The apartment appearance inside and outside is immaculate most of the times. The maintenance comes quickly to repair any problems. However security has played a major role in me not renewing my lease and shouldn't have renewed it this year. I have been living here almost a year and can honestly say I love it! Everyone we have met from start to now has been great! Whenever we put in a maintenance request it is done within the next few days. We had a package stolen but they are on it with calling to get it resolved I had already resolved it with the other resident and got everything back but they were on top of it! During the summer with the pool they always had someone there monitoring it making sure no one was there that wasn't supposed to be. These apartments seem reasonably priced, but you quickly find that there are hidden fees everywhere! They charge a $500 "pet fee", which is not a deposit for having the pet. Just the payment they collect for having one. Then upon move out you're hit with a cleaning fee even after you get the carpet professionally cleaned?! Very much a rip off. Oh, and why are gym hours from 8am-8pm? That is totally inconvenient. This place looks the part on the surface but there are a myriad of problems. Did I mention repeated break-ins? With a gated community? I would not live here again and would not recommend it to anyone. Very unhappy with all of the excess fees. Constantly an issue. I lived there for 11 months. For a lease renewal, the rent would've jumped $150! I am glad I will only be in the area for 12 months. They can have "The Reserve at Dexter Lakes." Complete surface level glitz and a money pit. The stairs leading to my apartment are crumbling and I live on the third floor I've reported it several times and nothing has been done even those big pieces of concrete are literally falling. ... I have lived here three years and there no appreciation for the residents even though the apartments are highly priced all of the front entry gates are currently broken as they are on several other occasions .... They make sure the rent is on time but repairs are have ass done and if it's a community repair it won't get done at all . 10/10 would not recommend!!!!! I chose Reserve Apartments because of the updated apartment homes that they offer. Rachel was very helpful and understanding that I was new to the Memphis area. There were a few hiccups when I first moved in and the staff was there to make sure everything was up to my standards, especially Jeremiah and Rachel. This is a nice and fairly quiet neighborhood, which is exactly what I was looking for. The only downside is that this is supposed to be a gated community and that is why I chose this complex. The problem is that people sit there and wait for residents to pull in, open the gate and then they follow you right in. I know that is a hard problem to solve, but some places have the arm that comes down right after your car enters the facilty. read more

I have had lived here for 3 years. When I first moved into my apartment I noticed an odd odor. I didn't think too much of it until I started seeing roaches. 3 months and many calls to the leasing office later the roach problem was finally eradicated. I have had a gun pulled on me while walking my dog and a peeping Tom while living here. I work nights and have asked the leasing office to please not have the ground people mow the lawn and use leaf blowers outside my window at 8 am since I am typically sleeping. Naturally, I was awakened today at 8:30am by the grounds people using a leaf blower. Pass on this apartment community. There are plenty here for about the same rent that probably won't wake you up with the grounds people after only 2 Another day with being awakened by the grounds people outside of my window. Management talks a good game, but they are not serious about rectifying any of these concerns long term. read more

Moved to Cordova straight out of college for work. 6 months in couldn't be more disappointed. As both other reviewers have mentioned my two biggest issues, it doesn't appear to be isolated. NOISE...and lots of it. I just moved from a college apartment. Even without the loud parties, the Reserve is FAR noisier. The walls are paper thin, and when I mean paper I mean it. I can tell you exactly when my neighbors are walking or closing a cabinet. Basically it's like living with a bunch of roommates because the walls are just for show. I am forced to sleep with earplugs now. I didn't even have to do this during my internship in NYC last summer. Then comes the gates. There is a less than desirable crowd that lives here, and the gates are totally useless from a security aspect. THEY ARE ALWAYS BROKEN TOO. Oh man, people will push the gates open which breaks them...and management doesn't care. There is a fair amount of crime as well. The first month I was here, a car right outside my apartment had all of its wheels stolen. Needless to say, I pay for a garage (another $100 on top of rent). The primary off duty guard (a cop) who lives here said renters insurance is a MUST because of the rashes of apartment break ins. This complex is owned by a publicly traded company (which I have shorted out of principle) and the onsite management team, while polite and helpful at times, are completely unable to make meaningful changes due to the way corporate is run. I WISH I COULD GIVE ZERO STARS. WHATEVER YOU DO, DON'T LIVE HERE. YOU WILL REGRET IT. I HAVE 6 MONTHS LEFT ON MY LEASE AND THEN I AM MOVING IMMEDIATELY. read more

The biggest draw is the grounds/landscaping. The walls are way too thin and noise transfer from neighboring apartments is a huge issue. A handful of the staff are very helpful. I would recommend looking elsewhere first. read more

Absolute trash. Visiting a guest ...the gate which is for residence does not accept any numbers except the one to the leasing office. First day , I got lucky and someone let me in however the second day was beyond frustrating and if any one is thinking about renting here- don't. First, I called the leasing office and let them know their guest gate doesn't work, girl did not seem to care much or want to help. I drive around again and try again and call the leasing office and this time a guy answer who wants the first and last name of whom I'm visiting and made it a bit too strenuous. There was a man who was stuck at the gate and then finally someone let him in but this guy tells me he can help me and makes me go through a process to open the gate. Then says he can't , and I should call back and when I do, he still doesn't open it for me. Thankfully, someone was kind enough to let me in but how embarrassing was this process only for me to be let in by a resident. Why would you want to rent at such an unprofessional broken down place? I don't even live here and I never want to visit again. read more

I moved into this complex in 2014 after a long divorce and wasn't sure how I would make it. I was treated awesome was comfortable. Fast forward to 2016. I was preparing to move into a home. The stay in the apartments was amazing. Current situation: my family and I fell into a bad rental home and needed to move once again. We searched but felt confident we would be treated well at this complex due to our previous history here. Boy was I wrong. First of all, the apartment we leased was across from MugShots bar and grill, which on Friday, Saturday, and Sunday turned into a full on nightclub. The bass could be heard throughout those nights until 3-4 in the morning. The first few weeks, we dealt with it. Then after our daughter passed away, sleep was something we desperately needed. I will also add, that even though I told the office that our daughter passed away suddenly, and we had to pay for a funeral, and asked for an extension on our rent, we were told yes, but they didn't even waive the late charge under this circumstance. OUR DAUGHTER DIED AND YOU CHARGED US A LATE FEE FOR OUR RENT! We went back and forth with the office and the police for month regarding the nightclub. The property manager let me know that they were in a lawsuit with this nightclub to have it shut down. I spoke directly with their lawyer and wrote declarations to help win the case for them. I was informed that they had a court order that mugshots could not play music that could be heard outside their facility. Guess what continued? That's right, THE MUSIC AT ALL HOURS. Oh and did I mention, before we signed the lease, we were NEVER TOLD ABOUT THIS LAWSUIT. If we had, we would have NEVER chosen that apartment. After months of this continuing, we spoke to the property manager and leasing agent, where we were granted, IN WRITING, that we could switch apartments due to the lawsuit with NO TRANSFER FEES. Guess who lied. Yeah. THEY DID. Suddenly, I am getting a call from collections requesting payment. I refused to pay this ridiculous fee as I was granted the move WITH NO FEES. Not to mention, MY EX HUSBAND was somehow contact by their collections company when he is not associated with this lease AT ALL. Thanks for the breach of privacy there! I have reached out to the property manager in writing (because yes, I want to have complete proof of conversations by this shady company) but there is NO RESPONSE from anyone. My fiance and I are in a complete loss as to how this company has screwed us. Needless to say, we will probably be moving again soon, but not to a different apartment, but straight outta here. read more

Poor noise insulation (I am writing this review at 1:15 am after being woken up twice over the last hour by my upstairs neighbor) and lack of care from the staff who doesn't follow up on noise complaints makes this complex hell. The nuisance has been witnessed by one of their officer but nothing gets done. Gardens are somewhat maintained (more so towards the front of the complex than the back. A fair amount of litter seems to take a few days to be picked up. Although, it should not be left there in the first place but this is the type of community I guess. Maintenance crew does a great job in case of problem within the apartment. This is the ONLY positive thing about this place. Thank you to these guys! Security of the complex is a concern. Gates at the entrance are constantly broken by tailgaters and end up not working too well. All in all, I cannot wait to finish my lease and leave this place where getting a good night sleep is a luxury and not the norm. The gym looks good but some of the equipment is not working properly and has not been fixed for months. Idem for the laundry room where you have to find out which dryer works and which doesn't or your dollar dry will turn into a three dollar one. It only took two months to get Comcast (imposed and charged by the complex) installed. The pool in the summer weekends is not a place to take your kids as young adults are getting drunk at a fast pace with funnel drinking. Not the example you want to set. The people in the sales office are all smile and friendly but nothing gets done unless you're on a har---ment path and even then??? Shame as it could be a great place to live. read more

Agree with the previous review. Everything was great until I tried to make a noise complaint. Follow up was not great. Apparently I had to prove that my neighbors noise was actually unbearable. Have made several complaints and not once has anyone gone to speak with the noisy neighbors concerned. If you can deal with hearing the sounds of footsteps from heavy footed neighbors then you don't have a problem. The fixtures are also not the best I have seen. Think twice before considering these apartments. They seem to be more concerned with getting as many new tenants as possible and not concerned with the safety of their current tenants. Security is a big issue at this complex. The gates are constantly broken. People tailgate into the complex all the time. There have been numerous theft incidents in the complex. The prices go up each year yet there are no improvements. The grounds are dirty from people throwing trash everywhere and from the pet owners who don't clean up after their pets...You will hear everything your neighbor does so there are constant issues with noise. While this place was good years ago, it is on the decline. read more

Just signed the lease and I am already scared. The leasing agent that seemed helpful before the lease was signed has apparently stopped taking her meds. She stopped returning my phone calls and would only call my husband, who works twelve hours a day (while he is at work) when I have been who she has been working with from the start. The apartment looks OK at best. The actual apartment that you get is really nothing like the model that they show you. Do not move here. currently there is no security in the apartment complex except the gated look which anyone can follow you in any time. I called the main office about my car get keyed over the weekend, and also notice other vehicle having the same scratch mark on their car. From talking to my neighbor about my car being keyed, I've actually find out there have been several break in attempt from the span of 4 months. The apartment not even informs me about it. During the day people would go to work and the thief would ask their girl friend to knock on the door and see who if anybody in the apt. If there is no response then the girl would informed the guy in the car to do the break in while the girl is waiting in the car for a quick getaway. My neighbor called the main office but they are so slow to response they can't even catch the people in the gated community. When I ask what the apartment is going to do about security, they flat out told me there is no security in the apartment complex, no security patrol for a big apt complex like here. The previous people mention here, they charged crazy fees for Comcast 40 dollars each month and they also ask you to pay 7 dollars for each nail hole when moving out. People that live around me are moving out, as for me I will have to try to find a way to break the lease and move out asap. read more
