Providing this is a note for those looking at the building.... be warry of leasing on the south side of the building!!! There is LOUD construction ongoing across the river which makes it awful to use the patios 6 days a week from about 8am to 8pm.... We've heard the leasing agents are claiming that "the loud part of construction is near complete" however, this is the first of two high rise towers which will be built over the next two years. Edit to respond to the below: I am a current resident and typically work from home; even with the thick windows the space is far from an "oasis" with the loud pounding noises that you hear even with all the doors closed.... Not to mention a huge part of why we paid a premium to be on this side of the building is to have the nana wall *open*. read more

I lived here for five years. The first few were nice, as noted in my previous review. But the place has taken a real dive since then. Plenty of questionable tenants now, who seem to think they are still living in a college dorm. The hallways are spotted with dog urine stains. The place always smells of cigarette smoke. The grills up on the rooftop rarely work. This was not the case with the previous management. The current management team really doesn't do much to keep the place up. They did inform me that I was owed an overpayment for a September rent, which did not cut off on their "rentcafe" autopay system. It is now mid-December and they have not reimbursed me. Nothing short of litigation will get action out of these incompetent scammers. Do not move here. read more

The management company cancelled my application because my credit was frozen and refused to return my $500 application fee. They knew I was traveling for business this week and didn't tell me this was a problem until the final day while on was on a plane. They didn't tell me which credit bureau was frozen so I had to call them all. I found the one that was frozen, unfroze the account and they still cancelled my application and refused my refund. If they're willing to rip off applicants willing to pay them more money like this, I'd hate to see how they treat their residents after a lease is signed. read more

Constant and dangerous crime around the building. People loitering on the sidewalks and on the walkway behind the building all hours of the night and Group Fox/Lofts Management does nothing to address it. I am not referring to the restaurant or navy pier crowd as we know that crowds are part of the territory when you live downtown. I am referencing when all the businesses are closed after midnight. There was a shooting last night directly in front of the building(8/15/2022) because cars are allowed to loiter outside the building from 1am-5am. They say security walks around but I am not sure what they do. See attached photo of the bullet hole that went through one of the entrances to the building. No communication was sent to the residents to address this. Seven rounds were fired into a car with occupants in front of the building at 2am. You'll literally pay $3k-$4k a month here and not be able to go outside after 10pm. Group Fox Management needs to address the security issues outside their property so residents feel safe. My car has also been broken into in the parking garage. Passenger window smashed .They will try to say they don't own the garage and it's not their fault, but when you take the tour you will see the parking spots are labeled "lofts residents" so there should be some level of accountability. For $250 a month to park the garage should have 24x7 security. There is also a long and loud valet line directly in front of the building every night for the restaurants in the building. People sitting in their cars blasting music and smoking weed. This blocks the residents from being able to pull up and drop off groceries etc. The previous reviews about the move out fees are true. That and the crime are the talk of the neighbors here. The lack of trash clean up is also an issue. I am sure they are city cans but know that you will have to walk by them every time you leave your place in the summer. Pics posted of the garbage cans outside the Lofts at River East exits. The building is nice, but the response to our maintenance issues has been abysmal. For the last few months our AC has repeatedly broken down. In the last 4 months we've had multiple freon leaks, and filters that have needed replacing. Each time it was fixed, it would break down again a few weeks later. We've been told to just deal with it for a few days for a specialist to come to fix it. But in the mean time our apartment is close to 80 degrees inside. read more

My boyfriend and I love living here! The staff have all been very helpful, especially Brittany! After living in multiple "cookie-cutter" city apartments, this has been by far my favorite. Because it's a loft, you are more prone to hearing outside noises or your neighbors. We personally don't mind the noise and it's usually only during busier hours of the day. Still absolutely awful. I have had a number of terrible experiences with the Lofts At River East management. I've lived here for two years. While the apartment itself is beautiful, the management is the worst I've ever come across. I've had urine dumped on me and my patio furniture by tenants above and had to report it on 6 different times with absolutely no response from management (I just gave up after that - see my earlier reviews for more details). There are constant smoke fumes throughout the building as well as outside of it. Now that I'm moving out, the management won't return my requests to meet and do a final walk through. While the units themselves are pretty, and if you pay an extra buck you can get an awesome patio, there are not many other perks to this place. (Front desk staff are nice). My husband and I moved out last July and for 3 years paid a pet fee to have our dog in the building. After moving out we were told there was floor damage (that was already there when we moved in) and other things they were requiring us to pay for. When I say pay I mean more than a months rent here, which is not cheap. We asked them to send us the signed lease or at the very least let us log into our account (since this was after we moved out) so we could review the policy and check that we had added this as already existing when we moved in, considering this was already there and we had paid a pet fee for years that you think would help cover some small damages they were nickel and diming us for. Instead they sent us to a collections agency. So moral of the story print many copies of the lease because they will not let you view it after you move out but they will charge you an arm and a leg for nothing. Also, the property management here is awful. I asked for months (literally months and tons of emails) to get a quote to reserve a room in the basement (again, considering you pay a fortune to live here, you think they could answer at the least) but they never did. They also are very strict with the guests allowed, only 1 with you on the terrace and security will come hound you. Additionally, as others have said, the walls are paper thin. I could literally hear my neighbor talking. I could tell if they were talking on the phone or just moving a pan to the stovrAnyway, choose somewhere else. read more

The Lofts at River East is an inconsiderate, pretentious, overpriced establishment that does not care about the well-being of its tenants. Most egregiously, when moving out we were charged THOUSANDS of dollars for small scratches on the floor near the desk and kitchen areas. Initial receipt of the bill was accompanied by an immediate threat to turn over the balance for collection. Despite multiple attempts to call and email the Lofts to clarify the charges, we were never able to get in touch with an agent. Given that we hired a cleaning service and frequently cared for the unit, this treatment was incredibly unexpected and appalling. Additionally, while living at the lofts, we encountered incredibly aggressive/violent dogs that would snark and attempt to bite tenants. Many of the building tenants were incredibly rude and entitled as well, going as far as to push residents out of the way in the hallways. Finally, the building itself frequently failed to deliver the "luxury" services that it promised. Carpets were consistently stained by urine and other waste. Often, 2-3 elevators would be out of service. Multiple items of gym equipment were out of service during the majority of our 18 month stay. Despite polite requests to fix these items, management almost never responded. We were very optimistic after touring the Lofts and loved our unit; however, the way management extorts its residents, neglects necessary maintenance, and enables poor resident behavior is exceptionally disappointing. read more

Pros: Nice/stylish units, great location, building management is reasonable and responsive, staff is helpful and friendly. Cons: Same thing everyone else has said, the noise... you will hear everything in the units around you. This is not hyperbole. Every muffled conversation, every footstep, every shutting cabinet, every flush of the toilet, every run of the vacuum, every dog bark... you hear everything. For instance, I am routinely able to Shazam songs being played at average volume in my neighbor's unit. Sure I've discovered some good jams, but that's beside the point. The only way I can recommend living in this building is if you are on the 6th floor (top floor) and pick a corner unit that only has a neighbor on one side. Even then you have to hope that one neighbor is very quiet. I say "very quiet" because most of this noise is just average daily living, neighbors don't have to be overtly loud or inconsiderate for it pass through the walls/ceiling. And that's the problem - your living experience is 100% outside of your control while you live here. Want a quiet night in? Hope no unit around you is having a party. Lazy Sunday? Hope the neighbor isn't watching their TV a bit too loud. Host friends for a party? Hope your neighbors don't call security. To not have peace of mind where you live is far too stressful of an experience to recommend living here with so many other upscale options around that are more reasonably priced. read more

Maria and Max made my process of application and everything very easy! Maria was always very helpful, since the moment she contacted me over the phone until the end when I signed the lease. Let me preface this first by saying that the people who work here are nice. And, that I rarely ever leave reviews. But my frustration here has built for too long and I need to express why I'm giving this place two stars. I would've given them 1 but like I said the staff are kind and hardworking. Also, Management changed hands a couple months after I moved in. They've all been kind as well and as helpful as they could be given my circumstances, which I will elaborate on. The place is clean and has a modern, rustic, hip feel. One of the main reason I was attracted to this place. I Always wanted to live in lofts. I really like the space and the timber throughout is dynamite. But I give this place two stars for one reason and in my book it is a huge reason. NOISE. Unlike cement lofts, these are timber and wood throughout so you hear your neighbors like you live in a house and they're in the other room. This is no exaggeration. And if you don't live on the 6th floor and have someone living above you, well, pray that its someone who is quiet as a mouse because I hear everything. Every footstep, especially the man, he doesn't carry is weight with care for the people below. It's very absentminded. I hear every ball bouncing as their dog runs from one side to the other (and supposedly they've been told my front desk and management), as they cook, and chop and move furniture and vacuum and have guests over and talk and yes, even pee at night... EVERYTHING. I hear them peeing. I hear my neighbors on both sides of the walls. I hear the kids playing, who are adorable, but they're kids and need to play in a pandemic and you have to swallow it. The other neighbors listen to news on their tv at 6am so I'm inclined to wake to that. I spend the majority of my time with earplugs in or noise cancellation earphones. It's no way to live. Not when you pay this much. I've complained well over a dozen times and even tried changing my unit, they said they would but I'd have to start my lease from the beginning. They wouldn't honor or accommodate my situation even after I'd been extremely thorough on what my experiences here have been like. I would never under any circumstances live here again or suggest anyone roll the dice unless maybe you live on the 6th floor that way no one is living above you. Peace of mind is everything. And just so you know, I asked the manager before I moved in if the noise was ok, "will I hear my neighbors ", her response was, "not at all, you'll be fine." This is my experience. One experience. Went to go see an apartment to potentially move in. The leasing agent Max, had very little care about my situation ( just lease timing) tried to talk to us like he just didn't hear it, amateur sales technique at its finest. The apartments are nice , pretty clean. A bit eerie though, not sure what it is. He had no respect for the words I was saying , just that I need to sign and basically fuck over anyone in the process. I wish to add to my review of a few years ago which was very positive about life at The Lofts. Today I wish to add more. There are two special women who deserve a Shout Out for going above and beyond. Meghan stepped in seamlessly to take over the front desk when Kyle relocated to another state. Her work ethic is amazing and despite having to handle all the activity in the lobby plus all of the packages, her disposition is consistently pleasant. It is a joy to see her when I enter and leave the building. She is on top of everything and forgets nothing. Maria in the office is someone who always makes me feel special. She has a gift in that regard. She is able to combine professionalism with friendliness. Always eager and willing to help, Maria is a great representative for The Lofts. She is valued by the other tenants as well. In mentioning these two remarkable women I am in no way diminishing the quality of the rest of the staff. Nice apartment overall. The apartments are clean and easy to maintain - which is a big load off if you are a busy professional. The amenities are great, there are boxing bags if you kickbox. Biggest and only con - You can hear your upstairs neighbor very clearly - like if they sneeze you will hear that, it's a damn pain if their sleep cycle doesn't match yours. Maria was a great property manager to work with - there is a well defined process you can follow to lease and she does appropriate amount of follow ups and was happy to answer any questions I had and made the move in very smooth. I don't understand why there are so many negative reviews, and the positive reviews are hidden and says "not recommended". ..weird. We just moved in this week and we absolutely love it! Group Fox gave us a welcome package, and a bottle of champagne in our fridge. We also have a 20% discount to all restaurants near us just for being a resident of the building. There's a gym, entertainment area, movie theatre, and a dog bath! Our unit has this gorgeous "nano wall" that opens to the river. We even have a Target, Starbucks, Cupital, Pinstripes and Mollys Cupcakes in this building! ! I can keep going on and on..the actual lobby when you enter is so welcoming and really modern with exposed brick and a lush seating, it's not sterile like most buildings are, and lastly the entire building smells of the this great sent that has to be sprayed out of a mister I guess, every 3 minutes. read more

Let me start by saying that when we first saw this place, we were amazed. The building was recently remodeled and is very visually appealing. With that being said, I wish we never moved here. If I could give 0 stars, I would. Property Management- The property management can only be described as completely incompetent. Our upstairs neighbors have been making so much noise (screaming, shouting, fighting, loud music, etc.) throughout the day and night that it has had a drastic affect on our lifestyle. Keep in mind this is coming from a 26 year old that is not very picky about these things, but it is literally unbearable. I filed at least 10 complaints over the last month, and the property manager's most recent suggestion was to sublease our place.... Are you kidding me? Lauren and Hailee are absolutely no help at all and our experience has been extremely disappointing. Fees- They will find any way they can to charge you for every little thing. They charge a $500 non refundable pet deposit....On top of that, they then charge you $25 per month for the pet going forward, even though our dog literally weighs 7lbs and could not possibly damage anything even if he wanted to. We have also heard from other residents that when you move out, they try to charge you for thousands of dollars worth of "damage" that does not even exist. Cost- With the insane cost to live here, you would think that we would be treated with respect by the management company and they would address the residents concerns... that is not the case at all as stated earlier. With what we pay, we could live almost anywhere else in the city and at least have property managers that address our concerns. I do not usually write reviews, even after a bad experience, but this has been so miserable that I had to let other people know that they should stay as far away from this place as possible. Do not be fooled by how nice the building and apartments look, it is just a facade. I have been living at The Lofts at River East for over two years now, and I cannot give it enough praise! I am sadly moving out of the city, however I want to share my experience with future residents since I highly recommend the lofts for luxury apartment living in the heart of Chicago! I first chose the Lofts at River East since I was a new resident to Chicago. I wanted to be within walking distance to businesses I frequented, as well as be near great restaurants and activities so I could get to know the city. The Lofts has a city Target downstairs (with Starbucks), and it is also down the street from Whole Foods. There are also movie theatres, fantastic restaurants in the building, and you are also walking distance to the Mag Mile. The amenities within the Lofts are also great for entertaining friends, and the gym has all of the equipment that you need to keep in great shape. The decor throughout the building is superb, and my guests are always very impressed when they come to visit since it is beautifully maintained. The units are also beautifully decorated with real hardwood floors, high end kitchen appliances, and full-sized front loading washer/dryers in unit. The kitchen alone sold me on the apartment since it has plenty of storage! Not to mention, the exposed brick and original wood pillars/ceilings, offer a unique and rustic feel. Last but not least, the staff within the building make the Lofts a true pleasure to live in! Kyle, who is the head concierge, has been a wealth of knowledge for me as I navigated a new city. He is also able to recommend anything that you are looking for, and he is the true heart of the building. The management in the Lofts have also been incredible to work with, and I have had the pleasure of working with both Maria and Amanda. When Amanda took over as property manager, she connected with me to learn about my experience with the Lofts. It was refreshing to have a property manager that was interested in connecting with residents, and although I only had nice things to say, she definitely cares about everyone's experience within the Lofts. Lastly, I cannot thank Maria enough for all of her support with my move. She has made my transition that much smoother, and she has been a true pleasure to work with. read more

Wow! I've got to say I'm surprised by the negative reviews. We love it here! My husband and I felt comfortable from the initial tour with Maria to now. Maria has been warm, welcoming and helpful from the beginning. She takes care of business with a smile and continues to make sure we are taken care of. We had a couple of concerns when we first moved in, but Amanda in management was right on the money and Sosa took it from there. True professionals! Since I'm giving shout-outs, here's a big one for Kyle - He invited me to ask him anything and boy have I! He knows his stuff and the service provided is top notch. He and Meghan truly make it easy to live here. As for the building - It's beautiful and the loft styled apartments are roomy. We've not had any trouble with excess noise, or any of the other issues some of the other residents have mentioned. This building was poorly designed from the beginning. There is no sound insulation between the floors, so you'll hear everything your upstairs and downstairs neighbors are doing. They don't have to be loud, even normal conversational noise or TV volume can be heard quite clearly. And yes, that includes sounds of your neighbors being intimate. I do not care for living in a place that sometimes sounds like a porno film is being shot next door, what with the grunting and the moaning, but if that's your cup of tea you might enjoy living here. Just don't have any young children living with you or visiting or you might have to have that 'conversation' with them sooner than you planned. The worst part of it is that they're doing this 'sound-proofing' in the building that only sound proofs the units on the same level as you, but has no insulating effect on the units above and below you, which is where the majority of the noise comes from. When you point that out to Lauren Schramka, the property manager, she just shrugs and responds that at least the units to either side of you will be sound-proofed. Ok, yeah, but I can still hear the baby-making going on above me. To which Lauren says nothing, because there is nothing to say. Another poor design flaw is that they used this soft maple wood for the flooring. It looks good but it's super easy to scratch and dent; you could walk around in high heels and put some dents in this floor, that's how soft it is. So of course after I moved out Lauren sent me a bill for over a thousand dollars for scratches and dents to the wood floor. See pictures. I told her this was normal wear and tear, and that legally you can't expect the floors to be returned to you in the exact same condition, as normal wear and tear is to be expected. She insists that the scratches are worse than they appear in the pictures (you can barely see them in the pictures), and that her 'co-workers and flooring guys agree with her'. I wanted to point out that the people who work for her are unlikely to disagree with her but there's no reasoning with Lauren. I expect this dispute will end up in litigation eventually, so that will be another headache I have to deal with. If there's any other former tenants of this place, I urge you to post your negative experiences here and on apartments.com and also contact me about getting charged for repairs for what should be considered normal wear and tear. I expect there are dozens of tenants who are not renewing their leases because of these issues and Lauren is probably trying to charge them for 'repairs' for should be considered normal wear and tear. Just a warning to prospective tenants: if you rent here, buy a nice set of earplugs or a white noise generator (oh wait, your neighbors will complain about hearing your white noise generator), wear slippers and use wireless headphones when watching TV, and don't put one little scratch or dent in the wood floor or they'll try to bill you hundreds or thousands of dollars when you move out. My boyfriend and I absolutely LOVE living at the Lofts at River East. What initially drew me into the building was the industrial look and conduit in every room of the apartment. Once we moved in, what made us fall in love even more was the building in itself and the neighborhood. The Lofts are located on the Ogden Slip and have restaurants located in the building on the water...it couldn't be more perfect. The Lofts also have amazing amenities- a beautiful rooftop w/ full grill stations, both a lounge and gym on the water, movie theater, and a pool and poker table, among others. It is a super pet friendly building with a dog park right across the street and only a couple minute walk from Navy Pier. The staff from the concierge to maintenance to management is always so wonderful to see and interact with on a daily basis. Thank you =)) read more

I am in my second year of leasing and I only chose to renew becuase my work schedule didn't allow me time to do my research on other Options. I give it one star for the aesthetics of the building and unique loft style. POOR MANAGEMENT: The building is run by 2 or 3 millennials who could care less about the actual residents. Anytime you have a question the answer is ALWAYS no or I don't know....that comes more from Haylee. The passive aggressive condescending answers you get if you have a question or stating a point which comes from Catherine. They are as bad as calling any customer service over seas. They also have this immature "to bad so sad" view towards residents. You can see the same feelings in other reviews written. You can try and go to Group Fox located in the building over however you will get Katy Okane who may still be in High School yet calls her self a VP. Talking to her is equivalent to a teenager that is high and loves eye rolls. Also another rep by the name of I think Kelly is useless too and finds no wrong in any of the above behavior. I was told by an outside source that Group Fox is all Nepotism so that could be a factor. They believe that they have the best building in the area and definitely carry that attitude towards their residents. Usually the goal is to keep renters in the building, with them they are like TSA and could care less. They have not come to the realization that there are buildings across who are offering free rent etc. ....where I have seen multiple people Leave Lofts for these new buildings. My rent went up $75 per month for the next year, so be prepared for a RIDICULOUS increase in rent each year. You will get a statistical lecture about the market and the cook county numbers which will just annoy you. Group Fox is like dealing with city employees/politicians. I don't have much problem with Noise but I am on an end with a brick wall. I do feel it is very deserted on the floor I live on. Could be why it's so quiet. I am the only one who has rented my unit. I can say Appliances are CHEAP. Brand new Dishwasher has started to rust and I at most used it 25 times. Toilet backs up often. Fridge does not get very cold. Amenities are great when they are working. Always seems to be a problem with something and of course you call someone down and they shrug their shoulders. This is definitely a keep to yourself building. Really don't know who lives around me or if anyone does. FRONT DOOR - staff is great very helpful SECURITY- is always around CLEANLINESS- overall cleanliness is good except with the dogs take over the hallways and elevators and it smells like urine, especially when you walk out the door it's all you smell. So glad I moved out of this apartment building. The noise, the management, and the lack of neighborly feel is why I had to run quick. I moved to a much nicer sound proof building that I don't hear my neighbor cough or snore each day, listening to shoes above my apartment was not ok either. I literally knew what each of my neighbor was doing everytime they were in their apartment. Paying $3300 was not worth any of it. Please reconsider viewing this place. Even if they offer 2 months free, it isn't worth it. They need to figure out how to better sound proof it. Caulking inside the building isn't going to work, something more drastic must be done. read more

Just moved in so I can only speak to the applying, lease-signing, and moving in process - but from my perspective everything was seamless and easy. Maria was kind, helpful and prompt in all her responses throughout the process. The building is beautiful and moving in was very simple with the freight elevator reservation. Moving in before the office was open presented the unexpected challenge of not being able to receive keys right away, but the concierge desk was exceedingly helpful in opening doors for us. I am a new resident here. The facilities are amazing! Working with Maria in the leasing office made the process seamless. She was extremely professional & timely, helping me keep on track with the process. I couldn't be happier with the spacious sizes in the apartment, closets, bathrooms etc. The views of Ogden slip, Lake Michigan & the city are breathtaking! I highly recommend it! read more
