Lordon is a very well run property management company who manages the HOA community I live in. Our property manager Stephaney is smart, quick to respond, and knows how to deal with difficult home owners and situations in a highly professional manner. Her assistant D'Ondra is equally smart, handles issues quickly, and is always pleasant to speak with. As a property owner I never had to deal with anyone at Lordon as we never had a reason to call them, but being on the HOA Board, I am involved and am kept up to date with the day to day operations of our community. Lordon's VP Donalea is beyond phenomenal and even with overseeing such a large company which has been in operation for over 60 years, she will ALWAYS make time to speak with anyone on our board or even the community members. She is highly intelligent and will come up with great solutions to any issues we may encounter and will implement any changes we need quickly. I really don't think she ever sleeps! With Donalea at the helm to guide the company, we never have to worry about any problems as she can handle anything. read more

Despite our attempts to email and call the HOA management, we have not heard from anyone. We requested to be added to the HOA email list to keep informed about meetings, but that hasn't happened either. I have noticed the community gathering by the pool, but as a parent with small children, I need to prepare in advance for these meetings. Should have been fired years ago. Over the years our HOA has had so many issues with Lordon that it spans from lack of care for concerns with actual issues with my property I have asked to be addressed to the financial concerns that are dismissed within our HOA. This is the main focus of a management company so why they are still employed by our HOA is because they serve the Board in ways that are not really aligned in the best interests of the members....but of the particular Board members that they help put in place or keep in place. The worst yet, they contracted our roofs to be done during the summer with roofers who had our ac units turned off the entire time of 3 weeks even if they weren't actively working on the roof, In 100 degree weather!! (This has to be against the law) And of course since communication is not a thing with this management company they gave tenants a week's notice about construction. There are other roofers out there that don't need to cut your AC for three weeks to work. So now we must suffer along with our pets. Also, They haven't been here consistently. So a job that should take a week will be extended. I'm ready to sell my unit to get out of here because this place will not thrive with this company onboard. NO STARS for this company is more appropriate. They are the WORST. It takes AGES of begging to get ANYTHING done, no matter how small. Now, in August, in the midst of one of the hottest Summers on record, they are doing roof work in our condo complex in and are forcing us to TURN OFF our A/C 24/7 for THREE WEEKS! I also found out they are using a subpar roofing company on top of it all that only has three stars here. This roofing company refuses to respond to our inquiries. The whole thing on both ends is very unprofessional. Lordon just does not care about our rights, our health and comfort or that of our pets and electronic equipment, which is used for work. They have a very poor attitude and say they are not responsible, but we'll see about that. NO ONE in our complex likes them or thinks they are doing a good job. What's really funny and kind of pathetic is that they tried to do damage control and had their employees post a b.s. five star review. It appears among the 97 photos of how horrible their "management" really is on their other review page here on Yelp. This does not fool anyone and only makes them look worse. They are the professionals and I believe them. The pictures of the laundry room speak for itself; years of neglect and no effective response to the concern. I have been checking the HOA meeting agendas and have seen nothing related to the laundry machine replacements you mentioned. If what you say is true, it's about time. The worst organization on this planet!! I have never seen anything like it. They increased our HOA fees with the understanding that they were going to improving our balconies, doors and driveways. Drive/ alleys were replaced last year( a nightmare) and now nothing. I have been calling, emailing, etc. since March about my deteriorating front door. They continually don't answer emails and phone calls. They don't give answers and now it's the holidays and my door looks like a tenement. Peeling, denting and a hole. This is the second year in a row that we have lost our bathroom for more than a month. Not acceptable, especially with the communication or lack thereof. I had to hear about the challenges with our neighbor from Conejo, in fact, besides your hollow promise of daily updates, I received my current information from Conejo. Do I pay 415 dollars a month to Canejo for HOA services? At this point I would just like to know when the following is going to take place: 1) Find the leak? That would have been a great idea during the three weeks of rain we had. Instead, you spent time trying to get into our neighbors to locate the leak. Why? To save a few dollars from opening up my drywall where the leak was actually happening? The drywall should have been opened to locate the entrance of the leak, find the origin of the leak, and patch it. We all know it was coming from the rain, not the neighbor's bathroom. Guess what, now it's going to be the same process. The patch will happen, the rain will come and the leak will return. Great plan! Let's make it three years in a row!! Please let me know how you plan to find and fix the leak without rain or opening up the drywall. 2) Patch the drywall and paint. This only took two and a half months last year and we had to fight to have it done!! Let's see if we can break that record!! Please let us know who and when. Date and time - 3) Please help me understand why we are not communicated with on a regular basis during this process. This was the case last year too? I'm I missing something? Are there two different tiers for the homeowners association? We work hard, pay our dues and get shit service in return. We are expected to live for months with an incomplete bathroom and somehow feel good about it. My family owned a condo in Agoura for over 40 years , thank God we just sold it. The HOA fees are atrocious, $450 for what?!? They don't do anything, I called for my vinyl fence to be repaired over a year ago and they said they would put me on a list, what a list lol. The landscaping is a joke, I really have no idea what these guys were doing. The pool was awful, bathroom's disgusting. Oh and the laundry rooms were gross, I cleaned it myself, my clothes got ruined by the washers and they were never cleaned!! Shelby is the most unethical person. The staff at the Covina office are extremely rude and unprofessional. There was a miscommunication on scheduling for a project that needed to be done with my unit. Faith and her assistant lashed out at me making me feel like I was incompetent. I thought I was able to count on Lordon Management for assistance since the owners PAY for assistance. I ended up approaching the contractor and rescheduling with him directly. No thanks to the management team in Covina. From reading the reviews, there is a pattern of rude Lordon Management associates. Obviously Lordon Management does not value their mission statement. YIKES Lordon Management has been the most frustrating HOA to deal with. Their communication is awful and at the end of the day it's clear they don't care. I have lived in one of their communities for a year and have made SEVERAL requests for a simple question - What color was used in our community for the garage, door, and patio railing. I've been passed around and promised that I would get the answer i'm looking for. STILL haven't received an answer and i'm growing frustrated because my front door is an eyesore. They sent out a termite company that told us that several things need attended to on the outside of the home (thing of which ARE SUPPOSEDLY COVERED BY HOA).. nobody has heard back. A key was sent to the community with not much info on what it was exactly for as we don't have gated parking or a gate around the dumpster. when I called and spoke with the "property manager" I was told that she has never been to the property and neither had the 2 before her (all within the year I have lived here) I'm also very surprised the landscapers that were sent out to mulch our property did a half done job and never returned to finish it It leaves the property looking rundown and terrible. Their office staff hardly answers their phones which leaves you in a limbo of unreturned calls and emails. We hired Lordon Almost 2 years ago to handle all aspects of our HOA.They were to work in tandem with our CEO, and report directly to our board of directors.From day one they have not listened to any of our requests,overstepped their realm of responsibility creating dissention among the board members.This caused a rift in the board and Lordon sided with the rogue directors in attempting an illegal recall, changing signature cards at the bank and not paying outstanding bills owed by the HOA. Suffice to say, I am a former property manager myself and I have never, ever seen or dealt with any organization this horrible!!! What you can expect from Lordon is a TOTAL RUN AROUND ON EVERYTHING! No follow through, wondering where the HOA money went, never ending dealing with the vendors that they insist that you use - hmmmm, I wonder why. All people who live in an HOA should be aware that it's very easy for PM companies to commit fraud, especially when they manage to manipulate the HOA Board and then run the HOA themselves, in whatever way they want to. When you reach out to them with an issue, they will pretend to care, but there will be NO ASSISTANCE and NO FOLLOW UP. They will endlessly spew anything out of their mouths and/or onto an email that is total nonsense and is actually mind-boggling. Almost all the members of our HOA truly hate them - yes, we do, but they are happy to not follow the terms of their own contract and to not accept a Board's request to terminate. They then have the amazing audacity to suggest that to get out of the contract (because they have not followed their own contract terms of termination), that the HOA can pay them off to get out of the contract. For more serious issues, well, it just gets harder. I lived there in liberty Canyon townhomes for five years had very disruptive neighbors, filthy dirty laundry room, filthy dirty common area. Complained many times to Shelby Wagner who is totally useless. I have moved and I hope she has too. I would never ever recommend anyone to buy at liberty Canyon townhomes, ever as long as she's around. She did absolutely nothing when I had terrible issues with neighbors upstairs. I live in Summerplace Village, managed by Lordon. The contact person is Francesca. I have had an issue with over watering and my patio being a soggy mess for a long time. I have reported it numerous times and nothing has been done. I have already lost two expensive plants due to this. Also the gardeners covered the drainage pipe from my patio so that when it rains the area floods This was reported last week. Nothing was done! If I could give them zero stars, I would. We have an issue with residents parking overnight in visitor parking. Hey, I get it! I haven't been able to get a parking space in seven years. Anyway, Lordon sent multiple letters out to all residents, though it's only a few repeating offenders, stating they would be towed if this continued. They have yet to tow anyone. Also, because my gate doesn't work properly, because Lordon hasn't repaired it since I moved in 7 years ago, I have to hide my trash cans behind a tree on the side of my condo. Keep in mind, you really have to look for them to see them. Somehow, I have received a couple of letters stating people pay for the high end amenities and they don't want to see my trash cans. High end amenities?! There is a pool...with black mold! And everybody continues to see the same residents parking overnight in visitor spots! Not to mention, they just charged us $300 for a receipt we needed for our Escrow as we are selling our condo. $300...for a receipt. If that isn't highway robbery/price gouging, I don't know what is. Also, I had to jump in the middle of them and the Post Office as neither would take the responsibility of having the multi-unit mailboxes repaired because someone kept breaking the back. Lordon didn't do anything except tell me I had to take care it up with the post office. 14 mailboxes, and nothing from these clowns. From where I sit, Lordon is irresponsible and doesn't do a whole lot of anything. Lordon is not only unprofessional and slow to act (if ever), but they're straight up crooks to boot! read more

Good luck trying to reach someone to help you. "LEAVE A VOICEMAIL". And once you do. Try to record all conversation and keep them on file. Or you will be going through it again from scratch. Sometime ago, I have mailed them letters/forms that I was required to send. Which I did twice, but I was told that they never received any. The third time, I had to do it certified mail. And I still got another notice that they never received any, until I told her that I mailed it under her name, certified mail, and with confirmation that it was delivered. Then, she comes back on the phone, and her "tone" changed suddenly. It took months before everything got straightened out. It has been over a year since the issue has been resolved. Pictures, letters, and etc were sent to them, followed with their own inspection regarding my solar that was installed in 2016, and APPROVED by them in early 2017. Today, mid of 2018, I got a letter that I need to have my Solar inverter be MOVED INSIDE THE GARAGE. My inverter HAS BEEN in the garage since they approved my solar install. At the Countrywood Estates location in Colton cars get towed when parked in the wrong covered parking spot. Not unusual however the painted numbers have long ago faded and disappeared so people living there are unable to determine their correct spot. I have been talking and sending pictures to management since the beginning of August. I am told that the Board is considering quotes. How long does that take? I even volunteered to paint numbers. Not only that no one at corporate seems to be able to release a map showing the location of the numbered spots. Why is this a secret, is Lordon Management receiving a kickback from the tow company? Worst and most unprofessional HOA management ever. We are with park avenue and they have not gotten back to us either by phone or emails on issues. Eve( their maintenance coordinator) is rude and unprofessional. Send us bills for issue with out discussing with us. No where in the CC&R does it claims the common pipes damages are our fault but got a bill for it. Went to two hearings where the board members were sympathetic to our case and trying to reach an agreement but their property manager Trina does not follow up or get back to us.
