Avoid this company. They are not what they advertise! BEWARE, the inspection "warranty" is useless and does not cover any liability or fault on the part of the inspector. The inspector (Tim Reed) missed an easily seen roof issue (sag) and a number of other structural issues that any competent inspector would have seen or should have picked up (outside wall 2" out of plumb over a 8 foot plumb line). LunsPro offered no assistance with my warranty claim which was rejected by warranty company as the roof had not collapsed. The inspector (Tim Reed) acknowledged that he missed the sag and after 8 months of trying to negotiate a claim, LunsPro (Britt Baker) offered $2500 to "settle" the issue, arguing that the cause of the sag was not visible to the inspector, although they admit the sag was. The cost to me for a complete new roof was over $15,000 read more

(I see that Inspect All has responded below, essentially dismissing my review. The TRUTH is that they stated unequivocally -- IN WRITING -- that there are ACTIVE termites and ACTIVE rodents in our home. Both accusations are FACTUALLY incorrect, and we have the documentation to prove it. Their malicious inspection contributed to the buyer withdrawing her offer. This is absolutely true, and anything Inspect All says differently is an absolute lie. If what I'm saying is untrue, I challenge them to sue me for libel.) The misleading inspection of our home by Michael Gozikowski helped convince the buyer of our home to withdraw her offer. His report stated that we have active termites, and he recommended their $900 Sentricon system be installed to address the issue. The thing is, we had Arrow install the Sentricon system 2 years ago, and they've actively maintained it, ensuring that we in fact have no termite activity in our home. An Arrow inspector came out this morning to confirm that there is no termite activity in our home. Michael's report also stated that he believes there to be current rodent activity in the home. He therefore recommended that their "rodent exclusion service" be performed on our home. That too is untrue. We had that service completed by Arrow when we purchased the home 2 years ago, and have continued wildlife service with Arrow, who currently find no rodent activity in our home; the "rodent exclusion service" he recommended is entirely redundant and unnecessary, and his declaring that our home has an active rodent problem is careless and inaccurate. In part because of Mr. Gozikowski's misleading inspection, we lost our home's buyer, lost weeks of time, and now it looks like we'll lose the home we have a contract on to purchase. What a mess Inspect-All has caused my family and me. All because of a careless inspection and apparent desire to sell their services to the woman who had a contract to buy our home. read more

Horrible inspection. Inspector completely missed major issues in my crawl space. He said he couldn't go in and see the entire space. There was an open sewer pipe underneath, a ton of trash left by contractors, and no ventilation. Thermopile was broken on my water heater. My scheduled appointment was for 9:00 AM with Todd Cole from Inspect All. Upon arrival at 8:55, I noticed he was already there in his truck. Todd was really nice and professional, also familiar with the area, builder, and contractor. Although Todd and I were there before the agent( who hadn't left a lock box) he showed me some things he saw on his walk around the property. After a courtesy period, Todd left because no one came to unlock the door, but I called the number on his card he gave me and he came back. I was so grateful to have Todd's expertise because he was knowledgeable about the ins and outs of a new home. He also asked was I a first time homebuyer and educated me on how to shut off the water, electrical circuits, and gas in case of an emergency. Todd answered all of my questions about the roof's structure, plumbing, electrical standing, and the structure and foundation of the home. He was patient, attentive and kind although he had to come back after waiting 45 minutes for someone to open the door. His report came the same night and was very detailed. read more

I am a realtor who has a celebrity client that likes to purchase rental properties. He places a lot of trust in me, as well as the inspectors to find properties that are a good value for himself. We have used LunsPro twice in the past year, the first experience being good however our second time around has been an absolute nightmare. This condo is a two bedroom unit and the inspector assigned to this property missed major electrical issues in both bedrooms!! After paying an electrician an entire days worth of work to resolve these issues, of course my client is looking for recourse from the inspector. How could they miss these major issues in such a small unit is beyond us. After speaking with LunsPros director of inspectors, Britt Baker multiple times he says they are under no obligation to offer any sort of refund for this blatant and gross malpractice. Free estimate and great communication! My property is in Georgia and I live in California so communication was important. I had bats under the gable vents. The first report said it was under all 3 gable vents but the report after the repair said they were found in 1 gable vent. This was minor because the bats would move to the others so I had to have all 3 repaired. The repair took 2 steps. First, install a 1-way exit for the vent that contained the bats. Second, remove the 1-way exit. I paid $800 to have bats removed from 1 vent and wire mesh installed on all 3. I think I could have shopped it around for a lower price but was told by another company that this was fair. read more

This review is several months late, but I wanted to acknowledge the excellent service provided to me by the LunsPro team. I'm a beginning real estate investor from California. I had never been to Georgia, but a good rental property became available McDonough, GA (on paper). I needed trustworthy eyes that could inspect my investment for me. I searched Yelp and found LunsPro. I made a phone call and was greeted by Jennifer Davis. She was very pleasant and explained my options for the inspection. I had done some research on Yelp and found that Home Inspector Willie Booker had very good reviews. I requested for Mr. Booker to perform the inspection on my investment property. Jennifer enthusiastically complied with my request. She arranged the inspection with Mr. Booker within 3 days. As described in other Yelp reviews, Mr. Booker was the real deal. He went to my property and inspected it thoroughly. He produced a complete report and emailed it to me on the day of the inspection. Not only that, Mr. Booker made himself available to me by phone and text. I was able to discuss my concerns about the property and get valuable insight from him. He found several (minor) construction defects and I was able to get the builder to fix them before the close of escrow. The entire experience was excellent. I visited the property after the deal was closed. Mr. Booker and LunsPro ensured that it was in excellent condition. I plan to buy more investment properties in GA in the future. LunsPro caused a toilet tank, which was dripping, to leak heavier by shaking the toilet tank. They shook the toilet tank to prove that the tank was loose. The moving of the tank caused the tank to leak significantly. After noting the tank was loose and leaking, they did not shut off the water to the tank. This caused the toilet to leak into the house, from the 2nd story, for 2 days and caused thousands of dollars of damage to the house. The ceiling was destroyed in 2 rooms and the Harwood floors were damaged in one room and a hallway. Lunspro is now claiming they did not cause the heavier leak and that they aren't allowed to operate water valves to shut off the source of the water. If they are professionals, then why can't they operate a simple water valve to a toilet to save a home owner thousands of dollars of damage?? Why did they not try to contact the seller to warn them of the issue? They will not help the seller of the house or the buyer of the house with the expenses of the damage. I also called and was met with negative and hostile tones by Phillip Caleb when I was asking them questions about their operating procedures. They are unwilling to share their policies in an open and honest way. Wonder what they are hiding? Needless to say, this has been a home buyers nightmare and even more of a nightmare for the home seller. This company has shown no sympathy for either side. read more
