One little baby bunny passed away in the grass and I called to let them know because there was an entire generation of maggots posted up in the bunny carcass but they said they couldn't do anything about it. So I walked past a dead bunny every day for months. It is burned into my memory. RIP critter. All in all, it is a peaceful place to live. The maintenance guys are cool.

The service was super quick and top notch. Michelle and her staff were right on for every question and concern along the way. They made this process easier for me than I anticipated. The only reason I can't give five stars is because toward the end of the process everything prior to closing was very rushed. Final numbers were delivered until the day of closing. This concerned me since I had questions throughout about property tax and fees. Everything ended up working out very well but those last few moments were enough to stress me out. I would recommend them for the future. Due to Covid I never actually visited the office. And never met anyone in person. I know phone calls happened all times of the day and even when some of the staff were out of the office on vacation days.

Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

If I had any questions, which was rare because of the fact that he told me everything, I would hear from him that day. Trust me people... that is rare for a builder to be prompt. I had an issue after my warranty was up. Todd fixed, or had it fixed within 24 hrs. It was a Sunday... and not a single fee for it.. still to this day think he payed from his own pocket. Again rare.. so I bought a home for 210k. Which would of been. 250k anywhere. Else. Plus tons of extras from a normal builder, but with Lifehouse they were just how he builds..... perfect house... have friends in the trades, they saw nothing and told me that they dont know how Lifehouse could build such a nice home for that price. We have decided to finish the un-finished basement ( we did not build this house, we bought it after it was completely built). The best thing about this company is they had the plumbing already there if you chose to finish the basement. But we have noticed that the floor joyce between the basement and main floor did not have proper amount of joycing put in. In all fairness we did not contact him about this, he moves very slow on returning phone calls. We did not want to slow down our process on finishing the basement. Also our hot water heater and furnace unit was installed directly in the middle of our basement.. now that's not the worse thing, but sadly there would have been a lot more open area if they had chose to install everything in the corner like other basements. We have also realized that a few of our steps started to cracked and the steps were not leveled out when installed in the basement. And outside our home we've noticed that our steps have started to crack, now that was a less than a year after living here. We had called and talk to the builder about it.. The builder said read our packet that was issued to us during the walk through. I understand this builder like most builders usually try to build as quickly as possible. If you buy a house from this company make sure you do a walk through slowly, we were rushed through our walk through. In reality if you want something right, you would build the house saying everything you want and you're involved with the build. In reality knowing what is done right and wrong. This builder is hard to get a hold of, you usually have to email him. In the end we are happy with our home, but paying for a ranch that cost over a QUARTER MILLION DOLLARS ( upgraded model) it should be darn near perfect.
