LunsPro did a great job. They included in the flat $550 price some services that competitors charge extra for (sewer line check, infrared scans, etc.). We knew we were going with LunsPro when we learned the details of the insurance option they automatically extend to their customers, which guarantees they back up their inspection should it turn out their assessment was incorrect. They also very kindly accommodated our need to have the radon tester delivered two days prior to inspection to help us complete inspection during our shortened due diligence window. They were punctual and detail oriented. I really appreciated that they encouraged me to attend the inspection to learn about our prospective home purchase prior to becoming new owners. Most inspectors discourage buyer attendance. Same day inspection report was amazingly convenient. Glad I did some homework before choosing an inspector. I haven't written a review in years but I'm so disappointed in this company. The remediation/ repair they performed was so poor quality that I'm backing out as a buyer of a house because of it. The house was found to have active termites and pests. The repair work as so shoddy I don't trust the home is safe from pests for me and my child. Pros: They send follow-up emails quickly. The inspector was very kind, professional and communicative. They respond to your emails. The reports are timely and informative. Cons: Specific for termite/pest issues - inspection was fine, but the remidiate/repair was not good. They put patches and chicken wire looking things and black foam around. They also dug big holes that were empty and didn't refill for traps all over the place. They missed opportunities to fill in gaps or holes in wall/siding due to rodents. The chicken wire or mesh they used to patch holes was unacceptable for an appraisal inspection. They were paid to remove/clean rodent issues and did not follow through. read more

I used this company for pre-drywall and final new home construction inspections. Overall, I would not recommend them for either. They are overpriced for what they provide. The inspector did not do a thorough job and was more interested in completing the inspections as soon as possible. Instead of hiring a home inspector, I would recommend hiring a licensed roofer, HVAC technician, electrician, and pest control professional. A radon testing kit can be purchased for $15 on Amazon or through UGA. Some positives about this company is that they offer drone inspections of the roof, their customer service is great and they offer air quality/mold inspections. read more

Received a text to confirm a few details and that was it for ordering. Jeff Brazenas was the inspector I picked while ordering, he was on time, personable, and did a great job. Had a link to our report within a few hours! During the inspection Jeff noted the order included a crawlspace inspection, but the house didn't have one. He said he'd have that service refunded for me and that was it, I received the refund a few hours later with no further intervention needed. Used them once. Would never use again. The inspector completed the entire house in under 45 mins. Didn't look at the roof, gutter system, chimney, or flashings. It's a custom built home, Britt Baker you gotta look at the flashings man. I asked if everything up top was good. He says yes. I receive the report and attached was a few pics from the ground he had taken from a distant. My client moved in, the rain began, and all the coffered ceiling was damaged. My client calls me up with photos and ask if the roof was inspected. Turns out their roofer said the flashings were completely rusted. Thanks a lot Britt Baker I'm out $1500 and they found another agent to sell their condo. I guess this is how this company operates, especially when their inspectors try to inspect 3 homes a day. I WOULD NEVER CALL YOU GUYS AGAIN. Don't worry I have proof of paid inspection fee and report. Good luck. read more

This company was used by my realtor and I mistakenly trusted them both. I guess the inspector didnt want to get dirty and go into the crawl space because upon moving in the crawlspace is infested with rats, the odor is overwhelming when the a/c or heat is turned on and the duct work is chewed in NUMEROUS places so much so that it needs to be replaced to the tune of $5,000 because the interior has multiple areas of rat droppings and urine. The numerous wholes in the duct work was NOT mentioned in the report. Additionally, the attic is full of mice or rats too and there is no way that a REAL inspector wouldn't notice the droppings. It was not mentioned on the report that the vents and gutters on the exterior had chew areas. So the rat remediation is $2,800. Additionally the main bathroom doesn't have an ac/heat vent. It has been tiled over...this would seem to be something someone should notice because it is not to code and something one would want to know when buying a house. The bath is an exterior facing wall and I don't have a quote yet as to what that retile cost is....but the whole thing is a fiasco...and I would never choose this company again. read more

The Lunspro inspector stepped into a prohibited area of my attic and made a big hole without telling anyone. He denied it, although the lockbox log showed he was the last person entering the home. No one reentered until the walkthrough on closing day, and needless to say, this was a shocker that led to a delay. It took two weeks for them to finally accept the responsibility and repair the ceiling, and there is still a white patch to remind me and anyone else that a hole was there. Also, after moving in, we noticed that the dishwasher would not open; all three bathrooms valves were leaking to the point that the wood was sodden. Two bathrooms tanks were also leaking, and the kitchen sink drain pipe was just hanging loose. I am only listing the things that should have been easily discovered. Since I was moving from out of state, I trusted this company but never again. It seems that after the ceiling collapsed, the inspector high-tailed out of the house, which explains why so many obvious leaks were missed. I wrote the owner, but he never responded. I walked away feeling ripped off. Lunspro lacks professionalism and accountability. Use another inspection company and save yourself the headaches. I am not going to waste any more time with this lying company. I will simply put forward the facts and let the readers decide. The key box log shown here list everyone who accessed the place. The inspector entered on 6/30 at 8:51 AM as you can see in the log. The next person to enter was the realtor doing the walkthrough on 7/14 which is when the damage was discovered. Sarah had no reason to go to the attic in dress and high heels. The inspector (Jeffrey Brazenas) left on 6/30 and did not report any damages. The realtor was the next person to enter on 7/14 during final inspection and there was no sign of any break in or any other damage except for the attic. These are the facts. In response to the break in. I was honest with them and explained that due to their damage, I decided to not move in until it was repaired. The place was left empty for two weeks after 7/14. Someone did break into the deck area later in July but that was over a week AFTER we left the place empty. Nothing was stolen and if we were able to move in on 7/14 the house would not have looked abandoned and dark. They took my honest information and twisted it to fit their narrative. This company has admitted to damaging attics before and this apparently is not specific to them. The problem here is lack of accountability. Mistakes are understandable but not taking responsibility is not. The ceiling still looks terrible and there is a ridiculous amount of easily discoverable problems they missed, and I was out of state. I believe it was because of the inspector high-tailing out after he put his foot through my ceiling. Thanks Lunspro for NOTHING. read more
