This is my 1sr review for a device based company on here but this had to be said. After a horrible experience with a property management firm (not to be named) Peace of Mind was a saving grace. In the 3 years they have managed my property they have always had the upmost professional staff and management, super responsive and willing to take the time to answer questions I had as a 1st time landlord. They always present professional options to consider but ultimately left the decision to you the owner with out pressure. Peace of Mind truly lives up to their name. Never have I had such a seamless transition. I would recommend anyone considering property management to give these guys a call and let them put your mind at peace. I am writing this review in response to the answer I received from "Peace of Mind" Property Management. When I called to voice concerns, I was told, "you're law enforcement, you should've known better before moving to this area." That response alone should tell you how resident concerns are handled. Because I "didn't know better," I now feel it's my responsibility to inform potential residents about the ongoing issues at this property. I also want to make it clear: I am not affiliated with this property in any official capacity. I simply live here. I am not a courtesy officer, I do not respond to calls for service here, and I am not responsible for deterring crime--despite being used as a selling point to make others feel safer because of my marked patrol unit. Area Issues While the townhomes themselves look nice, the surrounding area is a major problem. Directly across the street is a warehouse (Taprite) that operates 24/7. Throughout the night you will hear:     *    Semi-trucks arriving and departing     *    Loading ramps slamming     *    Forklifts operating with constant loud beeping Behind the property, there is also a bar and a bingo hall, which results in constant late-night noise, music, and activity. Safety Concerns The most serious issue is safety. There is a large homeless presence in the wooded area near Van Cleave and Northwestern. This is not occasional--this is ongoing.     *    Gunshots can regularly be heard coming from the wooded area     *    SAPD has responded with K9 units after reported shootings     *    It has been confirmed that individuals in that area possess firearms This creates a real concern about stray rounds and overall safety for residents and their families. Homeless individuals frequently enter the property and:     *    Check car door handles     *    Look into vehicles     *    Steal packages     *    Use exterior outlets and water from residents' homes Personal Incidents There have been multiple direct incidents, including:     *    A woman ringing my doorbell at 3 AM asking for a phone after a drug-related altercation     *    Individuals setting up tents directly next to the property     *    A person attempting to sell what appeared to be stolen merchandise, then becoming aggressive when asked to leave     *    A violent incident where a man dragged a woman into a wooded area in broad daylight     *    My marked patrol vehicle being vandalized by a known offender While law enforcement has responded to several of these situations, the frequency of these incidents is extremely concerning. Lease Issue I originally believed I signed a one-year lease ending in December 2025. When I prepared to move, I was informed it was actually a two-year lease ending December 2026. Management claimed I requested this via text, which is not accurate. I have retained all communication and offered to provide proof, but received no response. As a result, I am now stuck in a lease I did not intend to sign. Final Thoughts Please read your lease agreements carefully. Based on my experience, resident concerns are dismissed, safety issues are ongoing, and management accountability is lacking. I would strongly encourage anyone considering this property to do thorough research before signing. I trusted this company, and I regret it. Our experience with Peace of Mind Property Management has been extremely disappointing. From the beginning, the property was not properly prepared for move-in. There were multiple issues that should have been addressed before anyone was allowed to occupy the home. Over the course of our lease, we repeatedly reported concerns and worked through their maintenance process. Unfortunately, most situations turned into long delays, repeated visits with no resolution, or vendors being sent out without clear direction. It often felt like time was being wasted rather than problems actually being fixed. Communication was inconsistent, and we frequently had to follow up multiple times just to get updates. In several cases, issues that were previously identified were never fully addressed, and we were left dealing with the same problems again and again. What stood out the most was the lack of accountability. Instead of resolving ongoing concerns, responses often shifted responsibility or minimized the situation. After months of trying to work through everything the proper way, it became clear that getting real solutions was not a priority. We understand that property management can be complex, but tenants should not have to spend this much time chasing basic follow-through. We had a rental property in San Antonio that they were managing. If you are an out of state investor beware, they will take advantage and charge you California prices in Texas. Over charged on cheap repairs and unprofessional communication practices. You will NOT have any Peace of Mind if you decide to hire this management company to "manage" your investment properties. I rented from Peace of Mind sight unseen in 2020. I paid my deposit without ever seeing the property in person and was instantly disappointed when the then property manager Twila met me at the residence. The place was old, looked as if it had never had any updates since it was built in 1972 and had a very strong smell Twila blamed on the prior renters being foreign. There were stains on the walls and floors and it took months and a lot of cleaning and air fresheners for the smell to leave the house. The stains remained. The water heater and one toilet had to be replaced while I was there and the owner of the property put off a repair to the air conditioning that left me and my children without a working air conditioner during an extreme heat advisory. Flash forward to 2023. I moved out and into a place of my own. I hired a professional cleaner and the place looked better than I got it. I forwarded my new mailing address and the receipt from cleaning via email. I got an extremely unprofessional reply from Connie stating I should get my money back for the cleaning. Attached were photos showing all the wear to the property since 1972. Peace of Mind nickel and dimed me and withheld all but around $100 of my deposit. The one positive is that at least, the photos of the property on Arbor Ridge are more up to date, I was misled into renting based on very old photos. I should've insisted on seeing the property before paying the deposit but I very much feel taken advantage of. read more

Well i inquired about a house for rent I waited 3 before calling again and on the fourth day i was sent a text message asking only when was I looking to move and did I have any pets I replied with who is this then the information requested. A couple hours later a reply was sent to me telling me the criteria of renting the home followed by a message that seemed that the lady was bothered by even having to be texting me but then insinuated that me or my wife wouldn't be able to pass the criteria because of credit score and not enough income but wait i never gave anything but a name so i ask the lady heather why she was insinuating that we wouldn't be able to pass the criteria for the rental her reply to me was as a realtor I prescreen everyone inquiring about viewing a property but now we was more then welcome to schedule a viewing hold on wait so that means you ran an unauthorized credit check on me and my wife off of information you received from where and why now all of a sudden we are welcome to view a showing but couldnt set it up before our "prescreen" this place is practicing some very shady stuff people and I think I would look into other management companies before thinking of going with this one they are very rude make you wait forever they have no values or morals and to top it all off they run unauthorized reports on you gonna definitely look into this a bit further with a lawyer and see what they say I'll report back with findings read more

THE WORST MANAGEMENT EVER !!! stay away from Peace Mind property management !!!! Same on you taking advantage of people. Peace Of Mind extremely over charged me when I move out, I left the house in perfect condition when I moved out. I hired professional cleaners to clean the house and they clean it at the day I moved out, I replaced the hvac filter and I cleaned the back yard to keep the property in good condition. They charging me 500$ for back yard cleaning, and 1458.52$ for hvac filters, light bulb burned, very small touch up paint and blind replacement. When I called to ask about the charges the manager Queen been extremely rude and didn't want to help at all. I highly recommend to stay away from this company. read more

We'll spare the details, but these charges were for home renovations as the owners wanted to put the home up for sale once it was vacated accordingly. As we all know, tenants are not responsible for such charges, unless there is negligence or damage to the property by the tenants. It is incomprehensible why Peace of Mind Property Management would allow Ms. Cannady to renovate a home at the expense of these two tenants in order to make the home ready for sale. My advice to potential tenants is to shop around for a good-faith, professional property management company, because I'm sure you can find an ethical company that doesn't take advantage of or illegally rip off their tenants once they've moved out. Property Owners - Beware!! It seems they might do an OK job if they deem your property acceptable, but I had a horrific experience with them. A new sales rep, Kyce, who I actually liked, mis-sold me on their services. Then Janie, the manager, who seemed fine at first, was incredibly rude and basically told me they wouldn't manage my unit as Kyce was new and made a mistake. I understand that things happen, but you need to own it and not place the blame on your customers. Worst of all -- Janie recommended a vendor to make repairs on my unit to get it up to their standards. The guy did the work poorly, charged me quite a bit, and then Janie possessed the audacity to claim the work completed didn't meet their requirements and refused to manage my unit. Absolutely unacceptable. I found a different property management company who manages homes on the same street as mine in south San Antonio who have been far more reasonable and not snobbish. Worst management EVER... literally the manager Queen just hang up on me while we were talking. We just moved out and they don't want to give us the deposit back saying that they did couple of things to the house and we left the house in PERFECT CONDITIONS (I have videos and receipts of what I did before I left) I'm asking for the receipts of the maintenances they "did" and they don't want to send me anything. I know by the law that they have to send me all the receipts for what they want to charge me. If they don't do it they need to give me my deposit back because we left the house in PERFECT CONDITIOS, we changed the ac filters monthly, we paid for deep cleaning, we had a person cleaning and fix the backyard, etc. I can't believe that the "MANAGER QUEEN" just hang up on my face literally and it's just because they don't know what to answer me and they just don't want to give me my money back. I will take this to my lawyers if necessary! I WILL COMPLAIN IN BBB, YELP AND ALL THE WAYS POSSIBLE. read more

I am in the military so when I say that Peace of Mind is one of the worst experience property managers I have had to deal with it has weight behind it. Lack of communication and responsiveness on top of charging you for something that wasn't in the house to begin with. That's the tip of the iceberg. Your company is horrible... peace of mind more like major headache.. From the start with Dylan, Vera Twilla ever single one of them lack the basic communication skills set. I have told Vera that I have a home warranty on my home and that she has documented it into my file... which apparently means nothing. Due to yet another bill that tells me nothing...This company is the worst I have ever dealt with and will continue to write horrible reviews until I start getting some communication. I sure hope that folks out in the cyber world realize that companies can pay for stars, which I whole-heartily believe this company is doing... horrible just horrible! This is the worst place to rent from. They over charged us for a piece of shit of a house. We could never get a hold of them when there was a problem. And they took more money from us after we left. And they end up fixing all the things we told them that was wrong after we left. There is probably mold in the house that we rented. Please don't let what happen to us happen to you. read more

This is by far the worst property management company I have ever dealt with. While living at the rental property they never fixed the dishwasher that was broken for over 4 months even with me calling and reminding them practically ever single week. Was told several times someone would be coming over and even given a date and time twice of when they would be coming over to fix it and no one ever showed. They called the day after we moved our asking if they could come over to fix it. Like okay your only 4 months late.... We also had a broken fridge that luckily got fixed after about a week but it took me calling every single day multiple times a day to get someone over there to fix it. Now I have been calling every week trying to get my deposit back from them. They told me two weeks ago they sent it in the mail and yet I still have not received it. I moved out of the rental almost 3 months ago now. Every time I call the front desk lady tells me Twillia is not available and will give me a call back later. Well for the 20 times or more that I have called she has only ever called me back once. She tried to tell me I didn't pay my last months rent and that's why I never received my deposit. I did pay my last months rent and even if I hadn't shouldn't they have still sent the legal paperwork required when a tenant moves out? Well I called again today to inquire about the deposit. If I don't receive a call back today I will be contacting a small claims lawyer and taking them to court. This is the most unprofessional company I have ever dealt with. I've been hesitant to post about our experience, but now that our refund check has posted fully to our bank account I feel comfortable enough to share. My husband is starting school with the Navy in San Antonio. In preparation, we researched houses and eventually decided on a specific house that had wonderful pictures inside and out. We felt like we really hit the jackpot with this place. The property management company, Peace of Mind Property Management in San Antonio, TX. seemed responsive and ethical. We started our drive Friday and arrived to our new house on Sunday. The property management company emailed us a code to let ourselves in using a lock box. When we arrived it was clear that this house had NOT been what we were expecting. There was rat poop, severe water damage, holes in the exterior walls from the inside completely exposing the outside, missing electrical outlets with wires exposed, loose floorboards on the stairs (a major fall waiting to happen), a 1" gap inbetween the floor and walls on the perimeter of the entire house where dirt and debris and RAT POOP had collected and couldn't be cleaned. My dad, Kyle and I were horrified. We had been scammed. It was a Sunday so I started dialing but Peace of Mind Property Management was closed for the weekend. Their emergency maintenance line could not help us either and told us they would "contact a property manager to call us" which as you guessed it, NEVER happened. We left the place immediately after receiving advice from my Aunt and Grandma both who have experience in real estate and rental properties----another night in a hotel with our dog, two cats AND our toddler. Monday morning, we called the PM company to be told ALL THE PROPERTY MANAGERS WERE UNAVAILABLE. We told the receptionist our issues and that the place was uninhabitable and something needed to be done. She told us she would "send a maintenance person to make some repairs." We explained that there were no repairs needed, that we needed a new place to live---that place was unhealthy and unsafe for ANYBODY to be living in. She told us she would have to call us back. I asked to speak to Tom White, the owner of Peace of Mind Property Management, and was told he was not available. The ONLY person to this very day I have been able to speak to about this problem is the receptionist!!!!! After an hour the receptionist called us back and told us that "our lease can be terminated today and we can get a full refund and sorry for the houses condition." Wtf?!?!?! So the receptionist is able to issue refunds and cancel lease contracts? But the property managers are UNAVAILABLE? This all was so pathetic and fishy. The pictures of the house that are listed on their website HAD TO have been either really old or photoshopped/touched up. Kyle and I are currently living in a hotel (we are fine) and applying to different houses and trying to find a place. Peace of Mind Property Management attempted to scam an active duty military member and his family-----and according to some real estate agents I've talked to down here about our situation THIS HAPPENS TO MILITARY FAMILIES ALL THE TIME. After living this nightmare for the last week I'm so horrified that this kind of stuff happens. I wanted to share this experience with people because I think people should know that these companies don't always have the integrity we would assume (or hope). Do your due diligence. Fly down to view a place before signing the lease EVEN IF it's a pain in the butt. If you made it this far into this novel, Kyle and I are trying to stay positive and thankful. We are privledged that we were able to get out of that situation financially. Other families may have been stuck in that situation and just had to deal. Staying in a hotel for a week is an unexpected expense and I'm thankful that we are able to get by because again other people may not have been as lucky. read more

Our Rental experience was terrible! the House had so many holes and problems it was not cleaned and had an old sippy cup of curdled milk that made the house smell on move in day. They never came and cleaned. After this experience we knew we would not stay. We moved out did all the cleaning required. Out of our $1600 deposit they only gave us $200 back. They do not help and are money suckers. They do not care about their tenets at all. read more

Terrible customer service with a rude staff that is only helpful when your signing a new lease. It is only after your lease is signed and you are stuck in a contract with this company that you will meet the real peace of mind property management team. The smiles and helpful demeanor all disappeared after the signing. You then realize your families safety and well being in your newly rented home is the last of there concerns. There only objective is to collect rent and spend as little as possible on maintenance and repairs until your lease is up. Peace of mind then re-bandaids the problems and moves in the next unsuspecting tenant to live in there nightmare rental. read more

Peace of Mind's mishandling of our property is utterly inexcusable. I was told that my tenants wanted to renew their lease so I avoided listing for sale. At the beginning of the last month of their lease, I e-mailed Biby to get a copy of the renewed lease, and she called to, not only tell me the tenants did not renew, they also vacated a month early. It was recently, I found out the tenants left the walls dirty and had the water and electric turned off (which was by third-parties and not Peace of Mind), even though they are to maintain both during their entire lease. I do not even know how to collect on these things, one would think Peace of Mind could guide us, but no, all they ask is if we want to close out the file and pay the tenants their deposit back. Not only did Peace of Mind fail to timely tell me the tenants did not renew their lease, they failed to timely tell me the tenants vacated the property, and failed to provide me with any photos or documents showing the condition the house was left in (we still have none of those items), they have failed to timely tell me they had re-listed the house for rent, and failed to timely tell me they even showed the house to potential renters. This was all done without my knowledge and what feels like behind my back. Further, I called SAWs, etc., and was told the water had been turned off. Again, I knew nothing of this and was not told by Peace of Mind it had been turned off. A few weeks ago, I was under the impression our tenants were renewing their lease, all to find out too late, this was not the case. Now, I am looking at not only paying monies out to get this house in condition to sell, I am also paying a mortgage and coming up on the holidays. Thanks a whole bunch Peace of Mind. read more

Without a doubt the worst property management company I've ever encountered. Vera is the least reliable property manager. Their choice of vendors are shady and do half ass (to say the least) work on repairs. I don't think one person has been to the property I'm at since way before I've moved in.Broken glass, fans, electrical wiring problems, plumbing problems and on top of all that the place was gross! Of course I didn't encounter most of these problems until I fully moved in. I figured a crew would be in to fix the obvious problems, wrong. No cleaning crew took care of the property before new tenants moved in. They do no communicate for anything. I signed my lease and when I went to move in most of the siding was off of my house. I was completely unaware they were replacing the siding before moving in. It took their vendors 6 months to complete siding on a TOWNHOME and over 16 calls to get it completed. Meanwhile they left their tools on my back patio for 6 months. I had to pay for my storage an extra 6 months because I could not move my patio furniture. They do not accommodate for the hassle they leave on their tenants. If you can avoid using Peace of Mind, please do. read more

Peace of Mind is anything BUT peace of mind. We are renters and also own a house with a property manager in another city. We are excellent renters who would want to have our house treated like we are trying to treat our rental house. Every house on our block, and most in our neighborhood, have hail damage to roofs. We have suggested that our owners have an insurance agent/estimator come out to check and our agent insists we are trying to get them to pay for something. No, we are not! There is either hail damage that is covered by insurance or not. No cost to owners to have someone come out an estimate. Only inconvenient to us as tenants if there is damage and the roof needs to be replaced, but the right thing to do. That is just one example. We have mismatched paint (Our agent says it's impossible to match paint - what?) We also have electrical issues (half the plugs don't work) and potential black mold (the maintenance said needed to be taken care of/removed, agent just told them to paint it - the wrong color). The list goes on, and on... Thank goodness I am not an owner paying for this horrible company. DO NOT waste your money on Peace of Mind!! It's a joke read more
