The places are overpriced, the don't do anything if you're experiencing excessive noise from neighbors. They tried to charge me when I didn't owe money, there are pest. The particular apartment I lived in was infested with Oriental roaches, phaoroah ants and carpet beetles. I would also see fat spiders and silverfish. They moved me into a pest infested place and tried to blame me even though I had just move from one of their other units with no issues. They ignored my request to replace the fire alarm which was expired and recommended to be changed by the fire department. The gates and phase one gym door are ALWAYS messed up. When you complain or get mad about the fact that is a horrible place and they don't do anything they will talk about you tO each other and maintenance to make it seem as though you are the problem. Very nice apartments, great location. Too bad that there is a significant rodent problem and property management won't treat this problem at all. Lousy customer service. Also there is a faulty cell phone reception. Sometimes a person has to stay in the cold to make a phone call or to avoid from call being cut off intermittently and/or disconnected. The deep cleaning quality of the apartments is terrible. Be ready to disinfect and clean after prior tenant. As main office does not provide professional customer service on complains. Just moved out of Seasons on 7 April 2024. Lived there for just over a year. The property itself is mid level at most. They are guaranteed to up your rent once your lease ends. The entire time I lived there the gates didn't work. Sent in multiple work orders and even neighbors complained. It wasn't until a week before I moved out that they actually worked. The pools are nice if you're ok with waiting until July for them to open. Never had an issue with the office ladies. For what you are paying you are better off going around the corner. They are trying to price as a luxury apartment complex and can't even come close to competing. When moving out, they serve you paperwork for a cleaning service endorsed and letter headed by the apartment complex. If the cleaning service charges the apartment complex more to clean your apartment then you will be required to pay the difference after you have already agreed to a price. Maintenance guys are pretty great people. But I would not recommend for anyone to live here until they get it together with pricing and getting things fixed in a reasonable timeframe. Oh yeah they are also are going to hit you with three months worth of water bills when you move out cause you are constantly back paying water while you live there due to the rating your bill based off of the entire building and how many people you have living in your apartment. We moved to Virginia about a year and a half ago. Before we bought a home we decided to rent and get our bearings on the area. We read the reviews on Season and decided it seemed like a nice place to stay while we figured things out. The reviews are clearly written by friends of the office. I want to start by saying spoke to Jenna the district manager about all of these issues several times to no avail before posting this. She offered no apology but she did tell me I could move if I didn't like it. That was very helpful because up until that point I was completely unaware that there were other places to live! I explained to her throughout our correspondents that we learned while living here our toddler is autistic and has a very difficult time with transition. So if we did move to another apartment we would have to move AGAIN the following year when we buy a house. While it definitely is difficult for any family to move twice in a year, unfortunately for my son it would be a particularly trying and possibly dangerous situation. For her to know that and tell me "I always have the option to move" is truly heartless. This was a very telling moment. She would rather get rid of my family then fix the issues which by the way, IS HER JOB! Zero compassion for our situation. Honestly atrocious way to treat a family in her care. If I had it to do over again I would live literally ANYWHERE else! Our apartment was not move in ready. It was absolutely filthy. There is a slotted door that leads to the maintenance closet where they pained over the dust. Because of the texture it is nearly impossible to dust it. The cabinets were only halfway painted. I say that to mean only the bottom half of all of the upper cabinets were painted creating a sort of ombre effect. The carpet had (and still has) several stains despite having them professionally cleaned. Holes in the walls were repaired with spackle but not repainted. The screen on the porch was adorned with holes. The floor of the porch had(and still has) spray paint all over it. The refrigerator was missing shelves. The very luxurious laminate floor in the bathroom was (and still is) bubbling. There was pink mold all over everything in the bathroom and kitchen. The list goes on but those are the biggies. The amenities are regularly unavailable. In almost 2 years the virtual sports room has never been accessible. The gym would be available if our key cards worked regularly. They do not. The gates do not work more often than not. I have been locked out of the complex after office hours on more then one occasion. I had to park in the "further resident" spot and walk to my apartment. When I spoke to an office attendant she offered no apology instead told me "Unfortunately everything cannot work all of the time." That is interesting take on the situation. I wonder how it would go over if they adopted the same ideology in other fields. Security has become a more pressing issue lately. A car was stolen from the parking lot this summer(2020) Several cars were broken into and burglarized. An issue that could have been easily avoided if THE GATES WORKED! There was an accidental shooting that resulted in a man nearly loosing his leg. On multiple occasions non residents have enter the complex to use the pool. Another issue that could easily be resolved by fixing the gates. When I contacted the office they told me that I should get out of the pool and call them when the non residents arrive. If I get on my phone as soon as they get there and then someone comes and tells them to leave would it be fair to say they will logically deduce I was the one who called?Not to be all"think of the children"about it but,I am swimming WITH A 2 YEAR OLD!! I can't just get out. Fix. The. Gate. There is an exorbitant amount of dog faeces throughout the grounds. I contacted the office to see if they could just send out a friendly reminder that we need to pick up after our dogs. She told me there was not any dog faeces. As you could imagine I was surprised and disappointed to learn my only superpower was spotting invisible dog poop.The only solution she could offer is if I saw someone not picking up after their animal I should take a photo and submit it to them so they can fine the offender. If I sit by my window and keep watch(because let's face it, I have nothing better to do)then take a photo of my neighbor they will know exactly who to come to when they get their fine. Also, why is it my job to enforce the rules? Needless to say the issue persists. The trash compactor regularly breaks and is out of commission for weeks. While it is out of use piles of garbage accumulate. In the summer it brings an absolutely nauseating stench that can be observed throughout the complex. Seasons collects a fee for our trash removal every month. It seem unethical to retain the fee on months when the trash compactor is broken. It is also humiliating when friends and family visit. read more

Management stated that they are not conducting move-out inspections due to COVID. Instead I walked through my apartment with a member from maintenance and was told everything was fine. Then I received a mvoe out disposition statement with over 20 itemized charges for cleaning - more than quadrupling the cost of a cleaner and listing unrealistic prices for cleaning, such as: $10 per blind cleaning and $10 per ceiling fan cleaned. Please note, the apartment was in BETTER condition when I left than when I received it. If they are going to charge these deranged prices, they need to start presenting apartments to new tenants in pristine condition. Renter beware! They are liars, cheats, and thieves. read more

I have nothing but wonderful things to say about our stay at Seasons at Celebrate and in particular every single staff member I dealt with over our time spent there. Their professionalism, attentiveness and genuine kindness honestly took me by surprise! I have not lived in an apartment for several years so frankly, my expectations were not that high - but they exceeded my expectations by far. If you are looking for a great place to live, whether short term or longer term you can not find a better place in Fredericksburg. The apartment is modern and clean with great amenities. The location is awesome and convenient - so many stores and restaurants are within just a mile or two, and you have easy access to the 95 if needed. My fiancé and I moved into Seasons at Celebrate about a year ago. We knew 3 months into it that we would not be resigning our lease. "Luxury living" is how they overprice this place when they can't even keep up with the property. Multiple times we have had to complain about the grass being over a FOOT TALL. The dog park is constantly filled with poop and there's a huge hole in the middle of it just waiting for a dog to fall into and break their leg. AND on top of it- we pay PET RENT?? There is ONE dumpster for over 15 buildings, and it is overflowing with trash every. single. week. We literally have to DRIVE over trash to get to our building every day. To top it off, we submitted a maintenance request because now our air conditioning is just not working- so the man came to change an air filter at the very end of the day and left after 10 seconds of doing so. Last night- our apartment was 77 degrees and when I called to talk to the office, they told me they would "try and make it by the end of the day" after I submitted this yesterday morning??? The office does NOT listen to concerns and they do absolutely nothing to try and compensate for the property's continuous negligence. Last thing- we pay to live in a GATED community, don't fall for that either. The gates haven't worked for the place since the second month we moved here. Over 10 MONTHS not working nor is there anyone trying to fix them. So, I would love to know where the thousands of dollars I pay goes to every single month. read more

I moved into the Season's in November 2017 and our appartment was great. We were shown an sample apartment on the Phase II side and our actual apartment was on the Phase I side, but there wasn't much difference. Maintenance requests were always satisfied on time. We had to break our lease (which is VERY expensive to do), but my future employer paid for that. Move out is simple, dog policies are great. I would definitely recommend living here! read more

Apartments smell like smoke , beer bottles laying around people in and out that truly don't belong here because they can't get in the gates . Worst place I have ever lived in. They force you to pay for cable and a pest fee. Also you pay for trash and the compressor has been down for weeks so they let a bunch of trash pile up outside. The gates to get in and out never seem to work.. seems like a safety issue to me.. also not all ESA animals are accepted. The screened in porches are covered with bugs and seem to never get cleaned. Also they seems to have a million dog at the complexes doubt they all pay pet rent... also people smoke in the apartments can smell it when walking by but doubt they get charged. read more

I would NOT recommend moving into The seasons at Celebrate Virginia. While I would have given a decent review for the Seasons at Celebrate Virginia before...even though they overcharged me on my rent twice, didn't clean the pool and pool deck regularly, the "gated community" gates were broken more times than not and they took away amenities that we were "sold" on such as the free printers/printing in the business center and free coffee/tea anytime ...I no longer can give them a good or even mediocre review. We moved out of the Seasons 4 months early meaning we had to break our lease due to purchasing our first home. For starters, The Seasons at Celebrate Virginia charge an immense amount for a "lease break/lease buyout fee", ours was $2,300! We knew ahead of time we would be charged the fee but when you find the right house to buy, you have to jump on it. We were fine with paying the fee and even got an extension to pay it since we were never late on rent and they knew we were buying a new home which is costly. However, due to the carelessness of the staff our names were sent to a debt collecting agency 7 weeks BEFORE payment was due! The debt collector not only called me and my husband but they called my mother, & mother-in-law requesting money. How humiliating, especially when unnecessary! My husband and I have NEVER been late on any bill at any time! This could have been a huge hit to our credit had we not been on top of it and connecting the apartment with the debt collector. The apartment company didn't even know it had happened! Even after they claimed this was resolved, the debt collector said he could give me a deal to pay it off with him aka a discount on the $2,300. Between all the phone calls and emails between the debt collecting agency and The Seasons at Celebrate Virginia, I spent hours fixing this. Yet, all I kept hearing was "sorry, I don't know how this happened" or "sorry, it was a computer glitch". One thing I learned quickly with MAAC (who owns The Seasons at Celebrate Virginia) is that they are full of a lot of excuses. Anytime anything went wrong, even prior to this, there was an excuse...blame it on the resident children, or blame it on the former owners, or blame it on the computer, whatever it was there was NO accountability. When I asked what they were going to do to rectify this situation, they claimed they couldn't do anything...if we wanted a discount on the buyout fee they could send us back to the debt collector and get the discount from him. I know this isn't true, this is business and there is always room to negotiate especially when the business is at fault. MAAC/The Seasons at Celebrate Virginia and their staff are horrible at customer service and are ethically wrong. How would they like it if I messed with their credit?! I could never recommend an MAAC property or The Seasons at Celebrate Virginia. read more

So far so great! I've lived in other apartment communities before and have left with nothing but horror stories. Where as here the staff, grounds, amenities, etc. are so nice! Cedric, Stephanie, and Heather have been so helpful; the maintenance people are good at what they do and help in a timely manner. I have only had one mishap since I've been here (with the electric company) and the staff has been nothing but understanding, they even fought with the electric company for me. This property is built on swamp-like terrain which results in the presence of hordes of insects and flies. My apartment had a number of flies in the tub when I moved in and it has been a constant battle to combat them ever since. Also, don't be surprised to find insects littered in the breezeways between apartments. There are spider webs everywhere which further attests to the fact that there is a healthy insect population. Note that the rent includes pest control which is a necessity. Management seems harassed and ill-prepared to deal with any of the normal problems that come up in an apartment complex. The gates are out of order a lot which of course makes the security of a gated community questionable. The amenities are pitiful, the equipment in the gym is outdated and the coffee/tea bar is rarely fully stocked. Additionally, there are concerts that take place nearby which no one from management bothered to mention or notify the tenants of prior to such events. When these concerts take place good luck getting into the apartment complex because for hours the traffic will be jammed on the road right where you would turn into the apartments. This property also does a poor job of managing the trash levels. Every week there is trash piling up outside the trash receptacles both the regular trash and the recycling. It's really an eyesore for a place that claims to be a luxury apartment complex. I rarely complain this much about apartment living because hey, you get what you pay for. But these apartments are overpriced for what you get. To living in this apartment complex, I would say renter beware! read more

When I first moved in here I was very happy but then lots of little things started to happen. Entrance gates are broken more than they work, lodge is closed off to residents since leasing office moved to former Haven, complimentary coffee is available but no cups to be found, pool deck is a mess, pool ladder has been broken all summer, when main gate is unoperational it emits a loud squeal sound, fire alarms go off several times during the summer (this has happened for 2 straight summers I've been living here), after hours entrance to lodge amenities is broken ( you can get in but exit button is broken so you can't exit ), they wanted to raise my rent $250 a month after my first lease was up but I negotiated a raise of $125 month. What a bargain when everything breaks! Take my advice. Buy a house. They no longer credit check so all kinds of folks are moving in. When the weather is nice you'd think you were living in some kind of frat house community instead of a nice gated community. Ugh! read more

I loved this apartment complex until it became time to expand my family and naturally that required more space from the moment my family declined to sign our new lease everything went down hill. Seasons found a box with my address and name on it outside of the trash compacter and charged me $100 for it. It was never my intention to liter their machine was broken. When I tried to speak with someone about all the other bags left outside of the compacter I was told those people would not be charged because their trash did not have their name on it. The worst is after we moved my husband and I were put in collections for a damaged carpet. When we moved in we were told the carpet was 3 years old and needed to be replaced but that was not documented so we were held responsible for it. TODAY we understand the proper way to document the conditions of the places we rent but at the time we were young newly weds that did not know better. $800 unexpected fines later we haven't even received a call back to our multiple attempts to contact management. read more

After renting for 14 months, I had 2 bedrooms and 2 baths, the rent increased $180. Had I stayed there one month past my lease, I would have had to pay $2,375.00 to extend to 15 months. A month-to-month lease would have been $2,375.00 not including water, $10 trash pickup, mandatory $40 cable from Cox, and $10 month for exterminator, who I say only once in the 14 month period. The business office did not answer the telephone, they never return phone calls when leaving a message, Brittany never answers her emails and GOD IS GOOD. After the 14 months lease, I moved out and purchased a house. Would not recommend to live there, if so, plan to live there a short period and don't bring too many things with you, just enough to pack in a hurry. I wondered why I always saw people moving out of this development, rent increases are ridiculous.
