When I moved out, they failed to send me my security deposit in the required time and I had to threaten legal action to get it back (which meant I got the full amount back because they did not send it to me in the legally-required time). The Front Desk staff also has a very high turnover. When I moved in there was 24/7 concierge, which soon changed to shorter and shorter hours. Staff would sometimes sleep in their cars on shift or be nowhere to be found when needed. As others have noted, the location is also not super convenient for transportation or walking. I moved into a studio at 1900 and because they mandate the price increase every year, after two years it would've been 2150 to stay. For the price, I'd highly recommend another luxury building in the area with more amenities and a better location.

Reed Row - terrible apartment experience- look elsewhere!…read more I have lived at Reed Row for almost two years - so I have ample experience and perspective on what living here is like. I've also lived in DC for 12 years and have never experienced this level of managerial incompetence and disregard for tenant expectations and comfort. Terrible management and communication - Management consistently failed to respond to me in a timely manner, literally taking a month to respond on multiple occasions. In another instance, they simply stopped responding to me during a period of extended noise violations from my upstairs neighbors. They will also quietly change the terms of your lease without proper notification and then refuse to honor the terms of your original lease. My original lease entitled me to a second fob and I noticed that they dropped the clause about my second fob from my lease when I renewed it without notifying me. When I requested a second fob, I was told "no," even after I pointed out that it was in my original lease agreement. Literally 8 months after they denied me a second fob, they admitted that they had made an error with my lease, AFTER I had repeatedly pointed out that I was entitled to a second fob. Terrible quality apartments (video attached) - the quality of the apartments is appalling. Upon move in on my first day there were scuffs on the doors, blown fuses, a broken garbage disposal, constant smell of sewage, and multiple doors that couldn't open or close properly. After numerous maintenance requests, taking months to complete (and some outright cancelled by maintenance without offer to follow up or reschedule), several items still don't work. I've posted a video of the bathroom door in my unit which still does not close properly. If you value using the restroom in privacy, look elsewhere because you won't get it at Reed Row. The video I have posted is of the door as it currently, after multiple visits from maintenance. There has also been a missing smoke detector (pictured) in my unit for the last two years, which I also reported to management. This is a warning to all other potential residents - Reed Row is not a good apartment complex and management is useless, rude, and difficult at every turn. There are a TON of other apartment complexes in DC, especially if you're prepared to pay what Reed Row charges. This is by far the worst renting experience I have ever had (and ironically the most expensive) and I would encourage anyone to look elsewhere.

He just moved out after nearly 5 years there, and I have nothing but good things to say about his experience. His studio apartment was perfect for a college kid's needs, and anytime there were maintenance issues they were promptly addressed. He didn't have to worry about anything. The most important aspect of his stay there, though, was the staff. From George, who we helped us choose a unit and set up the lease, to the front door staff--especially Walter (who my son grew to love and will miss)--everyone went above and beyond to be welcoming and helpful, not just to my son but to my husband and me when we would visit. Even during move out this was the case (special mention again to Walter for his help--you are an angel!). Any GW parents looking into Hamilton House for their student: this is a really great option for off campus housing. It's quiet, safe, and the building is managed well. Can't recommend highly enough!

Management & Staff The turnover is unbelievable. In just over a year, I've seen more leasing and management staff than I can count, and the professionalism never improves. A perfect example: the gym. It's marketed as "state of the art," yet it doesn't even have basic equipment like kettlebells. I've been asking for nearly a year. In July 2025 the regional manager told me they were ordered then that I in November I found out that wasn't true. Now they're supposedly coming "this winter," but I have zero confidence. The concierge team is a mixed bag some are downright unprofessional, while others are wonderful. Unfortunately, Greystar burns out the good ones by dumping way too much on them, so the people who actually care never seem to stay. Amenities The rooftop pool is tightly policed with three-hour reservations... just to sit on old, worn-down furniture. Guest limits are enforced unevenly, and it's frustrating to watch rules applied selectively. Communication is also terrible. People have literally stepped out of the shower to find window cleaners outside their glass because management didn't give notice. Even after residents complained, it took over a day to alert the building. There was also a situation where a child defecated in the pool something that should have been communicated immediately, but wasn't. The cost of working is also problematic as some people pay $200 but some of us pay $300 which is insanely expensive. $250 should really be the maximum! Packages, Fees & Overall Experience Packages routinely go missing, get damaged, or in the case of refrigerated items are stored improperly. The building refuses responsibility even when items are clearly mishandled after delivery. On top of that, residents are forced to pay rent and utilities through Conservice, which charges a $6 monthly fee just to pay bills - a cost Greystar should be covering, not residents. The sad part is that I love my apartment and the Union Market neighborhood. My neighbors are friendly, and this could be a true luxury building. But after living in a real luxury building in NYC for years, this doesn't come close. I'd move if it weren't such a hassle - the unit and location are the only things keeping me here.

Both times, management delayed cooperating with the police until the footage had been "automatically erased after 7 days". The same thing happened when the elevator door accidentally closed on my dogs leash, separating us on opposite sides of the elevator door. It began traveling upward which began choking my dog until her collar broke, injuring her and my hand stuck on the leash. Again, footage mysteriously "could not be located" despite multiple cameras in both the hallway and the elevator. Conveniently footage could not be located by the time I got legal representation The "luxury" apartments are like lipstick on a pig. Flooring, fixtures, and appliances are falling apart after less than three years. In a relatively new building, our unit has experienced multiple sprinkler leaks in the roof causing dozens of gallons of water to flood from our ceiling AC vents, lights, and power switches. Management tried to brush this aside and tell us it was normal. We had to twist their arm to get them do do mold remidiation and drying. Entry fobs are repeated de-programmed leaving you locked out at all hours of the night and staff is incompetent at reprogramming them. Same thing for parking garage entry gates. Instead of sending an email, they will put a nonremovable adhesive sticker on your car and mess up your paint as their preferred method of communication. When you have an issue, they make sure to not have a single phone number available other than the corporate line or the front desk, who likely won't answer and isn't able to do solve almost any issue beyond writing down your name and unit # They are wildly unprofessional and do not show any integrity when dealing with their tenants. Following an argument where a Greystar employee was speeding through the parking garage and almost hit me with their car, the employee used their system access to find where I lived and leave a threat on my door. They will "lose" your mail, hide security video to cover for their employees' theft / their own liability, and then try to throw a pizza party as if that makes up for it all. They have done nothing to address the MURDER in the building or theft of tenant's possessions, but they spend all their time cracking down on tenants for whatever minor infractions they can find. We made the mistake of resigning a lease once, you should save yourself the trouble and avoid signing a lease in the first place

The building has a very low key, comforting ambiance. It's almost like you're walking into a serene day spa. Inside the apartment there are large windows bringing in a ton of natural light. My plants are thriving. The appliances are name brand and high quality. Besides the live music from Pearle Street, my apartment is quiet as I never hear my neighbors through the walls or in the hallways. All of the staff is amazing. Everyone seems very organized and on the same page. I love that they have a dedicated concierge staff that actually works for the company. The last building I was in, the concierge were all from a temp agency. They often lacked knowledge of the property and you could never get to know anyone too well because they were always coming and going. At Incanto, the concierge staff is very knowledgeable and proactive in helping in any way they can. Henry, LaDonna and Jackie have been awesome. They are constantly organizing really great events from wine tastings to 4th of July BBQs. Weekly, we get surprise treats as we leave for work in the morning or come home in the evening. They seem to really support the local businesses in the community but especially on the wharf, which is really cool. The leasing staff made everything incredibly smooth and seamless for me, as well. Ranija and Jacob had everything ready to go for me and were incredibly accommodating to any questions or concerns I had. On my move-in day, my apartment looked amazing with tons of treats they left for me in the kitchen, the laundry and the bathroom. It was such a great surprise! I got everything from sparkling sodas and power bars to a gift from Sur La Table and a rubber ducky and clean white, decorative towels! Getting to the metro is much easier than I thought it would be. The SW Waterfront bus picks up right next to Incanto in front of CVS. It will take you straight to the metro, which is incredibly convenient. It feels great living on the wharf. It is a hot spot with great restaurants and shopping. If you ever just want to get up in the morning and take a walk along the water or go out onto the pier, it's right there. It's so peaceful and serene. I can't say enough good things about living here.

One concierge employee didn't want to help me by putting my grocery delivery into their community fridge. Also, the management is terrible. They don't even answer the phone at the front desk (good luck getting past AI). The "security" is placed right in front of the leasing office looking goofy. If you really want to keep people safe, security should be right at the front door. If you ask them why security is there, they will lie and say that it's to keep the building safe but in reality, it's because was a violent incident involving one of the people in the leasing office.
