I'm getting water damage in my garage due to poor build quality of the roof and improper installation of the flashing/siding. Builder not willing to honor warranty because I'm not the original owner. 2. Horrible insulation throughout. Super drafty house. I recorded temperatures below 20 degrees F INSIDE during our last storm around the fireplace. My heat was set to 73. They took what seems to be no effort in air sealing the house and used minimal fiberglass insulation. Two bedrooms are always 10 degrees colder in winter or hotter in the summer because they failed to adequately insulate and air seal the joist overhang. 3. I had to screw down the whole subfloor in the entire house due to nail pops and squeaks. In many areas, the nails were an inch off joists for entire sections of the room. Often close enough to the joist to rub/make noise, but do nothing structurally. 4. Poor drywall finishing. I had to repair peeling tape and screw pops in just about every single room. In general, it seems the bare minimum was done when building this house. I can accept that builders make mistakes, but a roof leaking in less than 5 years isn't remotely acceptable. Neither is the fact that they won't stand by their work. I kept my complaints to myself until this recent roof leak. The person I talked to on the phone about getting this covered under a warranty was confrontational after being unwilling to help me. They said it wasn't their responsibility that I'm having issues and that it should have been caught in inspection. The leaky roof was mentioned by previous owners who claimed they had it fixed. Other (livable) issues did show up in inspection, and priced accordingly; however, that doesn't exonerate poor craftmanship. I will also point out that even if the minimum in wall insulation of R15 was what the original purchaser wanted, that doesn't excuse the poor installation of a house wrap resulting in absolutely no air sealing in certain areas of the house. R15 would be acceptable if it were protected from drafts.
