LoanDepot is a terrible company. First their mortgage servicing is the worst I've ever seen including their lockbox for payments. Second they now are going after their customers claiming not adequate insurance. They are charging me for a past period of time for supposedly a lapse of coverage when I actually did have one. When I asked for a copy of the policy including coverages and exclusions they WOULD NOT submit a copy. I suspect insurance fraud by Loan Depot. as a previous Loan Depot customer (they sold my loan off), I decided to try them for my next home purchase. The loan officer always feels like a used car salesman, so that is rather gross. But I quickly made it to underwriting. Let me just say I am putting down nearly 50% on the new house. My assets and income are enough to cover anything, but i didn't want to lay out that kind of capital up front. This should be an easy approval. Underwriting keeps asking weird questions and obviously has not read the documentation I've uploaded to their portal. They now want some odd proof of employment or some sort of undefined letter from my employer (of over 16 years...which was the same employer from my prior loan with them). My schedule is full time with only 2 days a week I officially work (shift work at 24 hour shifts). They are hassling me about the distance from home to work saying it's too far to be defined as a primary residence. The absurdity is getting to me and I'm at the point of telling them to pound sand and pay for the house in cash. In other words, Loan Depot sucks. read more

I started a conventional refinance with loandepot on 09/20/2019. I was final approved 4 times and each time they had a new excuse to not sign final documents. I jumped through every hoop, and then some, with these guys and the level of incompetence is astounding. Finally today 02/17/2020 they called me and said they will not be able to refinance my home. I have to eat the 2 rate locks I paid for equaling 40$ and the 500$ appraisal they promised to reimburse at close. Bad business. Previously on my first home years back I had no problems with them. Do not do business with loan depot! Started our refinancing 7/31 and as of today it's still not completed. We have had our rate lock extended twice now and seem to be getting nowhere with this company. They have asked for docs the day before a set closing date then blame that on the extension, when they had weeks to get said docs. I don't know how this company stays in business treating it's customers the way they do? Forget about customer service! I have reached out to our agent Eddie Fakhoury several times in the past two weeks with no response. I finally got ahold of the account manager Marcus Grant. Worth waiting for the lower rate that i have been expecting for. If you wish to work with them, be prepared for the follwing 1) they will ask you to pay appraisal (495-520 USD) and this will be reimbursed if loan is approved if not, No!. 2) Lots of docs, waiting time and email exchange. 3) Get it everything in writing. I tried paying online but would not allow me to pay online, I have a record of NO late payments till now. I tried on Monday, listened to music and info I that doesn't pertain to me for 3 hours, Tuesday I called and waited for 2.4 hours, Wednesday I waited for 1hr/11minuets in morning - 1hr/3 minuets at noon - 34.36 minutes and was transferred 4 times after one person answered. I thought I was home free to making the payment, even transferred to "Escalation" then transferred to "Client Assist Line" put on hold and then back to Music and info serande till 6:00pm CST. I am on hold now Thursday morning 58:27 minutes still Music!!!! This company is terrible to deal with after you get a mortgage. I am going to contact my Attorney General of State's office in Austin! I'm now 63 days into my refinance with LoanDepot, which should speak volumes about where this review is going. If you're looking for a streamlined, professional mortgage experience, as I was... move on. My refi experience with them is a repeat of my first mortgage, with Chase: endless promises of "you're approved" & "we have everything we need from you", followed by 11th hour requests for materials that could have been requested weeks and now months ago. After contacting the Account Manager TWO days before the 60 day expiration of my rate lock, she responded with a request to "provide me a friendly reminder when that time [rate lock expiration] rolls around". Again, this is two days prior to that date and after 3 weeks of reminding them of this. I then received an email saying that they had not been able to confirm my employment and yet my employer says she had not been contacted. So I set up a "she's available right now, please call", and LoanDepot did not call. I'm fielding other rate offers now but LoadDepot wasted two months of my time and rates have now gone up. Considering LoanDepot has not met their end of the deal and I may now have to pay more for a mortgage now than if I have chosen a different lender two months ago, I think a one star rating is fair. I'll revise if they pull this out of its current nose dive. Buyer beware. read more

Loan Depot was recommended to me for a mortgage from my agent. At first, they sounded great. Good rates. I dealt with Barry Koven, who was a super nice and friendly guy. But the more I worked with LD, the more I was annoyed with their systems and processes. First of all, they're not your lender, and their rates are based on their "investors". So it's hard to lock anything in (which is annoying with all these interest rate changes). Secondly, they're pretty opaque with which bank or "investor" they're recommending to you. In theory, their online portal for uploading documents and signing things should be simpler, but it became a mess. They sent me docs to sign, and then told me not to sign them. They sent me stuff from one bank, and then told me their rates went up since they sent it, and then started looking for a different option for me. It was a lot of start and stop, and I eventually went a different route directly with a bank. I don't have time for games. read more

My refi venture with Loan Depot went exceptionally well. They certainly out-paced my bank by months. All Questions and/or concerns were addressed same day, unless after hours. The MLO added his personal touch by showing a sincere interest in meeting my refi desires. No stones left unturned. Everything was done at my convenience and all documents were uploaded by me from the comfort of my home. The closing was done at my home by a Covid19 compliant notary. I worked with Michael Sudol and his fantastic team - we were able to close in 21 days - we would have gone even faster but the SELLER wasn't ready :) This team was efficient, accurate, and had excellent tools for managing / storing all key documents and gathering signatures. Worst lender experience ever! I applied for a loan, she pulled my credit and then took 3 weeks to call and tell me she was still working on it. This call was only after I had called upper management because I wasn't getting any feedback about my loan application. Even then, my calls were rarely answered or returned, and even when returned, it was always 2 or 3 days later. As a matter of fact, I think I'm still waiting on a call back now. Eventually, I call another lender, applied and had a prequal letter in 24hrs. I didnt know much about loandepot but their lender Charla Ellis was on the referral list for the down payment assistance program I wanted to go thru so I took a chance. After my experience with her, I would not recommend anyone going through loandepot. read more

Also, none of their records are shared with other reps so when you call for one reason, they have no understanding if you have called for another reason. Loan Depot in general has been a satisfactory lender for refinancing. They waived an appraisal based on loan to value and had significantly lower fees (approx $3000) than my previous mortgage lender who I shopped at the same time last year. HOWEVER their response to the Covid-19 forbearance program has been extremely disappointing. They are offering a 3 month waive with all 3 months due at the end of that time. This is not the typical or customer friendly response to these challenging times. The vast majority of lenders are waiving 3 months and adding it on to the loan period at the end. This makes far more sense. Smarten up and be helpful Loan Depot. Plus the customer service person I finally spoke to in the main office was very cold and unhelpful and just kept repeating the same sentence over. read more

I am leaving 1 star for loan depot because they are not loyal to their customers for repeat business. I am an investor and serviced my first investment property with loan depot. My property was appraised at 225k and I was seeking half that to refinance to a traditional mortgage. It was a long 2 month grueling process that eventually got done. To keep things simple I went back to loan depot thinking ok we have a relationship now all of my things are on file this should be easy.... I was terribly wrong. It was now a 3 month process of sending receipts, bank statements from tenants because I prefer to accept rent in cash or PayPal. I gave them every single piece of document they asked for only for some in-experienced loan officer come back to tell me Underwrighting didn't approve the loan because it doesn't meet "investor standards" that is a load of crap. But I thank them because when they were given me the run around I sought out a small local bank. And they are happy to do business with me cashing me out for 104K!!! I urge you to do business where you live with local banks. They will work for you and believe in building relationships unlike this online things that take your money for apprasials and waste your time! read more

Classic bait-and-switch operation. My mortgage refi quote was considerably lower than others from likely ethical companies. I spent several hours providing them with all the requested documentation. My credit rating is excellent. My income is a multiple of the refinance amount. I paid up front by credit card a nominal "loan lock in fee." After several day's delay Loan Depot sent me two messages simultaneously: application denied because of failure to provide documentation and not meeting "underwriter's" standards. All requested documents were provided and my income and credit rating would ordinarily be appropriate for a multi-million dollar loan. No specifics provided by Loan Depot for details of my failure to meet "underwriter's" standards. Complaints filed with California state consumer protection agency and Better Business Bureau requesting details of my financial situation inadequacy. Loan Depot has simply repeated its original rejection statement or has offered to go through another negotiation session with sales staff, thus continuing the bait-and-switch. There is no simple remedy for dealing with these crooks other than taking them to court which isn't worth the time and money. So they will continue to bait-and-switch. Government consumer agencies and business mediators are useless. read more

If there were a zero stars rating, I would use it. Do not apply for a home loan with Loan Depot. Wish I had consulted Yelp before I applied. Since 2012, I have had a 3.5% 30 year fixed home mortgage with Wells Fargo, and the balanced owed of $204k. With the pandemic, rates for a 30 year fixed mortgage briefly dropped to 2.625%. My income last year was $209k, I have many multiples of that amount invested in equities and my credit scores are above 800. I'm not a credit risk. Why not payoff the mortgage? Because with the markets returning on average 7% yearly, why payoff a 3.5% loan, or worse yet a 2.625% loan, with funds that are earning on average 7%. But a 2.625% load is better than a 3.5% loan. So I attempted to refinance the 3.5% mortgage. When I contact Loan Depot, I was assigned to a "Licensed Lending Officer" named Chris Porfeli. He was personable enough and seemingly able. After I submitted the usual reams of records over the Internet, he told me my loan offer was "locked in" at 2.625% and that I would be contacted by a Loan Depot underwriter. I never heard from Loan Depot again, despite an email and a telephone call to Mr.Porfeli and telephone calls to his supervisor and to the Loan Depot Customer Service. In the meantime, the interest rate on a 30 year fixed mortgage increased and refinancing my current mortgage no longer seems financially prudent. It was then I decided to use Yelp to warn others what to expect from Loan Depot. And I discovered all these other warnings. Wish I had consulted Yelp earlier :( . read more

We worked with Enrico "Rick" Martino at Loandepot and had an experience that was inequitable and completely frustrating, on top of being sloppy. We worked with Rick in trying to purchase homes in Jersey City and Brooklyn. We had the down payment, excellent credit, and were consistent and timely throughout the process. Rick, however, was hard to reach and wreaked car salesman. As non-first time homebuyers, we were aware of the home buying process and were consistently asked for items through Loandepot and their affiliate bank (Webster Bank) that made us feel targeted and were borderline discriminatory based who we are and/or the location of the home purchase in Brooklyn. Each time we provided what was asked of us, another item would appear that our lawyer and others agreed was unheard of for NY/NJ's (and any other) homebuying process considering our profile. Rick was not empathetic to our situation and not proactive. He failed to give us appropriate information on multiple occasions, would disappear on other occasions, and was late in his delivery of requests that almost cost us closing on time in the 11th hour, We asked for contact information to speak with others to help, and he would not provide the contacts requested. This company and employees such as Rick, cannot be trusted. It is not worth the hassle. At the end of the day, our own research and resiliency is what had us close on our home successfully. read more

If I was allowed to give zero stars I would give zero stars. I applied for a refinance in July and at first it seemed like this was a good company. They were responsive to my calls, answered my questions, etc. As soon as I gave them money for the application fee it all went off the rails. More than three months later I STILL have not closed on the loan. My loan officer and other people assigned to my loan have been replaced multiple times. My calls go unanswered for days and up to a week at a time. I only get responses when I leave multiple messages over a period of days and only when I include supervisors in messages. Last week my loan was FINALLY supposed to close and they sent a notary to my house with two different conflicting sets of closing documents. They have now reissued the closing documents 2 more times since that snafu. Allegedly my loan is closing tonight but I certainly am not holding my breath. If you can go anywhere else for a mortgage refinance, do it. Do not use this company. This process has been exhausting and infuriating and the people have proven themselves incompetent. read more

Stan A., my mortgage broker, was generally uncommunicative and unprofessional. I would not recommend using him. Throughout the process, I checked in with him often and promptly provided all the documentation he requested. I received very little communication from him, except a 15 minute phone call post-election to tell me that rates would be unpredictable over the next few weeks. Aside from that, I had no indication of how my application process was going. A week from my expected closing date, I still had no idea where I was in the process. I had checked in with him and received only one line emails saying that we were on track. When I gently prodded for more info, he wrote back "I'm on vacation until Monday and have literally spent half of my time here working on your file" (this is copied and pasted from his email to me). When I confronted him about his attitude and lack of communication, he was extremely defensive and repeatedly said "It's not my fault rates have gone up". I told him I understood that he doesn't control interest rates, but I was concerned that I hadn't heard back about my application so late in the process. He admitted that there had indeed been complications with my mortgage application. Because of his lack of communication, I only learned that I had been rejected from two mortgage providers 1 week from my closing date. I ended up having to use loan depot / mortgage master or risk letting the contract on my condo expire. I am a finance professional and I understand that there are many factors at play, but I was stunned by the lack of professionalism and the bad attitude from my mortgage provider. read more

I started a cash out refi with Loan Depot on July 31. On Aug 21 my appraisal is low. I email the rep Lee I am told to contact someone else now this is the third person . Edgar gets back to me says my loan is still in underwriting he will know in a few days after I told him I was concerned about the appraisal being low. It is not until Aug 13 after my original loan takes out a payment that I call Edgar in a panic then find there will be no cash out and they will charge 9000.00 to refi. am glad I am not getting a loan from them after reading the reviews. Of course I am out the $495.00 appraisal. It is their lack of communication if why I am not getting the loan. I believe a good company would have contacted me on Aug 21 when the appraisal was low. I wish there was a negative star rating. They wasted my time and money. Please stay away from this lender. Here are the specs: On February 5th, 2020, Loan depot associate approached me and provided with the loan estimate for the refinance which I approved on the same day. I submitted all documents within 2 days. I checked multiple times on whether any input was pending from my end to make sure I am the cause of application processing delay. The original time estimate for loan processing was 45-60 days. Prior to the closure, on April 1st I got a new loan estimate (at my request) to confirm the deal and the loan cost. I reconfirmed it and asked to remove the taxes from the escrow. In about 10 days from then, I got the final documents to close the deal. The loan cost was by 1600 USD higher than in the loan estimate that I signed off on April 1st. And the taxes were included in the monthly payment. I thought that both were just mistakes. But they were not. Apparently my lock-in rate expired on April 5th and no one even had bothered to inform me about that out of courtesy. I asked to waive the lock-in extension fee, as I do not think it was fair to do this to the prospective client at the final stage of loan processing, especially since the extension of timeliness was not my fault. They denied my request. But beyond that, they CANCELLED my application following my request to return to the loan cost that I confirmed. So my attempt to do business with Loan Depot ended up in direct financial losses in the amount of appraisal cost, and 2 months and 22 days of excessive interest payment. Now I have to start the process from scratch with another lender. I complained to BBB but Loan depot could not care less. No one apologized or acknowledged their faults. read more
