My husband and I reserved the "cottage". It was a stuffy converted garage that smelled of cigarette smoke and had a spongebob square pants figure in the corner (no carpet, instead stained from oil spill concrete). When I asked the owner for a refund after only being in the space for 10 minutes I was told "sorry it's not your cup of tea" and also "have you seen what the other places look like?" and offered $100. I paid $226 for the room. So essentially I paid $126 to see what a shit show truly looks like. I will say, the man who greeted me at check in was super polite. This is in response to the owner's comments *** I turned down the heat to 70 when I walked in hoping it would decrease the stuffiness/smell of smoke. It did not work. When I complained about cigarette smoke you only said "no one smokes in there" you never spoke of the cigarettes nearby. You didn't even offer to check the room for smell, nor apologize. I lived in Denton for 4+ years and NO ONE ever found spongebob aesthetically pleasing. I came out to Denton for my 5 year anniversary, we got engaged after a dinner at Guissepe's (located next door) and we were just hoping for an awesome night. I genuinely laughed at most of the "quirks", but when you greeted me with general dismissiveness I was very upset. I stayed at the Heritage Inns for my fifth anniversary. We live in Denton, but we wanted to have a romantic evening on the square. So, the innkeeper, Sebastian, helped us celebrate. First of all, I love everything about this house. It's filled with antiques in every room that I just had to touch and play with. An old card catalog where the silverware is stored, glass doors to bookshelves or curio cabinets, wardrobes imported from Italy that are at least 100 years old, roll-top desks, floor to ceiling bookshelves in the parlor, claw-foot porcelain tubs, etc. I even asked Sebastian if the attic was filled with such splendor which he thought was pretty funny. Needless to say, the ambiance of the place was cosy and nostalgic. We made ourselves "at home" instantly. The great thing about a bed and breakfast is that you aren't confined to the bedroom. As for our room's accommodations: bed was comfortable, rooms were clean, cute soaps in the bathroom, and chocolate covered strawberries and champagne awaited us. We had dinner at the fabulous Guiseppe's next door. The next morning, Sebastian had prepared a lovely, fancy brunch: puff pastries, sorbet with agave nectar, and a spin off of eggs Benedict with two (two!) different types of hollandaise! We had made reservations here for an Easter brunch through Open Table. Menu looked interesting, featuring items such as elk and salmon crepes. However once we arrived we found out the place was a B&B (no note of this in their advert online), and there was literally nobody home. Dining room had a menu board with breakfast staples (waffles, etc), some tables were set, but nobody around to answer calls. Finally left and had dinner next door at Guiseppe's (a very nice place). An hour into our meal, we received a call asking us if we were going to keep our reservation. When I explained what had happened, I was told they must have gone out to do laundry just then. Another 5 star experience! We stayed here again to celebrate my birthday and the bf's return to town after a month. The Wicker Room was the only one left but it's a lovely little room. It's less than the others, I suspect, because the tub is pretty much, well, *in the room* and it's a bit less private in that regard! ;) (On the plus side, unlike the Oak Room, the bed in here is *completely silent*!) Having said that, though, the shower curtains are opaque and wrap thoroughly around the clawfoot tub. I also got to squeeze in a nice hot bath while someone else napped...lovely. I had forgotten my book but they have numerous books downstairs for perusing and borrowing. (As a former law school student, the majority of the selection was right up my alley!) Breakfast was delicious as always--giant portions and deliciousness all around. There was also a big (covered) cake dish upstairs with homemade fall-apart-yum chocolate banana mini muffins, a fridge full of water, Perrier and sodas (bonus points for the cherry Dr. Pepper, guys) and even microwave popcorn. I think my only gripe is that my bf asked if we could check in at 1 (this was via email) and I guess normal check-in is at 3. He was emailed back asking if he was sure (to which he said yes), and then was charged an additional $20. :/ It's not a big deal, and maybe there was a miscommunication, but a little warning maybe...? I love getting away here for the night...it's so close to downtown. I still think Saturday night is where it's at so you get brunch the next day, but even "normal" breakfast is outstanding. read more

We stayed at the Locust Street Inn last night in the Walnut Room. The main reason we chose this hotel was its proximity to the square (which has a super hip vibe now - unlike when I was in college at UNT). We were greeted by Sebastian upon arriving and he immediately made us feel at home. Our room was formally decorated with touches of whimsy throughout. It had a comfortable bed, fireplace (electric), attached dressing area, mini-fridge and a bright bathroom with a claw-foot tub. Coffee, biscuits and bread were put outside the room at 8:15AM and brunch was served at 10:15AM. The brunch was fantastic and is why this is a 5 star rating. Sebastian made french toast with two types of fruit topping, crispy bacon, salmon kale enchiladas, butternut squash soup, broccoli with almonds and cheese and roasted sweet potatoes. The coffee could have been about twice as strong, but otherwise it was perfection. This gourmet meal was a lovely surprise and a great way to end the stay. Sebastian showed us a sample dinner menu which could be ordered from in advance of our next visit. We will for sure have dinner here next time as I'm sure it excellent. Yes, it is an old house, yes the decor is questionable, and finally yes, the flat screen tv's are just computer monitors that have Direct TV plugged in :) but the food is good in the morning, the ambiance is "cute (hey, it is a B&B after all), the owners are nice and like I said, we loved walking home from Dan's SilverLeaf after a Slaid Cleaves concert! read more

We stayed at Heritage Inn's Redbud House for a weekend getaway to celebrate my mother in law's 50th birthday. With 8 married adults, it worked out perfect because we each got our own room with some privacy and the library gave us a place to play games a talk. We basically had full run of the house and felt at home. The innkeepers are very hospitable and make delicious, made to order breakfasts. They try to use all natural and organic foods and can accommodate food allergies. I can only think of 2 reasons not to stay at the Redbud House: if you are unable to climb steep stairs or cannot get in and out of a tall bath tub without rails. I am about 5'5" and the top of the claw foot tub is about 2 inches above my knee. Overall, I loved the charm, history, and peaceful atmosphere the house had to offer. I would not hesitate to stay again or refer my friends. read more

I recently had the (dis)pleasure of staying at the Locust Street Inn (Nov 6-8, 2015) for my sister's wedding. After reading great reviews, my sister and her (now) husband chose the Inn as the location for their wedding reception and as the 'home base' for the duration of the weekend. Roughly six months ago, they met with the proprietor and he agreed to handle all aspects of the weekend (e.g., catering, bar service, music, etc.) and the entire Inn was reserved for the wedding party & family for during on the weekend. Prior to our arrival, a number of red flags had already appeared. Leading up to the wedding, it became increasingly difficult to reach the proprietor (Sebastian). My sister was finally able to reach him the week before the wedding and discovered that Sebastian was now living in the room that had been rented to them for their wedding night. They would be forced to find alternative accommodations. Further, Sebastian rented one of the main rooms in the Inn to an outside customer (despite the long-term agreement that the entire Inn would be reserved exclusively for the wedding party & family members). This was all upsetting, but we decided to move past it and not allow the reservation issues to ruin the weekend. However, this was only the beginning. As we all arrived on Friday, the plan was to decorate the main area of the Inn in preparation for Saturday's wedding reception. However, it turned out that the room Sebastian had rented out (to someone outside of the wedding) was proposing to his girlfriend. The Inn was crawling with random people in attendance for said proposal, and they were decorating the Inn for that purpose. Not only did this constrain Friday night's activities, but forced our family to wait until Saturday morning to decorate for the reception. Saturday night, when we returned for my sister's reception, I promptly went to the bar. Sebastian was paid a corking fee and had agreed to hire a professional bar tender. However, the 'bar tender' turned out to be nothing of the sort. Not only did we have to (literally) show the 'bar tender' how to use a cork screw (to open the wine), but he wasn't familiar with any of the wines or liquors. For example, after order a Merlot, he asked me (with a straight face) "is that a red or a white?" We attempted to speak with Sebastian about this issue (and many others- including the terrible food) throughout the weekend: however, he was completely dismissive. On Sunday, things only got worse. First, Sebastian demanded that my sister and her husband pay a large amount above his original quote. Normally, this would not be an issue, however the services rendered did not follow the initial agreement. Aside from examples already given, he charged $1,400 for food at the reception. The food was ill prepared and consisted of an overcooked roast (no server to cut it for the guests), pepperoni slices (I personally saw him taking them from a Kroger package), cheese dip, 'pigs in a blanket', sliced cheese, and crackers (i.e., perhaps $400 worth of food at most). Next, he claimed that all of the wine, beer, and liquor had been consumed at the reception (we provided all of this with the understanding that my sister and her husband would take any unopened bottles upon their departure). However, after looking in the kitchen, we found that Sebastian had hid multiple bottles of liquor and wine in an attempt to keep them. Finally, he told my sister and her husband that he would be returning their $500 deposit. However, only a few minutes later he informed them that he would actually be keeping the deposit to cover cost overruns. In terms of the Inn itself, Sebastian has let the building fall into squalor. The grounds are unkempt and the Inn itself is not particularly clean. For example, the porch had multiple overflowing ash trays upon arrival (which were never emptied), the yard was overgrown and full of weeds/animal feces, and Sebastian never did any housekeeping in the rooms during the weekend. Additionally, the Inn's proprietor (Sebastian) constantly smelled like Marijuana and was blatantly rude and dismissive towards all guests. On Friday evening, he was in the rear of the Inn smoking a blunt. I'd like to state that I have no issue with marijuana use, however, this conduct was not only illegal but incredibly unprofessional. I've never written a review like this, but I absolutely could not resist. Sebastian seems to be a terrible person and an even worse business owner. The Inn has a lot of potential, but I would strongly advise every to stay away until Sebastian sells the property to someone else. The man ruined my sister's wedding weekend and that is something she can never get back. read more

My fiancee (now wife) saw the gazebo and courtyard at this inn and fell in love with it. So, despite my concerns (my first impression was that it was in disrepair), we had our wedding here Saturday (11-14-15). I called Sebastian (the owner) when we were planning the wedding, and asked when I could bring out the person doing my lighting. He told me when the best time would be (a Sunday afternoon) and we all met at that time. Not only was he not there, but there were guests of the hotel who were delighted to see us, because they thought we were coming to let them in. They had a reservation and said they had been calling him for half an hour, but he hadn't returned their calls. We started going over the lighting, and then Sebastian arrived. He let them into the hotel, and then immediately disappeared. I called him and asked if he could please let us in, just long enough to discuss lighting and decorating the lobby. He told me I would have to setup a paid consultation and pay a consultation fee if I wanted to see the lobby! One of my big concerns was that the ceremony and the reception were both to take place outside. I asked how quickly he would be able to setup tables and he assured me that he and his staff would have them setup while guests went inside to get their food. The fee also included dishes, silverware, and linens. I got a call a few days before the wedding from my baker. She had called multiple times to discuss when to drop off the cakes and had never gotten a reply. After that I called three times before finally reaching him. He said, "Just give me a 1 hour window so I can make sure someone is there to receive the cake and get it setup." We agreed on 2pm - 3pm (the ceremony was scheduled for 4:30). We also rented a room for two nights. The night before for my bride and the night after for us to share. The day of the wedding, we arrived while my bride was getting her hair done. The baker was at the Inn and had been knocking (it was 2:30) but Sebastian was not there. The lock had a combination and my bride had gotten it the night before and given it to us, so we were able to let her in with the cakes. Shortly after she left Sebastian arrived and I asked for a key to the room (which we had rented) and he told me there was only one key. He said, "Does she have the key?" I said yes, and he just shrugged and started to walk away. I asked him where my best man and I could get dressed and he said, "Well usually, wedding parties rent more than one room." I asked if we were supposed to get changed in the bathroom (which was the only place I could think of) and he said, "If you want." and walked away. The bathroom it didn't even have a coat hook so I had to lie garment bag on the floor and get my tuxedo pieces out of the bag. While I was changing my best man was inspecting the site. He pointed out that the chairs had been set out but were visibly dirty. He also point out that there was a bird nest (with a very living bird) in the gazebo where the actual ceremony was to take place. I told him to ignore the bird, and went to ask about the chairs. I said, "The chairs aren't clean." and Sebastian just looked at me without saying anything. So said, "Do you have anything we can use to wipe down the chairs?" At this he walked over to the kitchen and handed me a dish rag, still without saying anything. At this point my bride to be was arriving, so I handed my best man the rag and went into the bathroom (the only place available to avoid seeing her), so I'm not sure what happened with the chairs. After the ceremony, while my bride and I were taking pictures, my Mom went to talk to Sebastian and ask, "aren't you supposed to be putting out tables?" He said, "We didn't have anything in writing saying I was going to put out tables." My Mom said, "Oh no, I was there when you assured them tables would be put out before guests came back out with food." My best man overheard this and just asked were the tables were. Then he and a couple of my guests went out and set them up. I only know about this because when I paid the bill the next day, he said, "I'm sorry about the mix-up with the tables. I guess I didn't have it written down but I was supposed to put them out." Which prompted me to get the story from my Mom and best man. In addition to this, the linens which were handed out at the buffet table did not match, and the only "silverware" was salad forks. No knives or spoons were provided. Also no cups were provided so we ended up using plastic cups the caterer had. I've heard from two of my guests (and most of my wedding party) that he did something to insult them during the event. So I can say, without hesitation, that if you are looking for an inexpensive, quaint wedding venue that you might consider looking elsewhere. The only reason my wedding wasn't a complete disaster was that I had a lot of people who pitched in to help even though they shouldn't have had to do so. read more

Bed and breakfasts are not my kind of place. As you may know by reading one or two of my older reviews, I object to the piles of perfumed cushions, the breakfast that's served long after I'd like to eat breakfast, the sweet creamy sauces that come on the late-breaking breakfast. Given a choice, I'll spring for the Marriott any time. I came to Denton for a conference at UNT and was assigned to the Heritage Inns by the conference organizers. It worked out fine. The key to my experience was the hospitality of Sebastian, the innkeeper. He's a very sweet guy who genuinely seeks to please his guests. The house where I stayed (Redbud) is a beautiful mansion from 1912 that is in amazingly decent condition. My understanding is that improvements will be made on a rolling basis in the future. Breakfasts are served as early as 7AM, except on Sundays when there's usually a late-morning brunch buffet. In fact, when Sebastian learned that his house was full of people who needed to go to UNT early on Sunday morning, he volunteered to serve us a regular weekday breakfast at 7AM on Sunday. He has a long "menu" of things that he's willing to cook for breakfast, and basically he'll cook whatever you want. We were able to order any and all of the menu items for our breakfasts; our requests were honored to the letter. The coffee was really bad: thin, stale and otherwise pretty much devoid of taste. I discussed the coffee with another guest, and we decided that Sebastian would be receptive to our critical comments. He definitely was! Sebastian explained that he's a tea drinker who has little experience with coffee and that he wants to improve his coffee service because he knows that good coffee is important to many of his guests. For my last breakfast, Sebastian made a pot of coffee in a French press; the result was miles better than the coffee he had made with a commercial filter system. The house features free WiFi, which is much faster (10Mb/sec) than the networks in your typical Residence Inn. As other reviewers have remarked, there's plenty of mineral water and such lying around in refrigerators. There's also banana bread, biscotti and the like. Don't be surprised if a few slices of cheesecake show up in the refrigerator near your bedroom door. For me, all was not rosy in Redbud. The antique claw-footed tub in my suite looked like it belongs on a movie set but wasn't all that practical for morning showers. The old-style separate cold and hot water taps in the sink were far from optimal for a shave. My room had nothing like a chest of drawers in which I could lay out clean clothes. There was nothing like the standard plastic laundry bag in which I could lay in my dirty clothes. And there was no shampoo as such -- just some "magic soap" that's supposed to be optimal both for hair and for body. I had no real desk at which to write yelp reviews, although there was a folding table behind the couch in the sitting area. There was a gas fireplace, which I was initially inclined to light because it was uncharacteristically cold outside for Texas. I decided on second thought not to monkey with it after being informed that I'd need to turn on the ceiling fan in order not to anger the carbon monoxide detector. Denton doesn't have a million nice hotels. The Heritage Inns are a good choice if you need to be near UNT or want to walk to the town square. There were oodles of pillows and cushions on my bed, but nothing seemed to be perfumed. This was definitely a positive experience. read more

Steep stairs, be sure you can handle that. Shower is a bathtub in the middle of the bedroom: no grab bars of course, or walls you can steady yourself on. The floors creak, the toilet leaked so it ran periodically, and the bathroom was very tiny for one person. You couldn't even fully stand up in it as the toilet was under the slope of the roof. And this was the "Brass" room, apparently an upgrade from the "Wicker" room we were going to get. The breakfast was fine, but it took a VERY long time. And on Sunday, there is a brunch we didn't know started at 10:15, so we left with no breakfast. On the plus side, the young guy that runs it (Sebastian) was a pastry chef so he made some killer breads. If you like a place with "character" like this, go for it. Myself, next time I'm in Denton, I'll stay at the Holiday Inn. read more

Sebastian was nice, the food and coffee were great, and the room (Brass) was ok. What made it three stars is the fact that it is on a busy street and there is a railroad near that was so loud. My wife had ear plugs in, we both had white noise going on our phones and we barely slept. I remember looking at my phone to see what time it was several times between 4-6 am. The road noise was also really loud. We were hoping to sleep in, but it was one of the worst nights of sleep we've had in a long time. If you are a light sleeper, which I guess I am, I wouldn't go here. If you are a heavy sleeper, it's fine. (It must not just be us as he had earplugs available) It is walking distance to the square which is nice and easy to get to. But, we will not be back due to the train, which is a bummer because it's not Sebastian's fault. It really is all about location. read more

I have stayed several times at the inn when it was under the prior innkeepers' ownership and had always had an excellent experience. In 2017, I had a booking under the new ownership, and I would warn future customers about the serious issues I had. This year, I booked a stay almost a year in advance, assuming I would be notified if the cancellation policies changed from when I booked my reservation. My email confirmation upon booking did not include any indication regarding the policies. Six days before my check-in date, I received an email detailing the new cancellation policy specified that any cancellations less than 7 days prior to check-in would involve a charge for 50% of the stay. Due to a work conflict, I emailed the new innkeeper as soon as I could. However, I was in a catch-22 situation because I did not know about the 7-day policy until 6 days prior to check-in. Sebastian, the innkeeper, took over 24 hours to respond and indicated that I would be charged 50% of the stay due to the cancellation but that if he could re-book the rooms that he would make adjustments to the charges. I requested that he keep me updated so I would know what the charged would be. He then charged my credit card on the check-in date and later responded that he had been able to re-book half of the stay I had cancelled. I contacted him after the weekend to inquire about any credits for re-bookings, and he indicated in emails replete with spelling mistakes that he was doing me a giant favor by not charging me for the entire stay and that he would not be crediting me any back, despite indicating that he would. It has become very clear to me that he never intended to refund me any money but wanted to keep me from trying to keep my reservation so he could re-book the rooms and profit off the cancellation. I don't mind at all that the cancellation policy requires 7-day notice for the full refund. However, I do mind that the policy was not clear when I booked and was not sent to me until after that period of time had expired. I am also upset that I could have kept my reservation and had friends use it had I known I would not receive any credit back for re-bookings. Definitely beware if there is any chance you will need to cancel your reservations at this inn. read more

Pros - it is close to the square and the Inn is old and quaint. Sebastian is a great cook and prepared for us a superb breakfast. The AC was cold in the room which was great for sleeping. Cons - the grounds outside need serious maintenance work. You are unable to walk up the front sidewalk because of the overgrowth of weeds. In the backyard a garden hose was left out and the chairs were all disorganized. The gazebo was beautiful, but the seat cushions need to be cleaned off. The room we stayed in was dusty and unfortunately, the toilet kept running all the time we were there. We had to turn off the water on the toilet to make it stop running so we could sleep. Finally, please read carefully the Reservation Policy on their website. You will be charged an "unknown" fee for either arriving before 3 PM or after 6 PM, depending on just how much earlier or or later you are from that time range. Summary - Overall, this place is not worth the $$ spent. In my opinion, the owner could care less about the place, his guests, or the rooms. His focus is primarily on breakfast which is a nice component of the B&B concept. However, he has much work to do clean up the place and get engaged enough to impress me to want to come back. read more

My girlfriend and I stayed at the bed and breakfast the night before Valentine's day and had an excellent time, enjoying the Country Suite. Sebastian was an amazing greeter/waiter and showed some of the best hospitality I have experienced in most places. Our room was very vintage, set with a fireplace, a love seat, bookcase with books dating back into the sixties, a very comfortable bed, a bathroom complete with a bathtub and two mirrors. Very clean, and enjoyed the breakfast the next morning. We will definitely come again in the future! read more

Overall the experience was awful. We were kept awake from midnight til past 3am by other guests arriving back at the hotel and talking loudly. The walls are very thin. The management did not seem like they were very interested in the guests' happiness . When we checked out the next morning instead of staying 2 more nights their reaction was not apologetic at all. The manager, Sebastian, did not offer a refund and acted like we were at fault because we hadn't lodged a complaint during the night. Since its not a standard hotel with a front desk hard to know who to contact or how. No one was around to check us in when we arrived in the afternoon either. The inn is overall pretty run down more than charming. Grounds overgrown, no sign to even find the place, (you'd think this would be an important repair) moldy shower curtain, awful synthetic sheets thick and un-breathable. tv smaller than most computer monitors. We stayed at the Locust Street Inn expecting a nice, quiet, quaint bed and breakfast. Instead we got an atmosphere more like a youth hostel or a frat house. The walls were extremely thin and other guests were tromping up the stairs and talking loudly in their rooms, on the stairs I'm the hall and the common areas from around 1-4am. We were originally booked for a three day stay, but we left the next morning instead. The management acted like it was our fault for not contacting them in the middle of the night to complain, and in general acted like they did not care if we stayed there or not. They did not refund any of our money. Their excuse was that a music festival was in town, as if musicians have a right to be ruder than other guests. When we arrived to check in we had trouble finding someone, in the afternoon. The rooms are OK but run down. The shower curtain was moldy, the sheets on the bed were made out of some weird synthetic that was more like a table cloth than sheets, and the TV is smaller than most computer monitors. This hotel is absolutely not worth the cost of the stay. read more

I spent a much needed "Night Away" at The Locust St. Inn and it was the best thing I have done in a long time. The Inn is a beautiful home & my room was esquisite. Everything was fresh and clean with more than enough room to move around in and the porch around the Inn was an amazing place e to relax. there is also a gazebo and chairs to enjoy in the yard. I had my own bathroom with an amazing tub and all I needed for a relaxing spa like experience from the soap and shampoo to the towels and robe. I had the best nights sleep that I have had in years in a bed that I did not want to get out of... It was Heavenly. The Inn-Keepers were attentive to my every need and though I didn't have to ask for anything (because they thought of everything) I have no doubt that they would have been accommodating. At the same time, I had my privacy and felt safe. And the food was delicious. The breakfast menu was varied so that there was something for everyone. I didn't experience dinner this time but I have no doubt that it is as delicious as breakfast was and I will definitely be back... Soon. Thank-you for the Wonderful Experience. read more

I booked this hotel at first, but from the time I started calling to get information about the hotel till I cancelled my reservation, I had a tough time. First, there is only person at the desk, Sebastian, whenever I called and had questions regarding my reservation, his response was I AM BUSY, I AM IN THE MIDDLE OF SOMETHING, etc . Where is the customer service? I understand that all the information is on the website but its not clear, so I had to confirm some of the things by calling him. In contrast, when I called other hotels, they were so polite and answered all my questions. This hotel needs good customer skills. And by the way Sebastian never called back even though he used to say he will call back. Second, breakfast starts at 10, so if someone if going for a business trip to Denton and have to wake up early in the morning, then breakfast will not be served until 10, whereas other hotels start their breakfast early as 6ish. I will not recommend this hotel to anyone! read more
