What a joke? They hiked rents last year over 10% but haven't held a real building event since then. In early spring of this year, the leasing office posted a survey asking residents what event they would like and listed a handful of choices (all events that cost them almost nothing), and then they never held a single one of them. It was false advertising to suggest to prospective tenants they held building events. The building is also being sued for price fixing by DC through its use of algorithmic pricing to artificially raise rent prices, especially lease renewals. Every time they have a building repair, it takes forever to complete such as fixing the garage doors. The front desk (Musie, Yared, Sammy) is great and one of the handymen, Jayson is very good and works incredibly hard, and you can't beat the location but the building is managed terribly. It's not the fault of the leasing office per se as they have no power even though they are nice as the building is managed by higher-ups out of NOVA and Memphis, who have no clue. Bring back the morning breakfast that you took away, hire an additional maintenance person, hold some building events with alcohol, clean the pool more regularly, take better care of gym equipment, fix the roof and clean the roof bathrooms regularly, and act like you care about the residents. read more

Post Mass STOLE an almost thousand dollar check out of my mailbox and cashed it. I reported it (and other stolen mail) to the building and the leasing staff claimed to know nothing about it. I only ever got confirmation it was them because when the bank eventually refunded the stolen check (almost two years after I first reported it) they falsely reported it as a debt I owed to a debt collection agency! (And no, they didn't credit the check towards my rent when they originally stole it out of my mail.) The incompetence is truly next level. Their response to the whole nightmare was essentially "oops sorry." Save yourself endless headaches and live somewhere else. read more

I am really disappointed that this building which hikes up rates on residents significantly despite the downtown going downhill has also chosen not to have a holiday party for residents this year or provide any resident events that cost them any money or even reinstate the breakfast. How much does a holiday party cost the building? $300-$500? How much would a Super Bowl Party cost to provide some alcohol and sandwiches? Instead, of the building using significant rental increases to fix the pool tiles on the roof, use one of the vacant apartments as a business centers where professionals can make or take phone calls, add in some cabanas or umbrellas on the roof, upgrade and properly maintain the gym equipment, which they have a contract for, or allow for Verizon in the building now that Comcast has continually provided substandard service at lousy prices, they have gone with the status quo. At least provide residents with a few decent resident events. read more

Living at Post Mass Ave has been one of the worst decision of my life. My unit, and units on the first two-three floors, are constantly being disturbed by the loud noises and vibrations from the water pump. When I made complaints, I was gaslit and management said there was no noise and nothing wrong with the water pump, even though the water has been shut off in the building countless times, and for hours at a time, for water pump repairs. I have not been able to sleep through the night since moving in, and the constant noise has caused a myriad of health issues. Management offered no solutions besides carpeting my apartment, which did nothing. This outdated luxury apartment has almost doubled rents over the past year and they do not care about residents. It makes no sense, especially when units have been sitting empty for months. Do yourself a favor, and don't live at Post Mass Ave. There are better apartments that are actually livable, newer, won't cost as much, and will actually respect you as a human being. read more

so first of all I love this building, it is so different from other post offices given the historic style and the layout of the building. It is also very well staffed so the wait time is never too long and everyone there is very helpful and professional. The only thing I found off putting was: the space under the apartment doors, similar to that under hotel room doors. the sound of the elevator, which is in constant use - all night long the way it felt like an apartment city, just bustling, always, in the lobby and common spaces. The very good: I believe their front desk staff is the best in D.C. Breakfast service, M-F is elegant with delicious choices. Very good maintenance MAA is public. Buy shares. They jacked up rent prices to a ridiculous rates in the last few months for an outdated building. Many of the available units get little to no natural light. You can find much better apartment rates at better locations than Post Mass. See other reviews for tenant horror stories. HARD PASS. read more

See resolution below. ** We have lived here for a year and a half and tonight's issue was not the first dangerous maintenance issue, but it was the most serious. For a luxury building that boasts 24/7 maintenance their response to a sewage back up in our apartment has been atrocious. Today we came into our apartment at 4:30 pm after being out of town for a few weeks and found a sewage backup in our bath tub and a strong odor throughout the apartment. We called poison control who said it was unsafe to be in the apartment. We called the front desk to let them know of the issue - they said maintenance was on their way. We called back after maintenance had not arrived for 20 minutes, heard the same reply. Called back again and heard the same reply. This went on for almost two hours when we finally spoke to maintenance who rudely let us know that "they had already called contractors to deal with the plumbing issue" but could not provide an ETA. The third party plumber eventually arrived and fixed the plumbing issue, but it was not his responsibility to clean the mold/residue, so he left. We then called the front desk who said that maintenance and the property manager said they made the decision not to come until tomorrow to deal with the mold, despite awareness of the poison control issue and refused to speak to us directly to clarify their reasoning. After this, we spoke to the front desk representative who eventually asked if he could see & smell the problem himself. After taking one look he finally agreed that it was an emergency. Because the front desk couldn't get a reasonable response from the property manager or maintenance, he ended up coming up to our apartment and we worked together to clean the tub using a combination of his and our cleaning supplies until 10:30 pm. I bumped the stars up a bit after I spoke with a representative from corporate this morning who came to the property after hearing our message to investigate the situation. He was professional, listened to our grievances about this situation in addition to other past maintenance issues, gave us a fair resolution to last night's issue & promised to investigate maintenance training. read more

I am unhappy that Post Mass management referred a DISPUTED amount to a collections company after my lease ended and I moved out of the apartment instead of trying to work out the dispute with me and my husband first. It's frustrating that management has been unhelpful and not resident - friendly at all. Beware of the rent hikes at this place and the end of lease shenanigans. Overall, if I could make a choice again, I would stay away from this apartment building because dealing with many headaches at the end of my lease with unhelpful management is just not worth it. read more

I was only at Post Mass Ave for a short time (about 3 months) but I really enjoyed the place. I think my favorite part was the location - about a 10 minute walk from Dupont Circle for those of you who crave nightlife and very close to several Metro stations (McPherson and Farragut West; Dupont Circle if you want to walk a little farther). The neighborhood is safe and it's within walking distance of a couple nice gyms (Vida and Fitness First). The free breakfast and Washington Post newspapers in the morning in the lobby are a nice touch and the view from the roof is great. It is quiet and as advertised, I could not hear my neighbors through the walls. Despite it being a high rise you usually don't have to wait an excessively long time for an elevator. They allow dogs and cats. The people in the leasing office are great. Erica and Mike (the manager) get a shoutout. Erica explained everything to me very clearly prior to moving in and put up with my repeated inquiries and callbacks, and the day I moved in Mike stayed after closing time to help re-do my lease without complaint. When I had to move they didn't give me a hard time and again, were extremely helpful. The front desk concierges are all friendly and helpful as well. A couple of pieces of advice: 1) It is very expensive to live here unless you are a dual income couple or a very successful single professional. This is not a knock against the apartment as it is very nice, the location is among the best in D.C. and I willingly took on the move-in fees and rent - just giving you a heads-up. 2) If you have anything bigger than a small sedan, I would request a full-sized parking spot. I didn't have an overly large car, and even then I still couldn't fit it in a regular spot without requiring a can opener to get in and out of my car. You DO need a fat wallet to live here, but hey - you should be expecting that when you move downtown. If you can afford it I would highly recommend living here. read more

I have nothing but good things to say about Post Mass Ave! I have lived here for a year now and am currently renewing my lease happily for another year. This is the 3rd apartment building I have lived in and it is by far the best. I would highly recommend this building to anybody looking to live in the area. It is also the tallest residential building in Washington DC, the views from the roof are unsurpassed! Amenities: Full fitness center, business center, pool table and party room, lounge with LCD TV's and WiFi, Free coffee and continental breakfast every morning (plus the WaPo), the roof is amazing with almost 10 gas grills and a large pool, there are chairs everywhere. Location: 4 blocks to McPhearson Square, 5 blocks to Ferragut North. 2 blocks to Whole Foods/CVS/Dry Cleaner/Banks/Starbucks/7-11. 5 blocks to Safeway and all the bars and restaurants on 17th st. 7 blocks to U street. right on the S1,S2,S4 lines and the 51,52,54 lines of the bus. I cannot say enough positive things about this building. If you are even considering living here DO IT read more

I have lived here for less than a year and in process of moving out. So first thing first - prospect tenants PLEASE READ YOUR LEASE. Our lease asked us to give 60 days vacate notice. HOWEVER, it says "the landlord shall have the right to increase the RENT under this lease by giving you no less than 45 days written notice, and such increase shall not terminate the Lease". According to DC lease law, the landlord only has right to ask for more than 30 days notice if the lease specifies the rent increase notice 15 days prior to that (this is not legal advice and only based on the current DC lease law) Wow. I have never read my lease so carefully thanks to the Poss Mass management team. So our lease is about to expire in July, and we were waiting for the renewal option in around mid-April (based on my previous experience landlord would send something two weeks prior). But I didn't receive anything nor any email reminder. And then a week later than our 60 days notice deadline, we received a physical letter to renew the lease. We reached out to the property manager immediately, gave them our notice. And then they ADDED TWO EXTRA DAYS in our lease. It's very unnecessary and extra financial burden for us in pandemic. We asked several times if they can change the move out date back to our lease expiring date but they insisted "we have to follow the same policy to all our tenants". When we asked why they didn't reach out to us before the 60 days deadline, they said the lease renewal option was sent two weeks prior to that in the website system. WITHOUT ANY EMAIL ALERT AND HID IN THE LEASE TAB. With the same price, you can find a much better place in dc. The floor plan is strange here. Some lower floor plans have very bad natural lights. It's ok in normal time but do you really wanna spend the whole day in a dark apartment in quarantine? read more

DO NOT LIVE HERE!!! We are having so much trouble dealing with property management right now. We were away from the city due to Covid-19 and did not receive the letter saying we needed to give 60 days notice before moving out - all other communication with the building has always been through email. Now they are saying we owe them extra rent and are completely unwilling to work with us in addition to being downright rude about it. You 100% can find a much cheaper apartment that is just as nice. I lived at Post Mass Ave for about a year during grad school. I was extremely happy with my experience beginning from move in to move out (I only left because of work!). I signed onto my unit, which was a small studio without ever having seen it in person. It was a risk but well worth it and now I'm letting you all know that it's safe to do this too! My studio was perfect, and I paid as much as I did when I had a roommate in DuPont circle. Most, if not all, units have washer and dryer; I loved the convenience of it. The unit itself had some modern amenities, but it was clearly remodeled. I appreciate that management put in the care and effort to keep the appearance of the building up. As for the common areas, I really enjoyed the lobby areas where they would have a daily continental breakfast and coffee all day. Additionally they would host building wide events on special occasions. There's a rooftop pool and plenty of outdoor space. My only issue is that the common areas were all so open in the lobby area. If you had a small studio like me it was hard to have people over but the common areas didn't feel secluded or intimate enough to have friends just hang out there. My moving experiences here were great, with a loading dock available and the best front desk staff you could ask for! I would recommend this place to anyone looking for a quiet, convenient, and beautiful location. read more

While I am not a resident of the building, I wish to recognize their staff. I attended a cook-out there last weekend and misplaced my purse within the building. After searching diligently, I assumed fault, guessing I had left my bag unattended and, like all valuables lost in DC, it would never be seen again. The following Monday though, I received a call from building staff. A maintenance worker had found my bag on the roof and taken the time to shift through business cards in my wallet in order to obtain my contact information. I picked up the purse from the desk to find everything as it was- even the cash in my wallet was undisturbed. I applaud the integrity of their staff! I'm extremely grateful. read more

I had a fantastic experience leasing at the Post; if my career hadn't become more travel-heavy, making it hard to justify living this close to work, I'd have stayed. This is obviously not a cheap building, but it's remarkable value for what you pay; the gym is superb, there's free breakfast, the staff (particular callouts to Yared and Zack) are wonderful, maintenance is nearly instant (fully replaced our dishwasher within 24 hours of reporting a broken heating element - unbelievable), and the roof is one of the best in DC. My one caution item is that if you're a light sleeper, avoid the bedrooms with floor-to-ceiling windows facing Mass Ave (perhaps this is obvious) - the blue siding transmits heat and sound very easily, so it gets quite cold there in the winter. Otherwise basically a flawless experience. read more

My biggest disappointment is that I am up for my third lease renewal and the rent keeps jumping up- not just a little but considerably! Plus they charge a yearly service fee - for what? It's not like I get my apartment repainted or my appliances replaced. Definitely will look around for other options without escalating fees. You cannot afford to live here long term. read more

I have lived at Post Mass. Ave. for three years and have only good things to say about my time here. I always feel safe in this building. The building has a 24-hour concierge and almost all of the front desk attendants have been working here since I first moved in - it's not a sketchy rotating staff of low-budget security guards that I've seen at other buildings . Security is taken very seriously here which I find very comforting. Aside from that, the building is very nice and the staff is top-notch. Maintenance requests are always taken care of the same day the request is made. The leasing office is attentive and cares about the residents and is always holding contests (March Madness) or community activities (rooftop bbq or cinco de mayo party) . It's a great building. When friends have moved to DC I've looked around at other buildings - the Post prices might be slightly higher than other luxury buildings, but I think the money is worth the comfort and peace of mind the building gives me. If you are a young woman living alone I highly recommend this apartment building. Of course you could save $100 or $200 by living at another building, but I would rather have that money go towards a great apartment building than a few extra dinners out each month or a new pair of jeans because where you live is part of your life every single day. read more

I lived at the Post for a brief (6 month) period of time. Floor to ceiling windows, 5 blocks to Dupont Circle, incredible roof, fitness center, continental breakfast, complimentary Washington Post! Not to mention they put on plenty of events and if you're sociable it's somewhat easy to make friends with others in the building. Just expect to pay a premium to live here. If you can afford it, go for it! If not, move in anyway...I did! read more

Be Careful before signing into this place! I have lived at the Post on Massachusetts a few years paying $36,000 per year without incident. I recently moved out 4 months ago, and arranged payment for my last month. Then the collection letters started arriving to my new address for $130. I called to inquire. This was followed by one email from the Post Collections Director that did not clearly explain the charge. I then emailed and called to request a phone meeting with the collections director and received no follow up email or phone call. I continue to receive letters demanding money, threatening my credit, and making false statements that the company has not heard from me. For example: "you did not contact us about payment of the debt." "we can no longer wait." "your credit is your most precious possession. Please act now to preserve and protect it." My advice is to learn from my mistake and stay away from Post Properties. Find another place to rent. It is not worth the expense of living there and the harassment for more money you will receive when you leave. read more

We went for a tour at The Post and just weren't impressed. The leasing guy seemed bored and less than interested in his job or whether we rented there. The apartments themselves were dark and kind of depressing with tiny little windows with barely any natural light. The upgrades were few and far between and Im not sure how they can claim to be a luxury living complex. The rooftop deck had a nice view but besides that they didn't have much to offer for the price. We viewed three other apartments in the same price range and all were better options with enthusiastic leasing agents. read more

I lived in Post Mass Ave for the last year. It was by far the best rental I have ever had. From start to finish everything was smooth, easy, and quality. I had a few issues to start but they were taken care of rapidly and I was credited rent and an electric bill for my troubles. Every question or issue was answered promptly with no run around or BS. The people were also very friendly as well. Sammie at the front desk was the best by far. The facilities were impeccably maintained in my opinion. They always had an army of people cleaning and looking after all aspects of the property. The patio furniture and grills were replaced when needed and kept nice. The walls must be made of something thick because I couldn't hear a thing from my neighbors dog that ALWAYS barked (I heard it through the door, but upon entering my apartment... silence!). Overall a great place where I at least get to witness and experience what my rent goes to! The rent and fees (so many fees) may be higher than average but at least you know that it goes to make a better living experience for you! p.s. They have BBQs, Christmas parties, catered breakfasts, nats games, and wizards games all sprinkled out through the year for free! I vote live there! read more

I can't recommend Post Mass Ave enough! Great location, top notch amenities, and excellent service. The rooftop is also probably the best in DC. I've noticed a couple people have mentioned rent increases when their leases have been up for renewal, but I haven't found that to be the case. My rent has stayed the same for two years now. The Leasing Office is very willing to work with people! If you work downtown this is the place to be. read more

Location! Location! Location! This in my 3rd year at Post Mass Ave and I am renewing my contract again. Location! No apartment in DC can beat the location of Post Mass Ave. With the best of the beat location, literally everything is within walking distance- Offices (especially major law firms), DC's most pursued/ hottest area- Logan circle with 14th st restaurants and bars, top doctors (on 18th-20th), Dupont circle (18th-21st), whole foods (2 blocks), cafes with top baristas, Embassies, White House (when you have guests:-), etc. You see many apartments advertising "walking" distance to wherever, but as a DC resident, I am telling you not to be fooled by that word. It is "walkable" but now really "walking distance" in daily basis. If you are a city person pursuing a walking life, Post Mass is the best place to reside. Management! No one in the building would not agree that our leasing managers, securities and house keeping are at world class excellency. Ive never met such a wonderful property manager (Michael Hayes) as a landlord and also as a tenant for last 21 years. He is very professional, knowledgable, friendly, multi-tasking, quick in response and caring. He has this attitude that he is there and ready for you. With Michael's leadership, all the leasing assistants are well trained and pleasant to work with. You may have experienced that you were so welcome when touring apartments, but ignored after moving in. This place surprisingly so much cares about the well-being and satisfaction of tenants. And that is why you will easily encounter long term staying tenants. Securities (2 Musie, Yared) are super friendly and super helpful. House keeping ladies know you by name. Unlike many other luxury buildings in DC, this building is NOT like fraternity house. We don't seem to have those noise/violence/pot issues. (Very unlikely). Maintenance! As a landlord dealing with maintenance was always headache. But as a tenant, it can be even worse since there is not much to do on your end except waiting. At Post mass, Ive got response/fix on the day I filed an issue- super fast! very impressive. 2 engineers (2 Jasons) had been in this building for a while and they "know how" with experience. With massive renovation (hardwood flooring, stainless appliance and cabinets) this building keeps up the high end luxury of 2016. Best in location, management and maintenance (and great tenants) what more could I ask for? I hope YOU too find this place home and enjoy living here. read more

I moved out of Post Massachusetts Avenue last month, after having lived in this community for 9 years. I truly enjoyed my nine years at this property. It is extremely well-maintained and the folks working in the on-site management office, as well as the on-site concierges and the on-site maintenance team are wonderful - very nice, helpful, prompt, and friendly. Most know you by name and are eager to help. Particular kudos to Sammy (night-time concierge), Mussie (weekday concierge) and Michael (property manager). The location is also quite good and the amenities are nice (great weekday breakfast, terrific rooftop pool with great grills, gorgeous landscaping). All of that would justify a very solid 5 star review. However, price and my experience when my last lease came up for renewal were unfortunate and that's why I am moving. First, the building is pricey. They are charging similar rents as other properties in Logan Circle (and similar hot-spot areas of DC) that are much newer. I believe this building is at least 15 years old and, although very well-maintained and many apartments (including mine) were recently renovated, it isn't brand new like so many of the properties now on the market. That should be reflected in the building's rents, but it is not. Second, If you move here -- your rent WILL go up every year -- sometimes by a large amount and you WILL probably be paying more for an identical apartment than someone who walks in off the street. In fairness, on a number of occasions over the past in years past, the local property management worked with me on rent issues and reduced the increase. But, there was always an increase, even when similar apartments were listing for less online. This time around, my exact apartment, on a higher floor, came up on the company's website in December for nearly $200 less than I was paying for my apartment. My lease was up for renewal a couple weeks later, and they wanted to increase my rent. The property manager was helpful, but there was only so much he could do. So, I asked him to elevate to his superiors. After negotiating with him and the VP who is his superior for some time, they agreed to lower the increase (and also to waive the amenity fee and keep my parking at a reduced rate), but they would not agree to match the lower rent that was being offered for the same apartment on a higher floor to someone brand new off the street (which I wanted and I said I was was willing to forego the amenity fee waiver and reduced parking). So, I handed in my non-renewal notice and found a very similar apartment in a similar community for several hundred dollars less. After I gave notice of non-renewal, MY APARTMENT was listed on the website for LESS than they were willing to rent it to me the day before. When I asked the VP for an explanation, she initially told me, in an email, that I was not entitled to an explanation. Ultimately, she was somewhat apologetic for having said that and she and I agreed to disagree, but I have to say that I do not feel that is the way you treat a resident of nearly a decade. So, that's why Post Mass Ave only gets 3 stars. I want to close, however, by saying that the people on property -- particularly the property manager Michael -- are wonderful and he really tried to work with me. It's a great property, and highly recommended, but beware that it is pricey and be fully prepared for rent increases and the fact that your longevity will be used as a basis for charging you a higher rent than newer tenants. read more

I moved here with two roommates in July of 2015, and we were fortunate enough to be the first to live in a brand new renovated apartments. I was referred here by a friend who lived here for several years and loved the building and am so happy I was. Not only are the amenities great and the apartments spacious (especially coming from NYC), but the staff is incredible. I have to give a specific shoutout to Hannah the asst. property manager, Musie who is at the front desk and Jason who handles maintenance. The three of them have made living there such a pleasure. The only reason I am not renewing is because I am looking for my own space, and unfortunately the 1-bedrooms are currently more then I can afford but I have every intention of moving back if my situation ever changes. I cannot say enough good things about this building, the apartments and the staff and highly recommend living there! read more

I spent quite some time looking at apartments in D.C. and finally settled on Post Mass Ave because it was a close walk to work and the building seemed safe which was important to me. I was willing to pay a little more (including all the crazy fees) to be in a nicer building. But boy have I grown to regret this decision! Given the price they charge for these units and the fact that the units are priced far higher than larger units in other buildings in the area, I expected great service from start to end. However, the leasing office has been horrible to deal with. M___ in the leasing office is condescending and completely unhelpful. She was very pushy and I am coming to find that a lot of things she initially told me in order to get me to sign a lease were not true. I have reached out with questions a few times and am treated in an incredibly rude manner with curt responses. Although I was initially really excited to move into this building, I am pretty disappointed with my experience overall so far. Hoping things change for the better going forward and hoping there are other members of the leasing office that are more pleasant to deal with! read more
