Also found black mold in bedroom closet, old resident trash in closet and cabinets, the kitchen sink floods up with water, this only my 3rd month here and its bad cant wait for contract to be up!! This property is old,, but there's room for improvement. Owners most likely want to keep turning a profit. Pros: moved in sight unseen, but knew it would be downstairs with a large patio for my dogs. Inexpensive and utilities are inexpensive. It's quiet. Neighbors are nice Centrally located from my work. It's clean Able to apply and lease all online. Maintenance is responsive. Miriam is nice. New linoleum in common areas. Laundry room 24/7 Grounds are kept clean. Can pretty much put anything in your patio. That's good and bad for appearances. I'm paying $1840 for a 1 bedroom, 1 ba which means I share the bedroom with my 2 yo. Cons: Apartment was not going to be ready on my agreed upon move in date. That led me to being stuck in Las Vegas (relocating from) for several nights. Amanda acknowledged it was her fault for not scheduling the bathtub glazer on time. I have been reimbursed for my extra Uhaul day. I didn't request reimbursement for my hotel nights. Arrived and apartment paint job was super bad. It's an ugly brown. And painters painted over dirt, adhesives the previous tenants used to hang things on the wall. Paint drips on baseboards, and bubbling. Painted cabinets shut so they all stuck. Glaze job is already showing signs of bubbling and a small rust spot has emerged after 1 1/2 months. No refrigerator included. Arrived on new agreed move in date and bathtub fixtures were not installed. The paint smell was horrendous for two weeks and I have a 2 year old. No AC. Previous owners left all kinds of rubbish in back patio that presented choking hazards to my daughter. Kitchen Sinks are shallow and no sprayer nozzle. Oven doesn't work well (it's currently being evaluated). Carpet had stuff stuck to it. It was shampooed, but most likely should've been replaced. Neighbors above are incredibly loud and drop heavy items and father is playing active video games with his young son so they stomp. It's so loud it shakes my unit No garage. Laundry room had 3 broken washers and one broken dryer. Pool is not heated. Amanda would want to present as the manager, but Miriam is the actual manager. read more

I have been living here for two years now and it is so peaceful. Management is great a d the maintenance workers go above a d beyond to keep us happy. They keep the whole place looking clean. I love the attention given by FDC or our managers office. They have made going through covid 19 very easy. 5-19-20 they had a taco dinner for us...they show their appreciation for being here. I currently live here and am not happy with the level of service I have been receiving lately. They now allow any type and size dogs in the apartments. When they remodeled the laundry room, the locks changed and did not communicate this with the tenants. When I inquired why the door would not open, I was told my key was old and she reached into a basket and gave me a new key. I don't appreciate the kids waiting for the bus to be sitting on the stairs and won't move when I'm trying to walk up or down them. They are starting to tag the steps. I mentioned it to the office staff but no one will do anything about them. No security and when they did have the service, security just drove throught the complex and did not get out of their cars. The other issues are being too close to a shopping center with an E-Cig bar which causes a lot of issues in itself. A lot of drunk people walking onto the property and through it. Noise level is another issue to contend with. It's not an issue being across the street from a fire department but the noise level from other tenants and their guests. I've called the police a lot, their phone number is on speed dial in my cell phone. Yes, there was a shooting recently and the shooter was parked on the property. I told the office staff this and she argued with me stating the body was found across the street. True but the shooter was parked on the property. I notified the police and the office. I could go on but before moving here, please check out the apt staff and area..!!! read more

It is with much dismay that I must lower my rating from a 5. We have lived here for several years, but recently the noise level has become out of control. The children have gone rogue. They are allowed run of the complex, destroying landscaping, pulling down wiring in breezeways, climbing fences. in addition, and in breach of the contract, are allowed to ride their scooters, skateboards and bikes. Dogs bark incesintly and tonight at 9:05pm the kids are running around yelling and screaming with bubble wands in the dark. Really? SO disappointed. What happened? Miss the old days. Maintentence is still soo amazing. And mgmt tries. Lol the fear effect of mgmt is gone and residents have gone rogue. Just sayin.. read more

This complex varies depending on your priorities. I know a lot of apt reviews sound like irate residents that were evicted so I'll just lay down the pros and cons based on our priorities. Pros: Cheap, layout maximizes your space, the maintenance staff are amazing, good location, easy to apply and move out was super easy (received most of our deposit back). Never any issues paying rent--no lost checks etc even when using the door slot. If you want to party with no enforcement of rules, you've found the right place Cons: Office staff, parking, assigned parking, you might as well use the community rules as toilet paper, did I mention parking, laundry facilities are unreliable, significant increase in crime--police present constantly (and parole officers), new smoke shop which seems like a drug front, and some small every day annoyances. If you value sleep or have kids--DON'T come here Reasons for moving here: We lived here for 4 years--we decided to stay here while we worked on saving up for a home of our own. It was OK for year one and two, eh for year three, and by the start of year year four I knew I wouldn't renew the lease. Reasons for leaving: We had significant issues with a neighbor who liked to stand outside yelling until 2:00AM. Their security response is to show up an hour after you call and accomplish nothing. It took over a year before anything was done--even after the other resident was verbally abusive with multiple other residents when he thought they had called on him (I was personally called a F*ing b***, who**, b***, and every combination of those words). He spent most of the day outside on the phone with friends using similar language. Laundry facilities, the single bedroom laundry facility is a joke now, it's like the worst casino ever. Put in your 1.25 and see if your load will actually get washed or if it will fail to spin out again. No one takes responsibility for ensuring that broken machines are properly identified for residents or for making sure they are serviced in a timely manner. At year 4 it was rare to have more than half of the machines working. Parking: We had a particularly bad assigned spot, but trying to find parking in the one bedroom area is almost impossible. The two bedroom unit assigned spots are almost all empty and they take all of the spots between the two complexes--it would be nice if they would specify 1 or 2 bedroom spots so that we had a chance at a close spot. Imagine parking a full block away from your home--regularly. Crime: A Note on car break-ins: I'm sorry to the other reviewer but if you leave your purse in your car, you're an idiot. Don't leave valuables out and you'll be fine. 4 years 0 issues, my purse stays with me. The day I came home to find five guys drinking and smoking pot on my front stairs was the day I knew we had to move--they didn't even live in our building. When management is so lax that strangers know they can chill out in the middle of the day breaking laws it's time to break your lease. The irony being that they added an amendment to the lease prohibiting smoking in public areas--didn't mean much to anyone apparently. The last six months we lived there we saw police and parole officers at least twice a week and there were a lot of incidents in the nearby areas. This seemed to coincide closely with the new "business" in the shopping complex, a smoke shop. We could smell weed on a daily basis and just looking at it you think "yep, that's a drug front. What was the point of the community rules: We did a lot of research before moving because my spouse works nights and I get migraines regularly both of which we explained when we were considering this complex. We wanted a community with clearly defined rules and expected that they would be enforced. We learned that they mean jack unless the manager actually cares about that rule (and sometimes they try to add rules that aren't in the lease). If you're wondering--is this some irate resident who was evicted--no. If you want proof just get a copy of the rules and then walk around the complex. It says no bikes, storage, or trash on balconies--and yet there it is. You're supposed to be quiet but people are constantly blaring music at night (just take a walk at 10PM and see if I'm wrong.) Office staff: I miss Brian, he was amazing and actually cared about the residents. He left around the time we were having major issues with that neighbor. The other staff are eh but Eileen and Diane are just plain rude--they only care about things that matter to them and don't follow through on anything. The rest of the staff are just a little spacy--they forgot about our inspection every year (we finally figured out to just call at the time they were supposed to show up to remind them. *the maintenance staff are amazing--super friendly, helpful, and don't treat you like you're stupid for not knowing how to make the toilet stop running. We're new to the area, and Christina was able to tell us where things were that we needed like stores and food. We moved in here about 4 months ago. But since we have been here, we have not had any complaints! We recently had some issues with our heater and the maintenance guy came out same day and fixed it, we also got a complimentary email as well. I have been a property manager for over 10 years and I must say I have never been more dissatisfied in the customer service , professionalism and demeanor of the agents that I dealt with. I referred my niece and roommate here after calling earlier in the day to check some pricing and availability. When my niece came to visit not even an hour after I called she was immediately told with in 30 seconds of walking through the office door by a woman Cindy I believe that there were no current availabilities. She said an older woman sitting in the office at the time looked at her in disgust and told her to try back next month. My niece is firefighter reserve whom had just gotten off a 12 hour shift cleaning brush so perhaps it was her appearance. Later in the afternoon I came in and was told there were 3 vacant listings as well as some upcoming listings. The women were extremely arrogant and made statements such as, we try our best to filter the" riff raff" out of here. Upon Cindy ( I believe is her name she is of Asian decent) showing me a property, she made reference to a bi racial couple that happened to be coming home running up the stairs to turn on a current game. She turned to me and said, "don't worry they will be out of here soon." Ridiculous, racist and very prejudice. The women in this office are some of the worst customer service agents I have ever met. They are not welcoming and extremely arrogant. I did find that the property itself was well maintained and manicured, SO GREAT JOB to maintenance !!!! I have spoken to several other former tenants whom have told me the management is the reason why they left. My nieces roomaate did go in later that week and was in contact with a man named Brian. Brian was courteous and very professional he was very welcoming but again she stated that there was a woman in the office that was shallow, cold and kept butting into the conversation she was having with the other agent. FDC needs to invest in "interpersonal Communication Skills Training" for some of the agents there. They also need to have a suggestion box with available surveys at all times. read more

We visited this lovely area of Oxnard many times over the last 20 years and often said I sure would like to live here, after retirement we sold our home and moved to our hearts desire, finding just the right place was important, my husband never lived in an apartment, I did once or twice when I was young. We visited and searched and did our homework and selected Los Arbolitos for our new home. It has been four years and we know we made the right choice. The management staff is professional, helpful, and so great at making you feel at home. The maintenance team goes above and beyond to insure that every thing runs smoothly. I love that these folks all live here too!!! The property is beautiful and neighbors are great. Great location for shopping, schools, parks and freeway access. The apartments are large with lots of cupboard and closet space, comfortable year round. Window views are nice with the pretty garden areas. We feel safe here, that is important too, this is where we park our flip flops, this is home. read more
