They isolated the problem to a faulty toggle switch with built-in dimmer slider. They didn't have an exact replacement. By fiddling wires in the wall and setting the dimmer to a certain spot they got the assembly to not continue shorting. When they left, I was missing a wall plate screw in a highly visible area. I later discovered that 1/4 of the house (different area) had no power, including the security system, as they hadn't reseated a breaker they had shut off during troubleshooting. Weeks later the furnace guy found the attic light had been left on the whole time. The Cotton bill for that minor service (with no repair) was more than my monthly pension payment. I will never call Cotton again.

I have had problems in the past with AC guys, and so decided to try a big company for once. I initially checked out One Hour Heating and Air on the BBB, and saw they had a good rating. They also had good reviews, so I chose them based on this. Their guy went out, charging $109 for service call and diagnostic (ouch) I thought I'd suck it up, if they could get the job done professionally. He said my control board needed replacing, and quoted me $792, +$99 to go get the board. I asked him for the model and serial number of the furnace, and then called JESS NICHOLS. He told me the part was under warranty anyway, so would be free. As a rough estimate, he said the job would cost a max of around $300. He went out the the property immediately, and ended up charging me a total off $75, the cost of a service call. The problem had simply been that the plug was in the socket the wrong way, reversing the polarity. I just saved almost $830 by NOT using One Hour Heat and Air. It's great to find someone honest and trustworthy amongst the sea of crooked AC guys and plumbers. I already have more work lined up for Jess Nichols at another rental property.
