintenance. She consistently had to be asked numerous times to execute simple tasks, mismanaged large repairs so the project doubled in price from the initial estimate, and seemed to disregard the communities financial situation altogether with excessive spending and no budgetary oversight. Our manger needed help from the board finding economical contractors or multiple contractors for bids on projects. It to be the policy of Lifetime HOA Management in general to recommend their boards consult with attorneys on procedural issues that property managers should be able to facilitate for their community which is a major expenditure. It was also disconcerting that our manager wanted to communicate with the attorney and didn't seem to want the board to have direct access to them. One of the reasons HOA's need management companies is to help them stay in compliance, board members are volunteers and depend on Property managers to educate and guide them in their conduct and execution. They are not aware of proper procedures, laws and governing documents, and they are dependent on property managers to guide them. The worst part for my community is the board has had zero oversight from professionals so they are often not in compliance with the governing documents, laws and fiduciary responsibilities. read more

Not to mention putting the wrong name on my quarterly assessment paperwork, and no matter how often I ask them to correct it they refuse. It's pulling teeth to get info I'm legally entitled to, it's over all a bad deal. They even tried to say they never got my certified letter I had a copy of signature of from that office and once called out they backpedaled. I would have rated them O if I could. They took out an entire assessment fee even though I was paying increments by check. Then they kept my money for a month and then sent me a check short of $400. And made out to another person. It's games designed to make money holding money. The import thing to note is that their admin staff is dismissive and disrespectful. I've had a very frustrating experience with this HOA management team. I received a compliance letter regarding a bush on the property line, and when I tried to clarify ownership with them, they outright refused to get involved, saying they 'only send letters' and won't help determine responsibility. Worse, when I called to follow up, a representative named David repeatedly interrupted me mid-sentence and then hung up on me when I tried to explain the situation. I've also left multiple messages for the assigned manager 'Gabbie' over several weeks, with no call back. I understand HOAs have rules, but basic customer service and common sense should not be too much to ask. I currently have an active BBB complaint about this company because they have not gotten back to us in a timely manner concerning our ownership. They apologize yet still point and blame others and say that they got back within the proper amount of business days. Correction it took them almost 2 months to respond to any emails and it took a BBB complaint. Title agents, myself, the real estate agents and previous owners have been emailing and calling them multiple times with no response. After over a month after closing we've gotten excuses such as "we never got the check", "we just got the check so we're responding within the X amount of days required", "your email got lost in my other folder". Scam alert. I've had nothing but trouble with Lifetime HOA Management's payment system. Their auto-pay is confusing, glitchy, and seems designed to generate late fees. And every time I called the office over the course of eight months to resolve it, no one in the office knew how to set it up correctly. Despite following their process, I was repeatedly hit with charges--over $150 in "late fees" tied directly to system errors. While a portion was eventually reversed, they still refuse to credit the remaining fees, saying that they only offer credit once and even shaming me as if I would be taking funds from "people who pay on time". The whole experience feels less like an accident and more like a deliberate way to squeeze extra money from homeowners. Seeing the other reviews on here, it is pretty clear this is a universal problem and probably intentional. If you are a member of an HOA dealing with this management service, please pay particular attention to your auto-pay functionality and watch of inexplicable late fees. They are most likely scamming you. If you are on an HOA board shopping for management services, I highly recommend looking elsewhere. They are dishonest, incompetent, and rude. They mishandled payments made at closing, failed to deposit checks, then turned around and charged late fees, admin fees, and legal fees -- all from their own error. When we provided proof and disputed the charges formally (as required by Texas law), they ignored us. No response. No resolution. Just continued escalation and denial of community access to our tenant. We've been forced to file complaints with the CFPB, Texas OCCC, and even the BBB. That's how bad it got. Zero accountability, no customer service, and no interest in resolving obvious internal mistakes. Their negligence is now threatening our lease and causing financial harm. If this company manages your community -- or you're considering hiring them -- beware. We closed on our home back in July of 2023 and first it has taken almost up to three weeks ago to get an account set up. (2 months)Lifetime needed our warranty deed and after being provided with multiple emails to send it to we did not receive ANY responses stating that it was received and or being looked at. I'm fact most email domains provided came back as undeliverable. It took me calling upwards of 15 times within 3 weeks and physically going into the office which is 30+ miles away for someone to finally escalate our situation for action. we spoke to at least 4 different people who all assured it would get taken care of. I have all email records that were sent with no action on lifetimes part. Secondly when the account was created it showed we had a balance due. All the fees due were paid at closing and in the closing agreement. Our title company provided dates and serial numbers for the checks that were issued but of course lifetime had no record. Apparently this was not the first time this has happened which is why the title company needs the stop payment request done by lifetime and not the homeowner because the checks could be misplaced and or cashed months later. We have contacted lifetime numerous times again with still no reply or correspondence other than reach out to your title company. we were getting nowhere so We visited the office AGAIN in person and was told that it would be taken care of. Alamo title still has not received a stop payment request after we contacted Alamo and they emailed it to numerous people and lifetime still has not requested any action. The only response was that we need to contact Alamo, which is what we have done. we have absolutely ZERO problem reaching out and doing our due diligence but it is not benefiting us in any way because everything we have done this far is being ignored. You can imagine our frustration especially since we are told there could be fees. This is highly unexceptable and we need to get this taken care of. read more

Don't let their homepage fool you. They do just enough to get by and when pushed they pass the buck. Been dealing with abandoned cars, food trucks, camper and RVs, as well as trash and trash cans sitting in front of garages and in street. Christmas lights stay up on houses for almost the entire year, and commercial vehicles and campers block the mailboxes. My wife and I struggle to get into our own driveway due to this food truck, it backs up traffic and the road is narrow. The HOA covenants state "No Commercial vehicles". Trash cans must be behind fences and yards must be kept trimmed. What does the property manager Rey say? ITS NOT MY PROBLEM. Tells you to contact your neighbor (which I've done multiple times) or call the police/sheriff. He refuses to ENFORCE the covenants, which I consider dereliction of duty and a breach of contract. If you want a neighborhood thats junky, unkept with impassable/blocked roads and trashy yards, buy in Dove Heights. read more

I have auto pay enabled and they charged me a $25 late fee. When I called I was told I set up auto pay incorrectly despite every other time it paying EXACTLY the same time without any penalty. Every time including this I was paid the 5th of the month after using auto pay and all were fine. I called and was told that I set it up wrong- but if so why wasn't I charged 3x? It's a clear system issue that I have to pay for. They don't actually maintain anything in the neighborhood based on how many yards are full of weeds besides find ways to suck fees. The auto pay thing is at best trashy business practices. So yeah if you use them don't use auto pay it's useless and just a way for them to target you with more fees read more

I would honestly give them zero stars if possible. Our previous management company was pretty bad but they look like rock stars compared to this place. We started off well a year ago with them with a great community manager but they fired him and gave us a completely inept, incompetent community manager and their services have been horrible since. Do yourself and your residents a favor and avoid this management company at all costs and save yourself the headache of dealing with and paying a management company to do absolutely nothing. Emails go ignored, can't get the community manager to reimburse me for expenses with receipts sent in almost a month ago and this morning, they failed to schedule the gates to be open for our community garage sale once again, even after a total of 7 emails were sent requesting this and I was assured it was scheduled and they would be opened. But if I leave my trash can visible from the street, I receive a letter in the mail within 24 hours. Taylor Driggs has horrible customer service skills. I usual never give reviews or especially bad reviews but Lifetime HOA is the by far the worst HOA service I have encountered in the Stone Oak area. Customer service and care to their residents is non-existent, zero follow up with issues for the past several months since they took over, everyone there including the person who answers the phone try's to pass you on to the next person with no accountability. For instance: The property manager after being escalated to him assured me to purchase new gate fobs via their website several days ago, to solve my ongoing problem with like-new (2) existing gate fobs that stopped working since they took over, i purchased them at a cost of (for 3) $165 on their website as assured. Note: the like new existing key fobs cost $110( for 2) that were purchase through last HOA that Lifetime management refuses and will not warranty. I still think the issue is on their end with those. Fast forward to now: I purchased the new fobs at $165 on their website two days ago expecting the keys to be picked up or mailed out today, so I call Lifetime HOA and NOW I'm told that you can't purchase them online even though I was charged two days ago for the full amount. And that I have to come into office (during Covid) to make a check or Money order payment for the full amount and that I would be refunded for the online purchase! NO ONE CALLS ME TO TELL ME THIS and REDUND Process never started, zero follow through, didn't and wouldn't have found out or refunded until I called in apparently. There is zero accountability as I described previously. Now I went in and wrote the check and being extremely frustrated for months with a rather simple issue in prospective, You would think after their mistakes they would go above and beyond to correct and apologize, THINK AGAIN, the in-person customer/resident/home owner service is even worse, I have ZERO respect for any business that is being run that way. We will see if these new fobs, which will take another couple business days and probably not until next Monday to activate, will even work. On top of this I brought up a known issue (that has been ongoing for over three years) via email regarding how the gate keypad shocks people when pressing keypad buttons, their response, "it's going to happen with any gate key pad", which is completely bogus, I lived at several places were this is a non-issue, I work in the electrical/Tele-data/Audio visual industry as an AV engineer, so I know my stuff. I'm 100% positive after emailing several of the staff there will BE NO FOLLOW UP WITH THIS ISSUE BY LIFETIME HOA! Totally unacceptable and unprofessional. Lastly I asked about a parking pass since the subdivision is a tow-away-zone if you park on the street without a pass. Their response "our system is not set up for that, and not to worry because towing isn't being enforced", I responded by asking them if I can get that in writing, another simple request. Her response "you can email"another new staff member " that 'may' be able to give you something in writing", ABSOLUTELY RIDICULOUS. Lifetime HOA is the worst HOA company I have ever encountered. It's time to get rid of businesses like this that do nothing for the people and residents of our community, they do nothing but collect the dues, that's literally the only thing I can say they are good at doing at this time. I have dealt with HOA Management companies since I bought my first condo for investment on March 3, 1983. I finally purchased six condos for investment in various HOAs. I was even President of the Board on my first condo. I was on the Board when I owned four condos. Lifetime is by far the worst mangement company I have dealt! They say, they do not receive my HOA checks on time. I started sending Certified Mail. Deny receiving on time nor even receiving! OMG, there is a return label on my envelope. The letters should have been returned to me if undeliverable. Please do not use this company!!! I believe they are only a franchise in San Antonio. The Florida corporate office probably doesn't care as long as they receive funds from San Antonio. Go to your owners and select another management company. the ONLY thing they do is keep the grass cut and collect their money the day it's due. In a brand new community in New Braunfels and our pool is steadily dirty, the handrail has been in the bushes for a bit now with no sign of getting fixed. They poured really nice concrete drainage ditches in the community but they might as well just be a big dumpster between contractors and the lack of community up keep with the HOA. We have a fence blocking a water tower and it has fallen on the ground for weeks now. I tried calling to speak with Rey Sauceda, the CFO and our community rep. he's somehow constantly "in the field". I talked to Chris who is the manager, he was very nice and professional but yet nothing got done. The best I got was "well I can take a message and pass it along with a call back number." the manager couldn't even help or do anything, no answers or liter anything!
