I was constantly being told that the homes were no longer available and getting discouraged. I spoke with Titus, we set up a time, was very prompt and courteous. (We followed the six foot rule lol) I instantly fell in love with this home. I felt that it was perfect for me and my family. I soon found that my move out date was conflicting with the owners move in expectations so I was advised that there were several others that are interested and that one even had cash in hand!! I was devestated!! Typically once the realtor has received word an application was received..thats the end all be all usually. I usually never hear from the realtor after that. But Titus took this opportunity and offered to help me look for other rentals. I was shocked! I thought wow this is wonderful!!! Because i wasn't having any luck on my own. He simply asked me what I was looking for, I gave him my criteria and within 24 hours I received a link via email with almost 60 property listings to choose from! Titus patiently worked with me to tweaked my criteria to my likings...but somehow I still couldn't find what I wanted. The previous house I had my eye on I was comparing it to every other house I saw! Lol 2 weeks later Titus asked if I was still interested in the original home...I screamed!!!! Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. Tenants and home owners BEWARE!!

We…read morewere referred by an acquaintance of mine who said they were extremely knowledgable about real estate in Decatur (and they were!) They are professional, well-regarded in the community, and a pleasure to work with. Ben is friendly, energetic, and frank in his approach to home buying. After we realized how quickly the housing market moves in Decatur (especially for homes in our price range), I started compulsively checking various real estate websites and emailing Ben to get him to show us houses that had just gone on the market that day or the day before. Was that a bit over the top? Probably. But Ben was responsive and always accomodated us in his schedule. Ben is laid back in his approach to showing homes- he lets the buyer walk around and answers any questions they may have about a property, or promises to find out the answer if he doesn't already know. Where Ben really shines is in the offer/negotiation and home repair demand process. He gave us great advice, spent tons of time explaining what various boilerplate language in the offer meant, and so forth. Ultimately, Ben helped us secure a fantastic home in our price range, in less than 2 months time. With Ben's help, we got all of the items found in the home inspection process (including some minor mold) fixed by the seller. Ben's knowledge and attention to detail at the end of the buying process during the final walk thru were impressive, and incredibly reassuring for us as first time buyers. The rest of the Keen support team- Barry and Adam in particular- were also great to work with. Adam provided a ton of useful information about setting up utilities, trash collection procedures, etc. They are also great at providing referrals (such as a vet for our cat, reputable locksmiths in the area to rekey the house, etc). Last but not least- at closing, we were given complimentary address return labels w/ a picture of the house on it, and some postcards w/ the same. Just an example of their approach- it is totally comprehensive, and they exceeded our expectations.

I am writing this to warn anyone considering working with Rachel Patel and John Bailey. In a recent…read moretransaction, I believe Patel committed fraud, and her broker (Bailey) refused to make it right. While I am filing a lawsuit and plan to eventually recoup the money, to date, this has cost me over $1800. On December 8, 2024, I toured 3338 Peachtree Rd NE, Apt 1905 with Rachel Patel. I asked if there were any fees outside the rent. Rachel explicitly stated there were none. Based on this information, I filled out the application agreement on December 9, and was approved with a move-in date of January 1, 2025. There was a $1750 "reservation fee" and a $75 application fee required to submit the application. The $75 was non-refundable, but the $1750 was refundable unless I failed to execute the standard lease. When I finally received the lease on 12/17, it was materially different and not a standard lease. First, it included multiple undisclosed fees that directly conflicted with her verbal representation and the listing itself. These fees included a $350 pet fee, a move-in fee, and a rekey fee. Additionally, the lease contained an entire page at the end of "special stipulations" that were absurd and non-standard, essentially obligating me to repaint the entire apartment after one year of tenancy. I also found out by a little digging Patel lied about her involvement in the property. She was not just the broker; she was the owner (she is connected with the LLC listed as seller on the lease). Because the lease was non-standard and did not match up to her verbal representation, I had the right to refuse to sign and get the $1750 back. When I brought this up, Patel responded dismissively. She claimed the fees were normal and gave me 24 hours to agree to the lease or she would relist the property. This ultimatum directly contradicted the terms of the agreement, which provided until January 1 to finalize the lease. I then escalated my concerns to her broker, John Bailey, on December 22, outlining the non-standard terms and requesting either the removal of the special stipulations or a refund of my deposit. While he initially responded by waiving the move-in fee, he ignored my follow-up communications addressing my concerns with the non-standard special stipulations on the lease. As a result, I filed an ethics complaint with the Georgia Real Estate Commission regarding this experience. I strongly advise against working with Rachel Patel or John Bailey. Similar complaints can be found online, including a Yelp review describing a comparable situation where another individual lost $3,500. Patel is a nasty person who will get more and more demanding as the process goes on. In my opinion, she tries to take advantage of people. For example, she tried to get me to move my move-in date forward simply because she was leaving town and wanted more money. It was laughably unprofessional and I told her no. My advice is to not do business with either of these people.

I started to dislike the fact that they were trying to force her to sign the lease as if the owners was desperate And couldn't afford their own mortgage. The Atlantic building is old and not worth it. It literally needs a lot of work inside. There are better apartments or condos to rent that are modern. After you pay a hefty fee as a deposit, you still have to pay an ADDITIONAL deposit to the building to use the amenities that should already be included in the rent. I do not recommend this company at all. They refuse to refund my $3500 knowing they are in the wrong.
