Despite residing next to a vast, dry grass area, my car remained untouched, despite owning a Mercedes. While I did encounter two cockroaches, they likely originated from outside. Coping with the warm climate of Roseville, CA, I procured bug sprays from Home Depot, a solution previously effective in other i have lived in apartments. the apt is super close to everything , if you you don't-have a car the bus stop is a block away. the staff is nice and they try to work with you longest you communicate and pay. theirs only so much they can do it is a business not a charity .

THE WITNESS Nothing Hides Forever…read more 1) The Serve: In the fall of 2022, after falling apart due to the death of my wife and best friend, I literally lost everything. I reached out to several apartment complexes, asking if they would accept my section 8. I found one. At first, I want to say, they seemed extremely relaxed, transparent, and helpful. Unfortunately, soon after, I learned a very hard reality: marginalization, systematic control, and prejudice, spare no man. My treatment quickly turned into some invisible preconceived notion. I quickly became aware of the situation. I was Less... The Substance: They became increasingly unavailable and even at times somewhat socially hostile. Several of the employees even suggested at one point that if I didn't like how I was being treated that perhaps I should move. I don't believe that I am an unreasonable person. In fact, before the death of my beautiful wife, I spent many years defending the marginalized . The point here: I do believe in humanity. I was at many times afraid to address issues within my apartment building. Example #1) In 2023, my bank was compromised and several of my past transactions with the facility were retracted. Basically, what that means, is that the criminals who breached my account retracted old transactions, claiming they were fraudulent and after retrieving the funds they bailed with the cash I reported my complication to them within the hour. They immediately decided that even though I was clearly without fault, I was to pay all of the late fees involved with those missing payments. It came to over $250. Then to add insult to injury, after the Bank reversed the charges back to the establishment, recognizing the obvious fraud, I still had to pay restitution. Basically, I was charged two times what I would've normally paid in rent. They made it clear, this was not their problem. Example #2) Recently my rent was raised and I was given no notice. I was also informed that the deadline for receiving rent moved from the 5th of every month to the 4th I was late due to lack of funds and the change of policy. And yes, I was met with the same disrespect and extreme prejudice. The woman who addressed my issue even acted as if I was threatening her simply because I insisted on being treated fairly. The Verdict: This kind of gross disregard towards humanity, simply because others may have less, is exactly why this country is failing. Unfortunately, there are people who learn to follow the rules but fail to see the meaning. If you can help it. I strongly recommend staying far away from heartless corporations like CTL management and the Autumn Oaks Apartments . They operate under the kind of behavior that is creating a rift in our society and furthering the prejudice against those who have less. Take The Power Back.., Kenneth Dwane Figuly

So I asked the gentleman at the front desk and he casually goes, "yeah it's like that every summer." Sir... why was this information guarded like classified military intel?! So bam... hit the weights first trying to look athletic for absolutely nobody, then made my way outside to the pool. Let me tell you something... night swimming with nobody around feels like you accidentally rented out a millionaire's backyard. Quiet, peaceful, and not one kid cannonballing directly next to your face while you're trying to have a spiritual moment floating under the stars. I almost stayed until they kicked me out. This gym honestly has some awesome employees too. Amber always comes in with that motivational energy like she's coaching Rocky before a title fight. Then there's Keith moving around the floor like a gym FBI agent making sure dumbbells make it back home safely. Dude cares about the place and it shows. Now parking... whew. Between 4-7pm it's basically the Hunger Games. Once you see headlights backing out you better commit immediately and believe in yourself. But after 9pm? Different universe. Feels like you own the place. Wide open equipment, peaceful vibe, and enough room to finally do lunges without accidentally ending up in somebody's protein shake.

I never expect the full amount of my deposit to…read morebe returned, but to incur close to 400$ in cleaning fees for an apartment with zero damages is absolutely ridiculous. Attached is a picture of the breakdown for the fees that are tacked on while they do their inspection. Considering the apartment was left in great shape, and we did our due diligence to make sure they didn't need to any deep cleaning, it seems like they make you foot their whole cleaning bill. By the time they took out our final utilities expense, we ended up owing them money. If we got charged as much as we did, I have a feeling that we are not the only ones. Based on their breakdown, even if there is no damage to the apartment, the cleaning fee is a minimum of $195, plus additional fees for carpet cleaning and painting. If you happen to be in a 2 bed 2 bath, you will be charged a minimum of 356$ (343 for a 1bed 1 bath). To put it into perspective that is roughly 70% of the security deposit, that EVERY resident/unit will automatically have deducted Again, if we got hit this hard, I can't imagine what would have happened if they determined that deep cleaning was necessary, and had we not expressed concerns of damage caused by construction, we probably would have owed even more, beyond the amount of the deposit. After speaking with the office, it was suggested that everyone incurred these costs because the purpose of the security deposit is to get the apartment clean and ready for the next resident. This is false. The deposit is meant to return the unit to its original condition. "Reasonable cleaning expenses" are allowed, but to admit that every unit will have 70% of their deposit taken away is absurd, especially when one of the defenses was that it accounts for wear and tear, when normal wear and tear is not something that can be charged for.

We brought the kiddos here to burn off some energy from being cooped up in the rv all week…read more We started with mini golf and had a great time. The courses were challenging, but not too hard, and not too easy. Everything was kept up and clean. Looking around the course while we were playing I didn't notice any thing dilapidated or broken. It took us a little while to get through the course because of the kids, but it was very enjoyable amd we all had a great time. With it being early February and pretty cold out, alot of the outside attractions were closed. We came right after breakfast on a Sunday, so those could have been factors also. We decided to go inside and play in the arcade. Unfortunately alot of the games were out of order. There were some that we scanned our playcard and took the funds, but didn't start the game. We went to the counter and let them know and they kindly reloaded our cards. It happened a few times and honestly I think they were starting to think we were trying to scam them into recharging our cards. Either that, or we weren't swiping the card correctly. Neither of those were the case and we offered to show them which game it was each time, and offered to demonstrate with our card how it took the money and didn't start. They said that wasn't necessary, and a staff member would walk over with us so they could figure out what was going on and put a sign if necessary. The little photo booths are fun, but again, there are two and only one was working. All in all the facility was very clean and kept up. I noticed there were staff members constantly walking around picking up trash, and forgotten items from other guests. There were even a couple wiping down games and sanitizing them. I appreciate that cause well, you know...kids are gross including my own sometimes lol! Since we had just come from breakfast we didn't eat here, but the snack bar looked decent, expensive, but in a place like this that is to be expected. There were plenty of tables to sit and enjoy your snacks/food and if not being used they were clean. The restrooms were clean, there was a sewage like smell in the women's room, but it wasn't too overpowering. Not worth complaining about. All in all we had a good time here, spent quite a bit of money between the arcade and the mini golf, but the kids had fun so thats what matters most right?

I was locked into what turned out to be an extremely restrictive contract, with no reasonable or clear way to cancel. Despite multiple attempts to contact the company to stop charges for services that were no longer being used or rendered, billing continued. Customer service was difficult to reach and unresponsive, and there was no meaningful resolution offered despite repeated outreach. Being charged for services not received, with no practical cancellation option, feels unfair and misleading. I strongly recommend that anyone considering Golfland Sunsplash carefully review all contract terms and cancellation policies before signing. Based on my experience, once you're in, it's nearly impossible to get out--even when services are not being provided. Kyla was not at all helpful.
