I had the pleasure of renting from M&D for 2.5 years and unfortunately they had to sell the building I live in to another landlord. I don't think I realized how good I had it with M&D until I met this new landlord. M&D is honestly the best property managers I've ever had. If you need maintenance done, they are there in a jiffy. Their maintenance team is so friendly, kind and caring. I honestly can't say enough about them. M&D is a highly reputable company. You will be happy if you rent from them... especially in a city where there are plenty of awful & unfair landlords. My new landlord on the other hand, John Westbrook of Inspiration Portfolio, is the worst landlord I've ever had. Most of the people in our building are very disappointed by the change in ownership. He is a careless and disrespectful landlord who really doesn't care about his tenants. We miss M&D!! read more

Leaving this review because I feel it's important to let fellow renters know what they're in for when looking for a new place. Let it be known that we had a good experience with M&D. We rented a three bedroom for a year, and if I could stay here, I would. Cody was helpful and accommodating while we scheduled a showing. Marcy sent over all the relevant forms, updates, and info at the appropriate times. The apartment itself was totally adequate, and the building was clean and well kept. Maintenance requests were responded to quickly and work was done efficiently and at times that worked for us. We had a brief ant problem in the middle of the summer, and they sent an exterminator that took care of it after the first treatment. The renter's portal worked well, and the move in fees were taken off our first month's rent. When it came time to renew, they offered to keep the (very reasonable) rent the same. What more could you ask for? If you've gotta choose a management company, M&D is certainly one of the better ones to pick in Chicago. read more

In my almost two years leasing with them, the M&D team has been nothing but kind and accommodating. Being an independent artist, I often have trouble getting approved for apartments due to my lack of steady income and inability to provide W-2's or paystubs. Last time I needed an apartment, I walked into the office of M&D to speak with an associate about this hardship. Though they were extremely thorough in their requirements and inquiries with me, I was eventually approved for a lovely and quaint Humboldt Park 2 bedroom. Throughout my time in that unit, Jessica and Christine were always responsive to any issues I had (which were few and far between) as well as communicative upon lease renewal time. The unit was in great shape and grounds were consistently well-maintained. This team is exemplary in terms of how a management company should operate. Thank you for everything! I called M-D property management last Thursday to set up an appointment to see two apartments (within the same building). Spoke to Cody, who responded in the affirmative for a Tuesday, April 12th showing at 5PM. He also said he would call back Monday (the 11th) to confirm. He never called back until I called the office Monday afternoon, and spoke to Jessica, who over her shoulder yelled "hey Cody, did you have a showing tomorrow at 5?" to which he said "yeah". I showed up to the apartment at 4:55, got out and waited by the locked gate. I waited... and waited... and called the office...left a voicemail for the office to call me back ASAP... and waited til 5:40. Nothing. Nobody. Today, I called M-D Property Management to speak with Cody and ask for an explanation as to why I didn't receive a call yesterday, and why no one called me today. He said "our guy, Gabe, was supposed to be there, and he said he was and he waited for 15 minutes". Who is GABE?? Why wasn't it communicated to me that "Gabe" was supposed to show the property? Also... I was there, and no one else was. Cody feebly apologized over the phone for his lack of communication. Whatever. Worst communication in this office, worst customer service. If you really want to rent an apartment, look elsewhere. read more

If I could give 2.5 starts, I would. They were probably half of what I would want in a landlord. They were nice, and accommodating the majority of the 2.5 years that I lived in their building. My water heater broke, my heater broke, and my air conditioning broke while I lived there. They did their best to fix these things right away, however. I imagine that this is because I lived in the same building as their office, but who knows. My experience was decent until I was hit with a whopping charge on my returned deposit (exactly 90 days after I moved out, btw). Here are a couple more things that I'd like you to know about my experience: - They raised my rent every time I renewed my lease - They charged me $500 when i moved out for "cleaning, patch large holes in walls, repair broken countertop, missing shower head". Ok, so it's their right to raise the rent if they choose to do so... it's just annoying. Cleaning? I spent about 7 hours cleaning the apartment. It was spotless, and much cleaner than it was when I moved in. The tenant that moved in after me confirmed that there was no such cleaning done. Large holes? They must be referring to the holes that I drilled into the wall when I installed shelving...which I left there...which the current tenant now uses. Missing shower head? I unscrewed it so that I could fill a mop bucket. I left it on the bathroom counter. Broken Countertop? One piece of ceramic tile fell off of the corner of the countertop. They glued it back on. So, unless they're using diamond dust glue...this is a bs charge. My advice: Be VERY good about documenting everything. There was no reason for them to charge me this amount of money for these minor issues with the space. If anything, I improved the space (I build some folding tables, a custom sized ladder for the loft, and installed $100 + in shelving). It's my fault that I didn't take the time to document the before / after. Don't make the same mistake that I made... read more

Lucky for us, our building (along with about 20 others) recently got "taken back" from M&D by the property owners due to gross managerial neglect. Our new landlords, who actually own our property, were shocked at some of the stories we and our neighbors told them about M&D. Keith was our property manager. Could not care less about you or your apartment. Don't bother trying to call him, he will not answer. Don't waste your time trying to call the office either; you will just get voicemail, as most of the time the office sits empty. Rumor has it that M&D is on its last legs. What goes around... Two stars for reasonable rent. read more

Overall: 4 Office Contact: 2 Maintenance: 4 I'll admit that I should have done more homework before signing my lease, but I had recommendations from other tenants and I really liked the apartment I moved into. I'm in my third year at the apartment, but haven't moved mostly due to location/convenience and being tired of moving all over the city. The place has finally started to feel like home. Unfortunately, that's despite other issues. I'll admit my dealings with management companies have always been SUPER nice prior to this, so I'm biased. Heck, my dealings with landlords haven't been a nightmare, either. I've rented through condo associations and through TLC Management before - and TLC was an absolute dream. They were quick and professional and I never felt like they talked down me, as M&D does. I have two issues, really. One is in how costly and inefficient my heating system is. I'm billed nearly half of my rent each month for a modest two-bedroom apartment because they made heating central (only in my unit) - and I have to cut my TV/phone/radio off every time it comes on because the return was placed in the living room and it sounds like the vacuum is on 50% of the time. I've definitely heard of better deals when heat is included, so I would watch for those. I looked at the windows and have sealed them (though they were brand new when I moved in), and I've insulated the doors, to no avail. I'm basically paying to heat the attic - since the vents are in the ceiling and heat rises and all. Awesome. Second issue, is that the management office has been nothing but insanely rude and condescending. I don't know why Christine feels the need to talk down to me, but I have some difficulty in handing money over to a company that employs someone that rude. Legitimately. I have to admit my maintenance requests are always fulfilled and responses are usually timely, but she is just painful to communicate with. So - if you're willing to give a good look-over at your unit before renting to ensure you're not paying double with all utilities include - I recommend M&D. But - if you end up in a predicament like mine and deal with having to ask questions constantly because things change at the building without notice (like, a fence gets put up for no reason, or a lock is placed somewhere and you get locked out taking the garbage out) atop living in an inefficient unit and paying $500 more than you budgeted for because it was "remodeled" prior to move-in (and the remodeling cost you a furnace and gave you forced heat in your ceiling) - I suggest you invest in meditetion courses promptly. I have had to bite my tongue too many times with them - but, I hear the actual owner is quite nice! That's a plus. At least your money isn't going into a jerk's pocket. read more

Overall one of the better management companies I've worked with in Chicago. They accommodated my maintenance requests within 24 hours and implemented some great online tools to pay rent and make maintenance requests. My apartment was well maintained and you could tell they put some work into updating the apartment building with new windows and appliances. I previously had rented through ICM which was a nightmare! I had to move down to Pilsen and out of my apartment with M D. My deposit was refunded within 30 days. I found a better deal otherwise I would have rented through them again. My only complaint was that my furnance ran a bit loud. Overall I would highly recommend renting from them. read more

My partner and I lived in M&D managed buildings for nearly 3 full years. They took over our building on Kedzie Ave in 2013, making sure to clearly communicate all the changes that would be taking place. Primarily, this included using their online rent payment system, which worked perfectly (thanks, autopay!). It also allowed us to submit maintenance requests. They managed us there until 2015, and we spent a year in one of their buildings on Damen Ave. We made a total of 1 maintenance request each year, and all were responded to in a reasonable amount of time. Nothing critical ever went down, save the power during storms, but things were promptly restored. They made the transition from one building to another easy, even letting us move in a day earlier than our lease began. The move out process was a piece of cake -- I sent them notification 2 months' in advance, we were alerted of showings, and it was re-rented smoothly. The last thing I'll say is that the security deposit and pet deposit (we had a collie) were fully refunded within 30 days of our move out. They mailed them to PA where we live now. We made sure the apartment was thoroughly cleaned when we left, and attached photos in an email. I recommend M&D highly, with particular props to Jessica and Christine. I received news that I was not approved for the apartment despite speaking with the agent about the same information I was declined on. This company is profiting off of application fees. I rented a studio apartment from M&D for 3 years, and then a storefront apartment from them in the same building for 2 years. I loved both spaces, and if I hadn't been offered a job in Europe, I would still be living there. The property was always well cared for, and whenever anything broke a repairman was dispatched immediately to fix the problem. Everyone in the office was wonderful to deal with, and they were always very helpful and honest with me. When I announced that I had to break my lease to move to Europe they were very helpful in assisting me with finding someone to take over the space, and they always returned my rent deposits in full. M&D is the best property management company I have ever had the pleasure to do business with - hands down - and I would recommend them to anyone who is looking to rent an apartment in Chicago. read more

I would give no stars if I could. This company is insane!!! I will admit some blame here: I use my debit card for everything, and never use checks except for bill paying. I know I have money in the bank so I do not worry about it and rarely check my balance. I had not noticed two rent checks did not go through. Both were mailed, so yeah, it was my responsibility to notice the money did not come out of my account. HOWEVER I received a call on the 13th of the month saying I had not paid my rent in two months, and they were evicting me and suing me if I did not have the rent paid in cash by the end of the day. CASH by the end of the day! I did not get off work until after they closed and though I had access to the cash, and all the funds available I could not get it there on time. Well, they had already called my roommate, and all my references. My parents called in a panic and said they were bringing cash over right away. I found out later they could not sue me without three months unpaid rent, and just note I had received NO prior notice, NOTHING. No calls, no letters, no warning or contact of ANY kind. This was extremely disturbing. The representative of the company also had a VERY PERSONAL talk with my mother where he complained to her my roommate and I had no communication and were irresponsible. Keith told her he had been "doing this for years" and "Never met such irresponsible tenants." He had NEVER spoken to EITHER us before for ONE second at that point. Not once. I had NO idea the rent was not paid UNTIL I received threatening calls! NONE, just so we are clear on this. I tried calling there five times that day, and got voice mail every time. I left two messages. The representative insisted there is someone there 9 to 5 every single day, yet it was IMPOSSIBLE to get hold of a live person I have never had such a disturbing experience in my life. Also, when after that I dropped my rent off at the office, the receptionist told me she could not give me a receipt. To me it seems obvious someone dropped the ball, and lost the checks, and when they needed money IMMEDIATELY they called and harassed tenants saying they HAD to have CASH that day. We also received notice from the company their office was broken into and all the checks stolen at one point. Ooook. This place was a MESS. I WILL NEVER RENT FROM THEM AGAIN and I am telling EVERYONE exactly what happened to me. I also want to mention we have called for maintenance, left a message, and not heard a thing until men show up unanounced. NO COMMUNICATION FROM THIS COMPANY AT ALL. I moved out of this apartment in July, but just wanted to also mention our heat broke down in February for three days (which I found out is the legal amount it can be off before they have to start reimbursing rent). A couple other people contacted me from seeing this review, and postings on other message boards and I found out their heat would go off for a few days too. I am not saying M&D turns off the heat for tenants they view as "Problem" but there seemed to be a pattern. They claimed they sent people out but it just WAS NOT FIXED FOR DAYS. Out apartment was ALWAYS VERY cold, and one month our gas for a small 2 bedroom apartment was over $600. read more

I rented a Ukie Village apartment recently with M&D, and received absolutely stellar service from them. I am shocked to see so many negative reviews for them on here - but I guess maybe no one thinks to review their apartment management company unless something goes wrong. Anyhoo, last summer, one of my ceiling fans broke, so I called them to have them fix it. The very next day, they sent someone over to take care of it!! Also, I had a few issues with the downstairs neighbors playing their music too loudly in the middle of the night... Most landlords would say you're S.O.L., but the good folks at M&D actually helped to resolve the issue on good terms for everyone. That was really going above-and-beyond as landlords. I highly recommend them, and would definitely rent from them again in a heartbeat if I were staying in Chicago. read more

For context, I moved into an M&D property (1359 W Chicago Ave) when I first moved to Chicago in 2014. I lived there for over two years. I am STUNNED by these reviews, and after further inspection they are pretty ridiculous. I only had a few minor issues that had to be rectified when I first moved in for a sublease, and they solved them within days of notification. Which was remarkable considering the price I paid for the place. During my two years I literally had two issues which were solved within 48 hours of notifying them through their online portal. Communication was always great, and they have a 24 hour hotline if you get locked out for any reason. Christine, and Jessica were always available to speak whether that was through email or phone call. Even when I had to move out of the apartment early, they were extremely accommodating, and it was a truly painless experience. My only issue (extremely solvable) was receiving packages. No communication that anything was recieved, and the management was only open during work hours 8-4 so it was a little painful getting packages. But it only took an email and they would hand deliver, or leave inside my apartment (but only with permission). They mailed me my security deposit when they said they would, and there was so further issues. Overall EXTREMELY well managed office. As with anything if you treat people professionally, and with respect that will be reciprocated. Renting an apartment is a very personal thing, and M&D bridged the gap between running a business and being truly accommodating. 10/10 would rent again. read more

I've had some of the same initial issues when trying to view that other people have commented on. I had an appointment and the person that was supposed to meet me there didn't show. I left work early to see the place too! I was supposed to meet with Cody as well. Maintenance typically needs to be requested multiple times to do something correctly. They come out immediately, which is good, but don't do a thorough job when performing their tasks. On the plus side rent is decent and its in a great location. read more

I've been with M&D for going on three years now. I have gotten nothing but good things to say. Sure, my apartment is a little crusty, but that's what you get when you chose a vintage apartment. I think I have a pretty good price for the amount of space I have and because I'm a loyal tenant who takes care of the place, they take care of me. The thing about management companies is that it's not always their fault if the actual owner of the building doesn't want to spend a dime. With that said, they have worked their hardest to get me new windows (and good-quality windows at that.) Even though it took a year, it was worth the wait. I rented an apartment in Humboldt Park with them for 4 years, and had a great experience! The apartment was very reasonably priced (even as the general area got more expensive), and, during the increase in property taxes, they worked with me to have a rent we both were happy with. Additionally, for any maintenance things that came up, they responded within less than 24 hours. My only feedback to them would be to have more lower-cost, 1 bedroom apartments as I would have stayed on with their company if I had been able to. read more

I think the staff in the office could be more friendly, so the only complaint I have would be with the woman that works at the desk at the front door of the office. I found her to be somewhat rude when I have had to deal with her. Otherwise it has been a great experience. I had the pleasure of living in an apartment managed by M & D property management for 3 1/2 years of my 4 year stay at my apartment in West Town. The original management company couldn't get anything done right, (I had a broken dishwasher for the first 6 months of my living at my new location), and when M & D took over I couldn't believe how quickly everything was fixed! Over the next 3 1/2 years I would have the same experience. The snow was always shoveled in good time, and maintenance requests were always taken seriously, and handled very quickly. I found the entire staff to be very kind, hard working, and respectful. As a renter, you shouldn't have to worry about your apartment- and that was exactly my experience. The 1 BD apartment I rented for 3 years from M&D was probably the best placed I lived in the city. It was big and spacious and had great light as well as a great location. My neighbors were cool, I was close to downtown and had a Blue Line stop a couple blocks away, pleny of bars, restaurants and shopping around. The building itself had a lot of charactor and may not have been for everybody but it was defintely not your average Chicago 3 flat or sterile condo. I thrived in that spot. The management had things under control and were always fair with me. There were never any bugs or break-ins and it was warm all winter. What can I say? I miss it a little bit :'-/ read more

I rented from M & D for 3 years and had a great experience. Everyone from the maintenance contacts to the office staff were friendly and reliable. All requests for upgrades or minor repairs were handled quickly. I did not experience any of the misfortunes of the negative reviews below. Never did I receive a late payment penalty and when it came to receiving my security deposit back, there were zero unfair deductions. I have been renting with M&D for almost 2 years now and they are FAR and AWAY the best landlords I've ever had. I was really surprised to read the bad reviews about them. Whenever I need anything fixed or have any maintenance issues at all, I leave a message and they are here with bells on their toes within 24 hours. No joke. Our pipes froze this winter (some not-so-bright person in the building turned off his heat when it close to zero degrees!) and they worked super hard to have the water back on asap. I was only showerless for about 20 hours. Not bad in my book! There was one misunderstanding when I moved in: I thought my lease rider said I could have a dog (turns out it was just for my cat) and I made arrangements to adopt a dog. When I found out I couldn't, I was devastated. M&D didn't just say "tough shit." They negotiated with the owner of my unit so that I could still adopt! I didn't end up with the dog but I appreciated the effort that they put in to seeing that I could have one. I'm giving them only 4 stars because...well, I think the only landlord that would ever get 5 stars in my book would be my grandma or something like that... they're landlords for chrissake and by nature, it's impossible for them to be perfect. :) read more

BEWARE. M&D are liars. They took over my building while I was living here and convinced me into signing a 3 month lease so that when the lease expires they don't need to show the place around February. Understandable, however it's not my job to convenience them. I asked bluntly if they planned on raising the rent when it came time to sign the following lease 3 months from now. Kristine stated clearly "no". Lesson learned, get it in writing. The did exactly that. May comes and they jacked the price up when they said they wouldn't. They have no respect for you. You cannot trust them, but I guess that goes for a lot of businesses. Regardless, if you are considering using them, don't. They have lazy employees working for them, no consideration to the tenants whatsoever. READ THAT LEASE. read more

It was recently pointed out to me that my last review was a bit harsh, especially the "slumlord" comment (which I agree was perhaps a bit out of line) so I thought it only fair that I follow up, especially now that it's been a few years, with an update... While I still stand by what I wrote back then and believe my criticisms were valid at the time I should point out that since then things at this location have changed for the better: - There have been a number of much needed physical repairs to the building - The latest building manager seems somewhat more engaged than the last one - The common areas, inside & out, are now regularly cleaned - And most importantly the general tenant population has been changing for the better (e.g. less Saturday night vomit in the hallways) That being the case I should point out that I have continued to rent from M&D, even through the rough times, and they have always (as a company) been good to work with. So while the front door continues to break regularly and my door buzzer still doesn't work (again: who cares, we all have cell phones) given the effort they have put in over the years to improve things here they have earned two more stars from me. read more

We leased a newly refurbished apartment from M and D for over three years. During that time they were very responsive to maintenance requests including agreeing to help us install a stacking washer/dryer in our fourth floor walk up (they helped with the installation). Then they bought the appliance from us when we moved to building managed by another property manager. Their office is full of polite, professional staff who we found to be responsive and reasonable in every matter. We feel fortunate to have rented from them over those years. read more

Wow, I stumbled onto these reviews for M&D and realized it was the management company for my apartment. I'm stunned to see some of the remarks. I've rented in East Village through M&D for almost 6 years now and its been a fantastic experience thus far. Some of the other reviews seemed unfair so I had to chime in. Like the girl who blamed M&D for her unpaid rent! Sounds more like a personal problem. Anytime I've needed something fixed in my place, its gotten done quickly and the maintenance guys that come by are always nice. There are always people around my building cleaning, painting, keeping up the landscaping and doing the extras to keep the place looking great. I really cant think of any negative experiences. I have rented from M&D for over seven years in 2 different spaces, and can't believe some of the comments. I have always been treated very well by these guys-they have always been responsive for repairs and the rents reasonable. When i fell behind due to a job change, they worked out a payment plan and never gave me any attitude. I would recommend them highly. read more
