I am a current resident at Liv+ (though, thankfully, my lease is ending soon and I will not be renewing) and I do not suggest living here. To start off, I will bring up the roommate pairing system. I was given a form to fill out that asked me about my allergies, if I owned any animals, my habits and what I look for in a roommate. I filled it out, along with everyone else, and submitted it. I indicated that I owned no pets, but would be ok with someone who did own pets. I was given two other roommates; one woman who owned a large, well behaved and friendly dog...and one woman who was extremely allergic to pets, and had to take allergy medication daily if she was going to be around pets. Both of the women had indicated their respective issues; the woman who owned a dog explained she had one and was paying pet rent. The woman who couldn't be around pets had marked this on her file and provided a doctors note. Eventually, the woman who owned the dog had to move out of the apartment into another unit because of this issue. Other problems include; a constant, unbeatable roach infestation. They live in the halls. If you call the exterminator, they will exterminate you apartment and the roaches will be gone for a few days, and then roaches from the hall will just move back in. The fire alarm always goes off. The first day I moved in, the water main connected to the sprinkler system broke...and set off every fire alarm (5-6 per unit, plus all of them in the halls) on, at 3AM the day before the first semester started. The fire alarm continued to turn on and be shut off until 5AM. Beyond that, every time I use my stove top, the fire alarm goes off. I have boiled water and it sets the alarm off, even with all windows up and two fans running. I can no longer use my stove top because it sets off the fire alarms. It is not just my unit, on any day I hear at least two other units set off their fire alarm in my building. I called maintenance to check my alarms. Someone came by and one by one took down each alarm and checked them. Taking down the fire alarm sets the other ones off. So they come in and set off my fire alarm about 5 times, tell me nothing is wrong with them, and leave. There are constant water leaks - usually coming through active light fixtures. And not always a small amount of water. On one occasion, I came home to my entire kitchen soaked through and water just pouring out of the lights above the kitchen island/bar area. Mold; there are multiple places in my apartment that have been previously water damaged and now have mold eating away at them. The paint flakes away and the material is peeling back layer by layer. All maintenance does is paint over it again. You cannot run the dishwasher or laundry machines and have hot water in the shower. You can only do one at a time or else your water goes cold in under five minutes. Do not live here unless you have absolutely no choice. If you are forced to live here, make sure you take pictures of all the mold and roaches you find (because you WILL have them) so that the company cannot try and blame you for the damage. read more

Liv+ in Arlington, Texas is disgusting, rude and expensive. Our Son lived there one semester. He was sick from mold in the vents, cockroaches in the walls and vomit and dog feces in the elevator and hallways. It started with move-in date with extremely rude staff and went downhill from there. Two new bikes stolen one week after the other. Both were locked up in a cage and locked up with a chain inside the cage in the parking garage. We went out of the country so we had our Son borrow a car for emergencies. He parked in guest parking because he could not get a pass on the weekend due to no staff there. It was towed for the tune of $430 just down the street. Ridiculous since there was plenty of parking in the first place. We honestly thought it was stolen. That did not make our vacation any better. As soon as the semester was over, our Son moved out, defaulted on his rental contract and left the hood of UTA. I make sure to share with friends and colleges how much UTA has gone downhill! Our Son is now enrolled at Texas A&M....thank GOD! We opened up credit cards in his name to repair his credit from the awful decision of him moving into Liv+. DON'T DO IT! read more

The security doors never worked the whole time, yet they charged $50 for the keys (that didn't work). They also charged us almost $300 on move out for damage that was there when we moved in. There have been assaults in the parking garage and they did nothing. $20 a month for a parking pass and never anywhere to park. They lost 4 of my packages totaling at least $200, probably more. My son and I were here for a tour, and I can't recall if our tour guide was named Kayla or Makayla. Since my son is only a sophomore, she was incredibly helpful and knowledgeable about the property and UT Arlington. She even showed us how to enter the building through the garage, and she was happy to answer any concerns I had or even offer a personal recommendation. Jenna the manager was the source of the issue. When our tour guide questioned her about the lease, she returned to the office with a bad attitude, and I could hear the remarks she was saying. Last Friday, I spoke with Jenna over the phone, and she was rude. It makes perfect sense--I deliberately asked to meet her in order to give her a face. We tried being polite when we contacted this afternoon to ask further questions. Sordid! I wouldn't be signing a lease here if it weren't for our tour guide. read more

I'm currently in my second lease living here and I will say that the maintenance/ management team do not care about any issues or concerns to their tenants, they're all just working for a check. I have submitted at least 4 maintenance request in regards to the the A/C and had to endure 88 degree weather over the summer with the only explanation that I needed to keep "my blinds closed" and have the thermostat above 72 for it to "cool" down the apartment. Not to mention the roach situation all over the bathrooms, kitchen, dish washer, and living area (which I had also submitted 3 maintenance request) and still see them every day. I regret extending my lease as they only give you two months to consider extending or have to settle paying absurdly more for quite literally less than what they state on their website. Rent is all over the place as they forget to add "certain fees/charges" and call you up randomly addressing that "you still have some charges to pay" after the third day even though I already paid my rent. All the amenities in the email & websites are nowhere to be found as I still have to deal with temperatures hotter in my apartment than outside (started in June, we are now close to October). No one throws their garbage bags in the correct spot, management sends out emails with empty threats about charging tenants for leaving them outside their doors, and with other concerns but never deliver. They would rather have all their tenants deal with the disgusting filth, not to mention animal fescues in the halls, than actually resolve the issue. They also just barge in without really knocking on your door, my last tenant roommate ended up leaving due to them walking in on him while he was sleeping with hardly any clothes on and woke up to a maintenance worker in his room This isn't just "my perspective" it is a living nightmare for every tenant who lives in the apartment complex. The only upside is that it's the closest to UTA, other than that it's a cheap money grab for the Owners/Management.. I have submitted various pictures and videos in regards to all of my concerns, the last thing I'm ready to do is pursue legal action as I KNOW I am not receiving all the things stated in my welcome email & what was promised in my lease. TLDR: The Complex is managed by complete morons. I would rather be homeless than live here. My experience at liv+: BEWARE OF THE ROOMMATE PAIRING SYSTEM. Over the last 12 months, I have spent my time everywhere but my apartment because despite management interventions, roommate remediation meetings, and contracts being drafted by the management they have done nothing in their power to help remove the issue of my awful roommate. The interview / pairing that Liv+ ask for each leaser to complete is just pleasantries which hold no actual value for who you live with. I have gotten to taste that first hand with someone who is the very opposite of what I asked for / fits my lifestyle. Not only have I told Liv+ that the individual has stolen from me, makes messes, invites over dangerous company including break multiple rules in the lease agreement, they have done nothing about it. This on top of multiple video and photograph evidence of each instance. The space itself: While the space itself is nice, my room itself has been left to rot. When I came into the space, they did not have a proper key for my individual room for the two months I was first here. So on top of having a psychopath for a roommate they did not have the key for me to prevent him from stealing from me. When I came to complain, they said they could do nothing about it and asked if I had "proof". After this fiasco, my door lock as still to be fixed. I now just keep everything in a chest, and the outside apartment people don't even have a master key so If I need any repairs done to my apartment unit itself, I MUST be there. Management: It is ran by a bunch of kids, who do not care about their job because they get paid an awful wage and are not committed to having to do anything that requires more brain effort than emailing someone back. If you need anything done, I recommend doing it yourself, and if unresolved just take it into your own hands (legal action). Garage: Garage is built improper, be careful driving it is not built to have "two lanes". Pros: Close to the school! They will ask you to pay $65 (past office hour even though they have student worker living in the apartment) to open your door if you mistakenly leave your key inside your room. Which is a good business for them because you can only lock your door manual from inside. Can't wait to move out. I must say this is the worst experience... customer service especially front desk Katelin, Kaitlin or something like that is horrible she's so disrespectful I'm not sure if it's a privilege thing but speaks to residents as less than. It is located close to UT Arlington and that is the only good thing about it. Management is bad and unhelpful. They push their billing errors as fault of residents. If you call them they behave as if they are emperors and not the service providers to the tenants who are paying them hefty rent. They do not prorate the rents even when you have not lived in the location for a partial month when lease was not even in-effect. They charge you for full 12 months even when they fail to provide the accommodation to for full 12 months. read more

If I could give this place a zero I would. The building looks nice and fits a certain aesthetic, but I urge you to look and rent elsewhere. I read the reviews, they're bad, I still moved in (dumb) and now I'm regretting it. This place is ran by students with no guidance from management. Management is NEVER there. They will do anything and everything other than their job. Never return phone calls or emails. We moved in with no AC it's was 105 outside 95 inside the apartment. They told us they would bring a portable ac, it never came. The next day I had to keep calling for them to bring it up. It's took almost till the late afternoon before they brought it. Takes about a week, they fix ac. Awesome, except now it doesn't blow cold air in two of the rooms. They come to fix it a few days later. And somehow they broke the entire AC all over again, didn't bother telling anyone that the AC was broken and just leaves. So currently today it is going to be over 100 and it's 90 degrees in the apartment and rising. I'm going to file a complaint with the city because that's what is advised to do when forcing tenants to live in these conditions. Also going to try and get out of my lease. The least they can do is prorate our rent since we've been dealing with this issue since we moved in 3 weeks ago. I thought I have enjoyed my stay at Liv+. However, ever since they start to use a utility charge service, things went downhills. They have new people as CA and they are not better. They have not mention about billing us water and sewage charge on the lease, until I stayed for couple months, which was considerably ok. However, once I see the bill, I realized that I am in deep trouble. I am not someone that waste water and only use water when needed. However, the bill comes up to be $91-$97 for 3 months. I regret moving in and I cannot wait to get out of the lease. The maintnance people just come in to your apartment any time they want and start to be disruptive and loud, like this is their own house. Some of them are really unprofessional. I regret renewing my lease with them and I hope I can find a way out once my lease is over. read more

People can just enter the building anytime they want. The doors to the apartment halls are broken and they have been for a long time, they clearly have no intention of fixing that. The parking area has a gate that surprise is also broken and I was told when I moved in it was going to be fixed soon, lies. Oh it's fine most days until graduation people's friends and family's just park there blocking you out and leave alcohol bottles in all the parking spots and just walk around the place like idiots. And if all that wasn't bad enough, the idiots that run this place had there little market robbed probably by the same people that just walk in when people have party's. Another time people just straight trashed the pool glass bottle everywhere. Oh and one thing f the auto locking side doors is just taped open so anyone can walk in off the street. They have no regard for safety and it's not in a good area I heard some crazy man just walk into the pool area and was screaming for hours. The front office looks nice and the first floor is clean but go up and people just leave trash everywhere. To summarize idiot renters made worse by apathetic employees who don't care about security. Worst apartment I've ever had and it's only been 3 days in, and mind you I've stayed at some pretty awful places before but none like this, here's why. I rented here last year with the only problems (besides the shady charges that appear like a 30 overage on electricity when I was the only person left in the apartment and was gone for 3 weeks) being the people who broke into the pool every night until 6-7 when I leave for work and leaving it trashed. but now oh wow I thought getting a new unit away from the pool would fix my issues, and I was given a unit with a hole in the closet a sink and tub with sewage backflow, a non working shower, the smell of mold everywhere and in every vent and the worst part no a/c in my room. requested a new unit or to tear apart the lease and the lady says the best they can do is send a maintenance guy out to LOOK at these numerous issues and that the a/c could take up to 3-4 weeks. I will be contacting authorities if my lease is not released soon as I was sold a unit that can't get below 85 which is in the state of texas at least considered condemnable and certainly not rentable. Completely outraged that I have been sold a faulty unit and the staff would rather tell me to wait a month to have a liveable space when I paid nearly $800 NOT to have sleep in my car. read more

Lived here for nearly 2 years. It was okay at first but got worse. After having to move units due to roommate conflicts, the room I moved to did not have working AC. It was only in my room that the AC didn't work. I moved into a new unit at the end of April 2020 and it was never fixed. The maintenance men at the time were very misogynistic and rude. One maintenance man came into my room claiming "it's not that hot" and made a crude joke asking if I was going through menopause. Luckily those old maintenance men are all gone and they hired a new staff. I was told that they contacted an outside contractor to fix the AC and that a lot "C" units in the 4 Bedroom Maverick floor plan were having AC issues. A couple of months go by and nobody ever comes back to fix the AC. I was lucky enough that in July of 2020 that my roommate in the B unit moved out so the office told me to just move into that room. That was 3 months in the summer without AC in my room only and the problem was never addressed or fixed after that. The people who live in this complex are absolutely DISGUSTING. From April 2020 until my move out date in July 2021, there was a resident who would chew gum and spit it out on the floor right by the door where we walk into the hallways. I called the office MULTIPLE times about this issue and nothing was ever done. No sign, no cameras in the area, no warning. This is was very concerning considering there's a highly contagious global pandemic going on. The most they would do is send the maintenance men to clean up the gum but the pile would start again a day later. People constantly left their trash bags out in front of their doors instead of walking 10-20 feet to the garbage rooms. This made the hallways smell DISGUSTING, especially in the hot summer. On top of that, there are dog owners who let their dogs pee and poop in the hallways, in front of peoples doors, on the staircases, and even in front of elevators. Like the gum situation, this was never addressed by the office nor were there any emails sent out. It's not very pleasant to come home from school/work to a hallway that smells like hot trash and dog piss and poop. read more

Apartment was nice but went downhill fast. Multiple sexual assaults in the parking garage to which a complex meeting had to be held with city police. The "head of security" from the company that owns the complex flew in to attend this meeting and promised that changes were going to be made such as all of the security cameras being replaced since none of them work, locks on doors that enter the complex not working, but he was actually there just to save face with the police most likely as none of these issues have been addressed or fixed since then despite him saying it would take mere weeks. It has been around 8 months. Another reviewer also stated how the management is completely ran by students who of course don't know what they are doing most of the time and the management that are above the age of 25 are usually not there. Find another student living complex or hope you get lucky with the unit you are put in and make sure it's no anywhere near the pool which is a constant cesspool of Neanderthals who don't live at the complex having concerts and screaming throughout the night. read more

Current resident! So I got problems with inefficiency of maintenance here. Number one: they don't work on weekends so if something breaks during the weekend don't expect it to get fix! This also goes against what's advertised on the website. Number two: my ac and heating is constantly breaking. Was out for two weeks and no one to come to fix it till I came to the office and talked to someone after submitting a service request over two weeks ago. Three days later it's not working again. I have been a resident since the complex has opened; I even renewed my lease early for the 2019-2020 term. This morning my car was towed without any warning or notice and to my concern I thought it was stolen until any further information was disclosed from an Arlington Police dispatcher. I find it tremendously unfair that neither a ticket being left on my car to bring to the office with proof of residency or even a warning sticker. I am at fault for not checking my emails consistently enough to notice the reminder emails that came in for a parking sticker for the new lease, but my old lease hang tag and sticker were still in my car. I'd think if it was a pro-resident complex something of this importance would have had more outlets of such notice i.e. flyers throughout the complex and/or our windshields in the parking garage. As I walked the perimeter in hopes of finding my vehicle prior to any additional knowledge was relayed to me, I noticed several vehicles in the 'residents only' garage without an old or new sticker and or hang tag. I'd highly appreciate this to be escalated to management and will be waiting for a prompt response. read more

i'm a current resident, and will NOT be leasing here again. i wish i could get out of my current lease because they have screwed me over SO many times. i applied for a four bedroom, was placed in a four bedroom with three roommates. it was great, we got along, and then 2 weeks until move in i get a call that they made a mistake and that me and two of my roommates were being placed in a three bedroom. one of my roommates said that she didn't want to be in a three bedroom, that if she wanted that she would've renewed her lease and she was going to talk to the office. a week before move in, i haven't gotten an email about my new apartment, but of course emails about my renters insurance. i text my roommate and she said they offered her a two bedroom with the girl she asked to room with (our other roommate) for $640. less than i am currently paying for a four bedroom. when there, they told her i would still be able to live in a three bedroom since they did mess up on that (for a lesser price) so when i call they state that they just put me back in a four bedroom (without telling me) and the person on the phone DIDNT EVEN KNOW WHO I WAS ROOMING WITH. on TOP of that, i was placed in the smallest bedroom in the apartment when i was originally being placed in the biggest. all in all this place is horrible. maintenance walks in whenever they want. and as a female who is in her room and hears the door open followed by a MALE voice, it is truly terrifying. this place is horrible, you pay the same price but get a smaller bedroom, walls are thin, and horrible, HORRIBLE, management. don't lease here. read more
