Had you asked if I rec Broadcast Apts just 6 months ago, the answer would have been a resounding and unequivocal NO; however, I am SO THANKFUL Madrona took over management in Jan 2024. Good on the building owner for making this switch. For context, Blanton Turner was in charge prior and I had the absolute WORST move-in/living experience you could imagine (August 2023). I am sure some Broadcast residents felt happy long ago under PREVIOUS BT agents (Keith also managed a previous apt of mine and he did a fantastic job...but he's no longer working in the field and seemed to be an amazing outlier with BT), so current residents who did NOT ACTUALLY MOVE-IN under the latest BT management in 2023 may not be aware of the dreadful state of affairs for new residents (that have since been rectified by Madrona). Things Madrona fixed during their 1st week: 1) Had a locksmith come out to fix a broken stairwell door. This door had to be propped open and the knob would not turn or open. Talk about a fire hazard. It's fixed now though, so don't worry! 2) Had the stairwell carpets professionally cleaned. I actually didn't know this was possible! There were numerous puddles of dog urine on every landing prior to this cleaning. It looks like a new carpet was installed! 3) MADE A SECURE PACKAGE ROOM!!! For anyone new to the Seattle area, package theft is VERY common. I have had 0 issues under Madrona, but I'm sure a few cases will invariably arise here and there. No matter where I live on The Hill, this is an issue. Under BT, WE HAD NO ACCESS to the overwhelming majority of our packages (save for a handful that can fit in the small Luxer locker) from Fri afternoon to Mon afternoon (management usually left directly after stuffing the packages in the office on Friday). One time, I was left waiting for my medication all weekend! If I had a delivery at 12 in the afternoon on a Friday, I'd miss it if I went looking for it by 12:30. BT also had this complete lack of access to one's packages as far back as a decade ago...sigh. They don't seem to change with the times. Literally no one else operates this way. Stay as far away from BT as you can. Other issues Madrona fixed: 4) Had the mildew professionally cleaned off EVERY balcony. I also fully expect them to keep up with this cleaning periodically. This was huge for me! I asked the BT agent during my tour if they would have this cleaned before I moved in. I got a (fake) enthusiastic "yes!!!" yet moved in to see the same massive chunk of mildew that had likely been sitting there for possibly 7 years. I have a condition called MCAS, where I have severe allergies (up to anaphylaxis) to many foods, fragrances, and mold/mildew. My doctor has advised me to stay away from mold/mildew. I realize mildew will grow back EVENTUALLY, but no one should expect me to risk cleaning that off myself, esp when I was up front about my condition. I legit need an EpiPen, so BT's lack of care was really frustrating and, honestly, concerning. 5) Had the exterior windows professionally cleaned. 6) Madrona is HIGHLY responsive to emails. BT literally never answered ANY emails/phone calls. I only knew I had secured my apt 3 days prior to move-in, after calling the office over and over again. Imagine if I'd had to cancel my movers!? You can imagine my panic! Also, Madrona's office is literally a 1 minute walk away from Broadcast. If you miss them during office hrs over at Broadcast, they will be super easy to reach at their official location. I have to say though, I have never needed to reach them in person BECAUSE they are highly responsive VIA email. 7) Fixed our water bills so they were no longer arriving in the mail at incredibly random times, after we had already paid the small online service fee for rent. P.s. the service fee was higher under BT (it's less than a dollar for Madrona). Now we can pay BOTH water/rent bills at the same time and not wonder when our next water bill will be arriving. 8) THE PEOPLE! Charlotte, Andrea, Chad, and STEVE are all AMAZING! Super personable, professional, reliable and timely. Which brings me tooooo.... 9) TIMELY maintenance requests fulfilled. BT literally had NO MAINTENANCE STAFF ON HAND FOR 4 months after I moved in. I was in utter shock, considering how many things were broken BEFORE I moved in. I was pleasantly surprised when Chad came out to fix my breaker the VERY 1ST WEEK Madrona took over. He also fixed the handful of other residents' breakers in need of repair work for months (hopefully not longer, honestly), so you won't be moving in with the same issues I faced. 10) Professional cleanings on a regular basis. I always see a friendly cleaning agency in here cleaning the common areas and the apts currently up for lease. I had to wash my clothes in an unleased apt (bc BT left me a toxic moldy washing machine) and the dustiness/uncleanliness of the unused rooms was visible. That's definitely not an issue now, far from it! Broadcast finally feels like home! read more

I'm a tenant at Solis, the ultra-green apartment building on Cap Hill, which has been managed by Madrona since I first visited in the depths of the pandemic. Andrea Augustine showed me the building in the first place and then worked with me conscientiously on all my special requests, questions, and needs. Later, Charlotte joined the team and helped me too. They've been a dream to work with -- always accommodating and flexible. Answering my questions. Responding to suggestions. Fixing things that broke. Even meeting me on a weekend one time when I locked myself out. I hear people complain all the time about their property managers. Obviously, they don't have the good fortune to have Madrona on the case. read more

He also acts as if he is better than board members of a building he is paid to manage. Future builders should know who you are, boards that you mange are public. 12/02/20 Oh my, a Christmas Miracle, early! I'm so happy and grateful Andrea a Director of Property Management, Broker with Madrona Real Estate Services, LLC was able to get my problem solved quickly, in one week. I have been trying to get the previous Property Management Company and my HOA Board to resolve my issue for 2 years and 7 months, so you can't imagine my gratitude to Madrona and their team able to resolve my issue in one week.I raised my issue at the end of a Board Meeting on 11/24/20 and Andrea said she would look into it. On 12/01/20 the final step was processed and Andrea email me on 12/02/20 once the final step was completed, amazingly fast! I've rented my entire life and believe the management company can make your life great or terrible depending on their ability to respond to issues and help with the maintenance of the property. By far, this has been my best experience. From the very beginning, management has been eager to meet with us, listened to our ideas and helped us to find the perfect apartment. Even after we signed the lease (which lets face it, we all expect them to bail on us after we sign the lease) they continued to check in with us to make sure our move was going smoothly and that the apartment was up to our standards. They have been fast to respond to emails and helpful with any little issues that pop up. I was a tenant in a Madrona RE Services managed unit for almost 5 years, with the last year of my time there technically being managed by the landlord.  My experience with the folks at Madrona RE was generally very positive.  Repair problems were handled quickly and efficiently. Agents were accessible for issues and problems that arose during my time there. Lease renewals were handled efficiently and professionally, and staff in the office were always positive, friendly and helpful.   The last year of my term was managed by the landlord, and I was distinctly nervous that something would go wrong, because I knew that it would. It be handled nearly as quickly or efficiently. As I found during the last year of rental, having a good, responsive management company is critical to having a pleasant lease experience. I was a landlord in another state, and the folks at Madrona were very similar in quality and service to my team in CA, who were actually family friends.  I'd recommend Andrea, Brad and the team highly. It's no secret that hunting for a new apartment in Seattle isn't as much fun as it used to be. Sure, there's plenty of inventory, but all that means is that you have to go through twice as many cheaply built apartments designed by someone who's never heard of a king-sized bed, all while talking to lease agents who act as though they're the only building in town with a rooftop or a gym. That's why working with Madrona was such a breath of fresh air. Knowing that we were in a time crunch to find a place, the agent worked with the current tenants to arrange a tour before they moved out, and worked quickly to set up the lease, negotiate with cleaners/painters, and get us moved in before our deadline. She went the extra step to negotiate with the other tenants to make sure we have a spot for our large-ish car, and to have painters visit after we move in to patch up any new holes and touch up any missing spots. She always responds timely on any questions or concerns we have. I've lived in apartments my entire adult life, and I've never experienced a property manager who cares this much about the tenant's comfort and happiness. read more

In this market you would think that leasing agents would be jumping at the chance to show an apartment. First of all, I contacted them on Monday to arrange a showing and they weren't available on week nights so the earliest time was Sunday! at 9 am. Ok, that's an off time to meet, but my boyfriend and I dragged ourselves out of bed, even earlier since it was daylight savings time. We stand outside for 20 minutes in the freezing cold called the phone number but got no answer, and the guy was a no show. So lame, so rude. We'll be avoiding them if we can help it. At least we discovered the apartment was not what we were looking for. ***EDIT*** Its six weeks later and I get a phone call from the same agent who stood us up asking me to take this review down. First, I felt that it was inappropriate for this person to be calling me with this request. I won't be retracting my review, as I believe it is the purpose of Yelp to be an arena for both positive and negative reviews. But to be fair, I should say that I didn't have much interaction with this person and that working with this person/group has potential to be a positive experience for someone else. Madrona oversaw a major reconstruction project in my condo that went sideways. Roofers demolished the existing deck last Oct and didn't prepare for rain. The rain came in the evening and water entered several units. Andrea oversaw the hiring and work of the restoration company. The project lasted into spring but was completed without any shortcuts. I had expected to go to court to recover losses but with Andrea's help the insurance company paid for all my losses; this was a pleasant surprise. read more

My Hoa, village at Redondo, just changed management to Madrona. I'm disappointed that MADRONA don't provide FREE automatic withdrawals service for monthly Hoa due. I have had numerous HOAs, all of them provide automatic withdrawals for free. Once i signed up, filled out agreement form, provide void check, I'm done! However MADRONA told I have to use their 3rd party app pay fee each time when withdrawal happens or I can send check for free if I don't want pay fee. Fee may not be much but it adds up after months and years. Sending check every month is very inconvenient. I don't know why my Hoa changed management company for worse, not better. I need to bring this up to next board meeting. read more

Found Martina after years of mismanagement for our condo association by other companies. We came in with a screwed up resale certificate, an unreasonable high reclassify project proposal and no clear direction forward given that the Board had no guidance. Madrona helped change that, offering guidance through getting bids and putting together a ROM for the reclad. In addition, they were willing to work with the Board to meet at times that were doable for the Board members instead of insisting on meetings that were only convenient for the manager. I sold my condo and left the Board feeling that for the first time in 11 years the association was finally being managed and guided. Highly recommend. read more

My wife and I have worked with Andrea from my wife's first viewing of the apartment, through to our signing the rental agreement. Absolute trash. They manage our building in Seattle but have zero competence or decency. Let me give you a grand example, actually a four grand example. We had a water leak in our unit, neighbors below had some water coming through their light fixture. I wasn't home so Madroa 'sprang' into action. All it was was a leak on the water line to the fridge. It would have been the maybe third thing you'd check if you were looking for it (sink, dishwasher then fridge). After all they're the only things that have water remotely close to the leak. Anyways I'll shorten this up. Three dehumidifiers that were completely unnecessary (one was broken but still charged for it), no cutting into walls, no repairs, nothing. Shut the valve off. And the total for this work? Over four thousand dollars. Yeah. So clearly they have no clue about anything. Nothing. They actually think this is a reasonable charge! Seriously. Perfectly normal. Their latest is a threatening letter because somehow our normally automatic payment for HOA dues didn't come out. No phone call, no email. Nothing. Just a letter saying if we don't pay they'll take legal action. Nice. Outside of that you can leave multiple messages and no one ever calls back. Ever. Almost forgot. The bill for the water? Never sent it to us. Three months later they pull the money from our account and send it into overdraft. No apologies, nothing. Calling them worthless is an insult to worthless people. Avoid them at all costs. read more

I own a condominium in the Seattle area that is being serviced by Madrona Real Estate Inc. I was the person who wrote How Madrona Real Estate was gouging me for late fees that didn't exist, and bluffed up charges on my Special Assessment that didn't exist. I spoke with Founder, Principal & Managing Broker, Brad A. about the extenuatings screw ups that his Community Association Manager, Nick M. had made about my account with Madrona Real Estate Inc.... The one where Nick tried to charge me Extra Special Assessment Payments and where Nick tried to charge me an Extra $1600.00 on a Special Assessment Ledger that had already been paid in full. Well in my email to Nick M. I told him that I was taking this up the ladder for not doing his job and charging me a bunch of flamboyant late fees that didn't exist on HOA dues and Special Assessment Payments. This is not including the (2) payments that Madrona Real Estate Inc is trying to charge and gouge me for, for January and February 2017.... (4) years ago which Brad A. "Founder, Principal & Managing Broker" can't seem to adjudicate this screw up, knowing full well that the Onus for the incompetence of this company lies on his shoulders as founder. (The Reason I have such Angst with Madrona Real Estate Inc.) Is that I took the time to have a conference call with Brad A. "Founder, Principal & Managing Broker" and we discussed the issues of how Nick M. the Community Association Manager had not done his job and review anything about my account as an Association Member to a Condominium that Madrona Real Estate governs. Brad A. "Founder, Principal & Managing Broker" and I came to an agreement that most of what Nick M. the Community Association Manager was trying to force upon me, was ledgered unaccountable bunk that were erroneously posted, of which Nick M. did not have the wherewithal to get off his butt to review this with his people to come to any logical or definitive conclusion in regards to the numbers posted. No... Lets just see how we can screw the little guy, and I will rely upon my illustrious position at Madrona Real Estate Inc. to force this billing down his throat...... egotistical idiot!!!! I want you to know Mr. Brad A. "Founder, Principal & Managing Broker" of Madrona Real Estate Inc. that after our discussion, on 1/26/2020 that I received a letter in my mailbox from Nick M. Community Association Manager. In that letter that I received, nothing we had spoken about was changed in that letter.... all the bogus trumped up late HOA fees, the extra charges on the Special Assessment had not been removed.. Nothing that we agreed upon had been altered or changed..Not One Word....... So does this Negate everything we spoke about? You yourself saw the Special Assessment was paid in full.... I hope other Association Company's or Company's that you partner with read your reviews.. Your Word is your Bond.... How you treat the little guy reflects on who you do business with the community. Madrona Real Estate manages the Association in a building I recently sold a unit in. As a part of the transaction, I needed a resale certificate on a rush. Not only did they rush the resale certificate, Andrea stayed late into the evening to ensure we had everything in order for our morning close. Had she not gone above and beyond and returned to the office after leaving for the evening, we would not have closed our transaction on time. She was so easy to work with and extremely patient with our enormous needs. Even after the closing, Andrea was extremely helpful in coordinating small details of the change in Owner to ensure everything was in order. I'm not a fan. We worked with one of the agents here to set up a rental. Despite having previous employment, good rental history, and enough money to pay for our entire stay up front, we were denied because we didn't have jobs set up yet. Of course, we had been very up front with the fact that we didn't have jobs in our original dealings with the company. They told us it would be fine, then charged us around $250 to do our applications and then denied them almost immediately. Maybe they are nice with their other customers, but I felt misled and a little cheated with my personal interactions. I really wish they had been willing to go the extra mile for us. read more

Madrona managed my building, the Trace Lofts, for several years and I had a very negative experience. It took a very long time to get anything resolved. The staff at Madrona that were assigned to the building didn't stay very long, and this churn oftentimes led to further delays. Our building also had a problem with bills getting paid when Madrona was supposed to pay them. I wouldn't recommend this property management company. read more

I had a very pleasant experience working with Andrea to view an apartment and signing my lease. I have only worked with her and I think she deserves a raise. After several failed attempts at subpar apartment showings by other various companies, I was overjoyed when the craigslist description Andrea posted was a perfect representation of the actual apartment. Within a week I was able to sign the lease and Andrea walked me through the entire process seamlessly. I've only been at this location for two months by I don't forsee any issues with this managment company! read more

In my experience, Madrona does the absolute bare minimum work necessary to manage our building. They are supposed to do on-site walk-throughs on a weekly basis, but if these are being done they don't seem to act any of their findings. Garbage left in the garage for weeks, broken locks, pest control problems-- none of these issues are addressed unless we specifically contact them, and even then it takes forever to get things accomplished. The one time I attempted to contact the "emergency" number on a weekend, I didn't get a response for several hours, and by then the fire department had already come out to deal with the issue. read more

From finding a delinquent owner and tracking down HOA payment, to dealing with a sloppy repair of garage ceiling insulation to following up to repair gutters.
