RENTERS BEWARE!…read more Renting from 1st choice better homes and land as of May 2019 Hey y'all just thought I would put a little info out there because I'm stuck with this company as my property manager. Until I can get orders or a year that can't pass soon enough. Me and my fiance bent over backwards for this company and landlord. We liked the home and were led to believe it would be clean and serviceable. That has not been the case however. Day 1 upon moving in, after the property management supposedly did a home inspection after the previous tenets left. We were only given only 2 keys and no garage door openers, the 2 keys only access the front door to get into the home. We however have 3 other doors that have different locks on them that we can't use to get in the house and the exterior door that gives access to the garage won't even lock because its taped up from the previous tenants because they probably didn't have a key for it. We noticed insects, spiders, wasps and roaches in the main house and spiders, spider eggs and roaches in the garage after I immediately called the property manager and with no answer I left a voicemail that never was returned or even acknowleged I tried emailing. Eventually when my email was finally returned I was told that the manager who did the walk through didn't see any insects. After I told them there is no way in one week while the house was closed up insects could have infested to the extent that they were, I was told basically it was my problem. When we went to wash clothes that first evening we realized the washer didn't work. After I emailed the company and was basically told again it was my problem to spend money on, I paid for a technician to come out and look at the washer he told me that the washer must not have been working for at least a few months because he had never seen a drum motor so seized up. Day 2 Verizon fios doesn't provide service down here at this address in Stafford VA they only have high speed Internet which works through phone lines, wouldn't be a problem however the phone lines don't work. Honestly I could go on and tell you about a few more things but I think I've got my point across, if you do rent a property from this company either spend a some money and pay for an home inspection or check the place out yourself after the property managers supposedly do their home inspections. Save yourself headaches and money. I don't believe asking for home to be clean and in working order is that big of a stretch apparently however for this company it is.

I had to ask a fellow resident to pick up after their dog as I watched them attempt to bury their pets feces in the snow (I was berated by the resident as they were caught doing so and were upset that they were held accountable). I've reached out about the pet waste containers and obviously this has not been remedied. I was also gaslit by property management when I asked about the ice removal on sidewalks for the safety of residents- claiming the two workers they have employed had to do it by hand. As if a property management company who makes tons of money from their residents would actually think ahead of time to hire snow removal with at least a weeks notice of the snowstorm... god forbid. Meanwhile, the place is overflowing with feces and the trash and waste removal bins are STILL full, further adding to the disgusting nature of this place. They literally assure people that the pet waste issue will be under control but yet nothing. I guess it really is "out of sight out of mind" as none of the management has to actually live here or walk the disgusting grounds. THE WORST PLACE I HAVE EVER LIVED. My experience so far here has been disappointing (about 4 months into my lease). The apartment itself is very pretty and the appliances have worked well so far, aside from my HVAC system (will get to that later). 1. The water is non-potable. There are large flakes of black filth in it. DO NOT drink the water, you will get sick. I have to go through filters pretty frequently and I give my dog filtered water too as she got sick the first few weeks of drinking it. You will see black slime (unsure if it's mold or not) form on the toilet bowls every few days that will require cleaning. Every faucet requires a filter or else you'll be brushing your teeth, showering and washing dishes with contaminated water. It is a health violation. I am also worried about mold after reading other people's experiences here, I would not at all be surprised if there was mold in my unit. 2. The premises are FILTHY in every way shape or form. There is trash everywhere, dog feces everywhere, everywhere smells like urine, sometimes vomit too. It is the dirtiest place I've ever been or lived in. They have a "dog park" which is concrete and one small square of Astro turf that smells so bad of urine I won't even bring my dog into it. There's also always feces everywhere in that park. It's disgusting. There are dog feces and trash everywhere you look. People also leave trash in the hallways by their doors... I don't understand how anyone can be so gross as to do that. There's also construction that's been going on which leaves even more trash and hazardous materials just anywhere you look. I'm embarrassed to have company there as anyone who's been by so far comments on how disgusting it is. 3. The place is a maze. It's very difficult to get things delivered here, forget about the convenience of DoorDash or things like that. The move into my unit took 7 hours. There is no freight elevator or anything. 4. You have to pay for garage parking if you want to be near your unit (if in building 1), otherwise you'll be stuck parking on the other side of complex where parking spots are very scarce and there's nails everywhere from the construction. The garage is always full at night so you have to use an alternate garage and walk at night in the dark (there are no outside lights around building one- they were supposed to be fixed months ago). 5. The walls are very thin- you can hear conversations clear as day, parties, dogs barking, other things people do that I don't want to hear while I'm trying to sleep. It also smells like marijuana in my apartment constantly because my neighbors must smoke and it's coming through to my place. 6. My AC stopped working 3 weeks in and maintenance came a day after request (they do not come on the weekends). The guy said he'd be back to go on the roof to add Freon to my unit. He did not do so until I put another request in two days later. Then, last month my heat went out. It took them 10 days and me getting to a point of total frustration for it to finally be fixed. The process of trying to get an hold of anyone on the phone is a nightmare- you talk to a robot pretending to be a person, then get redirected to a voicemail that hasn't been set up and then hung up on. I asked for a rent concession as I was freezing during a snow storm with no heat for 10 days.
