I had to sleep with noise-canceling headphones just to make it through the night--and I still know every beat of Yeah! by Usher in my dreams. Also, if your unit overlooks North Highland Avenue, prepare for your new white noise machine: roaring engines from drivers auditioning for Fast & Furious: Atlanta Drift. He cleaned and addressed the problem thoroughly. What impressed me even more was the teamwork and commitment to excellence that followed. About 30 minutes later, there was another knock at my door. Antonio returned and explained that after consulting with Nikolai, they decided to replace the entire garbage disposer to ensure the issue was fully resolved--so I would not need to submit another work order for the same concern. That level of foresight, collaboration, and proactive service is what I call quality. To ensure proper installation, Malik joined Antonio to remove the worn unit and install the new one. Malik has handled many of my previous service requests, and he consistently demonstrates professionalism, strong work ethic, attention to detail, respect for my home, efficiency, integrity, and genuine care in completing each task the right way. The pool is amazing in the summer, and the gym is very well-equipped. The overall vibe is laid-back, and the residents are friendly. Maintenance -- If something breaks or needs fixing, they handle it quickly. That reliability makes a big difference. Now the reality: There are roaches. Not a full-blown infestation, but enough that even if you're extremely clean, you may still see one occasionally. Just being honest so no one is surprised. Parking is inconvenient. Garage parking is paid there's no free resident decal. Street parking is free, but you'll be competing with the entire neighborhood. If you don't mind walking and searching for a spot, it's manageable. If convenience is important to you, this could become frustrating. Security is very present sometimes overly so. It can feel a bit hands-on. I personally think they could focus more on protecting the building and less on micromanaging residents. The elevator cleanliness could also improve. With a pet-friendly building, accidents happen but there have been multiple instances of dogs urinating in the elevators, and it isn't always addressed quickly. That's something management should stay ahead of.

This is a description of my 18 week Nightmare living here ... total spent $18K. Yes, you read that…read moreright. 4 and 1/2 months = $18,000.00 rent at this "LUXURY" Apartment Community. Quiet enjoyment of the property? None. Constant construction noise, drilling into the side of the apartment ... pressure washing, painting, etc. These Projects were not mentioned to me upon signing of the Lease. I work a lot from home and I might as well have been living in the Parking Lot! I was on the 8th floor ... you'd think I wouldn't be disturbed by the people at the pool ... again, no peace!!! Once I heard children screaming, I went down there only to find there were ZERO adults watching 3 little girls (under 9), I went & found the Security Guard (who didn't seem overly concerned) ... I waited 10 more minutes before he approached the girls and asked if they even lived there ... one of them did ... where's your Mom? At least 10 mins later someone came down! I complained several times about the noise above me ... seems the gal upstairs had a 4 year old that ran ... or should I say stomped all day long! I don't believe she ever took that poor child out of the apartment. From 7am to 10pm ... same routine, day in, day out, Nothing ever changed, even though Mgmt said they called her, or maybe they emailed her. I do not know. Barking dogs? YES! One day I heard a dog barking and barking next door for over 3 hours! I went down to the Office and told Martha, at first she said they don't have a dog, then she mentioned she saw the tenant and he was going out of town for 5 days! What? I said that dog can't be alone for all that time. After several MORE hours, she finally reached someone. Safety?? The power went out twice ... there was NO Emergency lighting in the whole building ... stairways and or halls ... I walked up 8 flights in total darkness (Only light was from my cellphone). Extremely dangerous (photo). Elevators ... usually only one working ... moving out, arranged for the freight elevator and someone else was down there too ... it could've gotten ugly. Upon move-in: dryer didn't work (maintenance was called for next day) Next: ice maker non-working (maintenance...again, next day) Health-wise ... the Trash Chute was broken when I moved in (no one mentioned it while signing the Lease) it remained "Un repaired" for MANY weeks. Apartment was not clean.... Master bdrm carpet was so dirty, looked like grease marks all over! Requested it to be cleaned/showed up several days later. Also, cockroaches liked my Apartment too. Of course they were "upscale", wouldn't they be? When I asked Kelly about it, she said you have to request service (again, no mention of this, plus they take out $ from your rent each month for "pest control"). Ugh!!!! Personally, I liked Kelly and Jordan. Kelly helped me one day when I tripped on an exposed pipe on the street. Jordan was always friendly as well. That was my experience. When I renewed my lease I got explicit - in writing - confirmation from Tracy (the Business Manager) that should I lose employment due to COVID-19 circumstances, the penalty would be 1 months rent rather than 2. When I eventually had to break my lease due to this exact situation, there was a new Business Manager, and I was told I was SOL. Location- located off Piedmont and 11th it is pretty central in Midtown. - Noise- there is construction on both the north and south sides of the building. It is also right next to the fire station. Parking situation- guest parking is free for three hours and up to 24 hours for $7 with validation. Residents parking is $50 for the first car and $75 for subsequent cars. Unfortunately there are not that many guest parking spots and there seems to be a new restaurant being built on the corner of 11th and Piedmont. Used to be a Mediterranean place. Thankfully street parking and a surface lot is available nearby though.

While touring the apartment, fitness room, club house, swimming pool area and lounge area, he disclosed details about an array of things such as the pet policy, clubhouse services, mounting a tv on the wall of an apartment, parking fees for tenants/guests, and more. The 1 bedroom unit was a little too small for me due to the amount of furniture I have, and the 2 bedroom unit was not available in the time frame I needed to be able to move in. Overall, the building was very clean even the maintenance crew spoke to everyone they passed by. Each unit has a washer and dryer- no additional fee, stainless steel appliances, granite counter tops, concierge in the lobby, concrete ceilings in each unit which helps in eliminating most noise from someone living above you. In addition to the amazing amenities and views, I love that you need a fob to go up on the elevators to get to any floor- this is a great security measure for tenants. I truly enjoyed the tour and would highly recommend this location to anyone who's looking to reside in Midtown Atlanta.

Atlanta had a major power outage recently that knocked out the elevator power and within minutes the management team communicated and had the maintenance team servicing the elevators. This building is centrally located and you're able to walk to all restaurants and shopping places from the building. I love it here and will be here for a while as long as this team stays in place. So when you are seeing this building being price lower than the others in the area please believe you are going to pay the price one way or another. Also after all the fees they have added under this new name because it was Arium prior you are basically paying the same as everyone in the area.
