This is our 2nd time staying here. 2 years ago we stayed 3 days and said I wish we could stay a week. This time we stayed 4 days we wanted to stay longer but we had obligations elsewhere. What a little gem of a campground/rv resort! We decided to try this because of the location, on the river and midpoint between Destin and Panama City Beach (45mins each direction). It has a mixture of cabin/cottage rentals and rv sites. I don't believe they offer tent camping. It was clean, quiet, and the amenities didn't disappoint. The pool was heated and refreshing after a day at the beach. Our pull-thru site was perfect. Lots of trees and shade. Loved that Publix was appx 5mi away, easy to do my shopping upon arrival. Fishing is brackish water but had a cleaning station. You can brong your boat and golf cart (check with office on rates and rules). All the staff was super nice and helpful. We did have a long-term rv next to us but they were quiet like everyone else. We will definitely visit again! read more

We stayed here two years ago and loved it, we stay for months at a time. This year we came back and it has definitely changed, it felt more like a moble home park as so many unpleasant permanent residents now live there. They have stuff everywhere, one even had his food truck parked in his lot! The pool was not clean, they had old crappy furniture around the pool, the screen on the door to the pool had a huge hole, there was no need to know the code to get into the pool area, so any kid could get in there without a parent . I guess the lights in the trees don't work anymore so they just cut the electrical cords to the lights and they just dangle and blow in the breeze. The boat they advertise to use, I wouldn't step foot on, overall it has definitely gone downhill. The one good thing it does have a huge dog park. It was so bad we left a month early! read more

Very clean, level concrete sites. Office personnel, Kim and Kendra were super nice and helpful. We were here for an event with multiple campers and they went out of their way to make us feel welcome. The only issue I had which is not their fault, was the nice dog park was being abused by people not cleaning up after their large dogs. Thank you to the staff, we enjoyed our stay! read more

First let me start by saying that the only reason I'm not giving it a 5, is that the sites aren't level. They are all concrete, but it's not level. Also, our cable connection plug in was jacked up, so we used our antenna because all the stations on cable were fuzzy at best. The park is ran by company that operates several parks throughout the U.S. it is beautifully maintained. The sites are spacious and roomy, lots of mossy trees. It's very quiet even though there were plenty of kids throughout the park. There are also cabins for rent that are nice and cute with screened porches. The location is close the PCB and Destin, but traffic is awful. The bark park is large. The pool is screened in and the laundry, shower house pavilion was nice and a lot of folks seemed to hang out there. The park does give military discounts with your ID card. Do read more

I did get Ms Isis Bohannon on the phone, her professionalism, voice and great attitude, made it worth the wait. I had researched sites and was ready to book only to find out the online map was Old. Park has been expanded. I wished they had coach houses or some of their cottages had concrete pads...I requested a cottage where I could park diesel bus beside one of them. I am looking forward to going and checking it out. Reason for Travel: 2014 Summer Holiday/Vacay Duration: Wednesday-Wednesday (Last week in June 2014) Review: Booking Services: Found via internet, called for actual reservation. I spoke to a real American person--no pressing 1 for this and 2 for that. Prompt and extremely courteous. ***** Guest Services: Exceptional!! Friendly. American. Check-In & check-out was no hassle.  The staff was very knowledgable about the area attractions and even gave us maps and canoe information--in FL--WHAT?? ***** Security: Well-lit at night. No one lingering in park after hours. No creepy people walking in the streets. (Quiet hours observed). There was a sheriff who rode down the street that the park is located on several days. I am not sure what or who he/she was looking for. Campsite: Paved parking pad. Very easy to set up our RV on Lot 11 at first, but then we moved to a shady spot on Lot 42. The site itself was large with a picnic table and an above the ground metal fire ring. Extremely clean!! If you think getting a "water-view" will be all that, it's not. Site 11 is a water-view site, but the dark brown/blackened creek is across the road. It wasn't worth the extra $$ to me, and I preferred a shady spot so my RV would cool more quickly. ***** Bathhouse: Clean, easily accessible, and very roomy. 2 necessary stalls & 2 showers (1 handicap accessible) . Moderate water pressure. If you are expecting a nice hot shower, you will find it here. Wall dryer for drying your hands. *** The Park: Very nice and well kept. Children were present--riding their bikes and playing in the screened-in pool. Many people bring their pets here. They do have a pet leash policy, which is good and bad, because my chocolate lab really wanted to chase the squirrels! :-o They have a boat dock with boats to rent--canoes, kayaks, and motorboats--although, I didn't take advantage of this service. They also have a ice & firewood for sale. They have free WiFi. ***** Other Amenities: Large fenced-in Bark Park, short walking trail, huge event room with mounted t.v. for reading or large group gathering complete with a kitchenette, propane bbq grill, teak tables, a bar, and coffee service. A 5' deep screened-in chlorine pool with an outside lounging deck. Cottages for rent. ***** Overall, I LOVED this park!! It is a very short drive to 30A--which is very touristy and busy, so that if you become too bored with camping, you can go into town or to the beach for some great fun! Also, this is sophisticated camping. I have been camping in many campgrounds throughout the south and this is by far the most sophisticated campground I have ever been in. They do not allow tents nor excess personal belongings outside of your cottage/RV. I will definitely return to camp here :) read more

RV camped for a week. Their daily camping area was nothing more than a glorified parking lot. There were several parking lot lights illuminating the entire area which was very annoying. It felt like daylight even at night. As for a campfire, there was no need to have one because of the lights. No ambience whatsoever. Additionally, the camping area was adjacent to a neighborhood. The fence behind my Rv was broken and anyone could have entered the campground. Not very secure or safe. Do not stay here. read more

Rented a cabin to be close to Panama City to assist with Hurricane Michael victims with their insurance claims. The first week was great but then they cut all power to our cabins WI-FI and would not make any adjustments in the price. I burned through 12 GIG of data before I could leave at the end of the week. Not responsive to our request to restore internet. Would not recommend this place to any business professional needing reliable Wi-Fi! Shame on you Live Oak Landing RV Park! read more

This is a great place to stay near Seaside and Destin, FL. It's pricey ($40/night) and crowded, but it's right next to the bay and bayou and is a gorgeous place to take a walk. They offer kayak and canoe rentals. It's 15 minutes from a Publix and 20 minutes from Blue Mountain Beach (a must see). We have no complaints about our stay here, but nothing remarkable to say either. The sites were close together, but the trees offered some privacy. Their dog run was perfect for our pups, but covered in poop. Watch for dog bombs. The other campers were quiet, mostly retired snowbirds. The wifi was terrible, but that's really no surprise. MY RESPONSE TO ALEX'S COMMENT The dog bombs aren't your fault necessarily. It's mostly inconsiderate owners.  Also, no interruptions in service for your wifi. The wifi reception was fine throughout the park. That's not what I was referring to. The internet connection behind that reception is just unusably slow, which is on par for almost every RV park I've been to. It took 13 seconds to load up Google.com, for example. read more

We've stayed here 6 times. We really like the park. We paid extra for a cancellation option and I guess I should have made sure I understood it. With a tropical storm rolling in and the state parks being evacuated we felt it was prudent to leave a day early. I asked about a credit for the night we were going to miss but I was told pretty much too bad. If we ever go back I will probably just wait until about a week out and make a reservation rather than pay extra to be allowed to cancel. read more

Spent the better part of four months at LOL, LOVED it, nice sites, blacktop roads, cement pads. Met a lot of other campers that became friends. A special shout out to Staff Members, Kris, Rob and Dave who went out of their way for anything we needed or had questions about. It was a bit hard to find but Hwy 331 was under construction. Didn't use the park cable, WiFi was down a couple of times but not for any period of time. Clubhouse is beautiful. Laundry facilities were a bit small but with the addition of 30 more sites it's my understanding that another laundry will be added. There were two old motorhomes there that are there as full time residences that kind of distract from what otherwise would be an upscale property. One of them drives the most obnoxious overgrown trucks I've ever heard, Thanks again Kris, Rob and Dave! read more

Loved this place. Very quiet and relaxing. Large rv spaces with a lot of trees for shade. Access to Black Creek and the bay all from one boat launch. Nice cabins, very clean and cozy. Pool is small, but not a problem on slower weekends. Staff is very friendly and ride around on golf carts all day to ensure everything is ok with everyone. Pet friendly place and they have a bark park for the pets, but no sitting area in the park for the pet people. Enjoyed sitting on the porch of our cabin and listening to nature. read more

I'm giving this place one star when I want to give it a five! Here's why. We've stayed here before and really enjoyed the atmosphere, location and cute cottages . For our upcoming anniversary next month I made a reservation, realized almost immediately that we had a conflict with a parent having surgery. When I called back to cancel -- less than 30 minutes later -- I was charged a $25 cancellation fee! I asked nicely if that could be waived since I had JUST called to reserve and she said it wasn't possible. That's awful and crazy. I didn't take my dissatisfaction on the customer service rep but never again will I deal with this company. We found an airbnb nearby that was cheaper for the dates we needed and also closer to the beach. read more

Wow. They have such audacity to charge $200 for their cabins! I was lured into staying here because online it looked like an idyllic setting close to the beaches. As you know everything is fully booked on weekends there with 2-3 night minimums, so nice accommodation inland is sorely needed. I guess I should have looked more closely at the site, but their cabins are tiny. Mine only had an extraordinarily uncomfortable (and not very clean) fold out sofa bed. Metal bars in your back. For $200 a night I expect a fully made comfortable bed. They are insane. I guess they expect the grounds and amenities like boat rentals etc (which should be free at this rate!) to make up for this, but they do not. It is an RV park with the clientele you would imagine and their offspring splashing around in the "saline" pool, which is really a concrete hole surrounded by an unsightly fence. They have a snazzy website which I expect occasionally snags the stray tourist who is sick if the hassle of booking on 30A. Like me. Don't be fooled. read more

I'm cringing at leaving a one star review since I usually only like to leave great reviews. I just can't help myself on this one so here goes..... My family of five stayed in a cottage at Live Oak Landing last year and loved it. The atmosphere was fun and it felt like a world away while still being a decent distance to the beach. My plans from then on were simple. My family and I would stay at Live Oak from here on out for all of our beach vacations. I was super excited to start a tradition that all of my family would love. Catching up to 2019 I booked a duplex cottage for my husband and I. We were staying 4 nights and it was exciting that we were traveling back to Live Oak. I hadn't stayed in a duplex cottage but as someone who isn't needy and often tent camps small spaces don't bother us. They didn't have any photos up of the duplex but our last stay was so nice I assumed they also provided proficiently for all of their cabins. Upon registration everything was going great. We were given keys swiftly and headed straight for our cottage. When I entered I realized there was no bed....okay....so it must be a sleeper sofa. A little bummed, but not unmanageable. We pulled out our sofa bed to check it out and the sheets were covered in grime and dirt and possible blood stains....okay grossssssss....but I can pull the sheet off and have it replaced. The cabin was very clean I'm assuming someone just didn't check the sofa bed mattress. So at this point I'm still semi-okay. After removing the sheets I realized how thin the mattress really is. We are talking about 3 inches thin. I laid down and realized the bed frame was bent and my head would also be leaning below the rest of my body about 3-4 inches.....well I guess I could have added a pillow...but the metal bar from below the mattress was jamming into my back. I wouldn't allow my dog to sleep on this bed it was that uncomfortable. I proceeded to take my dirty sheets and grumbles to the main office. A very nice younger employee was as helpful as she could be. She promptly had someone bring new sheets, but when confronted about the shape the bed was in she had to call the general manager who was apparently out on vacation...assuming in a hotel/condo/resort where they had nice beds to sleep in. The office is small and I could hear the general managers responses to the front desk staff on the other end of the line. She asked if "we were standing right there?" I was then given 3 options...get my money back and now be on the hunt for a similar priced condo/hotel/and or other accommodation, assuming there was one available...upgrade cottages in tune of an additional $500.00 but one would only be available the next day...or they would purchase an eggcrate. After driving almost 7 hours we were ready to be done and just get settled. I asked for an eggcrate or some type of mattress topper. My husband and I headed to dinner and when we returned a 1 inch eggcrate and new sheets had been put on the bed. Now I am offered to sleep on a total of 4" of comfort with a metal bar still jamming my back and my head at a reduced angle. So we opted to put our mattress on the floor that first night. My husband's shoulder literally touched the floor the whole night. He tossed and turned and neither of us got any sleep we may as well have been sleeping on the ground. Expensive ground...since tent camping would have been much cheaper if that would have been our main goal. We were also informed that the guests in the other cottage also complained about the same accommodations so I know it wasn't one sided. The general manager was supposed to purchase new mattresses and mattress toppers before she left for her vacation but had forgotten. I'm sure she rested peacefully in comfort while I now have a stiff neck and my wallet is a lot fuller after having paid their fees for their cottage rental. I think I am most bummed about the fact that I will never go back. It's really simple being in the hospitality business. You just make your guests happy. I know you can't do that with everyone but in our case it was pretty simple. Provide guests somewhere to sleep. So weve lost our new tradition so soon after having found it. read more
