    Five stars? Many agents earn that…read more Five closed transactions? That's rarified air. I've written plenty before but will reiterate Praveen's value here. While data becomes increasingly democratized and AI assistance can help, real estate is a people business and your home is more intimate than a generic market analysis. Praveen is responsive and will extract information from other agents, lenders, appraisers, etc that Claude and ChatGPT cannot get. On the buy side, Praveen had shown us many homes and talked through some "almosts" with us. He patiently listened to us and distilled our pros and cons to hone in on what we truly valued and wanted. When we found it, we were aligned and ready to make a quick, strong move in a high-demand market. On the sell side, Praveen again delivered a huge premium for us. Another listing well above where I would have listed -- and still sold ABOVE asking in a multiple offer situation. His meticulous curation of professional photos, focus on the key repairs and luxury staging that have the best ROI, and relentless marketing make the home shine in that all important first lookafter potential buyers click their Zenlist alert. He did so well that we may not need him again for 20 years -- but we'll be recommending him to friends and family without reservation!

Pam and Wendy did give us a significant amount of their time and energy over the months it took us to complete the purchase of our new home, which was greatly appreciated. That being said, due to circumstances that could and should have been avoided, we now find ourselves in a discouraging and extremely costly situation as we work through several issues that should have been identified through the home search, due diligence and inspection. We trusted the inspector Pam and Wendy recommended to us would be thorough with a critical focus on protecting us from major issues - this was clearly not the case, and the shortcomings of the inspection and related negotiations have left us having to pay tens of thousands of dollars out-of-pocket to remedy. On a related note, the 'experts' Pam and Wendy recommended during the inspection/attorney review period were equally poor, particularly a roofer that gave us an estimate for repairs that we now know was 95%+ underestimated (as proven by four subsequent estimates for the same work), and gave us a false sense of security in terms of what we had ahead of us. Maybe the most unsettling part of the experience in hindsight (which should have raised our flags in the moment) was when Pam and Wendy clearly put the best interest of the sellers ahead of ours (their client) in the context of pressuring us to sign the deal on a condensed timeline so the sellers would not have to relist the property. Finally, neither Pam nor Wendy made themselves or a legal representative available to represent us in person during our closing, and did not give us a heads up that we would be there alone, leaving us with a fairly sour taste on what should have been a celebratory day. Overall, as we continue to work through issues daily and try to recoup our losses, we do not feel our best interests were prioritized and feel the advice from Pam, Wendy and their recommended subject experts was critically underwhelming and insufficient.

When we heard about a home coming on the market in Evanston, Pam did not hesitate to reach out to her contacts and ensure that we were the first people to get into see. Once we knew this was the home for us, Pam and Wendy knew how to navigate the negotiations with multiple offers, and her competitive yet sensible drive kept us calm and focused throughout the stressful process of buying a home in a pandemic. After the house was ours, Pam and Wendy's work did not end. They connected us with their favorite vendors for roofing, carpeting, lighting and more. They ensured we were connected with the best lawyer and loan-officer and were on-call to help us navigate several unforeseen circumstances throughout the process. Even though we had a hard time deciding between single family homes (Detached) and town homes/Condos (Attached), Ryan was always patient with us. He was with us every step of the way with great insights on affordability, explaining how home offers work, even when we decided to switch our search locations! No matter the twists and turns we presented (I'm sorry Ryan!!), Ryan stood by our side the entire process. In fact, he was a mentor for us, who went to essentially EVERY single house we wanted to see, who gave valuable opinions and insights on every home and even the area where the home was located. We came across a property that was hot and we knew we had to act fast. We went over asking in hopes that this would be a done deal. Helen told us there was additional paperwork that we needed to sign, and if we signed it, "we will have a deal." Great, we sign the paperwork quickly, send it back within minutes. A few hours later, she tells us that it's not right and that it has to be perfect. Except... we cannot see where the error is. Our realtor kept trying to call her to see where these errors were, she emails back "leaving voice mails is not helpful at this point. The paperwork has to be perfect..." You see the pickle we are in? We signed in the appropriate places, but it's still not right, and she won't answer questions or phone calls. The next day, she emails saying there are "so many more offers on the table" and to provide highest and best. We bump up our bid because we just do not trust her. Silence. The next day, what do you know, there are even more offers on the table and she needs highest and best. We kept our bid because her complete lack of trust, communication skills, and ethical manner were flushed down the toilet to join her reputation. If you see Helen Oliveri listed ANYWHERE on a real estate listing... just RUN.

As I do not know the city well I decided to get the help of professionals to help navigate the situation and ended up going with Dumas and Associates. During my apartment search I worked with Nikki and Rena, who were both incredibly helpful. They were communicative, proactive in contacting apartments I wanted to look at, and were in my corner when it came to filling out applications and other paperwork. I'm fairly certain that without their help the process of finding a new place would have been many times harder. On top of that, I found their compensation structure to be very transparent and fair. At no point was I blindsided by an unexpected fee or bill. I don't know if I'll ever be moving around the city again, but if I do I'd happily work with this group again.
